TIM GILBERTSON OF FHP PROVIDES AN UPDATE ON PMW’S NEW SWADLINCOTE INDUSTRIAL AND WAREHOUSE SCHEME

Construction of PMW Property’s new Optimum Business Park development is progressing well. Councillor Michael Stanton, Chairman of South Derbyshire District Council, and Frank McArdle, the council’s Chief Executive saw this for themselves when they recently visited the site in Swadlincote.

Work began on the 1.4 hectare site in December with the steel structure of the ten units which total 4,500 sq metres being constructed during February.  Through agents Tim Gilbertson of FHP and Phil Randle of Salloway PMW have already reserved six of the ten new units and have considerable interest being shown in the remaining four.

The Optimum Business Park development is bordered by William Nadin Way and Cadeley Hill Road and is the final phase of the Tetron Point business park on the former coal board site. The building will include ten units ranging in size from 374 sq metres (4,247 sq ft) to 520 sq metres (5,871 sq ft), for light and general industrial usage and storage. The new development is adjacent to PMW’s existing range of serviced offices.

“This is an excellent opportunity to complete the Tetron Point industrial area with a mixed-use development attracting companies, from across the country, to come to South Derbyshire,” said Mr McArdle.

“The economy is booming, we are in the perfect location to service the rest of the country. PMW have recognised that with this investment. I am delighted to be here today.  It is looking very good already, and there are some pre-lets and pre-sales before they have even got the roof on!

That is the sort of dynamic that we are looking for in South Derbyshire.  PMW owner Mike Wrigley recognised this during our telephone conversation and subsequent meeting. The net result is jobs and investment in the district.”

Mr Stanton added that this development was great news for South Derbyshire. “There has been a terrific transformation in the last 25 years from the dying industries of the mines and ceramics,” he said.

“This is one of the fastest growing districts in the country. People are coming here because the labour force is plentiful and good. They have adapted extremely quickly, working hard and learning new skills. I think you’ll find that the aspirations of the population of South Derbyshire are pretty endless.”

“We are extremely pleased with the positive response we have had since the development has been marketed,” said PMW’s Matthew Wrigley. “Between ourselves and the marketing agents FHP and Salloways we now have six units reserved and the initial ground works started only six weeks ago.

“It’s been great having someone like Frank McArdle who has been very proactive in helping to drive the scheme forward along with the planning team.”

“It’s great to see regeneration of an area and delivery of new units in a market that has been starved of quality production and warehouse space,” Mr Gilbertson said. “The strength of the market has already been shown with six of the ten new units to be built reserved and interest in the remaining units.”

“It is a big commitment by PMW to speculatively build but one which has paid off and we expect all of the units to be let or sold prior to completion in August,” Mr Randle added.

“It‘s the same story across the region and PMW need a pat on the back. We are urging developers to build everywhere, at the moment, there really is a shortage of supply of good quality, small new units.”
