Castlewood Business Park offers prime distribution or production space at Junction 28 of the M1 at its intersection with the A38, providing the East Midlands foremost site.

With space already constructed by our clients CWC Group on the scheme of over 1.5 million sq ft, agents for Castlewood, Tim Gilbertson of FHP and Ranjit Gill of Savills are pleased to confirm CWC’s further plans for a prime 207,000ft² unit on the park.

To follow hot on the heels of CW72, a 72,000ft² warehouse/production unit which is currently being speculatively built out, CW207 is a consented scheme to provide 207,000ft² of prime distribution or manufacturing space on the park.

Literally adjoining the M1 at Junction 28, the consented unit can be erected within 34 weeks and will be available for occupiers to purchase or rent.

Tim Gilbertson of FHP commented:

“It is great for us to be able to push forward again on Castlewood to follow on the recent development of a 250,000ft² facility for Alloga and the forthcoming completion of our speculative development on site of a 72,000ft² unit.

CW207 will be a welcome addition to the scheme in a market sector with good demand, evidenced by how other developers are frantically trying to find land in the region, whilst we have what we would like to think is the best site in the East Midlands with a fully consented big shed unit which can be constructed within 9 months.

Distribution occupiers always want to be as close as possible to the M1, well at CW207 you can literally wave at passing traffic and on a site with occupiers including Alloga, Co-operative Group, Bombardier and many other household names, we really hope that this opportunity will be well received.

Castlewood’s prime location is augmented still further by the recent facilities constructed on site as we have Costa Coffee, convenience store and petrol filling station all now providing the facilities that so many stand alone distribution boxes cannot.  A great advantage for businesses to offer facilities on site to attract and retain staff but also it is great to have somewhere to nip out for a coffee for an impromptu meeting or simply have a break from work.”

Latest News

Over the last few years most substantial factory and warehouse facilities in the East Midlands that have come to the market have only been available to rent.  Bucking that trend, Tim Gilbertson of FHP has just brought to the market a 60,000ft² factory/warehouse facility in Alfreton which offers a rare chance to buy.

Sitting on a site of just over 2 acres, with the benefit of extensive car park, front loading yard and additional secure side yard, this former production and storage facility is available to purchase.  Competitively priced, the headquarters style building offers excellent two storey office accommodation interlinking with good quality production and storage space beyond.

Tim Gilbertson commented:

“Our market in the East Midlands has been starved of stock to purchase over recent years so hopefully this building will be well received.  Formerly used for production and storage purposes, it sits impressively on Salcombe Road forming part of Meadow Lane Industrial Estate at Alfreton, moments from the A38 and Junction 28 of the M1.  Readily accessible to both the Motorway and Derby therefore, the building benefits from a large car park to the front elevation plus loading access with a further secure side yard which also provides delivery facilities.

Hopefully interest in this one will be strong and myself and my colleagues will be delighted to hear from any potential buyers.”

To discuss this opportunity or make arrangements to view please contact Tim Gilbertson on 0115 9507577 / tim@fhp.co.uk.

It never ceases to amaze how quickly big sheds progress, proof of the pudding again with CW72, the latest building to be erected at Castlewood, one of the East Midlands premier distribution and manufacturing locations at Junction 28 of the M1/A38.

CW72, a 72,000ft² distribution or manufacturing unit is going up at present and will be ready for occupation during Q2 this year.

Tim Gilbertson of FHP commented:

“This is a great addition to the park, with over 1.5 million sq ft built already and a further 250,000ft² nearing completion for expanding occupier Alloga.  CW72, a speculatively built 72,000ft² warehouse is the latest addition to augment still further the park.

We have already had quite a rush of interest, from both potential tenants and purchasers, our clients being happy to rent or sell, particularly in light of the recent addition of petrol filling station, convenience store and Costa Coffee to the site.

On site facilities we find these days attract more and more occupiers as it is great to have somewhere to hold a quick impromptu meeting or nip out for a breath of fresh air and facilities at Castlewood are now superb which is only helping our efforts to sell or let this fantastic building.

Ready for occupation next quarter, this is a great opportunity and for any parties we have to disappoint we still have plenty of land available for design and build options, again available to purchase or rent, from as little as 20,000ft² upwards.”

For further information on the scheme please contact Tim Gilbertson on 0115 9507577 / tim@fhp.co.uk.

Two of the leading providers of logistics buildings within the UK have joined forces with Clowes Developments confirming that they are working in collaboration with the Global Logistics Provider, Panattoni and have now started on site building a Regional Distribution Centre of some 48,402m² (521,000ft²) which will be completed January 2020.

Northampton based Winvic Construction, who specialise in building distribution facilities, have started onsite with the 12 month build programme on Plot 1 at the East Midlands Distribution Centre.

The 521,000ft² cross docked warehouse is being developed speculatively to cater for the increased demand for distribution space within the northern part of the East Midlands region with Junction 24 in particular seeing the benefit of this trend with Marks & Spencers, Aldi, Amazon, Littlewoods and Nestle all having chosen the area for their national / regional distribution networks.

The significance of this development is that this building is being built on a speculative basis.  There is no end occupier identified for the property as of yet hence the reason why Clowes Developments have teamed up with the global provider, Panattoni, whose Global Investors have continued to support their expansion drive within the UK.

Paul Shanley, Development Director at Clowes Developments, confirmed:-

“By teaming up with Panattoni we can deliver the largest single building that we can provide now on EMDC adjacent to the one million square foot e-commerce centre occupied by Marks & Spencers which leaves us with a further 30 acres to develop within the park which still gives us the ability to cater for units from 40,000ft² to 300,000ft² in size”.

Both Clowes Developments and Panattoni are very active within the immediate region – Clowes are shortly launching their 60 acre employment site at Clifton and are working up a further 20 acres at Castle Donington which should be brought forward in 2020.

Panattoni are onsite in both Derby and Nottingham – at the Derby Commercial Park a 371,000ft² unit is due for completion in August of this year whereas at J26 the Developers are building the largest speculative development within the region with their 714,000ft² three unit scheme now nearing completion.

Both companies are acquisitive and seeking new opportunities to expand their UK portfolios.

John Proctor of Regional Agents FHP brokered the deal and confirmed:-

“Bringing two of the major players in the distribution sector together provided the right chemistry to enable this significant inward investment project to be delivered at EMDC.

I have worked with Clowes and the Directors of Panattoni for the past 20 years and the respective strengths of the two Developers complement each other to bring forward a unit of regional importance which can meet the continued demand that the Junction 24 area is generating.  Castle Donington and Junction 24 continues to grow both as a town but more so as a location of not just regional significance but international significance with the recent announcements of further investments at East Midlands Airport”.

The completed unit will internally provide clear space with a minimum height of 18m eaves, is roughly the size of six football pitches and is one of the largest buildings to be built within the region.

It is anticipated that upon completion it could provide up to 1,000 jobs.

FHP are Joint Agents on EMDC with Savills – the Solicitors who were involved in the transaction were the Leicester Office of Gateleys on behalf of Clowes and Ashurst LLP who acted for Panattoni.

For further information on onward availability of buildings within EMDC contact either FHP on 0115 950 7577 or Savills on 0121 200 4500.

Martyn Pask, the Regional Director of Redrow Homes East Midlands, confirmed:-

“We have been looking for an appropriate location to relocate our Divisional Office to aid our continued growth in the region and to serve the wider East Midlands area.  EMDC located off Junction 24 in the Castle Donington location ticked all of the boxes from our perspective as it enables our staff to get to work and readily work within the region with great communications immediately on hand. The new office with reinforce Redrows commitment to growing the Division within the East Midlands by building thriving communities, valuing our people and building responsibly.

Working with Paul Shanley at Clowes we have been able to have our office purpose built to enable us to move everybody over into the new offices over the Christmas period.  Being so close to one of our new flagship residential schemes at Foxbridge Manor which is due to open in the Spring was also an added bonus”.

As part of the housing development the two companies are building the new Castle Donington Relief Road which provides added accessibility into EMDC and will reduce the amount of traffic through Castle Donington.

The deal is the latest deal on EMDC which is the home to Marks & Spencers, Birlea Furniture, Moran Logistics and others and it is understood that Clowes are shortly anticipating making another significant announcement on the site.

In agreeing the deal Clowes are now starting marketing a sister building of a similar size, a two storey office building which will provide up to 8,500ft² of offices.

Paul Shanley Director of Clowes confirmed:-

“We have a strong working relationship with Redrow and it has been a pleasure working with a company with whom we have an ongoing business relationship.

Martyn and his team have been a pleasure to work with and we are providing a turnkey office building for the company.

The transaction was negotiated by John Proctor at Regional Property Consultants, FHP, with Gateley’s Leicester Office acting on behalf of Clowes.

EMDC paved the way for the resurgence in interest in the Junction 24 area, initially attracting Marks & Spencer’s one million square foot e-commerce distribution centre to the site a few years ago with more than 4,000 people currently working on the site.

Darran Severn from FHP Property Consultants comments:-

“Viking Business Centre continues to offer great warehouse accomodation for local businesses, and we are pleased to have completed this letting.  After the initial viewing, all parties worked hard to ensure the lease was completed within four weeks.  In addition, we have achieved a new record rent at Viking Business Centre, which our clients are extremley pleased with.

There is continued demand for small industrial/warehouse units, and we are achieving higher rents when possible.  I would certainly be more than happy to speak with any other property owners to discuss the market in more detail.”

If you are still seeking premises within the Swadlincote area, we have Unit 11 available, which provides 1,330ft² of industrial/warehouse accommodation.

I am thrilled to announce that we have now completed on the successful subletting of 1b Isabella Court, on the Millennium Business Park, Mansfield.

This was an excellent result for all parties involved, especially the tenant, mitigating their losses until the end of the lease term, saving a considerable amount of money and cost.

1B Isabella Court is an excellent modern industrial unit on the established Millennium Business Park with a current lease in place until the 22nd September 2022.  The task here was to either assign, sublet, or surrender the lease in order to reduce the tenant’s cost for the rest of the term, as the tenant no longer had a need for this unit.  Alongside assisting the tenant, we also managed to fulfill Cortec Engineering Limited’s requirement whom we have been in contact with for some time, this subletting helping them move into a larger and more suitable unit.

Anthony Barrowcliffe of FHP comments: –

“I am delighted with the outcome for both tenant and subtenant and that I could assist fulfilling both requirements.  Not only do we offer our services to landlords we also offer our services to tenants as demonstrated in this deal.  I would be thrilled not only to meet landlords but tenants alike to discuss any property related matters and how FHP can potentially assist.  Whether you require assistance disposing of your surplus premises, moving to smaller premises, reducing your business rates liability, or dealing with upcoming lease events such as lease renewals and rent reviews, FHP can assist.”

For further information on how FHP can help with the sale or letting of your commercial property, or for assistance helping you find the right property to meet your requirements, please do not hesitate to contact FHP.  We also offer a variety of other services to both landlord and tenant, therefore look forward to hopefully assisting in whatever capacity needed.

Rotherhill Developments superb Crosslink 646 scheme just south of Loughborough and north of Leicester off the A6, has given the East Midlands industrial and distribution market a terrific start to 2019 as their agents Tim Gilbertson of FHP and Mike Allwood of Andrew & Ashwell are delighted to announce the completion of the first two deals on the site.

Freehold design and build sales have been agreed which will see two units developed on site, with work starting now for buildings of 29,000ft² and 66,000ft².

Both of these deals will see local Leicestershire based companies expand into purpose built accommodation, one for warehousing purposes and the other for both manufacture and distribution use.

With full details to be announced shortly, the agents commented:

“What a great start this has been to 2019!

When asked to start marketing this scheme we knew it was a great opportunity, Leicester, Loughborough and indeed Leicestershire as a whole are starved of good quality production and storage space and Crosslink 646 has certainly filled the hole as we anticipated.

The 66,000ft² unit will be delivered for occupation in Q3 this year with the smaller one to follow for our manufacturing occupier later in the year.

The great news though is that we still have a further plot available where we are looking to develop out a unit of up to 128,000ft² which again can be purchased or rented.  With the strength of the market it is entirely possible that we can carve up this plot as well to offer smaller units but already have a number of discussions ongoing with potential occupiers for over 100,000ft² and with the forthcoming activity on site we very much hope that these enquiries will develop quickly.

However, for any parties looking for between 30,000ft² and 130,000ft² to buy or rent in a prime location just off the A6 and therefore within moments of Junction 21A of the M1 then we would be delighted to hear from them.  Crosslink 646 offers one of the few opportunities in the region to buy or rent bespoke built warehouse or production space and with the success encountered so far due to a great product combined with a great location and a developer who really understands occupiers needs, we are confident of further success shortly.”

Tim Gilbertson can be contacted on 0115 9507577 / tim@fhp.co.uk.

Set in a prime position just off the A38 at Junction 28 of the M1 Motorway, Tim Gilbertson of FHP is pleased to offer excellent warehouse or potential production space at South Normanton, set within moments of the M1 Motorway at Junction 28.

With the benefit of a large car park, and large self contained securely fenced and gated delivery yard, the building offers two storey offices interlinking with excellent warehouse or potential production space in a superb location.

Tim Gilbertson commented:

“This building is a real boon to the market, units of this size and specification don’t often come available and therefore we would hope to encourage interest quickly in the building.

The unit extends to just over 40,000ft² and should fill a gap in the market as there is little or no stock in this size range in the region and hopefully strong interest will be created from our initial marketing.

For any party that would like to discuss or view then please contact myself or my colleague Chris Proctor on 0115 9507577.”

Victory Park is set to become one of Derby’s most successful commercial developments with the imminent development of its final phase, a scheme of three new industrial/warehouse units which should ready for occupation by the end of the year.

The development is being undertaken by Revelan Group, industrial property specialists with an excellent track record of providing high-quality buildings, and who have now submitted a planning application for the properties.

The business park is situated next to Rolls-Royce’s civil aerospace campus and has already attracted high-profile companies such as Gardner Aerospace, Intertek, Western Power Distribution and Seamers Joinery.

FHP Property Consultants and Salloway Property Consultants are working together to identify occupiers for the industrial units.

Interest has already been high with pre-sale terms agreed for one of the three units that, subject to planning, has accelerated the speculative development of the remaining two units which will be circa 13,540 sq.ft. and 28,288 sq.ft, and will be available either for sale or to let upon terms to be agreed.

Tim Richardson, Director at FHP Property Consultants, said: “Both available units will be detached buildings on their own secure fenced and gated sites with dedicated service yards, two storey offices, generous eaves height and loading facilities.  At this stage the buildings can be tailored to suit individual requirements allowing for a certain degree of flexibility, certainly in terms of office fit out”.

Hugo Beresford, surveyor at Salloway Property Consultants, said: “Victory Park has proved to be one of the most appealing locations in Derby. It is adjacent to the main Rolls-Royce complex, accessible from the outer ring road and has an excellent link to the A50 dual carriageway which joins the M1 and M6”.

FHP are continuing to work with the Keystone Group in helping them most efficiently to use their property assets in line with their continued expansion.

The progress of the latest new building at Castlewood Business Park just off Junction 28 of the M1 at its intersection with the A38 is clear to see as the framework is now up and the building is taking shape.

Following the recent letting of 250,000ft² on site to Alloga, owners and developers of the scheme CWC Group are progressing as can be seen, with the speculative construction of a new 72,000ft² Grade A warehouse or production unit just off Junction 28 of the M1.

Available to buy or rent, the building will be ready for occupation towards the end of Quarter 2 2019.  Agents for the scheme Tim Gilbertson of FHP and Ranjit Gill of Savills commented:

“This is a nice way to start the New Year.  With over 1.5 million sq ft now built on Castlewood the scheme really sets a benchmark for the East Midlands as the ‘place to be’.

Despite only launching marketing towards the end of last year we already have initial interest and perhaps key to this is the fact that our clients are more than happy to sell or rent what will be a superb building.

The building will offer 72,000ft² of prime space, ideally suited to manufacturing or distribution purposes and given the ongoing lack of stock in the market we very much hope that this will provide a fantastic new home for an expanding local or regional company.”

For further information on the scheme please contact Tim Gilbertson at FHP on 0115 9507577 / tim@fhp.co.uk.

FHP Property Consultants, along with our joint agents Hindley Lawrence, are delighted to have agreed the letting of Unit B, Blenheim Court to Car and Commercial Repairs Ltd.  The unit comprises 4,682 ft² of good quality warehouse space and associated offices situated on the well-established Blenheim Industrial Park, close to J26 of the M1 Motorway.

Thomas Szymkiw, of FHP’s Industrial Team who agreed the letting commented;

“I was pleased to have the opportunity of marketing such a good quality warehouse on one of Nottingham’s sought after estates and due to the lack of similar stock in the region, I knew with the right marketing initiatives in place I would agree a letting within a swift timeframe. The property, being located on the same estate as one of their main clients, provided Car and Commercial Repairs Ltd with the perfect opportunity to relocate after struggling for a while to find the perfect unit”.

FHP have also been recently instructed to market Unit 2, Centurion Business Park, providing another quality 4,000 ft² unit to the market and would urge interested parties to view as soon as possible to avoid missing out.

Acting for long term clients Falcon Panel Products, Tim Gilbertson of FHP has acquired a further distribution base to serve the north east of the country with the acquisition of 30,000ft² of prime warehouse space at Infinity Park, Monkton Business Park, Newcastle.

This latest acquisition is the fifth that FHP have completed for Falcon in the last few years as their business goes from strength to strength.  Tim Gilbertson commented:

“Falcon have been great clients for us over the last few years providing us with repeat business as their business expands and we assist this with the acquisition of distribution space throughout the country.

This latest move sees us acquire 30,000ft² of prime new build space just outside of Newcastle which will help Falcon to expand in the north east.

It is always a pleasure working for repeat clients, particularly when we are acquiring space in a role that many occupiers don’t usually use agents for but we always find a way to ‘add value’ through market knowledge enabling us to negotiate keen terms and find opportunities which are on or perhaps even off the market.

This latest deal saw us acquire the building on competitive terms, securing reduced rent, rent free period and landlord fit out works by negotiating the keenest deal possible and looking after the interests of our clients.

I look forward to further acquisitions for Falcon in the future and I have no doubt that their business will go from strength to strength hopefully with FHP helping a little along the way!”
