Industrial/Warehouse News

FHP have successfully completed the letting of 2 Julias Way, Lowmoor Road, Kirkby-in-Ashfield, on behalf of the landlord, securing a new 10-year lease to Nottingham-based Chrysalis Health & Beauty.

The transaction was agreed within just three months of the property being brought to market, highlighting the continued demand for well-located, high-quality industrial and warehouse accommodation across the region.

Located on the established Station Park Industrial Estate, 2 Julias Way comprises a modern detached warehouse and light industrial facility extending to approximately 23,106 sq ft.  The property benefits from high-quality two-storey office accommodation, meeting room facilities, a full-height glazed reception area, generous yard and loading space, substantial on-site parking and excellent connectivity to the A38 and Junction 28 of the M1 motorway.

Chrysalis Health & Beauty is a leading provider of contract manufacturing, filling and packing services to the health, beauty and personal care sectors.  The company supports a diverse customer base with end-to-end solutions ranging from product development and formulation through to manufacturing, packaging and distribution.

The move to 2 Julias Way forms a key part of Chrysalis Health & Beauty’s continued growth strategy and will enable the business to consolidate its operations from multiple sites across Nottingham into one larger, purpose-built facility. Bringing its manufacturing, warehousing and support functions together under one roof will create operational efficiencies and provide a platform for future expansion.

Mark Broughton of Chrysalis Health & Beauty commented:

“As our business has continued to grow, the need to bring our operations together into a single facility became increasingly important.  2 Julias Way provides us with the space, specification and location required to support the next phase of our development.  Consolidating our activities into one site will improve efficiency across the business, enhance collaboration between teams and strengthen our ability to serve our customers.  We are excited about the opportunities this move creates for the future.”

Mark Tomlinson, Director at FHP, added:

“We are delighted to have secured this letting on behalf of our client.  The property generated strong interest from the market and agreeing terms within three months of launch demonstrates the appeal of high-quality industrial accommodation in strategic locations.  Chrysalis Health & Beauty is an ambitious and growing business, and 2 Julias Way offers an excellent solution to support its expansion plans.  We wish the company every success as it establishes its new headquarters and operational base.”

The letting further underlines the strength of occupier demand for modern industrial and warehouse space across Nottinghamshire, particularly for facilities capable of supporting business growth and operational consolidation.
