It was great to take part in such an insightful debate recently, I participated in the Round Table Debate hosted by Nelsons & Marketing Derby discussing the feasibility of bringing new build Grade A office space into Derby city centre.

We explored how it was possible, why it hasn’t been done yet taking into consideration rental values and build costs and the benefits of having high quality offices in the city centre which will only help to increase footfall and rejuvenate the high street. it was great to listen to different viewpoints & experiences from the panel and take part in such a discussion.

One of the key themes that emerged from our discussion was that there is demand for high quality offices and mixed-use space within the city centre the issue is funding these projects which is where collaboration becomes essential. I discussed current rental values for offices in Derby and the build costs to construct Grade A offices with their being a significant gap between the two ultimately providing the main reason as to why Grade A offices have not been built in the City Centre. The only solution is getting public support to help bridge this gap whether through gap funding or a joint venture between the council and private investor to build the space because from an investors perspective the rental tone is not there to justify the cost of developing such a scheme.

That being said, taking part in this debate is a good sign that Derby is ready to have the conversation of bringing such an opportunity to the city centre as there are certainly many positives of being able to offer Grade A space into the city centre. Developing such a project would act as a catalyst in the city centre as a large concentration of people will be working daily in the centre helping to bring life back to the high street through workers getting their lunch, having informal meetings in the coffee shops and having a drink after work. The surrounding areas would reap the benefits of having this offering and it will ultimately help attract more investment and people back to the city centre following shift of consumer habits and the majority of Derby office occupiers being based on Pride Park.

Acting on behalf of Nottingham College, FHP has recently represented the college in the sale of the Arthur Mee Centre in Stapleford.

Following completion of the college’s new £5.4 million purpose-built centre for students with learning difficulties and/or disabilities (SLDD) named ‘The Gateway’, FHP has concluded the sale of the Arthur Mee Centre.

The funds raised from the sale have contributed towards this bespoke Grade A facility located at the college’s Basford site. The Gateway centre for supported learners opened in February 2025 and provides the very latest standards in specialist teaching and learning resources for special educational needs education.

“The Arthur Mee Centre, a former Victorian school property, comprised nearly 20,000ft² on 1.6 acres and proved very popular when we launched it onto the market.

Pride Park has long been a popular choice for businesses in Derby since it was developed over 25 years ago, and it quickly has become the premier office location in the City.  It continues to be the primary choice for the majority of businesses we speak with today and accommodation on Pride Park typically comprises standalone office buildings, ranging in size from 1,000ft² to those well over 20,000ft².  Some of these buildings are now close to 25 years in age and range in appearance and specification, some being refurbished to a modern day standard with raised floors, air conditioning and LED lighting, with others being somewhat dated.

There remains very little available stock on Pride Park and as a result we are ongoingly speaking with a number of established businesses that require offices in this location, some of which have been looking for 12 – 18 months plus.  There is clearly good demand at present due to this shortage in supply.

Over the past twelve months, there has been a notable increase in the supply of offices between 1,000 and 3,000ft² but there is a lack of available space over 3,500ft².  There have been a couple of larger building brought to market and pleasingly these have been placed under offer quickly.  Edward Lloyd House, a detached 9,700ft² office, was placed under offer within one week of it being placed on the market.  In addition, a 13,000ft². building on Centro Place has also recently been placed under offer following a short marketing period.

Typical office rents on Pride Park range from £12.50 per ft² for second hand un-refurbished space to £16.50 per ft² for some of the better modern space on Pride Park.  Rental levels have largely remained unchanged over the past 10 years albeit we are seeing signs of growth with headline rents hitting £18.00 per ft².

To put this in to perspective, to facilitate a new build office, a rent in the region of £25 per ft² is required (subject to specification).  If rental tones continue to rise we hope to see new Grade A offices being built but at present the gap between existing and new is too far apart.

There are several key reasons why Pride Park remains the top choice for office occupiers these include:

Detached HQ Buildings – Many occupiers are specifically seeking detached, self-contained buildings that give them full control over their workspace and branding/ signage. Pride Park offers a selection of high-quality standalone office buildings, which are very attractive compared to multi-let office environments.

Location & Connectivity – Situated just minutes from Derby city centre and with easy access to the A52 and M1, Pride Park offers excellent transport links, making it a great location for regional and national businesses. Derby railway station is also within close proximity, providing easy access to London and other major UK cities.

Excellent Parking Provisions – Unlike many city centre locations where parking is a challenge, Pride Park offers businesses the advantage of ample on-site parking.

Overall, the Derby market is healthy and there are a good number of deals being done and a selection of high quality buildings for business to look at.  Rents are still sensible, but with any new build options some time away and supply diminishing, we could see these rents edging up.

FHP are pleased to announce the successful completion of the sale of H4 Ash Tree Court, Nottingham Business Park. H4 is a self-contained, mid-terraced office building situated across two floors, comprising 2,350 sq. ft. Prior to the sale, the property underwent extensive refurbishment, significantly enhancing its appeal and marketability. As we approach the end of 2024, it is a good time to reflect on the past year in the office market, particularly focusing on sub-5,000 sq. ft, current market trends and what to expect in 2025. Nottingham’s office market has shown resilience and adaptability in 2024, despite facing various challenges throughout the year. From an initial market sweep, here are some early insights and key figures.

Nottinghamshire office market overview

Office occupiers are taking longer with their decision making to secure their ‘ideal’ office space, with preferences continuing to evolve. Overall take up in Nottinghamshire is 359,000 sq. ft in 2024. This reflects a reduction of 5% from 2023, albeit the figure could slightly increase prior to the end of the year. This indicates, that while there is demand for offices, decision making is a critical element and many occupiers are taking a more cautious approach if all their specific requirements are not met.

The Government’s ‘Working From Home’ scheme, whilst successful post Covid-19 may be shifting, as a preference for returning to the office emerges as a key drive for Q3/4 2024 and leading into 2025. The average letting size in Nottinghamshire is around 3,750 sq. ft a 7% increased from 2023, suggesting occupiers are rethinking their return-to-work policies and the extent of their rationalisations. This trend is expected to continue in 2025, increasing demand for office space as occupiers seek a healthy work-life balance.

The preference for quality over quantity is emphasised, with the main demand remaining in the sub-5,000 sq. ft market. Throughout 2024 73% of office deals were between 5,000 sq. ft and 59% below 3,000 sq. ft.

Out-of-town business parks in Nottinghamshire continue to experience robust demand. We have observed that office spaces in these locations remain on the market for only a limited duration, generating significant interest during the marketing periods. The inherent flexibility of business parks, including features such as proximity to natural surroundings, ample car parking and accessibility to public transport, makes them an attractive option for occupiers who do not require a city centre location.

City centre office market overview

In the city centre office sector, there has been a significant increase in floor space dedicated to amenities such as café, breakout space and more luxurious/comprehensive facilities. This trend, seen throughout 2024, is driven by operators aiming to bring workers back to the office and highlight a healthy work-life balance.

56% of city centre take-up was on Grade A spaces totalling 92,286 sq. ft, despite less than 4% of office supply is readily available Grade A space, further demonstrating the imbalance between supply and demand within the higher quality market. The current availability of office space is set below:

Grade A – 269,735 sq. ft

Grade B – 331,859 sq. ft

Grade C – 134,310 sq. ft

Of the Grade A figure above, only 32,000 sq. ft is readily available and occupiable now, the remainder, subject to refurbishment, expected to be ready by the latter of 2025. Refurbished office spaces highlights landlords’ responsiveness to occupier needs for higher quality space, with some taking the risk to invest capital in their existing offices to increase take-up, a risk, no doubt, has paid off during 2024. City Centre take up has increased by just over 7% from 2023, currently standing at 164,650 sq. ft, demonstrating a continued drive towards the best quality product in the city centre. The average letting size for Grade A office space was just over 6,150 sq. ft further demonstrating demand for quality within the corporate sector. Prime rents for new supply refurbished office space now exceed £26.00 per sq. ft. highlighting the stark contrast between prime and secondary rents, the prime continuing to rise.

Summary

There has been strong activity within 2024, demonstrating that the office market is not struggling as much as one might think. However, the current city centre office availability stands at 732,200 sq. ft with much of this space being Grade Band C which remains problematic due to prolonged vacancy periods. The key message to landlords/investors is to invest in their properties, as taking risks can yield rewards in this market. The demand for high quality office space is expected to continue rising as occupiers return to the workplace, with emphasis on excellent ESG credentials, EPC ratings and welfare. As well as focusing on more flexible lease structures for tenants and offering fitout options, allowing for easy adaptability for occupiers looking for a ‘plug-in-and-play’ approach.

In light of the trends observed in 2024, we anticipate a sustained or even increased demand for office space in 2025. Currently, we are already engagement in discussions with a strong level of potential occupiers. It is expected that occupiers will remain cautious and deliberate in their decision-making process until they identify the ideal property. However, with the introduction of Grade A refurbished spaces over the coming year, we are confident in our ability to meet their needs, in the hope to foster a more favourable market environment throughout 2025.

In 2024, general office market trends have continued with occupiers emphasising the importance of quality of space. There are currently a number of key requirements from established businesses albeit given their focus on quality, finding a suitable office space in the City Centre and surrounds is proving difficult. Transaction times are taking between six to nine months from meeting on site to completion as occupiers are taking longer to make decisions. Rental values and capital values have largely remained unchanged over the past 10 years for offices in the area albeit we are seeing signs of growth but require Grade A space to drive the values even further.

Derby City Centre

In the city centre, there remains limited good quality office space and it will be interesting to see if the plans to build new offices comes to fruition. Slightly further out from the centre, the multi-let office schemes have seen a number of lettings complete this year. Cardinal Square has landed one of the stand-out deals of the year with a 7,000 sq. ft. letting to locally based Inertia Consulting which is of significance give the typical transaction bracket is between 1,000 sq. ft. and 3,000 sq. ft. Pentagon House, following its success of 2023 where it became fully let, now has one wing back available offering 3,747 sq. ft of high quality space. Lastly, RTC Business Park has seen a number of tenants upsize and relocate within the business park, which whilst these deals are not new tenants, it shows the strong demand for tenants who are based there to remain in place due to the quality of the space that is offered and the facilities the site has.

Pride Park

The majority of businesses still have a preference for offices on Pride Park where there is a lack of availability over the past 12 to 18 months between 4,000 sq. ft and 10,000 sq. ft and therefore there is strong demand for this space. Pleasingly there is more availability of offices over 10,000 sq. ft. on Pride Park, with more coming in the new year also. It will be interesting to see how quickly these are let/ sold given the previous lack of availability for quite some time now. There has also been an increase in supply between 1,000 to 3,000 sq. ft albeit some of these options are more bespoke offering space on first floor or more hybrid space and are therefore taking longer to let than one would assume on Pride Park.

Business Parks

In the wider Derbyshire/ Midlands region FHP have also seen a good level of demand for business park locations having successfully let a high quality modern two storey purpose built semi-detached office premises in Castle Donington after agreeing a deal within four weeks. We have seen further success in Holmewood, just south of Chesterfield where we completed on a large, detached office building and following that we were instructed by the landlord to market the adjacent building which we placed under offer within a few weeks also. The speed of agreeing the deals showcases that demand is there as long as the space offered is of good quality.

Going Forward into 2025

Next year, will likely be a similar year to that of this year with plenty of activity as occupiers are still downsizing/ relocating to better quality space as lease events occur. It is unlikely values will change drastically, largely due to the lack of development of office space in the region due to the costs involved not stacking up to build an office, even on Pride Park as the rental tone is not there. I expect the popularity of serviced offices to continue with the likes of Cubo helping satisfy the much needed demand for small office rooms/ desks for small business in the region.

FHP are delighted to complete on the latest letting at Interchange 25 Business Park, now resulting in full occupancy on the site.
