FHP’S SUCCESS WITHIN THE DERBYSHIRE RETAIL MARKET

Market Overview News

During the last six months, FHP Property Consultants have seen a positive number of retail units being snapped up and placed under offer.  These lettings include properties on Derby’s High Street and also further afield throughout Derbyshire.

We are seeing a strong appetite from independent operators who are sensing an opportunity to secure city centre premises for a variety of uses.  We have seen 6 Sadler Gate taken on by Flizzone who are a designer clothing retailer, with the deal completing quickly after the initial marketing period.  34 Victoria Street was let to Good Thai whilst 35 Wardwick was taken by a café and bar operator.  Not only are we seeing small shops being taken at a positive rate, Flo Skate Park and Social Sports Society Padel have taken a combined 75,000ft2 within the former Eagle Centre Market. Outside of the city centre, we have placed 24 Oxford Street, Ripley under offer by way of an assignment to another national occupier. Hettie and Sid have opened their doors at Peak Village Shopping Centre in Rowsley to join other high-quality operators within the scheme.

Whilst we feel many operators are somewhat reluctant to commit to new locations before the forthcoming budget, we are seeing that hesitance from one business creates an opportunity for another.  We have placed 14 – 16 St Peters Street under offer to a business with multiple stores throughout the UK.

In the investment market, there are private investors with an appetite for competitively priced retail property in the city centre.  We have seen good levels of interest since the summer holidays ended, and more individuals are starting to look at Derby as a great place to invest in.
