Nottinghamshire’s distribution and industrial market tends to be dominated with stock around Junction 26 of the M1 which serves Nottingham and Junction 28 which links to the A38 serving Mansfield, Sutton in Ashfield and Kirkby in Ashfield to the east and Alfreton and Somercotes to the west.

The lockdown period has affected any number of planned speculative industrial and distribution schemes throughout the Midlands, delaying the development of much needed stock.

However though, Clowes Developments’ Stoney Stanton Business Park which is to be built just off the M69 south-west of Leicester within moments of Hinckley, is proceeding now at pace as a full Reserved Matters Planning Application has been submitted to the Local Authority.

The commercial property market has undoubtfully been impacted by COVID-19 with a lot of businesses’ putting property requirements on hold or pulling out of deals.

Despite these testing times, at FHP Property Consultants, we have experienced an influx of deals in the sub 5,500ft² industrial and warehousing sector.  It is quite remarkable to have achieved 12 completed deals in this size range with a further 15 deals under offer and currently with solicitors (all since April 2020).

Why this demand is being received? Over the last few months we have disposed of quite a lot of warehouse space on both short and long term leases, often driven by NHS requirements but also retailers who need storage for surplus stock and also online companies who have seen a boom in demand in recent times.

Acting on behalf of Muse Developments and Rolls-Royce, Tim Gilbertson of FHP Property Consultants has completed the letting of bespoke built storage and distribution space for RM Group at Harrier Park in Hucknall.  The deal concluded has seen the construction of a bespoke 200,000ft² state of the art warehouse for RM Group enabling them to consolidate their various existing spaces locally.

Harrier Park sits between Junctions 26 and 27 of the M1 motorway and offers 60 acres of superb development land available for occupiers to purchase or rent bespoke built storage or manufacturing space.

This is the first deal on the park and sees a major investment by joint venture partners, Muse Developments and Rolls-Royce, with their initiative being rewarded by this fantastic distribution deal which is a great starting point for the site.

Tim Gilbertson who dealt the deal, in conjunction with Joint Agents Knight Frank in Sheffield, commented:-

It is really fulfilling to see the press releases confirming that Hermes are now opening at Panattoni Park, Nottingham and creating 100 jobs.

For us at FHP it is the culmination of more than 15 years’ work – when we first became involved in the site it was being reclaimed and filled by our Clients, BGL Landfill.
