Following the expiry of the lease to the tenants of 1 and 2 Shipley Court, the landlords asked FHP Property Consultants to act on their behalf to market both units. FHP undertook a widespread marketing campaign and have secured the sale of both of these modern industrial units.

The buildings are situated on the Manners Industrial Estate in Ilkeston, Derbyshire and extend to some 2,920ft² each. Unit 1 was sold to an owner occupier, CBS Couriers, as part of their business expansion. Unit 2 was sold to a local investor and was subsequently re-let by FHP.

Following an extensive agent-led search for new premises, The Furniture Recycling Group jumped at the opportunity to relocate to a new facility at The Amber Business Centre in Riddings, Alfreton, being marketed through FHP Property Consultants.

With work well progressed on site and practical completion due in September this year, we look forward to welcoming Tame as they take another base to add to their existing distribution locations throughout the region.”

The second deal concluded at Ivanhoe this month has seen Phil Randle at Salloway complete the sale of prime warehouse/industrial space to DACS Office Solutions.

Phil commented:

The first images have just been released showing PMW Property’s intended speculative development of 30,000ft² of high calibre warehouse or production space on the Cotes Park Industrial Estate just off the A38, within minutes drive of Junction 28 of the M1 Motorway.

The CGI above has just been released with work due to commence on site this month and practical completion anticipated for the final quarter of 2016.

2016 shows no sign of the demand for quality warehouse and industrial space diminishing, as deals have already been completed within the first few weeks of the New Year.

Acting on behalf E.I.R.P. Ltd, a major property company based in South Normanton, Tim Gilbertson has just let over 35,000ft² of prime warehouse space just off Junction 28 of the M1 at its intersection with the A38 to growing local occupier Radius Systems in a deal which sees a 5 year lease concluded.

This high quality warehouse building with two storey offices, all set on a securely fenced and gated site, created great interest from the start of marketing which should come as no surprise given the lack of space in the market and the general confidence throughout industrial and distribution occupiers in this size sector.

This continuing confidence in the sector is great to see but unfortunately the East Midlands, as with most regions, is stymied at present by a lack of supply as Tim Gilbertson who dealt with the deal commented:

“As ever it is good to start the New Year off with a quality deal and we wish Radius Systems, our new occupiers at our client’s premises, well as they continue on their expansion trail.

We experienced strong interest in this building from day one which is no surprise given its prime location and excellent specification.   This, coupled with the improved demand in the market place, has created an environment where deals are generally being undertaken quickly but what is concerning is the lack of stock in the market to meet the many unsatisfied requirements that still exist in and around the East Midlands.

There is no quick fix solution to this, industrial units cannot simply be built overnight and whilst we have a number of development sites where we are agreeing design and build deals to provide bespoke property solutions for occupiers on either a purchase or rental basis, there is always a time lag with these and some companies simply cannot wait.  Hopefully though with the year unfolding new stock will come to the market and if any parties do have surplus space coming available then I would be delighted to hear from them to meet the demands of occupiers across all size ranges and indeed specification standards.  There is demand and there is very limited supply.

Turning back to this deal though, we wish Radius Systems well for the future and look forward to hearing news of their continued growth and success.”

2015 saw the Leicestershire warehouse and industrial market strengthen, with stock diminishing and demand improving.

The early months of 2016 have seen this market kick on again with demand improving still further.

Increased demands for space, coupled with the ongoing lack of supply as exemplified by a few of the buildings we have sold shown here at Bardon just off J22 of the M1, suggest that 2016 will see both rental and capital values rise yet again as the market is still starved of stock through all sizes and specifications from new build to mid range and from small to large.

Tim Gilbertson of FHP who dealt with the deals shown commented:

“My prediction for the remainder of 2016 is continued demand and rises in both capital and rental values.

We have any number of parties looking to purchase or rent space throughout Leicestershire with the vast majority being frustrated by the lack of stock on offer.  Competition for space is strong and as a result rents and values are rising, with no sign of substantial amounts of new space coming to the market this trend seems set fair for the foreseeable future.

I would love to have more stock available and I can certainly provide a very positive prognosis of market conditions for any potential clients

Whenever writing retrospective commentaries, comments Tim Gilbertson of FHP, it sometimes becomes difficult to remember how successful schemes have been.

No problem at all with Ivanhoe Business Park at Ashby-de-la-Zouch though, as this had been a roaring success throughout 2015 and looks set for similar success in 2016.

With any number of office, production and warehouse design and build deals completed within the last twelve months, and with a further eight design and build deals currently under, offer Ivanhoe Business Park at Ashby has become one of Leicestershire’s premier office, industrial and warehouse locations and will continue to see new buildings spring up throughout the coming 12 months.
