The continued success of CWC Group’s Ivanhoe Business Park at Ashby-de-la-Zouch, just off the A/M42 shows no signs of abating with two more deals now done on the park and construction of those buildings now well underway.

Agents for the scheme Tim Gilbertson of FHP and Phil Randle of Salloway have completed on behalf of CWC Group deals to construct a 25,000ft² bespoke warehouse and office building for expanding local occupiers Vivid Laminates, together with a fantastic 12,000ft² headquarters office for Loughborough based Compusoft.

The construction of these buildings has already commenced with completion due before the end of the year which will result in all the industrial and distribution elements of the park being complete but still with plenty of office space, again under construction, available elsewhere on the scheme.

Tim Gilbertson commented:

“Having dealt with the Compusoft deal from start to finish I am delighted to welcome them on behalf of our clients to Ivanhoe Business Park.

A pleasure to deal with throughout, we have managed to accommodate all of Compusoft’s exacting requirements in a purpose built superbly specified headquarters building which they have purchased and which will serve them well for the future.

To be constructed to a Grade A standard throughout, the finished product will be a real asset to the park.”

Phil Randle of Salloway commented:

“Similar to Tim’s deal with Compusoft I have taken the Vivid Laminates unit from initial discussion through to exchange of contracts and again this will be a stunning building, bespoke built for their needs.

With a mix of high calibre two storey offices and fantastic storage space again the building is due for completion before the end of the year and will look terrific.”

Development Director for the business park, James Richards of CWC Group added:

“Once again we are constructing two high calibre substantial buildings on the site for excellent expanding local companies.  As developer we are delighted to be building such substantial and high calibre office and storage space for these two occupiers and over the last couple of years Ivanhoe has been fantastically successful for us and shows no signs of slowing down in the future.

As a result of the ongoing interest, we are developing out the final plots on the site speculatively for offices which will see a range of sizes available from as little as 3,000ft² upwards all available to purchase or rent.

The first of these three buildings will be available by August this year and I would recommend any interested parties to speak to my agents as soon as possible as we already have two of these offices under offer.

Ivanhoe has really filled a gap in the market locally and we hope that this success will continue as we progress through 2017.”

For further information on these deals or to register your interest in the speculative offices being constructed on site please contact the agents Tim Gilbertson of FHP (0115 8411146/07887 787893) or Phil Randle of Salloway (01283 500030/ 07970 293740).

Mark Tomlinson of FHP Property Consultants has recently concluded the sale of Sutton Place in The Lace Market, the building providing some 15,000 sq ft of offices with penthouse apartment which has been sold recently to Perrymead Estates Limited who intend to convert the building into a range of high end city centre apartments.

This Grade II listed building is located in the heart of The Lace Market with excellent views over St Mary’s Church and will no doubt be a fine addition to Nottingham’s residential offer, the planning process is now underway.

Mark Tomlinson of FHP Property Consultants commented:

“The continued appetite for city centre ‘loft style’ apartments means that we are still receiving strong interest from developers to convert office buildings into residential accommodation.  We received interest from office investors and residential developers for this building but the strongest bids we received were from the developers.  We await further details on the planned scheme but undoubtedly this is going to be an excellent addition to the city centre residential offer harvesting the original features of this former lace building and the excellent views over St Mary’s Church”.

The Grade 2 listed Darley Abbey Stables and Bakehouse were refurbished by historic building renovation specialist DAS Sanctuary LLP in 2014 and are part of the only remaining buildings from Darley Hall, home to the Evans family until the Hall’s demolition in the 1960’s.

Within the Stable Block was a heated garage, especially converted for Mr Evans’ Bentley, to keep it warm, sitting alongside the remaining stables. It is the former Bentley Garage, together with ancillary accommodation, which has been let to Anna Michelle’s School of Dance as part of their relocation and expansion.

Anna Fisher of Anna Michelle’s School of Dance comments:

When I saw this building was available to let and it had the permission to be used as a dance studio, I knew this was going to be Anna Michelle’s School of Dance new home! It is a perfect environment for the pupils and the setting is ideal for the parents and family members. We have settled in very nicely and I look forward to many happy memories being made here! I would like to thank Tim Richardson from FHP for being instrumental in supporting this relocation.”

Tim Richardson of FHP Property Consultants, who negotiated the deal on behalf of DAS Sanctuary,  comments:

When Anna called about the development, I knew this was an ideal fit for her business due to the accommodation on offer and in particular the location at the end of Darley Park.  Their use fits in perfectly with the scheme and is a very pleasant environment for pupils and their families.”

Tanya Spilsbury, principal at DAS Sanctuary adds  “We’re delighted to welcome Anna Michelle’s Dance Studio as our new tenant at Darley Abbey Stables. Keeping these lovely old buildings occupied provides an income to support their upkeep and means that more people can enjoy and learn about their historic significance within the Derwent Valley Mills World Heritage Site. We’re sure the Dance Studio will complement and support local businesses, like the Pilates studio and Darley Park café, by bringing more visitors to the park and village.”

FHP Property Consultants, together with their joint agents Innes England, are marketing the remaining suites which range from 204ft² to 1,893ft² available to let individually or combined on terms to be agreed.

Acting on behalf of CWC Group, Tim Gilbertson of FHP has put together a brief retrospective of 2016 to provide a flavour of the deals completed at CWC Group’s fantastic Ivanhoe Business Park development at Ashby-de-la-Zouch just off the M42.

Tim Gilbertson commented:

“What a year 2016 was!  Lots of deals done across distribution, manufacturing, trade counter, office and ancillary sectors with numerous buildings built.  Further deals are now ‘under offer’ and hopefully 2017 will see as much activity on site, not only in terms of bespoke buildings but also with our clients now embarking on the speculative development of six self contained offices.

Ivanhoe has been an unprecedented success but we still have the opportunity to provide a fantastic base for office occupiers with the remaining speculative offices being constructed.  I would be delighted to discuss any office requirements with potential occupiers for the scheme.”

Clients of BMO Real Estate Partners (BMO REP) reveal the proposed images for the remodelling of 1 Royal Standard Place and confirm that Contractors have now been appointed to deliver this new 28,000ft² Grade A office scheme in August 2017.

1 Royal Standard Place has, since 1996, been the home to Eversheds Solicitors and formed one of the first phases of development which transformed the former Nottingham General Hospital into The Arena, one of Nottingham’s most prestigious mixed use schemes adjacent to Nottingham Castle.

BMO REP act for the current owners and have confirmed that following the relocation of Eversheds to new offices within Nottingham that they will be undertaking a prestigious new refurbishment costing in excess of £2 million to provide a 28,000ft² self contained Grade A office building which is to be marketed both as a headquarters building but is equally designed to subdivide to let on a floor by floor basis.

BMO REP have been at the forefront of refurbishing office buildings to a high standard within Nottingham,  having successfully overseen the refurbishment of Park View House on The Ropewalk which is now occupied by Allied Irish Bank, Gateley Solicitors and Mazars Accountants and 37 Park Row which attracted Now Pensions’ location into Nottingham.  Simon McIntosh at BMO REP confirmed:-

“The lack of speculative development within cities such as Nottingham provides an opportunity to refurbish good quality buildings and provide the equivalent space of a new build development and we have certainly seen in our previous refurbishments of Park View House and 37 Park Row that this strategy is welcomed by the market and has enabled us to look to drive rents back to levels which were previously being regularly achieved prior to the onset of the recession.

1 Royal Standard Place is larger and of a stature which enables us to lift the bar once again and the quality of the refurbishment will we believe be second to none for the City”.

John Proctor and James Keeton of the Nottingham offices of FHP and JLL respectively have been appointed to market the space and in a conversation with them James confirmed:-

“Nottingham’s standing as a regional and commercial centre is dependent upon the quality of offices that we can offer at any one particular time.  1 Royal Standard Place is, so far as we are aware, the largest single speculative office refurbishment which is planned for the City during 2017 and will provide much needed Grade A space within Nottingham’s market.

In a recent review of the market undertaken for our Clients we jointly established that there is approximately 65,000ft² of Grade A accommodation available within Central Nottingham at the present time, whereas demand for Central Nottingham should, we would hope, in 2017 exceed 200,000ft² and there is clearly an imbalance”.

John Proctor added:-

“It is frustrating at the current time – we are struggling to offer a good breadth of options to indigenous requirements which potentially endangers retention of existing office occupiers within the City and the lack of speculative development is putting us behind our regional competitors so we are delighted that BMO have bought into providing such a good quality product on a speculative basis”.

The building totals some 28,000ft² with each individual floor offering slightly over 9,000ft² of open plan offices.

Full information on the building is available by contacting John Proctor at FHP on 0115 841 1130 / johnp@fhp.co.uk or James Keeton at JLL on 0115 908 2123 / James.Keeton@eu.jll.com

Tim Richardson of FHP Property Consultants comments:

As developer and owner of the business park we are committed to ensure that all buildings are built to the best standards possible for our occupiers benefit and that the park continues to be a high quality premier mixed use business park which both occupiers and ourselves can be proud of long after the site is fully built out.  We wish Premtech well and know that this building will serve them superbly for the future.”

The building has been sold and will be used for office purposes by Credit Incentives Ltd who intend to occupy part of the premises and also create a business centre for likeminded businesses to use the remainder of this highly featured and very attractive premises.

Mark Tomlinson of FHP Property Consultants who concluded the sale on behalf of the vendors commented:

“This is a fantastic building, having been previously restored and refurbished sympathetically by our clients.  I am delighted that the new owners will be bringing the building back to life for office use as this would undoubtedly offer one of the best quality buildings for small businesses in the professional quarter of the city.  There are increasingly few options for small businesses in Nottingham City Centre to occupy good quality premises such as this, with the redevelopment of many office buildings for residential use and as such, supply is dwindling.  I am sure this will be an excellent office option for years to come”.

Mark Tomlinson of FHP Property Consultants who concluded the sale on behalf of the vendors commented:

“We continue to see this trend of conversion of office buildings to residential throughout Nottingham, not only have we concluded various sales in Nottingham City Centre but now residential development is becoming viable on the fringes of the city where we have recently concluded a number of sales including the recent sale of a 7,000 sq ft building on Pelham Road.  Appetite for this type of development shows little sign of abating and I expect this trend to continue well into 2017, I wish the new owners every success with this new development”.

On behalf of Proludic Limited, FHP Property Consultants have recently acquired Unit 3 Bradmore Business Park, a two storey Grade A office building constructed in 2008 located just outside Bradmore to the south west suburbs of Nottingham.

This marks an expansion for Proludic Limited who have experienced good levels of growth over the last few years and are relocating from their offices in West Bridgford to a more modern and attractive working environment with the room for anticipated further growth.

Rob Baker, Managing Director of Proludic Limited commented:

Following a string of freehold deals at Poplars Court, a popular scheme of small self-contained office units just off the ring road at the edge of Nottingham City Centre on the line of the Phase 2 of the tram of the tram.  Full occupancy has now been achieved at Poplars Court.

Mark Tomlinson, Associate Director of FHP Property Consultants commented:

“I am delighted that we have finally achieved 100% occupancy rate at Poplars Court, this is a trend which we are seeing throughout Nottingham’s office market over the last quarter of this year with only a handful of options available at Phoenix Business Park, Nottingham Business Park and NG2 Business Park, among others.  We are now in a phase of the market where supply is becoming increasingly restricted with new development of business park offices a long way off, with the last development of offices being well prior to the recession.   This squeeze on supply is resulting in a hardening of terms being offered to tenants and a real lack of options from occupiers with freehold requirements in particular.
