OFF MARKET DEAL FINDS MICRO MESH THE PERFECT NEW BASE

‘Knowledge is power’ goes the saying and in this case that certainly proved to be a pertinent phrase after Tim Gilbertson of FHP brokered a deal on behalf of long standing private investor clients for the sale of their premises on Dabell Avenue at Blenheim Industrial Estate just off Junction 26 of the M1 Motorway.

Having purchased the building sometime ago for investor clients, Tim Gilbertson was then about to embark upon a marketing campaign but knowing a number of parties in the market for space such as this, off market approaches were made and as a result a deal was concluded without any marketing being required.  Knowledge of the market provided an opportunity which suited the vendor in terms of the speed of which a sale was agreed along with the lack of void period and marketing costs, and the purchaser for being able to secure an opportunity before it hit the market. 

Tim Gilbertson commented:

“Even in these difficult times there are always parties in the market looking for space and it is essential that as agents we keep in touch with these parties so that we know as and when an opportunity becomes available that we can hopefully have a purchaser or tenant lined up.

This has always been the FHP approach and I am delighted that once again it has yielded dividends for both vendor and purchaser alike. 

By knowing our market, knowing the occupiers and being able to identify a purchaser prior to marketing, we have saved the vendor time and costs and provided the purchaser with an opportunity ideal for their needs.  A great result all round. 

The building sits in a prime location on Blenheim Industrial Estate and after I purchased this for our clients in 2012, the ability to quickly turn around the building and sell it on is again testament to the market knowledge we have. 

All agents can offer marketing campaigns but I believe we are firmly at the head of the queue in terms of the effort put into knowing our market and knowing the purchasers and tenants within it in the hope of brining a vendor and purchaser together at the earliest possible time. 

As stock levels now decline and with the market showing signs of activity I am keen to bring other opportunities to the market and would be delighted to go and see any building owners and landlords to try and help utilise our market knowledge to find tenants and purchasers alike.”

The building has been purchased by Micro Mesh Filtration, and their Managing Director, James Underwood, commented on how the building will enable them to continue their expansion and growth in Nottingham:
