99 Friar Gate in Derby is a Grade II * listed 19th century mansion building situated on Friar Gate, an elegant tree lined professional area on the west side of the city centre.  Following an extensive marketing campaign by joint agents FHP Property Consultants and Rigby & Co on behalf of Clowes Developments (UK) Ltd, a sale has been completed which will secure the future of this outstanding building.

The property has been purchased by Strawdog Studios, a growing company currently based in Friar Gate Studios.  Strawdog are a BAFTA and Develop award nominated independent game developer of fun social and mobile games.

Paul Smith from Strawdog Studios comments:

“99 Friar Gate will be a perfect City centre base for the studio as we continue to execute our plans to grow the team and develop our mobile games publishing business over the next few years.”.

Tim Richardson from FHP Property Consultants who handled the negotiations adds:

We had a lot of interest in the property from people looking to convert it into flats, but always felt that the best result would be to retain the building largely as existing as it will create a fantastic working environment once refurbishment works have been completed”.

The property extends to some 4,500ft² plus a basement and rear walled garden/parking and is situated near to the Friar Gate railway bridge.

Renowned historian Maxwell Craven says the building is one of the finest examples of 18th Century architecture in Derby, adding:

The Townhouse was built in the late 1750s for the Burdett family of Bramcote by architect David Hiorne, who also designed Foremark Hall, near Repton.  It has a very grand mid 18th century timber staircase, which is particularly spectacular and at one point was the Derby town house for the Hurt family.  It is an important building in Derby’s premier conservation area”.

The recent re-development of the former Freeth Cartwright Solicitor’s offices at Express Buildings on Upper Parliament Street in Nottingham has recently been Highly Commended in the Best Conversion category of the East Midlands LABC Building Excellence Awards 2017, a much prized accolade given the number of conversion schemes having taken place in the City.  The development was completed by 29 Stoney Street LLP alongside DL Design Studio who turned these former offices into 36 studio apartments over 4 floors for the growing student market.  The building was originally sold by Mark Tomlinson of FHP and is now fully let, thanks in no small part to Jonty Green and the team at FHP Student Living. The building achieved full occupancy for the 16/17 academic year is now fully booked for 2017/18, achieving full occupancy well in advance of the start of the academic year for the second year running.

Dan Lacey of DL Design Studio commented:

“Our concept was to create quality spaces within the existing listed building whilst retaining the historical character of the property. The building maintains a strong city centre presence and its occupancy is vital to assist with the improved vibrancy of the city’s streets.  The acknowledgement of our achievement by LABC is greatly received and is testament to a good working relationship between client, design team, building team and Local Authority.

Andrew Davidson-Hogg of 29 Stoney Street LLP who developed the property commented:

“It was a privilege to convert a building with such a beautiful Victorian facade and excellent natural light. The success of the project is down to the designers, contractors and tradesmen who worked so professionally to ensure a high standard of finish. I am immensely proud of their work.”

Mark Tomlinson of FHP Property Consultants commented:

“Since the Article 4 planning changes allowing office properties to be converted into residential accommodation there has clearly been a substantial drive towards the creation of living accommodation within the city.  This has had a knock on affect in so far as it has increased spending in the city centre and we are now seeing a vast improvement in the leisure offer from the city with a range of bars, restaurants and takeaways, all benefitting from the increased city centre population.

I understand that this was not a simple project, with the property being Grade II listed with its ER Sutton heritage dating back to the 19th century, but having walked around the finished product this clearly does offer some of the best quality studios in the city centre, with the building having retained many of its original features – a rare commodity for this type of accommodation which can lack certain character”.

Jonty Green of FHP Student Living comments on the excellent demand for the property:

“The Student Property market has grown significantly over the last few years. Planning directives have encouraged developers to provide stunning conversions, tailor made for students. This new supply has been met with a hungry appetite from students whose demands are now for modern spec, efficient accommodation in prime locations.

29a Upper Parliament St has proved particularly popular with restored original features such as the polished wooden floors mixed with modern touches such as granite kitchen work tops & high spec integrated kitchen appliances.

The City Centre, thanks to developments such as 29a Upper Parliament St, is fast becoming the most desirable area for students of Nottingham Trent University, with students choosing high spec accommodation mixed with a vibrant City Centre lifestyle over traditional shared housing areas such as Radford and Forest Fields.”

Transform Trust is a multi-academy trust formed in 2013. The office re-location has been necessary following recent growth, and has facilitated Transform to be based under one roof at Unit 11 Castlebridge.

The offices accommodate 2,400 sq. ft. over two floors of newly refurbished high-quality space. Award-winning Managed ICT Service Provider, Air-IT has relocated its headquarters to new 5,400 sq ft premises at Interchange 25 Business Park, Nottingham, owned by Hortons’ Estate Limited.

By retaining their previous 4,000 sq ft head offices at Nottingham Business Park, the move more than doubles its footprint to almost 10,000 sq ft of office space, supporting the company’s ongoing growth strategy to increase current turnover to £10m and the size of its workforce to 100 by 2022.

“The decision to relocate supports our continued growth and ambitious plans for the future”, said James Healey, Managing Director of Air-IT. “Since we were founded in 2005, we’ve enjoyed consistent high growth of 30% year on year. As a result, we needed more room to accommodate our growing team and to help us attract and retain the best talent.

“With 45 staff at present, we plan to create 10 new jobs by 2018 taking headcount to 55, so will soon be looking for new people to join our technical and back office teams.

“Located centrally between Nottingham and Derby, and ideally situated at Junction 25 of the M1, the move has opened our doors to a wider geographical area and will increase our ability to service clients based throughout the East Midlands and across the UK.”

With a £200,000 investment in fit out alone, the new high tech offices boast an open plan design over two storeys, with informal spaces for staff to meet and collaborate in a spacious environment.  The service desk function fills a whole floor and an all-new break out area known as “The Hub”, provides staff with a special space to relax. Table Tennis and a pool table are available to play as well as a games console and brand new kitchen and dining area.   New meeting rooms named Innovate, Commit and Excel have been inspired by the company’s culture and values. Overall, the contemporary design aims to reflect the company’s status as the region’s leading ICT provider, as confirmed by the recently released MSPmentor 501 world rankings where they came in at position 224 globally and no.1 in the East Midlands.

Mark Tomlinson, an Associate Director at Commercial Property Consultancy, FHP said:

“When we were invited to take the agency role on at this site, these buildings required a level of modernisation and Hortons has carried out an excellent quality of refurbishment and are now reaping the rewards for their efforts. These are now some of the best quality offices in the area.”

Jeremy Boothroyd from Hortons’ adds:

“We’re pleased to welcome Air-IT to Interchange 25. They are a successful, growing IT business and their presence on the park will complement the existing mix of tenants.”

Air-IT joins Interchange 25 as new neighbours to some well-known businesses including Coleby Associates LLP, Gamestec Leisure Limited, Renew Holdings and Nurture Fertility.  Healey adds:

“This is a very exciting time for Air-IT and a lot of work has gone in to this development behind the scenes to create a space where staff flourish, feel at home and can really live the company vision.  We’d like to reassure our clients that it’s very much business as usual, and we look forward to welcoming visitors at our new offices from Monday 10th July.”

Established in 2005, Air-IT help businesses take advantage of technology to deliver growth and success. Providing a range of tailored services locally and nationwide, they offer service desk support, cyber security, backup and business continuity, consultancy and cloud, as well as telephony, mobile and broadband and connectivity solutions.  Managed Business Communications (MBC) which was acquired by Air-IT in 2013, has also moved into the new building, keeping both companies under one roof.  The firm’s additional premises at Nottingham Business Park have now been freed up as a training facility for customers and as a second base to support ambitious plans for the future.

Founder and CEO, Todd McQuilkin said:

“I’m extremely proud of how far Air-IT has come. We’ve enjoyed consistent and rapid growth over the years, and we intend to continue this upward trend.  We believe the move will accelerate our plans to the next level, and we look forward to further and continued success at our new site as the first choice Managed Service Provider in the East Midlands and beyond.”

FHP Property Consultants, acting on behalf of private landlords, have completed the sale of offices at Vivian Avenue, Sherwood Rise totalling 17,000 sq ft to the tenants, UNISON.

David Hargreaves, who negotiated the transaction, said:

“I originally let these offices to UNISON 15 years ago when the property was refurbished by our client and they have been the tenant ever since.  Our client decided to sell the investment and appointed FHP to act on his behalf.  The logical buyer was the tenant and I therefore approached them accordingly.”

Hargreaves went on to say:

“With low interest rates and a strong property market, it currently makes sense for tenants to buy in their freehold interest where the opportunity presents.

UNISON, who were paying a rent of £197,500 per annum and had just 4 years left on the lease, have been able to substantially reduce their occupational costs of this property whilst securing flexibility to sub-let surplus space.  We achieved a price of £2,050,000 (£120/sq ft) for our client which was in excess of the investment value.   As far as I can see this is a “win win” for both landlord and tenant”.

UNISON were represented by James Baker of White Druce & Brown.

Mark Tomlinson of FHP Property Consultants commented:

“We are delighted that we have achieved full occupancy on this building on behalf of our clients, London & Scottish Investments, following their purchase of the property last year.  Since working on this building, over the last five years the whole tenant profile of the property has changed and now boasts excellent quality occupiers such as Severn Trent Water, Speedy Cash, Vasek Insurance and BITC.

For landlords of city centre office properties, this story is positive, the Article 4 changes on permitted development of office buildings to residential property has caused a squeeze on supply of office space in Nottingham City Centre.  As a result we are seeing an increase in rental values and a hardening of terms being offered by landlords.  For the occupier though it has become increasingly important to engage early when planning any potential expansions, due to this squeeze on availability”.

Richard Sutton of NG Chartered Surveyors comments:

“London & Scottish brought NG on board to reinvigorate the marketing at Hounds Gate following notable success with lettings on Park Row and in Market Square House. Together we were able to quickly generate competing interest in the space which ultimately kick started the letting to Vasek. With the reduction in supply and a widening gulf in quality for city centre space occupiers have become more sophisticated in terms of what they are looking for.”

“London & Scottish were quick to recognise this and to press on with refurbishment and upgrading works to facilitate quick deals. This sends out a strong message to other landlords in Nottingham”

Nottingham Local News, who deliver local news and business stories from the local area have taken larger premises to accommodate their expansion in Nottingham City Centre.  Their new property, which occupies a prominent position on Canal Street, is located on a busy route into the city centre and sits opposite the Nottingham One commercial and residential development.

Mark Tomlinson of FHP Property Consultants who finalised the deal on behalf of the landlord commented:

“This property leased within a very quick time having been brought to the market in February.  The deal from start to finish was finalised within three months and I am delighted that we have found such a good quality occupier in Nottingham Local News.  This is an improving area with the proposed new £60 million Skills hub planned for the next door site which will only improve the pedestrian experience from the train station up to the city centre, coupled with Intu’s plans for the Broadmarsh extension and the pedestrianisation of Collin Street.

Jamie Swift from Nottingham Local News commented:

“We are excited to be moving into the property on Canal Street.  This will allow our business to develop and grow in a fantastic location in Nottingham.  The area is a great place to be moving into, with it currently undergoing exciting regeneration.  We have been looking for new premises for a while now and this fits our needs perfectly.  We look forward to making this premises our home in the coming years”.

“This property unsurprisingly gathered excellent levels of interest and after just four weeks of marketing, we brought the process to a sealed bids process.  This, among some other recent transactions, highlights the lack of freehold options in the city centre and as such we are seeing an improvement in capital values driven by increased occupier demand and scarcity of supply.

FHP Property Consultants has recently concluded the lettings of two office buildings at Phoenix Business Park of over 10,000 sq ft following the letting of Birkbeck House to CNC Healthcare and the letting of 5 Phoenix Place to Guide Dogs for the Blind.

Mark Tomlinson, Associate Director at FHP Property Consultant commented:

“Less than two years ago, there was some 50,000 sq ft of office availability at Junction 26 of the M1 with Phoenix Business Park and Nottingham Business Park both suffering from high void levels.  Since then we have seen a steady improvement in demand for business park offices in this location coupled with a complete lack of new office development which has resulted in a short supply of office buildings in this location.  This comes as a result of various lettings with the expansions of Peppermint Software and Avant Homes on Phoenix Business Park and REMIT also expanding their operations on Nottingham Business Park”.

On Phoenix Park there is now less than 10,000 sq ft of space unoccupied.

As a result, we are seeing improved rental levels and improved confidence among landlords to invest in their premises to modernise office specifications to achieve the best possible rents.

Nestled in The Lanes area of St Peter’s Quarter in Derby lies Abbots Hill Chambers, part of a substantial and prominent multi occupied building anchored by Hunters Furniture.

Accessed by its own entrance foyer off Gower Street, the second and third floor accommodation provides light and characterful space including many of the original 1920’s features such as exposed wooden floors and cast iron radiators.

Escape Rooms operator, Game Over, have recently taken up occupation of part of the second floor and have extensively fitted out the space to provide a high quality experience.

FHP Property Consultants are therefore able to offer the whole of the third floor which is approximately 7,500ft² to let on a new lease on flexible terms, and also part of the second floor of circa 4,500ft².  The landlords will consider subdividing floors further.  Rents are dependent upon the amount of space and term taken, but are incredibly competitive with initial figures from only £2 per ft² per annum based on an entire floor.  Service charge and business rates costs are also modest making this a very cost effective building to occupy.

If you have a requirement for space in the City Centre then please talk to us and we will be happy to discuss further and show you around the space.

FHP Property Consultants are pleased to announce they have now completed the letting of the last remaining space at 16 Castle Boulevard on behalf of a private client.  This completes a successful period for offices in the Park Estate with six office lettings completed by FHP already in 2017.

The First Floor suite of the building measures circa 1,200ft² and has been let to a U&I Recruitment, who specialise in fashion recruitment.  The space offers them a fantastic loft style feel, with excellent natural light from a central atrium and spectacular views of Nottingham Castle.

The smaller, Ground Floor space measures around 1,600ft² and has been snapped up by Onomi, an expert database management company who were in the market for office space following a residential conversion of their offices in the Lace Market.

The bright, open plan larger Ground Floor suite measures circa 3,000ft² and is to be occupied by Blue Zest Mortgages, a well-established finance company boasting both frontage and access onto Castle Boulevard.  Each suite was offered with kitchen, WC facilities and car parking.

Thomas Szymkiw from FHP’s Office & Industrial Team commented:-

“The success of the 16 Castle Boulevard is attributed to the client being able to offer a bespoke fit out and an open plan environment to the tenants, exactly matching their requirements. Diminishing stock levels in the City Centre due to residential conversions of offices have meant that these kinds of properties are few and far between and this building offered exactly the needs of the market, at exactly the right time. What is particularly pleasing is that we have managed to dispose of all three available suites in the building, totalling nearly 6,000ft² of space within only a matter of a few months”.

“These lettings also complete a double hat-trick of deals already this year within Nottingham’s Park Estate, with FHP having been involved in the disposal of 1 Hope Drive and two suites at 3 Hope Drive.”

The continued success of CWC Group’s Ivanhoe Business Park at Ashby-de-la-Zouch, just off the A/M42 shows no signs of abating with two more deals now done on the park and construction of those buildings now well underway.

Agents for the scheme Tim Gilbertson of FHP and Phil Randle of Salloway have completed on behalf of CWC Group deals to construct a 25,000ft² bespoke warehouse and office building for expanding local occupiers Vivid Laminates, together with a fantastic 12,000ft² headquarters office for Loughborough based Compusoft.

The construction of these buildings has already commenced with completion due before the end of the year which will result in all the industrial and distribution elements of the park being complete but still with plenty of office space, again under construction, available elsewhere on the scheme.

Tim Gilbertson commented:

“Having dealt with the Compusoft deal from start to finish I am delighted to welcome them on behalf of our clients to Ivanhoe Business Park.

A pleasure to deal with throughout, we have managed to accommodate all of Compusoft’s exacting requirements in a purpose built superbly specified headquarters building which they have purchased and which will serve them well for the future.

To be constructed to a Grade A standard throughout, the finished product will be a real asset to the park.”

Phil Randle of Salloway commented:

“Similar to Tim’s deal with Compusoft I have taken the Vivid Laminates unit from initial discussion through to exchange of contracts and again this will be a stunning building, bespoke built for their needs.

With a mix of high calibre two storey offices and fantastic storage space again the building is due for completion before the end of the year and will look terrific.”

Development Director for the business park, James Richards of CWC Group added:

“Once again we are constructing two high calibre substantial buildings on the site for excellent expanding local companies.  As developer we are delighted to be building such substantial and high calibre office and storage space for these two occupiers and over the last couple of years Ivanhoe has been fantastically successful for us and shows no signs of slowing down in the future.

As a result of the ongoing interest, we are developing out the final plots on the site speculatively for offices which will see a range of sizes available from as little as 3,000ft² upwards all available to purchase or rent.

The first of these three buildings will be available by August this year and I would recommend any interested parties to speak to my agents as soon as possible as we already have two of these offices under offer.

Ivanhoe has really filled a gap in the market locally and we hope that this success will continue as we progress through 2017.”

For further information on these deals or to register your interest in the speculative offices being constructed on site please contact the agents Tim Gilbertson of FHP (0115 8411146/07887 787893) or Phil Randle of Salloway (01283 500030/ 07970 293740).

Mark Tomlinson of FHP Property Consultants has recently concluded the sale of Sutton Place in The Lace Market, the building providing some 15,000 sq ft of offices with penthouse apartment which has been sold recently to Perrymead Estates Limited who intend to convert the building into a range of high end city centre apartments.

This Grade II listed building is located in the heart of The Lace Market with excellent views over St Mary’s Church and will no doubt be a fine addition to Nottingham’s residential offer, the planning process is now underway.

Mark Tomlinson of FHP Property Consultants commented:

“The continued appetite for city centre ‘loft style’ apartments means that we are still receiving strong interest from developers to convert office buildings into residential accommodation.  We received interest from office investors and residential developers for this building but the strongest bids we received were from the developers.  We await further details on the planned scheme but undoubtedly this is going to be an excellent addition to the city centre residential offer harvesting the original features of this former lace building and the excellent views over St Mary’s Church”.

The Grade 2 listed Darley Abbey Stables and Bakehouse were refurbished by historic building renovation specialist DAS Sanctuary LLP in 2014 and are part of the only remaining buildings from Darley Hall, home to the Evans family until the Hall’s demolition in the 1960’s.

Within the Stable Block was a heated garage, especially converted for Mr Evans’ Bentley, to keep it warm, sitting alongside the remaining stables. It is the former Bentley Garage, together with ancillary accommodation, which has been let to Anna Michelle’s School of Dance as part of their relocation and expansion.

Anna Fisher of Anna Michelle’s School of Dance comments:

When I saw this building was available to let and it had the permission to be used as a dance studio, I knew this was going to be Anna Michelle’s School of Dance new home! It is a perfect environment for the pupils and the setting is ideal for the parents and family members. We have settled in very nicely and I look forward to many happy memories being made here! I would like to thank Tim Richardson from FHP for being instrumental in supporting this relocation.”

Tim Richardson of FHP Property Consultants, who negotiated the deal on behalf of DAS Sanctuary,  comments:

When Anna called about the development, I knew this was an ideal fit for her business due to the accommodation on offer and in particular the location at the end of Darley Park.  Their use fits in perfectly with the scheme and is a very pleasant environment for pupils and their families.”

Tanya Spilsbury, principal at DAS Sanctuary adds  “We’re delighted to welcome Anna Michelle’s Dance Studio as our new tenant at Darley Abbey Stables. Keeping these lovely old buildings occupied provides an income to support their upkeep and means that more people can enjoy and learn about their historic significance within the Derwent Valley Mills World Heritage Site. We’re sure the Dance Studio will complement and support local businesses, like the Pilates studio and Darley Park café, by bringing more visitors to the park and village.”

FHP Property Consultants, together with their joint agents Innes England, are marketing the remaining suites which range from 204ft² to 1,893ft² available to let individually or combined on terms to be agreed.
