If you occupy your premises via an occupational lease, it’s likely that there will be a rent review on your property every three years. In the main, whilst the District Valuer will speak with the third party you pay your rent to, to ensure that the Notional Rent funding does not provide for a shortfall, sometimes it is not always the case. So we can assist in ensuring that the levels of value provided by the landlord can be matched by the PCT and that there is no shortfall for the practice.
Similarly, if you are a landlord of premises yourselves and have let third party space to a pharmacy or dentists, etc, we would be able to negotiate on your behalf and ensure a maximum return on the rental levels currently being paid. In doing so, we would ensure the capital value of your premises is extended to its correct levels.
It is also worth remembering that when it comes to occupational leases, time is of the essence. When the landlord notifies you of your new rent, we would strongly urge that all doctors who occupy their own premises take advice to ensure that the new rent doesn’t become effective resulting in a shortfall between the rent provided for and the reimbursement by the PCT.
