On behalf of retaining clients, FHP secured an offer from local business, Sprite Labels, for Unit 2 Hall View Drive in the Glaisdale Industrial Estate, after only the second viewing following market launch.

It’s another success story for a local business; the letting marks an expansion for the label production company, in addition to their existing warehousing already at Glaisdale. Warehouses within this size bracket don’t often become available in the locality, and being of such high quality following the recent full refurbishment, this warehouse was snapped up quickly meaning Sprite Labels could expand whilst remaining in the same location.

The shortage of stock in the area and fast letting time illustrates the popularity of the estate, and it owes a lot to its location, situated in close proximity to Nottingham and with excellent links being in between Junction 25 and 26 of the M1 Motorway.

In addition, the prominent 5,698ft² warehouse benefits from a large loading yard and incorporates two storey offices which also underwent a full refurbishment. The new tenants moved in as soon as all works were complete

Tony Katsouris, Managing Director at Sprite Labels comments:

“I am really pleased with the level of service delivered by Lucinda and her team at FHP. She notified us of the opportunity and kept the communication channels open, which meant that the whole process was easy and stress free. This has been very opportune for Sprite as our expansion into this additional unit times perfectly with a large expansion in our sales and will help us accommodate the new machinery which is arriving this month.”

Lucinda Hancock of FHP comments:

“This unit has excellent links and neighbours other leading commercial occupiers so it will hopefully provide Sprite Labels with a strong base to carry out their successful expansion from.”

A lease was agreed at £30,000 per annum for 10 years with a 5 year break.

Agents across the country often bemoan the time that deals take to complete but when the ideal scenario of good solicitors can be put together with a landlord and tenant who both want to see a deal complete with all haste, then agents can buck the trend and see deals completed within a matter of days.

Pleasingly, at the end of 2015 this perfect scenario arose at Observatory Way at Kirkby-in-Ashfield, a substantial warehouse of just under 40,000ft² in a prime position off Junction 28 of the M1 at its intersection of the A38.

Tim Gilbertson was able to agree and oversee the conclusion of a deal within just 3 weeks of solicitors being instructed to enable the landlord and tenant to achieve their shared aim of completion of the lease prior to Christmas and occupation for the new tenant in double quick time.

Tim Gilbertson who put the deal together commented:

“This deal was a cracking end to 2015 as it just showed how with positive solicitors on board and a landlord and tenant who both want to see a deal conclude quickly that ‘mountains can be moved’ and leases can be completed within a matter of days.  From instruction of solicitors through to completion of the lease and handing over the keys this deal took less than 3 weeks which for a substantial transaction, on a building of just under 40,000ft², is quite remarkable and really bucked the overall market trend where deals seem to progress slower than most parties wish.

The deal concluded sees expanding Derbyshire logistics company, 100 + Logistics take a 5 year lease of the warehouse and we wish them well with their continued success and expansion.  From my client’s perspective this has been an ideal end to the year as we have managed to agree and conclude a deal very quickly seeing his portfolio full once more.

This deal also proves testimony to the improved market that we are currently encountering and with supply of good quality space still thin sensible occupiers will be looking to move quickly on any potentially suitable properties in the New Year, as demand seems likely to strengthen and there is no sign of resolution in the immediate future to the current lack of supply the market is encountering.”

The landlord was represented in the legal transaction by Rob Wofinden of Browne Jacobson solicitors and Nigel Green of Bradley and Jefferies Commercial Solicitors acted on behalf of the ingoing tenant, both solicitors acting extremely quickly to ensure a speedy and successful conclusion to this deal.

Such is the popularity of the Amber Business Centre that FHP Property Consultants have completed the letting of another warehouse unit within just 10 days of the first viewing.

Unit 15.1 totalling 113 sq m (1,212 sq ft) has been let to Bonkers furniture, a local company who specialise in luxury furniture at discount prices. Despite usually seeing slowed activity in the run up to Christmas, once hearing of this vacant unit in the much sought after location, Bonkers moved quickly from their base in Somercotes.

The Estate offers a range of light industrial/warehouse units which are proving very popular with local industrial occupiers because of their close proximity to the A38 and Junction 28 of the M1.

Darran Severn of FHP Property Consultants commented:

“It is great to complete another letting at Amber Business Centre, especially at such speed and we were able to complete the lease within 10 days of the first viewing.  There are still a couple of units remaining from 700 to 1,450 sq ft but I don’t expect these to be available for long.”

It is always interesting at the end of the year to look back on the highs and lows of selling and letting industrial and warehouse space in the East Midlands and see how, on a personal level, the market has performed compared to previous years.

After a record 2014 in which Tim Gilbertson let or sold space of 1,000,000ft² in the industrial and warehouse market throughout Nottinghamshire, Derbyshire and Leicestershire, 2015 was always likely to be a challenging 12 months trying to match those record levels.

Pleasingly however the year has seen continued take up, hampered potentially by the lack of stock and opportunities, but with over 900,000ft² sold or let already and still with a  couple of deals possibly to happen before the end of the year deals concluded by Tim seem likely to mirror that of the previous 12 months.

Tim Gilbertson commented:

“After disposing of 1,000,000ft² of industrial or warehouse space in 2014, the challenge was set in a market with limited available space to try to match or surpass this level.  After a slow start to the year, momentum has certainly picked up during quarters two and three resulting in a number of deals coming to fruition in the last 2 months of the year.  Demand certainly strengthened albeit with some deals frustrated due to the lack of supply rather than lack of demand, but conversely this has had a positive effect on the overall amount of space disposed of during the year as companies have looked again, particularly at the ‘high end’ of the market, to procure new space via design and build solutions.  Indeed, I have exchanged contracts on more design and build deals this year than in any of the previous 20 years I have worked in this sector.

This in itself is a very positive sign for the market as companies are taking steps to relocate by purchasing or taking long term leases on ‘top of the range’ space and this phenomenon is clear throughout my three main counties of work, Nottinghamshire, Derbyshire and Leicestershire.

Existing space continues to move and demand has been such that I have been able to secure lettings or sales from as little as 5,000ft² upwards and these remain just as gratifying as the biggest deal I have completed this year, a design and build letting at Junction 28 of the M1 to Alloga (UK) Limited of just over 220,000ft².

What does 2016 hold?  As ever the honest answer is who knows!   However, the prognosis remains very positive albeit any party looking to purchase or rent a new factory or warehouse in 2016 may well be frustrated by the lack of space and opportunities, which again may see more and more design and build development deals agreed.

I would like to hope that more existing space comes to the market in early 2015 to meet the strong demand we are encountering for both freehold or leasehold manufacturing or distribution space as there are always elements of the market who cannot commit to design and build opportunities and it is finding the properties for those parties to rent or buy during 2016 which will probably be the most difficult conundrum to overcome.  Positivity reigns from most manufacturing and distribution sectors, our challenge therefore is to unearth and market opportunities so that this positive feel throughout the East Midlands can be maintained throughout 2016 and beyond.

I very much hope that any parties looking to sell or let their space in 2016 will give me a call as I can provide glowing commentary of a market in favour of property owners looking to sell or lease their buildings, with demand increasing and competition very thin on the ground.”

FHP Property Consultants are delighted to announce that the final units have now been transacted at Freeth Street following strong competitive bidding.  The units offer a range of light industrial/warehouse units which have recently been reconfigured and refurbished to cater for the local industrial occupiers.

Units B & C totalling some 11,000 sq ft have been purchased by Midland Conferencing Services who will be expanding their operations in the area following positive business growth.

Mark Tomlinson of FHP Property Consultants commented:

“There remains strong demand in the industrial sector of the market especially for freehold units of which there are very few to choose from.  We continue to receive enquiries for freehold industrial premises but at present, the supply cannot cater for the amount of businesses looking to expand.  This is having a positive impact with freehold values being achieved but unfortunately we are still not at a level which will stimulate speculative development in many areas.  Should we continue to see growth improving values in 2016, then speculative development could be on the horizon”.

Following a widespread marketing campaign, FHP Property Consultants have now concluded the letting of a modern warehouse unit situated off the A52 on the east side of Derby.

4 Stoney Cross Industrial Estate extends to some 8,220 sq ft including 2 storey offices within a gated courtyard.  Following an extensive marketing campaign by FHP, terms were agreed and the deal concluded to a construction firm who have taken a long term lease to fulfil their expansion plan.  The property will mainly be used for storage.

Tim Richardson from FHP comments:

One of the great advantages of this unit is the proximity to the A52 dual carriageway which links Derby City Centre to the M1 Motorway at Junction 25.  There is a shortage of industrial properties within the City of this nature but we have recently brought to the market 2,400ft² of modern space on West Meadows which we expect will attract early interest”

The latest deal sees another prime building in a superb location just off the Motorway at Junction 22 of the M1 sold to expanding local company Cooks Export Services and frees up further capital for our clients to invest in their new state of the art accommodation where their business continues to expand and flourish.

Tim Gilbertson who acted on behalf of Marks Electrical commented:

“Once more another prime unit at Bardon has been sold.  The fantastic location of these units and excellent specification really means that any expanding company can find no better home in the East Midlands and with three units still left ranging from 6,700ft² to 18,500ft² any potential buyers need to be quick to take advantage of the rare availability of this space we have on offer.”

Tim Gilbertson acted on behalf of Marks Electrical and Managing Director Mark Smithson commented:

“I am delighted that Tim has now sold the second of our four units at Walker Road, Bardon and have no doubt that he will quickly achieve similar sales of the remaining space.

Our relocation and expansion is being hugely assisted by the quick disposal of these buildings but given the fantastic location they occupy and excellent specification it is no surprise that they are being sold so swiftly.

Bardon has been a great home for us over the years and no doubt any party looking at relocation could also benefit from the terrific location and specification that the site has to offer.”

The industrial and distribution market around Junction 28 of the M1 Motorway is always regarded as strong and with the latest deal that Tim Gilbertson has completed this location seems to be pushing on once more.

With supply poor and demand improving for both leasehold and freehold space the deal completed here at Export Drive by Tim Gilbertson sees just under 30,000ft² let to established and successful manufacturer Whitemeadow, to enable them to expand again in a location which ensures their key skilled labour is retained.

Tim Gilbertson commented:  “Having previously let one of Whitemeadow’s current premises to them a few years ago I was delighted when I had the opportunity to agree terms with them for this building of just under 30,000ft² to enable them to expand again.  A pleasure to deal with throughout, they have secured a prime location close to their main base within an excellent position just off the A38 at Junction 28 of the M1 in a location where supply continues to diminish and demand continues to improve.

This is certainly the trend for the Junction 28 industrial and distribution market but pleasingly I have other similar space available around Junction 28 but would urge any potential tenants to contact me quickly as space around this junction is certainly moving swiftly.  I wish Whitemeadow Furniture great success for their continued business development and expansion.”

Tim Gilbertson concluded:  “Whilst we have the ability to house substantial requirements at Castlewood, the East Midlands premier manufacturing and distribution location which sits at Junction 28, by offering bespoke property for many companies time is of the essence and companies cannot wait for new space to be built.  Pleasingly though as mentioned before I have similar buildings of 35,000ft² and above immediately available around the market at Junction 28 but as this letting proves the market is moving swiftly and any expanding companies should look to take space before the supply diminishes still further!”

Already one of Castlewood’s major occupiers, Clowes Developments are delighted to announce that contracts have been exchanged with Alloga UK  Limited – a member of Walgreens Boots Alliance for the construction of a further distribution facility for them on site of 220,000ft².  Work is anticipated to start in the next few weeks with practical completion due in Q4 2016.

Wholly owned and developed by Clowes Developments, Castlewood is one of the East Midlands distribution success stories.  Totalling over 120 acres, the site already has over 1,000,000ft² constructed, including the existing facility for Alloga of 220,000ft² augmented by other household names such as the Co-op and Bombardier amongst others.

The latest deal will see on a plot adjoining Alloga’s current base a further distribution facility of 220,000ft² constructed as Alloga’s business progresses from strength to strength.

Development Director of Clowes Developments, James Richards, commented:

“I am delighted to be able to announce this latest success at Castlewood and it gives me particular pleasure to see Alloga UK taking further space, confirming our shared thoughts that Castlewood is the prime distribution destination throughout the East Midlands benefitting from immediate access to Junction 28 of the M1 and the A38.  Having only completed their original 220,000ft² unit a couple of years ago, to see their growth and expansion is thrilling and satisfying as we now embark upon the latest phase of their expansion and construct a new 220,000ft² facility.

Castlewood has been a hive of activity in recent time with a new unit of 100,000ft² for Parker Knoll due for practical completion in the next few weeks and work starting on site for a 30,000ft² unit for a local transport company.

We then have further deals in solicitor’s hands and look forward to announcing additional occupiers to the site in the coming weeks and months.

Still however, with 50 acres of land left for industrial, distribution or office use we would welcome engaging with any other local, regional or national companies seeking to relocate to the East Midlands prime distribution and manufacturing location.”

Chris Williams of Alloga UK commented:

“We are delighted to have concluded the design, planning and legal phases of this exciting project and look forward to working with the team at Clowes Developments on the building phase.  The great facilities and prominent location of the Castlewood Business Park were important factors in our property development strategy and once complete this development will further enhance our ability to provide innovative solutions and services for our customers.”

Agents for the scheme are Tim Gilbertson of FHP and Ranjit Gill of Savills and for any parties wishing to discuss Castlewood and how they can provide their company with an ideal base for growth and expansion the agents would be delighted to meet and consider at any time.

Heather Dixon of Geldards has advised Clowes Developments throughout this and all transactions on Castlewood Business Park.

Latest News

For many years industrial and warehouse units of all shapes and sizes south of Nottingham have been a sought after commodity, with so few industrial estates in existence south of the City and with many company owners living in this region.  Additionally, the hugely improved transport links in recent times as a result of the recent dualling of the A46, providing a quick north south link, have made the location even more attractive.

At a time therefore when demand for commercial property overall continues to rise and the supply of space is at an all time low, when asked to market substantial warehouse premises on Moorbridge Road Industrial Estate at Bingham, an ideal location for so many business owners and their employees, this seemed a great opportunity to secure a quick sale to test the theory of overall improved demand in the industrial and distribution market, particularly in sought after locations such as Bingham.

The hypothesis of strong demand for an opportunity such as this has pleasingly been proved rapidly in a deal completed by Tim Gilbertson which has seen an 18,000ft² warehouse in Bingham sold off market to enable the expansion and relocation of TLA Electrical Distribution, a company that have had a requirement in this location for many years.

Tim Gilbertson commented:

“I was delighted to have the opportunity to put this property to the market and test the long held theory that South Nottingham property on this scale would sell quickly and indeed off market.  Pleasingly the results of this sale of a good quality warehouse of 18,000ft² have proved my theory correct as simply through market knowledge, having spoken with the eventual purchaser regarding their property requirements for any number of years, this enabled me to make contact with them direct as soon as our instructions to progress were confirmed by our client and a sale was agreed within a matter of hours.

Whilst many surveyors view agency as putting up a board and waiting for enquiries to come, I always try and take the opposite approach by speaking with any party in the market to understand fully their requirement, such that as and when new property instructions are received I can hopefully quickly marry potential buyers with their dream destination.

This was certainly the case this time around and I was delighted to see the sale to TLA Distribution conclude, particularly as they have been a pleasure to deal with throughout.

I wish Dean Curtis of TLA and his team well for the future in this excellent building.

To suppress disappointment to any parties missing out on this opportunity though, fear not as I have another opportunity on the estate which again provides a rare chance to buy.

Slightly smaller at 1,302m² (14,017ft²) this again is a good quality building forming part of the Moorbridge Road Industrial Estate in Bingham and now openly on the market I would be delighted to show any interested parties around the party.”

For any party seeking to buy or rent industrial or distribution space, or indeed those owners looking to sell or let commercial, industrial or warehousing  units, then Tim Gilbertson can be contacted on 0115 9507577.

In Leicestershire’s prime distribution and industrial location, just off Junction 22 of the M1 Motorway, Unit 5, Walker Road, Bardon has been sold to a local company for their own expansion.

A comment regularly heard in property circles throughout not only Nottingham but also the County, East Midlands and almost Country wide, is that lack of stock is driving quick sales and lettings as demand improves for industrial and warehouse space throughout the region.

Nowhere has this been more clearly shown than with a deal concluded at Finch Close just off Lenton Lane, Nottingham’s prime industrial estate sitting adjacent to Nottingham’s Ring Road and within minutes access of the City Centre, where Tim Gilbertson has completed the sale of good quality warehouse and office accommodation on a substantial site to expanding local company Snowden Healthcare.

Why does this deal exemplify the market?  Simple, the property was put ‘under offer’ within a matter of days of coming to the market with potential purchasers queuing up for such a sought after and rare visitor to the market.

Tim Gilbertson commented:

“With so little industrial and distribution space to purchase throughout the region, whenever a good opportunity comes to the market such as this one at Finch Close, then if marketing is effective strong demand can be expected from the off.  This was certainly the case with this opportunity and when I was invited to place it on the market my initial reaction was that it would sell well and at a strong price given its prime location on probably the best estate in Nottingham, certainly the one with the best road links, whilst also on a large site, which always appeals to potential buyers.

A deal was quickly agreed and solicitors instructed with a local company, Snowden Healthcare, to facilitate their expansion and relocation and we wish them well in their new base.

I have no doubt that due to their diligence and quick response to purchase they have not only secured an excellent base for their long term business growth but also will see increased values in the future as this simply is, in most occupier’s minds, as good a location as there is in the County, with terrific road links, access to the City Centre within moments and a location augmented further by the arrival of the new tram line.

The only frustration with this deal is the number of parties that we now have still ‘queuing up’ for similar buildings and stock, rather than demand, is the biggest hurdle to overcome when trying to piece deals together.”

Tim Gilbertson concluded:

“The market continues to be strong and we expect to announce further deals similar to this later in the year as demand continues to improve and stock remains poor.  Values are certainly rising in terms of both capital and rental figures and this trend seems likely to continue.”

FHP Property Consultants and Landlords Commercial Estates Group are delighted to welcome Kaydian Design Limited to their new premises at The Amber Business Centre in Riddings.

Kaydian have taken a lease of circa 30,000ft² of warehouse space to relocate their central distribution warehouse facility.  Kaydian is a leading supplier of upholstered bedsteads to the UK contract and retail sector.  The acquisition will facilitate Kaydian Design continued expansion in the UK.

Richard Jeffrey from Kaydian comments:

Due to redevelopment of our old facility we needed to identify suitable alternative premises and homed in on The Amber Business Centre due to proximity to the A38 and M1 and the availability of the right premises with good yard space”.

The building itself was in need of some refurbishment and these works were carried out by Commercial Estates Group prior to completion of the lease.  The building therefore provides good quality warehouse space with 2 loading yards, secure yard, sales and admin office and staff facilities.

Tim Richardson from FHP Property Consultants adds:

“Having identified the right building for Kaydian, the Landlords set to work agreeing a specification, schedule of works, completing the documentation and once agreed pressing on in overseeing the refurbishment works to provide an excellent facility”.

FHP Property Consultants have one unit currently available of 12,400ft² which is currently undergoing refurbishment prior to being ready for occupational in October.  A further three production and warehouse buildings will be coming available at the start of 2016 providing units of 14,449ft², 25,533ft² and 40,404ft² together with a separate office of 3,377ft².

Tim Richardson adds:

These four buildings are currently used in combination for production and distribution purposes totaling some 83,764f² which again could be occupied as one facility, or equally as separate individual units with their own dedicated loading and yards.  The Amber Business Centre is a managed site with easy access to the motorway network and given the current shortage of industrial premises of this size we anticipate there will be a good level of interest.”

Philip Caspell of Commercial Estates Group added:

“We are pleased to welcome Kaydian to Amber Business Centre.  This latest letting demonstrates the continued attraction of Amber Business Centre to a wide variety of occupiers.  By carrying out a pro-active asset management strategy we have managed to increase occupancy on the estate massively and are confident that we will be fully let in the near future.”

Held on a long term lease to Agilitas IT Solutions Limited, Tim Gilbertson introduced and advised Stagecoach on their acquisition of the investment.
