99 Friar Gate in Derby is a Grade II * listed 19th century mansion building situated on Friar Gate, an elegant tree lined professional area on the west side of the city centre.  Following an extensive marketing campaign by joint agents FHP Property Consultants and Rigby & Co on behalf of Clowes Developments (UK) Ltd, a sale has been completed which will secure the future of this outstanding building.

The property has been purchased by Strawdog Studios, a growing company currently based in Friar Gate Studios.  Strawdog are a BAFTA and Develop award nominated independent game developer of fun social and mobile games.

Paul Smith from Strawdog Studios comments:

“99 Friar Gate will be a perfect City centre base for the studio as we continue to execute our plans to grow the team and develop our mobile games publishing business over the next few years.”.

Tim Richardson from FHP Property Consultants who handled the negotiations adds:

We had a lot of interest in the property from people looking to convert it into flats, but always felt that the best result would be to retain the building largely as existing as it will create a fantastic working environment once refurbishment works have been completed”.

The property extends to some 4,500ft² plus a basement and rear walled garden/parking and is situated near to the Friar Gate railway bridge.

Renowned historian Maxwell Craven says the building is one of the finest examples of 18th Century architecture in Derby, adding:

The Townhouse was built in the late 1750s for the Burdett family of Bramcote by architect David Hiorne, who also designed Foremark Hall, near Repton.  It has a very grand mid 18th century timber staircase, which is particularly spectacular and at one point was the Derby town house for the Hurt family.  It is an important building in Derby’s premier conservation area”.
