M7 have confirmed that they have completed the largest office letting in Nottingham since the first quarter of 2016 with the announcement that they have let their 31,000ft² building at Central Park, Lenton Lane, Nottingham to Siemens Plc in a deal brokered by FHP (Nottingham).

M7 Real Estate ‘M7’ the pan European Investor and Asset Manager have confirmed that acting on behalf of M7 Real Estate Investment Partners II (‘M7 REIP II’) they have completed the letting of their 31,000ft² building at Central Park, Nottingham, NG7 2NR.

The building was originally constructed in the early 1990s and acquired by M7 in 2015.  At the time of acquisition the building had been vacated by Tech Guys (part of Dixons Stores Group) with the building being in a poor state of repair but held on a lease which ran until August 2017.

In advance of the end of the lease M7, through their Agents FHP, undertook soft marketing of the property and they identified Siemens who were seeking to identify a property to relocate from their existing offices at Lambourne Drive in Wollaton.

By presenting a bespoke refurbishment package M7 have attracted Siemens to the property – they committed to undertake a fast track refurbishment bespoke to Siemens requirements integrating both the Landlord’s and the Tenant’s work to enable the building to be delivered and ready for occupation in November 2017.

FHP acting on behalf of the Roman Catholic Diocesan Trustees have successfully sold the former Saint Bernadette’s Catholic Chapel on Sneinton Dale.

This property comprising part of a former school complex has been used for religious and community purposes since the early 1980s.

FHP Property Consultants, acting on behalf of private landlords, have completed the sale of offices at Vivian Avenue, Sherwood Rise totalling 17,000 sq ft to the tenants, UNISON.

David Hargreaves, who negotiated the transaction, said:

“I originally let these offices to UNISON 15 years ago when the property was refurbished by our client and they have been the tenant ever since.  Our client decided to sell the investment and appointed FHP to act on his behalf.  The logical buyer was the tenant and I therefore approached them accordingly.”

Hargreaves went on to say:

“With low interest rates and a strong property market, it currently makes sense for tenants to buy in their freehold interest where the opportunity presents.

UNISON, who were paying a rent of £197,500 per annum and had just 4 years left on the lease, have been able to substantially reduce their occupational costs of this property whilst securing flexibility to sub-let surplus space.  We achieved a price of £2,050,000 (£120/sq ft) for our client which was in excess of the investment value.   As far as I can see this is a “win win” for both landlord and tenant”.
