FHP GIVE RECEIVERS GREEN LIGHT

The sale of land and a three bedroom house, known as 1 The Green, Middleton by Wirksworth, has just completed to private purchaser.  The sale was on behalf of Joint LPA Receivers Tyrone Courtman and Nick Edwards of Cooper Parry and was managed by Alastair Fearn of FHP Property Consultants. When the Receivers were first appointed the house had tenants occupying the property under an Assured Shorthold Tenancy, planning consent for a single dwelling in the land to the rear had lapsed and a planning application for two dwellings had been refused. 

Alastair Fearn of FH was tasked with valuing the site with the benefit of a tenancy in place, vacant possession and also establishing values in relation to any successful planning applications to the rear.

Alastair Fearn of FHP commented:-

“In order to achieve best value and open the property up to the wider market, I recommended that the house was best sold with vacant possession and then the land should be sold with the benefit of planning consent as a separate lot.  Our first step was to instruct Roger Harrison Architecture to submit a planning application whilst we prepared the property for market once the assured short hold tenancy had come to an end.”

“Working in conjunction with local Estate Agents Scargill Mann and Co we were able to source a purchaser who was interested in not only the house but the land to the rear.  A conditional offer, subject to planning, was accepted and I am pleased to say that once the planning application was approved the sale of the whole completed shortly afterwards.”

“This is the second property in a portfolio comprising numerous properties to be sold where Nick Edwards and Tyrone Courtman have been appointed Joint Fixed Charge Receivers.  I am grateful to Alastair Fearn for managing not only the sale of the property but also ensuring that it is packaged in the correct way to ensure that achieved optimum value.” 

We are now in detailed discussions with FHP and numerous parties in relation to the remainder of this portfolio which we are aiming to have sold by the end of the year.”
