On behalf of private clients, FHP Property Consultants are delighted to bring to market 38 Royal Scot Road, Derby, DE24 8AJ.

The property is situated located on Royal Scot Road, which is accessed off the main A6 (Pride Parkway) at the Derby Audi  roundabout. Pride Park is Derby’s premier business address with over 10,000 people working at this location every day. The location offers excellent accessibility to Junction 25 of the M1 and East Midlands Airport via the A50.

The property comprises a two-storey modern office building which provides part of the ground floor and all of the first floor. The ground floor provides a small front facing room that can be suitable for an office/ meeting room or storage space.  There is also a separate corridor that provides additional storage space, kitchen and WC’s. The first floor provides open plan office accommodation with two cellular office rooms, a small kitchen and a W/C.

Pride Park has long been a popular choice for businesses in Derby since it was developed over 25 years ago, and it quickly has become the premier office location in the city.  It continues to be the primary choice for the majority of businesses we speak with today and accommodation on Pride Park typically comprises standalone office buildings, ranging in size from 1,000ft² to those well over 20,000ft².

The property is available at a rent of £14,950 per annum.

Corbin Archer of FHP Property Consultants comments:

“There remains very little available stock on Pride Park and as a result we are ongoingly speaking with a number of established businesses that require offices in this location. These offices aren’t available until September but given the lack of availability, there is clearly good demand at present due to this shortage in supply. If you are interested please get in touch.”

Acting on behalf of Nottingham College, FHP has recently represented the college in the sale of the Arthur Mee Centre in Stapleford.

Following completion of the college’s new £5.4 million purpose-built centre for students with learning difficulties and/or disabilities (SLDD) named ‘The Gateway’, FHP has concluded the sale of the Arthur Mee Centre.

The funds raised from the sale have contributed towards this bespoke Grade A facility located at the college’s Basford site. The Gateway centre for supported learners opened in February 2025 and provides the very latest standards in specialist teaching and learning resources for special educational needs education.

Phil Daniels of FHP commented:

“The Arthur Mee Centre, a former Victorian school property, comprised nearly 20,000ft² on 1.6 acres and proved very popular when we launched it onto the market.

We had strong interest from a range of parties including developers and existing users but in particular from the private educational sector.  The property was sold to the Outcomes First Group, a provider of special educational needs training.”

Gary McGinty, Head of Estates and Capital Development at Nottingham College commented:

“We thank FHP very much for their support on the sale of the Arthur Mee Centre.  We achieved a great result which will benefit our supported learning students at Nottingham College.  A great job efficiently executed by the team at FHP.”

The purchaser, Outcomes First Group, were represented by Jack Murray at Jaxxons Group, a specialist surveyor representing businesses in the special educational needs sector.

Some of these buildings are now close to 25 years in age and range in appearance and specification, some being refurbished to a modern day standard with raised floors, air conditioning and LED lighting, with others being somewhat dated.

There remains very little available stock on Pride Park and as a result we are ongoingly speaking with a number of established businesses that require offices in this location, some of which have been looking for 12 – 18 months plus.  There is clearly good demand at present due to this shortage in supply.

Over the past twelve months, there has been a notable increase in the supply of offices between 1,000 and 3,000ft² but there is a lack of available space over 3,500ft².  There have been a couple of larger building brought to market and pleasingly these have been placed under offer quickly.  Edward Lloyd House, a detached 9,700ft² office, was placed under offer within one week of it being placed on the market.  In addition, a 13,000ft². building on Centro Place has also recently been placed under offer following a short marketing period.

Typical office rents on Pride Park range from £12.50 per ft² for second hand un-refurbished space to £16.50 per ft² for some of the better modern space on Pride Park.  Rental levels have largely remained unchanged over the past 10 years albeit we are seeing signs of growth with headline rents hitting £18.00 per ft².

To put this in to perspective, to facilitate a new build office, a rent in the region of £25 per ft² is required (subject to specification).  If rental tones continue to rise we hope to see new Grade A offices being built but at present the gap between existing and new is too far apart.

There are several key reasons why Pride Park remains the top choice for office occupiers these include:

Detached HQ Buildings – Many occupiers are specifically seeking detached, self-contained buildings that give them full control over their workspace and branding/ signage. Pride Park offers a selection of high-quality standalone office buildings, which are very attractive compared to multi-let office environments.

Location & Connectivity – Situated just minutes from Derby city centre and with easy access to the A52 and M1, Pride Park offers excellent transport links, making it a great location for regional and national businesses. Derby railway station is also within close proximity, providing easy access to London and other major UK cities.

Excellent Parking Provisions – Unlike many city centre locations where parking is a challenge, Pride Park offers businesses the advantage of ample on-site parking.

Overall, the Derby market is healthy and there are a good number of deals being done and a selection of high quality buildings for business to look at.  Rents are still sensible, but with any new build options some time away and supply diminishing, we could see these rents edging up.

FHP are pleased to announce the successful completion of the sale of H4 Ash Tree Court, Nottingham Business Park. H4 is a self-contained, mid-terraced office building situated across two floors, comprising 2,350 sq. ft. Prior to the sale, the property underwent extensive refurbishment, significantly enhancing its appeal and marketability. Nestled within a landscaped area with views of the local countryside, the park offers ample parking with additional spaces available. H4 ASH Tree Court boasts excellent access to J26 of the M1 Motorway and is conveniently located near the NET Tram stop, with Nottingham City Centre within easy reach via the A610.

FHP collaborated with a private client to secure the sale. Despite initial limited interest, demand eventually increased, generating a strong level of interest in both the leasehold and freehold options. This interest led to best and final offers, resulting in a strong sale price that set a new benchmark for freehold values within close proximity to the subject property. CadXtra, the purchaser, had been searching for an ideal office space for some time and found H4 Ash Tree Court to be the perfect fit.

To highlight the ongoing demand for out-of-town business parks, FHP have also secured a new letting at G6 Ash Tree Court, which is currently under offer and expected to complete in the coming weeks. Additionally, there is interest in the remaining office suite at H7, which is available as an investment opportunity.

Amy Howard, Surveyor at FHP Property Consultants commented:

“It was a great result to finalise this sale for my client. After a slow start, we soon attracted a strong level of enquiries for both rental and purchase options. We secured an excellent sale price for my client and it was a pleasure to work alongside CadXtra in the sale, helping them find their ideal office space.

Out-of-town business parks remained popular throughout 2024, especially towards the end of the year, securing several strong deals reflecting new rental tones and freehold values. It will be interesting to see how demand evolves in 2025 and I look forward to securing further sales and lettings.”

Following the success at Cardinal Square, Derby last year, where Inertia Consulting took some 7,000ft2, Nurton Developments are now refurbishing another wing of 6,530ft².  The suite which is situated on the first floor will provide open plan high quality office accommodation benefitting from air conditioning, fibre internet, LED lighting and full height glazing.

The letting to Inertia Consulting represented one of the largest office lettings in Derby last year which has consequently given the building’s owners confidence to refurbish this suite.

This continues the trend of Nurton Developments investing in the building after having previously upgraded the building façade and modernised the courtyard to offer outdoor green space, meeting pods and recreational activities including mini-golf. They have also refurbished additional suites bringing them to Grade A standard.

Corbin Archer of FHP Property Consultants comments:

“The refurbishment works of this suite are set to complete within six weeks and will offer Grade A office accommodation to suit the modern occupiers. Off the back of the deal achieved last year, this investment shows Nurton’s confidence in the building and in the market as they are speculatively refurbishing the suite. We are already in discussions with a number of interested parties as there is a short supply of refurbished office suites across Derby particularly over 5,000ft².

If you are looking for a new office, we will be able to accommodate you here at Cardinal Square as we can offer anything from 100ft² to 20,000ft² so please get in contact with me or Darran on the details below.”

FHP Property Consultants are delighted to have completed the letting of Unit B2, Holmewood Business Park, Holmewood, Chesterfield, S42 5US.

Holmewood Business Park is an established office park comprising 5 detached office buildings. The property is situated in Holmewood which is approximately 4 miles to the south of Chesterfield and benefits from quick access to the A617 and M1 motorway which is within 2 miles of the office.

Unit B2, is a detached self-contained two storey office building which provides open plan office accommodation across both floors. In addition, the offices offer excellent parking with 20 designated spaces.

The property has been let on new lease terms for a period of 5 years at a rent of £60,000 per annum.

Corbin Archer of FHP Property Consultants comments:

“It is pleasing to see that we are seeing the same success at this business park as last year, with the offices here now becoming fully let. Exactly one year ago, FHP let Unit 2 which comprised 3,951ft2 after only having it on the market for a couple of months, thus showing the popularity of this office park thanks to its convenient transport links and specification. It was a similar story this time round having placed the property under offer in a few months.

Business parks throughout the region proved very successful in 2024 and I see no reason why this trend won’t continue into 2025 as occupiers look to create their own headquarter style building and fitout the premises in their branded image and specification. We do have a few more business park offices available so please do get in touch if you are searching for a new office this year.”

Latest News

As we approach the end of 2024, it is a good time to reflect on the past year in the office market, particularly focusing on sub-5,000 sq. ft, current market trends and what to expect in 2025. Nottingham’s office market has shown resilience and adaptability in 2024, despite facing various challenges throughout the year. From an initial market sweep, here are some early insights and key figures.

Nottinghamshire office market overview

Office occupiers are taking longer with their decision making to secure their ‘ideal’ office space, with preferences continuing to evolve. Overall take up in Nottinghamshire is 359,000 sq. ft in 2024. This reflects a reduction of 5% from 2023, albeit the figure could slightly increase prior to the end of the year. This indicates, that while there is demand for offices, decision making is a critical element and many occupiers are taking a more cautious approach if all their specific requirements are not met.

The Government’s ‘Working From Home’ scheme, whilst successful post Covid-19 may be shifting, as a preference for returning to the office emerges as a key drive for Q3/4 2024 and leading into 2025. The average letting size in Nottinghamshire is around 3,750 sq. ft a 7% increased from 2023, suggesting occupiers are rethinking their return-to-work policies and the extent of their rationalisations. This trend is expected to continue in 2025, increasing demand for office space as occupiers seek a healthy work-life balance.

The preference for quality over quantity is emphasised, with the main demand remaining in the sub-5,000 sq. ft market. Throughout 2024 73% of office deals were between 5,000 sq. ft and 59% below 3,000 sq. ft.

Out-of-town business parks in Nottinghamshire continue to experience robust demand. We have observed that office spaces in these locations remain on the market for only a limited duration, generating significant interest during the marketing periods. The inherent flexibility of business parks, including features such as proximity to natural surroundings, ample car parking and accessibility to public transport, makes them an attractive option for occupiers who do not require a city centre location.

City centre office market overview

In the city centre office sector, there has been a significant increase in floor space dedicated to amenities such as café, breakout space and more luxurious/comprehensive facilities. This trend, seen throughout 2024, is driven by operators aiming to bring workers back to the office and highlight a healthy work-life balance.

56% of city centre take-up was on Grade A spaces totalling 92,286 sq. ft, despite less than 4% of office supply is readily available Grade A space, further demonstrating the imbalance between supply and demand within the higher quality market. The current availability of office space is set below:

Grade A – 269,735 sq. ft

Grade B – 331,859 sq. ft

Grade C – 134,310 sq. ft

Of the Grade A figure above, only 32,000 sq. ft is readily available and occupiable now, the remainder, subject to refurbishment, expected to be ready by the latter of 2025. Refurbished office spaces highlights landlords’ responsiveness to occupier needs for higher quality space, with some taking the risk to invest capital in their existing offices to increase take-up, a risk, no doubt, has paid off during 2024. City Centre take up has increased by just over 7% from 2023, currently standing at 164,650 sq. ft, demonstrating a continued drive towards the best quality product in the city centre. The average letting size for Grade A office space was just over 6,150 sq. ft further demonstrating demand for quality within the corporate sector. Prime rents for new supply refurbished office space now exceed £26.00 per sq. ft. highlighting the stark contrast between prime and secondary rents, the prime continuing to rise.

Summary

There has been strong activity within 2024, demonstrating that the office market is not struggling as much as one might think. However, the current city centre office availability stands at 732,200 sq. ft with much of this space being Grade Band C which remains problematic due to prolonged vacancy periods. The key message to landlords/investors is to invest in their properties, as taking risks can yield rewards in this market. The demand for high quality office space is expected to continue rising as occupiers return to the workplace, with emphasis on excellent ESG credentials, EPC ratings and welfare. As well as focusing on more flexible lease structures for tenants and offering fitout options, allowing for easy adaptability for occupiers looking for a ‘plug-in-and-play’ approach.

In light of the trends observed in 2024, we anticipate a sustained or even increased demand for office space in 2025. Currently, we are already engagement in discussions with a strong level of potential occupiers. It is expected that occupiers will remain cautious and deliberate in their decision-making process until they identify the ideal property. However, with the introduction of Grade A refurbished spaces over the coming year, we are confident in our ability to meet their needs, in the hope to foster a more favourable market environment throughout 2025.

Latest News

In 2024, general office market trends have continued with occupiers emphasising the importance of quality of space. There are currently a number of key requirements from established businesses albeit given their focus on quality, finding a suitable office space in the City Centre and surrounds is proving difficult. Transaction times are taking between six to nine months from meeting on site to completion as occupiers are taking longer to make decisions. Rental values and capital values have largely remained unchanged over the past 10 years for offices in the area albeit we are seeing signs of growth but require Grade A space to drive the values even further.

Derby City Centre

In the city centre, there remains limited good quality office space and it will be interesting to see if the plans to build new offices comes to fruition. Slightly further out from the centre, the multi-let office schemes have seen a number of lettings complete this year. Cardinal Square has landed one of the stand-out deals of the year with a 7,000 sq. ft. letting to locally based Inertia Consulting which is of significance give the typical transaction bracket is between 1,000 sq. ft. and 3,000 sq. ft. Pentagon House, following its success of 2023 where it became fully let, now has one wing back available offering 3,747 sq. ft of high quality space. Lastly, RTC Business Park has seen a number of tenants upsize and relocate within the business park, which whilst these deals are not new tenants, it shows the strong demand for tenants who are based there to remain in place due to the quality of the space that is offered and the facilities the site has.

Pride Park

The majority of businesses still have a preference for offices on Pride Park where there is a lack of availability over the past 12 to 18 months between 4,000 sq. ft and 10,000 sq. ft and therefore there is strong demand for this space. Pleasingly there is more availability of offices over 10,000 sq. ft. on Pride Park, with more coming in the new year also. It will be interesting to see how quickly these are let/ sold given the previous lack of availability for quite some time now. There has also been an increase in supply between 1,000 to 3,000 sq. ft albeit some of these options are more bespoke offering space on first floor or more hybrid space and are therefore taking longer to let than one would assume on Pride Park.

Business Parks

In the wider Derbyshire/ Midlands region FHP have also seen a good level of demand for business park locations having successfully let a high quality modern two storey purpose built semi-detached office premises in Castle Donington after agreeing a deal within four weeks. We have seen further success in Holmewood, just south of Chesterfield where we completed on a large, detached office building and following that we were instructed by the landlord to market the adjacent building which we placed under offer within a few weeks also. The speed of agreeing the deals showcases that demand is there as long as the space offered is of good quality.

Going Forward into 2025

Next year, will likely be a similar year to that of this year with plenty of activity as occupiers are still downsizing/ relocating to better quality space as lease events occur. It is unlikely values will change drastically, largely due to the lack of development of office space in the region due to the costs involved not stacking up to build an office, even on Pride Park as the rental tone is not there. I expect the popularity of serviced offices to continue with the likes of Cubo helping satisfy the much needed demand for small office rooms/ desks for small business in the region.

Nurton has invested significantly in creating a high-quality working environment, catering to the needs of modern occupiers with a focus on onsite amenities and wellbeing including open green spaces, outdoor work, rest areas and leisure facilities.

David Dyas, Asset Manager at Nurton Developments, said:

“The investment we’ve made to Cardinal Square has been well received by existing occupiers and the wider market. This letting is a direct result of the improvements we have made to the building. Inertia sought quality space to amalgamate their offices and Cardinal Square ticked the box.

“We spent time liaising with Inertia and built an excellent working relationship during what were enjoyable negotiations to ensure the letting met with their requirements.”

“The 7,000ft2 letting is certainly one of the largest office lettings in Derby we’ve done this year in a market where the typical transaction bracket is under 3,000ft².  Office occupiers are still continuing the trend of upgrading their space and this is evident in this letting.

We still have a number of office suites available in Cardinal Square so please do get in touch if you would like to discuss availability or arrange to view.

The inner courtyard at Cardinal is a surprising addition to the building and offers a green oasis with meeting pods and recreational activities like table tennis, pétanque and mini golf.

FHP are delighted to complete on the latest letting at Interchange 25 Business Park, now resulting in full occupancy on the site. The final ground floor office suite was let to WHP Trust Ltd, the newest tenant to arrive on the business park, further enhancing the diverse range of occupiers. FHP have recently secured the first floor tenants at Unit 5 Interchange earlier this year to Equans Ltd, proving the estate to be popular. Interchange 25 Business Park is situated just off Junction 25 of the M1 Motorway and the A52 which connects Nottingham and Derby. The park comprises a development of 8 self-contained detached office buildings which provide high office specification throughout, with excellent car parking facilities.

Amy Howard from FHP Property Consultants commented:

“I am thrilled to have secured the final letting with WHP Trust, achieving full occupancy on-site for our client. The business park has remained consistently popular throughout the years we have marketed these office suites and continuing our client’s success by attracting strong tenants.

It was always a risk to split the floor plates on a floor-by-floor basis on Unit 5 with Equans occupying the first floor, however, the level of interest and enquiries during the short marketing period stayed strong to secure us a tenant. It is encouraging to see the demand for out-of-town business parks remain consistent, helping to revitalize the office market and encourage take up.

I had been in discussions with WHP Trust for several months prior to securing this office space for them. From the first viewing at Interchange, it was evident that the unit suited all their requirements and needs, and solicitors were soon instructed. It has been a pleasure to assist them throughout their search and I wish them every success in their new office premises.”

Our client at Interchange commented:

“As always, it is great to see the site reach full occupancy and the diverse range of tenants that we have on-site. FHP Property Consultants have done an excellent job in securing another tenant for Unit 5 to achieve this. We are continuing to listen to tenants’ needs and requirements so we can make the park suitable, keeping them tenants for a number of years to come.”

Evidently, Interchange Business Park is a popular office destination with high quality offices and is certainly not an opportunity to miss out on. If you would like further information, please feel free to contact me on 07887 787894, alternatively you can email me at amy.howard@fhp.co.uk.

Pentagon House is situated in an excellent position just off the A52 (Pentagon Island) in Derby, and offers high quality modern office accommodation with excellent parking.

This landmark office building has one remaining suite available which is positioned on the second floor extending to approximately 3,747ft2.  The specification includes raised access floors, LED lighting, air conditioning, individual WC’s and shower. In addition there are 20 allocated car parking spaces including an electric vehicle charge point.

Suite 2B is immediately available on new lease terms.

Darran Severn of FHP Property Consultants comments:

“This is an excellent office suite in a well-known landmark building.  The space is configured well and is majority open plan with a number of smaller meeting rooms, and as a result an occupier can move in with relatively low fit out costs.  In addition, the location offers excellent access to the A52/A38 and is also within walking distance of Derby City Centre.

There is currently a shortage of good quality office accommodation between 3,000ft2 and 10,000ft2 across Derby, and this suite would be a good option for anyone seeking space around 4,000ft².”

Acting on behalf of Canal and River Trust (CRT) we are delighted to confirm that CRT are gearing up to transform Castle Wharf House – the former headquarters of Nottingham Evening Post and most recently the HQ of Land Registry Nottingham into a “best in class” Grade A office scheme.

Proposals have been unveiled which show how the building, which was constructed approximately 20 years ago, can be transformed to provide a modern office building.

Whilst the building could be occupied as a headquarters building, as it has historically been, it is anticipated that it is more likely to be transformed into a multi let building providing two suites of 2,700ft² and 5,300ft² on the ground floor and three further floors of circa 10,000ft² each which can be occupied as whole or combined.

John Proctor at FHP confirmed:

“CRT recognise that Nottingham’s office market is starved of high quality Grade A space and they are repositioning this building to provide space which is equivalent to new build space.  A collaborative impressive entrance reception, which will be both concierge managed and will allow informal meetings, will welcome both occupiers and visitors to the building.

Occupiers seeking best in class space within the city are attracted to a location which is close to transportation (in particular the railway station) and provides the appropriate complementary onsite and offsite facilities – Castle Wharf is a stone’s throw from Nottingham Station and with a range of complementary facilities ticks all the boxes”.

It is anticipated that the offices will be available in August 2025.  Further information can be obtained by speaking to either John Proctor or Mark Tomlinson at FHP on 0115 950 7577.

“This is the second successful letting that FHP has secured for us in Discovery House, we came to them for advice and they delivered on this in securing two tenants. FHP are delighted to complete a second successful sub-letting at Discovery House, situated on the popular Ruddington Fields Business Park . The ground floor suite comprised 2,769 sq. ft of open plan office accommodation that was undergoing a high quality refurbishment during the letting, which allowed the occupier to adapt their preferences alongside the refurbishment. Capita, the sublessor, occupy the whole of Discovery House offering a fully manned concierge area, WC and shower facilities, alongside meeting rooms that can be hired out for client meetings. Ruddington Fields Business Park is located to the south of Nottingham City Centre and houses a variety of occupiers including Vision Express, Experian, EmTech Ltd, Romax Technology amongst others. It benefits from its beautiful surroundings offering several walking routes at Rushcliffe Country Park. PremTech Ltd are the latest to agree a sub-letting at Discovery House, with their main office based in Ashby-De-La-Zouch.

Capita’s need for office space had significantly reduced since the Government introduced the working from home scheme which led to a reduced office footprint. Given the high levels of costs they were incurring, they reached out to FHP for some further guidance on this. We have previously carried out a successful sub-letting in 2023 for part of the ground floor, to Bentley Project Management Ltd. PremTech Ltd obtained the remaining space on the ground floor securing a successful 8,000 sq. ft of take-up for Capita to further reduce their expenditure.

Amy Howard, Surveyor at FHP Property Consultants commented:

“PremTech Ltd had been actively looking at offices for several months, considering numerous options along the way. Despite multiple viewings, it became evident that they had specific requirements for their new office space. Discovery House emerged as a strong contender, although a few of their needs remained unresolved. To address these concerns, we arranged an on-site meeting with Capita allowing a thorough discussion of the remaining issues. This meeting proved beneficial allowing us to secure them as an occupier. A key advantage of this collaboration was that Premtech could directly work with Capita on the refurbishment, ensuring the office was tailored to their preferred tastes.

PremTech are a great new addition to the Business Park, offering a diverse range of occupiers. I am thrilled to have successfully closed this deal for my client, achieving their primary goal of reducing their costs while also breathing new life into Discovery House. I wish both parties all the best in their next endeavours.”

Elizabeth Cashon, Estates Surveyor, Group Property at Capita commented:

“This is the second successful letting that FHP has secured for us in Discovery House, we came to them for advice and they delivered on this in securing two tenants. Amy has been great to work with, she is extremely efficient and focused on achieving the best outcome for her client and getting the deal over the line, even with continued delays.”

If your current office space is too large for your needs but you are locked into a long-term lease, we can help. Feel free to contact our office on 0115 950 7577 for some advice and assistance on how to optimize and reduce your space effectively.

FHP have witnessed a flurry of deals complete within Nottingham City Centre, proving that the office market is still active and there is a continued level of demand throughout a range of sizes. Office occupiers needs have evolved over time, with the adaptations that followed from Covid-19 such as the working from home scheme that was put into place by the Government. It is evident that not all office occupiers have completely shifted to a full remote approach, which highlighted the importance of keeping some office presence to boost productivity and provide a change of environment for workers, adopting the ‘hybrid approach’.

Landlords more than ever are witnessing the need to listen to office occupier preferences and alter their office space to attract activity back into the market, with the main focus now being on excellent ESG credentials, amenities on-site and breakout areas to provide a relaxing home environment to allow a smooth transition back to the office. All these factors have been a primary focus in office searches, significantly influencing the level of occupancy within the City Centre.

Recent successful lettings have included Suite 202 Bridlesmith House, a small office space of 1,357 sq ft that has recently undergone a high level office refurbishment, as well as the refurbishment throughout the building including new shower facilities and bike storage being installed, with a key focus on improving the entrance area to the offices. WT Partnership are now one of the several occupiers to join Bridlesmith House offering a variety of tenants within the building.

Maximus U.K. Services Limited have secured another suite within The Atrium on the fourth floor, offering 3,535 sq ft of office accommodation. The Atrium is well located within Nottingham, offering excellent nearby transport links and allocated car parking spaces, at a competitive rent within the market.

2 Arkwright Street, Queens Offices has also been another successful recent letting for FHP to Thrive Tribe Ltd, now resulting in full occupancy on the property and another delighted client. The suite comprised 1,453 sq ft of refurbished modern office space, with a generous level of car parking spaces (8 spaces).

Trevor Mealing, People Experience Lead at Thrive Tribe Ltd, commented:

“I’d like to thank Amy and the team at FHP Property Consultants in Nottingham for the excellent care and guidance through the processing of securing a commercial office in Nottingham City Centre. Amy in particular was exceptionally personalised and her flexible approach helped us see the office on many occasions allowing the process to proceed quickly. Amy was more than happy to answer any questions and gather all the information we required. We would certainly recommend their service going forward”.

Amy Howard, Surveyor at FHP Property Consultants commented:

“It is encouraging to see activity remaining at a good level within the Nottingham office market, particularly for spaces ranging from 1,500 to 3,500 sq ft. This reassures us that the office market is active and demand is still present. We also have several offices under offer that are hopefully due to complete over the next few months, which is especially encouraging for other landlords.

Nottingham and its surrounding areas offer a substantial supply of high-quality office spaces that cater to the varied needs of businesses. The city boasts excellent transport links, including the NET Tram, Nottingham Station, various bus routes, and ample car parking, ensuring easy accessibility for tenants. These factors make Nottingham an attractive location for office occupiers. We offer a diverse range of office spaces catering to all needs. From affordable options ideal for start-ups and smaller businesses, to Grade A offices designed for those seeking a premium, professional environment to impress clients.”

FHP are delighted to have completed on the sale of Unit 17 Maisies Way, South Normanton to an owner occupier known as Secur-It. The property comprised 8,289ft² of self-contained office accommodation situated across two floors offering a mixture of open plan and cellular floorplates throughout the property. Situated just off Junction 28 of the M1 Motorway, the property provides excellent connectivity and Mansfield Town Centre within a short distance drive.

Maisies Way is an office development scheme with a variety of sizes available with self-contained access and ample parking. The Village is within a few minutes’ drive of East Midlands Designer Outlet and Castlewood Business Park which anchors a variety of national and regional occupiers providing over 1.5 million sq. ft. of distribution and production space.

Amy Howard, Surveyor at FHP Property Consultants commented:

“It was a great result to get this over the line for my client and secure a strong price on the property. Unit 17 had been on the market for some time and even though we explored several marketing options such as leasehold / freehold disposal and renting individual floors, interest was slow. Secur-It were after a good level of office space near J28, and this property seemed perfect for their requirement. After the initial viewing, it was clear the property was suitable for them and we were under offer within a short timeframe following on from this.

The property highlighted the difficulty we face within the office market, especially on larger floor plate within out-of-town office locations. It is evident that marketing is essential in the disposal of these types of properties and exploring all options available to secure a tenant / purchaser. After the initial interest was slow on the rental side, it emphasized the push for a purchaser, especially given the vacancy period my client was facing.

I am delighted to have got this over the line and welcome Secur-It onto Maisies Way, they will be a great asset to the estate and I wish them all the best in their next endeavours.”

FHP are pleased to have completed the letting of the first floor at Unit 5 Interchange 25 Business Park to Equans Ltd. Interchange 25 Business Park comprises a development of eight self-contained detached office buildings providing high quality office specification throughout, with a variety of occupiers including Ait IT, Nurture Fertility, GPA Global, Keepmoat Homes and more. The business park is situated with excellent connectivity to the M1 motorway, just off J25 and the A52 which connects Nottingham and Derby.

Equans Ltd are the newest occupier to the scheme, securing a first floor suite comprising 2,071ft² of high quality open plan office accommodation with ample car parking spaces. Equans Ltd expressed interest from their initial viewing which quickly resulted in an offer and solicitors instructed, a great result for all parties involved. Interchange 25 has been a popular estate over the years with strong tenants throughout the site and is accessible to both Nottingham and Derby locations.

Amy Howard, Surveyor at FHP Property Consultants commented:

“After a slow start with initial interest, it was a great result to secure Equans on the first floor offices. It was evident that the demand for the whole space of circa 4,000ft² was limited following on from a few viewings that resulted in no offers on the property. We therefore looked at different options to secure full occupancy. The out-of-town office market continued to show a strong level of demand between the 2,000ft² and 2,500ft² size bracket, which resulted in us changing our marketing approach and offering both the whole space and on a floor-by-floor basis.

Once we added the additional availability options, it resulted in several further viewings and we secured Equans Ltd. Equans were a delight to work alongside from the start and they will be an excellent addition to the park.

Securing a tenant for the ground floor space is a priority for us in order to achieve full occupancy for our client, interest remains strong so we are hopeful to achieve this over the course of the next few weeks.”

The ground floor office suite remains available at Unit 5, comprising 2,071ft² with a fully fitted out kitchen, open plan floor plates and high quality office specification throughout. The suite also benefits from eight designated car parking spaces, self-contained WC facilities and an intercom system. We are currently quoting £31,250 per annum on a new FRI lease for a number of years to be agreed.

For further information on the availability at Interchange 25 Business Park, please feel free to give me a call on 07887 787 894 or alternatively you can email me at amy.howard@fhp.co.uk.
