Space at Junction 28 of the M1 on both sides of the Motorway continues to be much sought after, as proved by an off-market deal concluded by Tim Gilbertson of FHP.

“It was great to let quickly this surplus space of 27,000ft² just off the A38 at Junction 28 on behalf of long term clients.  When asked to market the space, as always I immediately approached a most likely party to take the building and was therefore able to quickly show them round, agree terms and instruct solicitors without the need for boards, marketing or indeed any additional cost being incurred on behalf of clients.  It is always particularly satisfying to conclude a deal in this way as it is our market knowledge which is key and enables us to fill space where others can sometimes struggle.

The deal concluded sees local distribution company Silver X take further space and we wish them well with their expansion into the building.

Stock levels throughout the East Midlands for warehouse, production, and storage space still remains very low, and we have found that good quality buildings continue to be bought and let. FHP have achieved excellent success along the A1 corridor so far this year which we believe demonstrates a clear demand in this region, with a further 6 months remaining of the year to achieve even more success.

We are still receiving good amounts of enquiries for units down the A1 Corridor and in particular Newark, Lincoln and Grantham regions, therefore we would be delighted to talk about the market for both leasehold and freehold instructions with landlords and tenants alike. Tim Gilbertson, Director at FHP Property Consultants, has just concluded a further warehouse letting in Worksop of over 70,000ft² in what is often regarded as the “less fashionable” A1 corridor, but where success has been achieved in recent times due to the availability of good quality space and alternative options unlike the more traditionally favoured M1 corridor.

With some development underway and much more in the pipeline, there are industrial schemes in Derby to suit all sizes.  At the larger end of the spectrum, Panattoni are constructing a vast 370,000ft² distribution unit nearing completion at Derby Commercial Park.  At the other end of the scale CWC are due to start on site next month offering buildings from 2,500ft² to 7,700ft² either to rent or buy.    Crown Park at Parcel Terrace is situated off Uttoxeter Old Road near Build Base and will total some 30,000ft² of excellent quality new space.  Full details will be released shortly via FHP Property Consultants, with the buildings to be completed by December 2019.

I brought F2 Trent Park Trading Estate to the market late Monday afternoon, to then put this under offer first thing Wednesday morning, with 3 offers being received and not even enough time to erect a marketing board.

Unit F2 was a mid-terraced warehouse unit with internal mezzanine offices on a shared estate, measuring in at 2,020 ft² and being located just off the popular Little Tennis Street South in Colwick, Nottingham.

An industrial unit in Nottinghamshire has been acquired by Tim Gilbertson on behalf of Rotherhill Developments.  The unit was marketed by Rob Haigh of Lambert Smith Hampton.

Tim Gilbertson, Director of FHP acted on behalf of long term clients Rotherhill in swiftly identifying the opportunity and concluding the purchase.  He commented:

PMW Properties excellent Optimum Business Park scheme at Swadlincote is now down to the last available unit following the completion of a sale brokered by Tim Gilbertson of FHP with joint agent Phil Randle of Salloway.

The latest deal sees local occupiers, Astec Conveyors, purchase a further building to enable their continued success and expansion leaving just one unit available on the scheme which can be purchased or rented.

When the 2017 Rating List came into effect on 1 April 2017 the Rateable Value of all business properties within England and Wales changed, some Rateable Values went up and some went down, there were winners are losers across the country.

As a result, the Government introduced a transitional relief scheme which essentially phased in increases and reductions over a period of years.  The Government also allocated additional funding to Local Authorities to give additional relief to companies who were facing the increases in their particular areas.

The cost of the scheme in the 2018/2019 financial year to Leicester City Council was originally estimated at £626,000 but it is understood that the implementation of the scheme actually cost less than this.  As a result Leicester City Council have decided to limit the net increase in business rates payable for ratepayers occupying properties which fall within the £20,001 – £100,000 Rateable Value of 6.2% instead of 8%.  This is subject to a cap on the relief of £10,000.

The local transitional relief scheme in Leicester for 2018/2019 is as per the table below:

“The alteration to the scheme by Leicester City Council is purposely targeted at limiting rate increases for smaller rate payers whilst those ratepayers who occupy the Rateable Value of over £201,000 will have no limit relative to the Government guidelines.

Ratepayers in Leicester with a Rateable Value of between £20,000 and £100,000 may well be seeing a refund come through in the next few weeks.

We are very active within Leicester currently advising a number of ratepayers in relation to not only reducing their Rateable Values but advising on business rates mitigation whilst they are empty and also reducing Rateable Values to £0 whilst buildings are undergoing reconstruction or significant repair works.
