BETFRED OPEN IN ARNOLD

Acting on behalf of Betfred Bookmakers, FHP Property Consultants have acquired premises at 71-73 Front Street, Arnold.  The unit was previously occupied by Derbyshire Building Society and had the benefit of an existing A2 planning consent.  In isolation it was of insufficient size to accommodate the bookmakers floor area requirement and consequently terms were agreed with the same landlord to acquire the rear section of the adjoining unit at 71 to provide a total ground floor area of 1,035ft².

The combined premises were acquired on a new lease for a term of 10 years at a rental of £25,000 per annum subject to an initial rent free period.

Mark Bradley who is retained by Betfred to acquire units throughout the Midlands/East Anglia regions commented:-

“Arnold has always been a target town for Betfred but opportunities have been limited due to the lack of suitably sized units and the planning policy on non retail use and whilst the former building society unit at 73 was too small on its own, an opportunity arose to secure part of next door from an independent café operator who was willing to surrender his lease to the landlord to enable the deal with Betfred to proceed.”

The unit occupies a prime location within the town centre and I am delighted to have been able to eventually secure representation for Betfred – perseverance paid off!”

Betfred operate from in excess of 1,350 shops and continue with their expansion programme into 2012 looking to secure around 50 new branches as either relocations for existing Tote shops or new sites.
