LETTING SECURED ON ROLLESTON DRIVE, ARNOLD

FHP Property Consultants are pleased to announce the successful letting of 94-96 Rolleston Drive in Arnold, Nottingham. The property occupies a prominent position just off the A60, one of Nottingham’s key arterial routes, providing excellent connectivity to the city and wider surrounds. The transaction involved a surrender and simultaneous re-grant of a new lease to Ride Dott, who had been actively seeking suitable premises following the award of a recent contract with Nottingham City Council. The deal provided an ideal solution for all parties, enabling Ride Dott to secure a strategically located operational base within close proximity to their service area.

The property comprises two interlinked industrial / warehouse units totalling 9,365 sq ft (GIA) offering two clear-span warehouse spaces alongside ground and first-floor office accommodation. Having secured them a new unit on Glaisdale Parkway Industrial Estate, they were keen to identify a suitable replacement tenant to facilitate an early lease termination. Although initial enquiry levels were steady, the interest from Ride Dott proved to be an excellent match. Following their viewing, it was clear the unit aligned well with their operational requirements. This letting not only achieved a positive outcome for both tenant and landlord but also secured an improved lease term and uplifted rental level for the landlord.

Despite wider economic pressures influencing market confidence, it is encouraging to see transactions continuing to progress across the Nottingham industrial market. Demand remains present, albeit at a more measured pace than in previous years, and we are still witnessing a steady take-up across the region which is encouraging. While supply levels have increased, resulting in some units remaining on the market for longer period, we remain optimistic that activity will continue to build as confidence gradually returns.”
