Acting on behalf of a private landlord client, Fisher Hargreaves Proctor has negotiated a new lease of 33 Market Street, Ashby de la Zouch to a Costa Coffee franchisee for a term of 15 years at a commencing rent of £35,000 per annum, subject to 5 yearly break options.

The property, which contains a ground floor sales area of 2,000ft² occupies a prime location within the town centre and was a former Woolworths outlet.

Mark Bradley of FHP, who acted for the private landlord client jointly with Adrian Argyle Chartered Surveyors of Burton upon Trent, commented:-

“This was a challenging disposal mainly due to the condition of the property and the requirement for A1/A3 planning consent, but after a lengthy period of detailed negotiations between both parties, I am delighted that the letting was successfully completed and Costa Coffee were able to secure a presence in Ashby.”
