Leading Café Bar Group Loungers, who trade from over 100 units nationally are opening their latest Portello Lounge in time for Christmas in the former Mud Crab premises, West Bridgford, a deal secured by Alan Pearson, Director of FHP Property Consultants, on behalf of private clients.

3 Central Avenue is situated in a 100% prime pitch in the heart of West Bridgford and comprises of 3,042 sq ft at ground floor plus first floor of 2,807 sq ft.  Loungers have taken an unbroken term of 20 years, subject to 5 yearly rent reviews at a commencing rent of £120,000 per annum exclusive.

“Interest in West Bridgford continues to defy the well-publicised ‘death of the high street’.  I received a considerable amount of interest in the property from both regional and national operators resulting in 4 offers for the property.  I’m delighted to have secured a leading operator in Loungers who provide a family friendly all-day café bar offer, which I’m sure will be well received by the local community.

Loungers will be investing circa £750,000 into the property to fully refit it and relocate the bar and internal staircase between the trading floors.  This is the third site we have let to Loungers in the region.”

FHP have let a number of units in West Bridgford over the last 18 months securing national and regional brands such as JoJo Maman Bebe, Beauty Temple and The Washroom and have a number of further units under offer within the town centre and are currently marketing the former Sandicliffe Ford Showroom on Loughborough Road.

As part of the deal a planning application was made to Rushcliffe Borough Council by GraceMachin Planning and Property to secure permanent trading hours until 1am Friday and Saturday.
