With Christmas looming and thoughts turning to the end of the year, a few days of relaxation and hopefully even the chance to see family, this year’s retrospective review is certainly different to the previous ones I’ve written in a world none of us could have foreseen at this stage last year.

Looking back the year has flown, a standard first couple of months of the year with good trading conditions when we let and sold substantial amounts of new build, second-hand and older office, industrial and distribution space in a market that had continued in the vein of previous years where the underlying sentiment remained good demand and not enough supply.  Rents and capital values continued to nudge up during the first quarter and no one really expected anything other than a fairly standard year to unfold.

However, the world then changed and we were all thrown into a “new normal” (don’t you hate that phrase!) which nobody could have planned for and which no business could have foreseen.

At the time, as a board we sat around a virtual meeting table and discussed the way forward, planning accordingly but how do you plan for unprecedented circumstances with an open-end date?  With difficulty was certainly the answer and all we could do was look after our staff and clients as best as we possibly could, have everyone working from home as soon as possible and try our best to provide the premier service that we always aim for.

Normally when I’m looking back over the year I think about the deals done and the success had, and there is certainly plenty of deals and plenty of success which continues to please and amaze me in equal amounts, but the second quarter of the year will only ever undoubtedly be remembered as one where every business transformed itself as best it could and hopefully we managed ours well.

Deal activity during the second and third quarters of the year did fall, but again it’s staggering how resilient the distribution and manufacturing sector remained as we still agreed and completed on numerous sales, lettings and acquisitions, never once failing in our aim to put our clients first and go that extra mile.

What is clear looking back is that the last few months have actually removed many time-wasters from the market and whilst enquiries and viewings undoubtedly fell, often as we simply weren’t allowed to undertake viewings or go to meetings, the resilience and determination of the sector and indeed businesses throughout the East Midlands shone and with the pandemic conditions eased slightly the world looked a much better place.

The remainder of the year then saw a continuation of those conditions and whilst the second lockdown in November undoubtedly hampered the economy hugely and indeed our market, we continued as before to rent, sell and acquire property for clients throughout the East Midlands and beyond with startling regularity.

As I write this at the end of the year it makes me truly proud of the team that I am part of at FHP and the way in which we have somehow navigated what could have been the worst year on record and managed to make it instead one of the best certainly financially, but even more so by the way we have looked after our clients and also our staff, and we can look to re-energise over the Christmas period and hopefully come back fighting fit for 2021 when again we are in a position of not knowing what the twelve months ahead of us will throw up.

Bizarrely though as we turn into the New Year the market sentiment remains the same as it was before the pandemic, there isn’t enough space, there is good demand and in simple terms we need more stock across all industrial and distribution sizes and in all parts of the region.  Predicting the year ahead will be even more impossible than normal, but I would love to think that when I look back on 2021 overall from a business perspective it will have been as positive as 2020, but from a personal and human perspective let us all hope that we can really look forward to celebrating Christmas 2021 in style to make up for the lack of celebrations in 2020.

FHP and JLL are delighted to announce that we have completed on the leasehold transactions for Unit 3B, Unit 11 and Unit 28 at Roseland Business Park, Newark.  This flurry of lettings demonstrates that the A1 region remains a strong market, proven by the fact that these recent lettings mean we only have one unit remaining at the estate up for grabs before full occupancy is achieved.

As the year draws to a close, activity and demand in the manufacturing and distribution sector throughout the East Midlands continues with no sign of demand for storage and production space in the region diminishing.

Opportunities to buy and rent are few and far between so hopefully the forthcoming availability of a unit of over 25,000ft² on the popular Cotes Park Industrial Estate at Somercotes in Alfreton, which sits on a large site of over 2 acres, might appeal to any number of potential occupiers.

I am pleased to announce that I have now completed on an off market industrial investment property on Pintail Close in Netherfield, located behind the Victoria Retail park.  The units totalled 8,103ft² and had a 5-year lease in place to an excellent tenant on attractive terms.  The investment included two steel portal frame mid-terrace industrial units with 5.5 metre eaves on an excellent service yard benefiting from quick access to Nottingham City Centre via the Colwick Loop Road.

After an extensive search of the market and thorough negotiations, Tim Gilbertson of FHP Property Consultants is delighted to confirm completion of the acquisition of a new 140,000ft² distribution centre at Worksop for Hancock Cash & Carry Limited.  The acquisition of this space will enable Hancock to continue their growth and it’s another great news story for the region as an existing East Midlands based company takes on a facility.

At FHP we are proud to have worked with Panattoni in the evolution and implementation of their three unit 714,000ft² 55 acre speculative development at Panattoni Park, J26, Nottingham.

The letting of the final 89,000ft² unit to Food Innovations sees all three units now let and occupied, with 75,000ft² being occupied by Hermes and the largest showpiece unit of 551,000ft² being let to a global e-commerce retailer.

The completion of the lettings brings to an end FHP’s 20 year involvement in the scheme.  Our original instruction was on behalf of BGL Landfill who were remediating the former British Coal Colliery Lagoons which served the decommissioned Moorgreen Colliery.

Working with BGL the site was promoted through the Local Plan process, planning consent was obtained and ultimately the site sold to Panattoni.

Panattoni Park, Nottingham is one of Panattoni’s first phase of developments within the UK and as one of Europe’s largest Industrial Developers they are now one of the most dominant and active operators within the UK.

We are delighted and proud to continue to work closely with Panattoni and we are currently offering their 523,400ft² unit at EMDC 525, Junction 24, M1 and are working on a number of strategic projects with them throughout the region.

At any time, it’s great to let a building of nearly 80,000ft², but as Tim Gilbertson of FHP Property Consultants confirms below, perhaps it’s now more satisfying than ever – funny old world isn’t it?

There’s awful news on the television on a daily basis, and there’s no doubt that the property market is, like so much of the economy, struggling overall but it’s just as important that landlords, developers, tenants and property owners alike realise that not everything in the commercial property market is doom and gloom.  There are companies that are “winning” and deals are being done throughout the East Midlands on industrial and distribution space from a few hundred square feet up to hundreds of thousands.  Well positioned, well presented space always lets and sells well and when, as in this particular case, the deal I have completed sees a local company expanding and taking an additional 80,000ft² of space it certainly defines the term “job satisfaction”, and it’s the sort of good news story that every business owner and commercial property occupier alike should hear about as this will hopefully hearten them at a time when the mainstream media seem intent on focusing on all of the negatives rather than finding positives which in all honesty are not hard to unearth!

The deal completed sees fantastically located space just off Junction 28 of the M1 and the A38 of just under 80,000ft² let to Whitemeadow Furniture to enable them to consolidate and expand their operations as they take advantage of improving market conditions.  A clear case of a market-leading company investing and expanding which is great to report.

Construction commenced earlier in the year on the final phase of the successful Victory Park development, which is situated next door to the Rolls-Royce civil aerospace campus in Derby.

Having previously purchased the premises on Nyland Graphics’ behalf some years ago and having sold their original building nearly 12 years ago, it’s been a pleasure to act on behalf of Nyland Graphics again as Tim Gilbertson commented:-

“In this industry nothing makes you feel quite as old, but equally quite as satisfied, as selling or letting a building that you originally acquired for a client many years ago.  It was a pleasure to act on behalf of Nyland Graphics again here as I advised them on the sale of their previous building some 12 years ago, and the acquisition of this property on Delves Road in Heanor Gate which has subsequently served them well.  When they contacted me again to ask if I could assist with the disposal of the new premises as they were intending to relocate once more, I was delighted to assist and even more pleased to generate strong interest in the building from the start of our marketing campaign and agree a deal with the eventual tenants, Four D Rubber Company Limited, very shortly after marketing began.
