2025 has proven to be an encouraging year for the office market, following a prolonged period of uncertainty. The sector has demonstrated resilience, stability and growth over the past 12 months, with momentum expected to continue into 2026.

Occupier confidence has been a key drive of this recovery, with businesses committing to longer-term leases. This not only provides landlords with greater security but also signals a clear upward trend in market confidence and growth. Landlords are responding to this renewed confidence by investing in capital expenditure, ensuring they meet the evolving demands of modern occupiers. The push towards high-quality, Grade A space has delivered tangible results: prime rents in Nottingham city centre have now reached £29.00 per sq ft, up from £24.50 per sq ft just a few years ago.

By contrast, lower-quality and un-refurbished offices continue to face some challenges. These spaces are experiencing longer marketing periods and limited rental growth, widening the gap between superior and inferior stock. A key message for 2026 is clear: landlords of secondary space must invest in refurbishment to remain competitive and secure tenants. While Grade B and C offices have not experienced all negativity, there is still demand in this market and we have witnessed activity throughout 2025, rental levels have largely remained stagnant.

The shift away from fully remote working has been another defining trend of 2025. More employees are returning to the office and occupiers are actively seeking space that enhances productivity. The focus has shifted towards offices that adopt culture, lifestyle comforts, collaborative working space and accessibility. This renewed demand has not only reduced reliance on remote working but has also driven businesses to secure larger office footprints. As a result, the average office transaction size has increased compared with the previous 12 months, a clear reflection of growing occupier confidence.

This ‘flight to quality’ has become increasingly evident over the past few years. Occupiers are prioritising modern, strategically designed office space that aligns with their operational needs and workplace culture, rather than opting for larger, less suitable premises. Business are now focusing on ensuring their overall footprint is the right fit for their employees and long-term objectives. Office buildings offering features such as EV charging points, secure bike storage, shower facilities and breakout space are proving particularly successful. What was once considered a tenant ‘luxury’ has now become a fundamental requirement in the search for office space.

Alongside quality, ESG credentials remain at the forefront of occupier decision-making. Energy efficiency and strong EPC ratings are increasingly recognised as essential, not only for reducing occupational costs but also for aligning with broader sustainability goals. It also delivers clear benefits for businesses, strengthening staff morale and supporting employee retention through a focus on wellbeing.

As we move into 2026, the Nottingham office market reflects both the positive momentum of 2025 and the challenges that remain. Demand for high-quality space continues to grow, yet supply remains constrained. While several Grade A schemes are in the pipeline, these projects take time to deliver, meaning immediate availability is limited. At the same time, there is still a significant volume of Grade B and C offices across both city centre and out-of-town locations. Many landlords remain reluctant to commit capital expenditure to refurbishments, yet such investment will be critical in meeting EPC requirements and attracting tenants in the years ahead. Securing landlord engagement in upgrades will be a continued key challenge for 2026.

Despite these pressures, the resilience and growth witnessed throughout 2025 set a positive tone for the year ahead, reinforcing Nottingham’s position as a market adapting to evolve occupier needs.

It was great to take part in such an insightful debate recently, I participated in the Round Table Debate hosted by Nelsons & Marketing Derby discussing the feasibility of bringing new build Grade A office space into Derby city centre.

We explored how it was possible, why it hasn’t been done yet taking into consideration rental values and build costs and the benefits of having high quality offices in the city centre which will only help to increase footfall and rejuvenate the high street. it was great to listen to different viewpoints & experiences from the panel and take part in such a discussion.

One of the key themes that emerged from our discussion was that there is demand for high quality offices and mixed-use space within the city centre the issue is funding these projects which is where collaboration becomes essential. I discussed current rental values for offices in Derby and the build costs to construct Grade A offices with their being a significant gap between the two ultimately providing the main reason as to why Grade A offices have not been built in the City Centre. The only solution is getting public support to help bridge this gap whether through gap funding or a joint venture between the council and private investor to build the space because from an investors perspective the rental tone is not there to justify the cost of developing such a scheme.

That being said, taking part in this debate is a good sign that Derby is ready to have the conversation of bringing such an opportunity to the city centre as there are certainly many positives of being able to offer Grade A space into the city centre. Developing such a project would act as a catalyst in the city centre as a large concentration of people will be working daily in the centre helping to bring life back to the high street through workers getting their lunch, having informal meetings in the coffee shops and having a drink after work. The surrounding areas would reap the benefits of having this offering and it will ultimately help attract more investment and people back to the city centre following shift of consumer habits and the majority of Derby office occupiers being based on Pride Park. 

I look forward to hopefully hearing more positive news later in the year regarding this topic of bringing Grade A offices to the city centre following the Derby Property Summit.

Acting on behalf of Nottingham College, FHP has recently represented the college in the sale of the Arthur Mee Centre in Stapleford.

Following completion of the college’s new £5.4 million purpose-built centre for students with learning difficulties and/or disabilities (SLDD) named ‘The Gateway’, FHP has concluded the sale of the Arthur Mee Centre.

The funds raised from the sale have contributed towards this bespoke Grade A facility located at the college’s Basford site. The Gateway centre for supported learners opened in February 2025 and provides the very latest standards in specialist teaching and learning resources for special educational needs education.

“The Arthur Mee Centre, a former Victorian school property, comprised nearly 20,000ft² on 1.6 acres and proved very popular when we launched it onto the market.

Pride Park has long been a popular choice for businesses in Derby since it was developed over 25 years ago, and it quickly has become the premier office location in the City.  It continues to be the primary choice for the majority of businesses we speak with today and accommodation on Pride Park typically comprises standalone office buildings, ranging in size from 1,000ft² to those well over 20,000ft².  Some of these buildings are now close to 25 years in age and range in appearance and specification, some being refurbished to a modern day standard with raised floors, air conditioning and LED lighting, with others being somewhat dated.

There remains very little available stock on Pride Park and as a result we are ongoingly speaking with a number of established businesses that require offices in this location, some of which have been looking for 12 – 18 months plus.  There is clearly good demand at present due to this shortage in supply.

Over the past twelve months, there has been a notable increase in the supply of offices between 1,000 and 3,000ft² but there is a lack of available space over 3,500ft².  There have been a couple of larger building brought to market and pleasingly these have been placed under offer quickly.  Edward Lloyd House, a detached 9,700ft² office, was placed under offer within one week of it being placed on the market.  In addition, a 13,000ft². building on Centro Place has also recently been placed under offer following a short marketing period.

Typical office rents on Pride Park range from £12.50 per ft² for second hand un-refurbished space to £16.50 per ft² for some of the better modern space on Pride Park.  Rental levels have largely remained unchanged over the past 10 years albeit we are seeing signs of growth with headline rents hitting £18.00 per ft².

To put this in to perspective, to facilitate a new build office, a rent in the region of £25 per ft² is required (subject to specification).  If rental tones continue to rise we hope to see new Grade A offices being built but at present the gap between existing and new is too far apart.

There are several key reasons why Pride Park remains the top choice for office occupiers these include:

Detached HQ Buildings – Many occupiers are specifically seeking detached, self-contained buildings that give them full control over their workspace and branding/ signage. Pride Park offers a selection of high-quality standalone office buildings, which are very attractive compared to multi-let office environments.

Location & Connectivity – Situated just minutes from Derby city centre and with easy access to the A52 and M1, Pride Park offers excellent transport links, making it a great location for regional and national businesses. Derby railway station is also within close proximity, providing easy access to London and other major UK cities.

Excellent Parking Provisions – Unlike many city centre locations where parking is a challenge, Pride Park offers businesses the advantage of ample on-site parking.

Overall, the Derby market is healthy and there are a good number of deals being done and a selection of high quality buildings for business to look at.  Rents are still sensible, but with any new build options some time away and supply diminishing, we could see these rents edging up.
