2026 HAS HAD A POSITIVE START BUT WILL IT LAST?

The dawn of the new year has brought about positivity within the Derbyshire and wider East Midlands commercial market as activity has picked up across all sectors including industrial, office and retail. Following the delayed Autumn Budget which served only to heighten speculation and market uncertainty, many businesses paused their decision making until there was clarity on the way forward. Unfortunately, the timing of the budget coincided with the beginning of the Christmas period which ultimately meant the last few months of 2025 activity slowed down.

Pleasingly, 2026 has started strong with double digit number of viewings and constant enquiries with our phone traffic picking up significantly. A lot of people/ businesses we were talking to 6 months ago have come back to fruition. All three sectors have been busy with over 10 properties being placed under offer by our Derby office in the first two weeks.

We hope this level of activity will be sustained remains to be seen and is something we will need to assess in the coming weeks, particularly given the fragile and unpredictable global backdrop. Even as this release is being written, news has emerged that Donald Trump will impose a 10% tariff on UK goods…
