FHP Property Consultants are currently marketing a range of high-quality office suites within Nottingham’s renowned Creative Quarter, centred around the historic Lace Market. This characterful district, once home to the city’s lace-making mills, continues to attract forward-thinking occupiers seeking workspace with identity, heritage and contemporary specification that both Stoney Street and Broadway offer. The available suites retain many of the original mill features including impressive sash windows, exposed brickwork and generous ceiling heights, creating bright inspiring environments ideal for design-led and creative businesses.

A selection of opportunities are now available across several prominent Lace Market buildings, including:

  • 39 Stoney Street
  • 34 Stoney Street
  • 32A-34 Stoney Street
  • 1 Broadway

Suites range from 1,948 sq ft to 4,618 sq ft with the flexibility to combine floors for larger requirements or secure smaller self-contained spaces suitable for start-ups and growing SMEs. All offices benefit from a consistent high-quality specification, including newly refurbished interiors, modern kitchenettes, LED lighting, exposed services and the retained architectural features that make the Lace Market one of Nottingham’s most distinctive office locations. Offices are available on both open-plan layouts and ready-made configurations incorporating meeting rooms and breakout areas, offering occupiers a genuine plug-and-play solution.

Significant Investment at 39 Stoney Street

Particularly noteworthy is the ongoing repositioning of 39 Stoney Street, where the landlord has approved an extensive refurbishment to include a new entrance design and enhanced communal areas to create a more welcoming arrival experience and improved breakout environment, key priorities for occupiers seeking modern, amenity-led workspace. The proposed new entrance at 39 Stoney Street will significantly enhance the building’s presence and transform an underused area into a featured space. The repositioned entrance will play a pivotal role in attracting new interest and strengthening the building’s appeal within Nottingham’s office market. The third and fourth floors are currently being refurbished, presenting an exciting opportunity for an incoming tenant to collaborate with the landlord and influence the final design of their workspace.

A Thriving Location in the Heart of Nottingham

The Lace Market sits moments from the vibrant Hockley district, which has undergone a major transformation in recent years and is now one of Nottingham’s most dynamic destinations. With independent cafes and restaurant operators including Mesa, Pici, Yolk, Bar Iberico amongst others, the area has become a magnet for talent and a key driver of footfall within the city centre. Its proximity to the Lace Market further enhances the appeal of these office opportunities for businesses seeking an energetic, amenity-rich environment.

Amy Howard, Surveyor at FHP Property Consultants, commented:

“We are delighted to market a range of well-presented office suites within Nottingham’s Creative Quarter. The retained mill features create bright, characterful spaces and with a range of sizes available, we can cater towards a variety of office occupiers currently in the market.

We have seen encouraging levels of activity across the office sector during Q1, with a steady flow of enquiries and viewings. The market continues to demonstrate the demand for quality, amenity-rich, design-led offices with businesses prioritising environments that support collaboration and wellbeing. We hope to see this positive momentum continue throughout 2026. The sustained demand demonstrates growing confidence in Nottingham’s office market.

The opportunities across Stoney Street and Broadway are high-quality and available at competitive rents, and we look forward to welcoming new occupiers to both buildings, especially as the landlord continues to listen to occupiers and market demand.”

Latest News

2025 has proven to be an encouraging year for the office market, following a prolonged period of uncertainty. The sector has demonstrated resilience, stability and growth over the past 12 months, with momentum expected to continue into 2026.

Occupier confidence has been a key drive of this recovery, with businesses committing to longer-term leases. This not only provides landlords with greater security but also signals a clear upward trend in market confidence and growth. Landlords are responding to this renewed confidence by investing in capital expenditure, ensuring they meet the evolving demands of modern occupiers. The push towards high-quality, Grade A space has delivered tangible results: prime rents in Nottingham city centre have now reached £29.00 per sq ft, up from £24.50 per sq ft just a few years ago.

By contrast, lower-quality and un-refurbished offices continue to face some challenges. These spaces are experiencing longer marketing periods and limited rental growth, widening the gap between superior and inferior stock. A key message for 2026 is clear: landlords of secondary space must invest in refurbishment to remain competitive and secure tenants. While Grade B and C offices have not experienced all negativity, there is still demand in this market and we have witnessed activity throughout 2025, rental levels have largely remained stagnant.

The shift away from fully remote working has been another defining trend of 2025. More employees are returning to the office and occupiers are actively seeking space that enhances productivity. The focus has shifted towards offices that adopt culture, lifestyle comforts, collaborative working space and accessibility. This renewed demand has not only reduced reliance on remote working but has also driven businesses to secure larger office footprints. As a result, the average office transaction size has increased compared with the previous 12 months, a clear reflection of growing occupier confidence.

This ‘flight to quality’ has become increasingly evident over the past few years. Occupiers are prioritising modern, strategically designed office space that aligns with their operational needs and workplace culture, rather than opting for larger, less suitable premises. Business are now focusing on ensuring their overall footprint is the right fit for their employees and long-term objectives. Office buildings offering features such as EV charging points, secure bike storage, shower facilities and breakout space are proving particularly successful. What was once considered a tenant ‘luxury’ has now become a fundamental requirement in the search for office space.

Alongside quality, ESG credentials remain at the forefront of occupier decision-making. Energy efficiency and strong EPC ratings are increasingly recognised as essential, not only for reducing occupational costs but also for aligning with broader sustainability goals. It also delivers clear benefits for businesses, strengthening staff morale and supporting employee retention through a focus on wellbeing.

As we move into 2026, the Nottingham office market reflects both the positive momentum of 2025 and the challenges that remain. Demand for high-quality space continues to grow, yet supply remains constrained. While several Grade A schemes are in the pipeline, these projects take time to deliver, meaning immediate availability is limited. At the same time, there is still a significant volume of Grade B and C offices across both city centre and out-of-town locations. Many landlords remain reluctant to commit capital expenditure to refurbishments, yet such investment will be critical in meeting EPC requirements and attracting tenants in the years ahead. Securing landlord engagement in upgrades will be a continued key challenge for 2026.

Despite these pressures, the resilience and growth witnessed throughout 2025 set a positive tone for the year ahead, reinforcing Nottingham’s position as a market adapting to evolve occupier needs.

Jointly acting on behalf of M7 Real Estate, agents FHP and NG Chartered Surveyors have completed the sale of the former Vertex building on Evo Business Park at Sherwood Park, Nottinghamshire, to the North England Conference of the Seventh-day Adventists.

The value of the deal is undisclosed.

The fully fitted, high-quality Grade A detached office building – extending to 22,335 sq ft – provides immediate access to Junction 27 of the M1 motorway and offers 130 car parking spaces. The property underwent substantial refurbishment prior to sale and was available for immediate occupation.

The North England Conference of the Seventh-day Adventists will relocate its headquarters to the Vertex building later this year. The organisation, which serves a network of churches, schools, and community initiatives across the North of England, said the move will provide a modern, accessible base for its growing operations.

Michael Agyei-Asare, Chief Financial Officer of the North England Conference of the Seventh-day Adventists, said:

“Our current office space no longer meets our needs, and we have been looking for a new home that reflects both our growth and our mission. Vertex offers a modern and accessible setting that will become our new headquarters – housing our administrative offices, leadership and volunteer training, and a range of programmes designed to support both church and community needs.

“The move to Sherwood Park will allow us to bring our teams together under one roof, strengthen collaboration, and expand our capacity to deliver high-quality programmes in areas such as youth development, family support, and health and wellbeing. We are excited about the opportunities this new home will create, enabling us to serve our members and communities more effectively in the years ahead.”

Mark Tomlinson, Director at FHP, said:

“This latest sale at Evo Park marks the continued strategy of our client M7 Real Estate, to sell individual buildings within the wider scheme to owner-occupiers. Opportunities to acquire high-quality premises of this nature remain limited in the area and Vertex, which underwent a comprehensive multi-million-pound refurbishment by the previous tenant, offers some of the best quality office accommodation available in North Nottinghamshire. I’m sure the building will serve the purchaser well for their requirements going forwards.”

Richard Sutton, Managing Director of NG Chartered Surveyors, said:

“We’re delighted to have acted on this deal and to have supported the North England Conference in finding a new home that aligns perfectly with their operational and community-focused needs. Vertex is a superb building in an established business park location, offering excellent connectivity and high-quality accommodation. It’s fantastic to see such a well-respected organisation investing in Nottinghamshire and securing a property that will serve them for many years to come.”

Evo Business Park forms part of the established Sherwood Business Park to the north of Nottingham, home to major occupiers including Pendragon, Highways England, Countrywide Surveyors and Zeppelin Systems.

FHP Property Consultants are pleased to announce the successful letting of Edward Lloyd House, situated within Derby’s premier office park, Pride Park, Derby.  Acting on behalf of private clients, FHP have secured a new occupier for the 9,700ft2 detached office building.

This transaction is the latest of a number of significant office lettings in Derby over the past 3 – 6 months with FHP alone having transacted on 30,000ft² plus within that period.

Edward Lloyd House was one of the last office buildings to be built on Pride Park and offers high quality modern office accommodation within a short walk of the train station.

The property has been let on new lease terms for a period of 10 years.

Darran Severn, Director at FHP commented:

“This is a fantastic letting in Derby. We have been able to start the new lease on the day the previous tenant vacated minimising any void period for our client.  In addition, we have secured a new headline rent on Pride Park where over the past 10 years rents have peaked around £16.50 per sq ft. As supply reduces and existing buildings are comprehensively refurbished to provide grade A space, I see further rental increases over the next 12 months.

We have seen a lot of movement across the office market in Derby this year and have been involved in some high-profile deals.  We are seeing landlords invest in their buildings to improve the quality of the offices that are available, not only enhancing the space but also introducing more breakout rooms, amenity space and enhancing the general presentation of their building.”

“We first dealt with Amy back in May when she came out to look at our building and lettable space.  Amy gave us some advice and then a proposal for FHP, Amy in particular, to manage the letting. We were really pleased with how professional and efficient Amy was, there was little contact as the contact we had covered everything clearly.  Being busy in business, this made the transaction easy to understand and easy to manage and it was clear what the next steps were, so I didn’t need to waste time constantly chasing and calling Amy. Amy literally ironed out a tenancy before we went to press, saving us money and time.

This was the most impressive thing for us from the support received by Amy and FHP, as we just wanted a really swift and stress free transaction and Amy provided this. Should we ever need to let another space, I will not hesitate to call Amy first”.

FHP are delighted to confirm the successful letting of Unit 7 Churchill Business Park which was an off-market deal to JMKB Ltd.

Churchill Business Park is located within the well-established Colwick Industrial Estate, a popular commercial location that is home to a range of national and regional occupiers including Hunter Douglas, MKM Ltd and Jewson, amongst others. The estate benefits from excellent connectivity, situated approximately four miles east of Nottingham City Centre and offering direct access to the A612 (Colwick Loop Road), one of Nottingham’s key arterial routes. This strategic location also provides convenient links to Junctions 24 and 25 of the M1 Motorway, enhancing accessibility for both staff and clients.

Unit 7 comprises a modern, two-storey, self-contained office building constructed of brick elevations beneath a pitched, cladded roof. Internally, the space offers a combination of cellular and open-plan layouts, designed to accommodate a variety of working styles. The property also includes five designated car parking spaces, a valuable asset for office occupiers in their search.

Amy Howard, surveyor at FHP Property Consultants commented:

It was a pleasure to secure this off-market deal on behalf of our client. Given the extended marketing periods seen with other offices on the estate, it was particularly rewarding to achieve a letting with minimal vacancy. JMKB Ltd were actively seeking office space and Unit 7 met their requirements, making it a mutual benefit for both parties.

With renewed momentum in the office market across Colwick and the surrounding areas, especially as we look to bring the summer holidays to a close, this transaction highlights the continued demand for well-located, out-of-town office accommodation, principally those with strong transport links and proximity to Nottingham city centre. We are seeing clear signs that occupiers remain keen to secure quality space in accessible locations.”

FHP are pleased to announce the successful sale of H7 Ash Tree Court, representing the third transaction completed on the estate within the past four months. Ash Tree Court comprises two terraces of 14 self-contained, contemporary, two-storey office suites. Situated within Nottingham Business Park, one of the city’s most prominent out-of-town office locations, the estate benefits from excellent connectivity, just 0.5 miles from Junction 26 of the M1 Motorway. It offers generous car parking provisions alongside convenient access to public transport links, including NET tram stops and local bus routes.

Recent activity on the estate includes:

G6 Ash Tree Court – a 2,103 sq ft office suite let to When You Wish Upon a Star Ltd, a children’s charity who were seeking a well-connected and accessible location. After considering both city centre and out-of-town options, Ash Tree Court was identified as the ideal fit. G6 attracted strong interest throughout the marketing, further demonstrating the estate’s appeal.

H2 & H3 Ash Tree Court – an off-market investment sale completed on behalf of a retained client. The properties, currently let to Primary Integrated Community Services Ltd, comprised 3,809 sq ft with generous parking. The off-market deal was quickly identified as a suitable option following early discussions with another client who were seeking office investment sales. The transaction was concluded swiftly and at a competitive price, delivering a positive outcome for all parties involved.

H7 Ash Tree Court – the most recent transaction, an investment sale comprising 2,522 sq ft and let to JLA Ltd, was successfully secured following strategic pricing revisions. These adjustments were made after detailed discussions with our client to ensure the price more accurately reflected current market conditions for office investments. The revised approach generated renewed interest, resulting in a successful sale at a Net Initial Yield of 8.2%.

Amy Howard, surveyor from FHP Property Consultants, commented:

“It has been a great opportunity to work on Nottingham Business Park over the years and secure these three latest deals. With a mixture of lettings, sales and investment, it has certainly been popular and demonstrates that demand remains for small office occupiers.

The success of these transactions highlights the sustained demand for well-connected out-of-town business parks. Proximity to key transport links and ample on-site parking remain critical factors for office occupiers when selecting suitable accommodation.

It is an excellent result for all our clients involved, and I look forward to seeing further growth on the park and continuing to enhance rental and capital values.”

Darran Severn, Director at FHP Property Consultants comments:

“Pleasingly, there has been good activity within the office sector across Derby this year, and this is one of a number of office lettings over 10,000ft2. As a result there is a limited availability of space particularly over 5,000ft².   We are continuing to see businesses relocate to better quality office space that can boost creativity, collaboration and employee wellbeing.

We have further space available within the business park and would be delighted to speak with any other businesses that require office accommodation across Derby.”

Steve Squire, Executive Director at Network Plus comments:

Choosing the right location was the first step. We sought an address that was not simply a place to work, but one that suited the needs of our staff. The search took us through numerous neighbourhoods, each with their own unique characteristics.
