BIG SHED SUPPLY DWINDLES BUT ONE OR TWO REMAIN!

Summer is a distant memory, Halloween and Bonfire Night have been and gone and Christmas looms large, so perhaps now is the time for a review of the commercial property market and in particular the ‘big shed’ sector post Brexit and now the world has hopefully started to resume business, writes Tim Gilbertson of FHP.

Whilst no one can doubt the initial negative impact of Brexit, the nervousness created in the economy as a whole and in particular within funds in the property market, the passing of Summer seems to have resulted in improved sentiment and a general feeling of ‘let’s get stuck in’ as no business can wait for the impact of Brexit when there are contracts to be chased, clients to be looked after and hopefully business to be done!

Throughout the East Midlands in the big shed market, quirkily dominated by both distribution and manufacturing companies, deals are being done and the general tone remains cautiously optimistic.  Whilst demand is not overwhelming, but then realistically it wasn’t overwhelming prior to the EU exit, supply remains a big issue with most companies who are seeking relocation of say 100,000ft² plus being forced to look at design and build solutions rather than existing buildings in the main.

Tim Gilbertson commented:

“The immediate negative impact of Brexit on the finance markets was certainly felt by the economy and indeed the property market.  Post the end of summer though and after the first couple of months of trading in the autumn of 2016, it does appear that whilst stock remains a key issue there is demand and companies do have confidence to move forward and hopefully the prevailing sentiment is optimism rather than pessimism.

The impact of Brexit is for the majority still unknown, timescales remain grey and pleasingly from the number of businesses I speak to most have simply taken the attitude of rolling up their sleeves and getting on with work.  An attitude that can only be commended and should hopefully be followed by all.

As ever in life many things are out of our control and we can only look to implement and effect our own work and economy not worry over the impact that might be felt by the action of others.”
