FHP are pleased to confirm that a deal has completed between their client and EHL Solicitors on the letting of 8 Forest Road, Loughborough. The property comprised a semi-detached self-contained two storey period office building across cellular accommodation with excellent car parking facilities to the rear of the property. 8 Forest Road was located in a prominent position fronting Forest Road, just south of Loughborough town centre that was well served by a plethora of amenities and transport links.

It generated a good level of enquiries from the commencement of the marketing, given the lack of available stock within Loughborough and we secured a high level of viewings on the property. Alongside receiving a number of offers on the property in which our clients were delighted with.

Our retained client, commented:

“Amy and her Team at FHP have provided exceptional service and support throughout. Always proactive and supportive in dealing with the many questions we asked.  We have no hesitation in recommending them for all commercial property matters.  Very pleased indeed and many thanks too”.

Amy Howard, surveyor at FHP Property Consultants commented:

“It was a great result to finally get this letting over the line and the new occupier to be handed over the keys. The level of interest we received on the property portrays the demand for office stock within Loughborough is high although there is limited availability within the market. The ample parking available within the demise was certainly an attractive feature upon the marketing, something that is typically limited. Rents across Loughborough remain competitive, and we achieved a good result for our client, in which they were delighted with.

If you are currently occupying office space within Loughborough and looking to explore your options to vacate. Either by looking to surrender your lease early or sub-let, please feel free to get in touch with FHP Property Consultants so we can further advise on your potential options.

Alternatively, if you are a landlord looking to rent or sell office space, this is something we would be happy to assist with disposing and securing you the best possible deal going forward”.

FHP are delighted to have completed on the third floor suite letting at 55 Maid Marian Way to Metric Search Ltd.  The suite comprised an open plan layout that had recently undergone an extensive refurbishment offering high quality office space situated within Nottingham City Centre.  Refurbishment works had also taken place within the communal areas further modernising the space and entrance areas to provide further depth and warmth throughout as well as enhancing the experience for the current tenants and professional nature for their clientele.   55 Maid Marian Way is located centrally within Nottingham City Centre benefitting from excellent transport links and a plethora of nearby amenities.

The suite generated a strong level of enquiries from the commencement of the marketing, and we managed to achieve a strong headline rent going forward for 55 Maid Marian Way.  It is evident that there is continued demand for high quality office space within the City Centre and refurbishments are being pushed in order to generate more Grade A office supply.

Amy Howard, Surveyor at FHP Property Consultants commented:

“It was an excellent result getting this over the line, and we are pleased to achieve a new headline rent for our client. We advised our client on a high quality refurbishment to meet with the ever changing demands of office occupier’s needs. The level of interest we received further highlights this and the need for landlords to adapt to occupier’s preferences.

It was great to assist both my client and Metric Search Ltd on this deal, especially as we managed to get the deal agreed early on in the marketing period.   All parties worked together to achieve completion in a swift timeline, that coincided well with completion of the landlord refurbishment works.  I wish Metric Search Ltd all the best in their new premises.”

Zac Flint, Director of Finance at Metric Search Ltd, commented:

“FHP provided us with access to multiple properties across Nottingham in the search for our new office space, and understood the requirements we were looking for which ultimately helped us get the right property with 55 Maid Marian Way.  Their portfolio of properties and knowledge of the local area is second to none and I would recommend them for your next move or if you are interested in information on quality office space within the Nottingham City Centre.”

Rhys Jones, Asset Manager at Clearbell, commented:

“The refurbishment works at 55 Maid Marian Way have completely transformed the property.  Metric Search are a great new occupier for the property and they complement the current tenants currently in occupation, and will no doubt thrive in their new space.

FHP have been excellent throughout the letting period, and their assistance has been key to securing an ideal new tenant for the space. Both Amy Howard and Mark Tomlinson have been professional throughout and updated us regularly on both the letting and legals period.  We look forward to continuing working alongside them and highly recommend their service”.

FHP Property Consultants are pleased to bring to market Unit 7 Chase Park, which consists of a two storey office building suitable for both hybrid and office use. The property is available on both leasehold and freehold options and it benefits from excellent access to both Nottingham City Centre, West Bridgford and Colwick providing a plethora of amenities. The former hybrid unit has a level loading access door installed on the ground floor providing the opportunity to reinstate it to warehouse space. Alternatively, the ground floor has recently undergone a refurbishment providing good quality office space, with additional open plan office space on the first floor. It also benefits from substantial parking, positioned within a Cul-de-Sac allowing further spaces available. There are currently two self-contained entrances for both floors making it suitable for a variety of uses (STP) and the opportunity for the suites to be split per floor.

7 Chase Park is available on new lease terms at a quoting rent of £48,000 per annum, or for sale with vacant possession at an asking price of £575,000.

Amy Howard, Surveyor at FHP Property Consultants commented:

“We have previously marketed 7 Chase Park on a leasehold basis only, although with limited interest we faced given the changing demands for the office market it was clear that we needed a new approach on the property. After several discussions with my client, we felt the best possible strategy was to have it on a freehold basis also.

The property is situated within a well established industrial location with a variety of national and regional occupiers. It presents itself well from both a hybrid and office perspective and I imagine we will generate a strong level of interest given the flexibility the space provides and location. The ample car parking with the unit is also an attractive feature, with Chase Park being a popular estate throughout the years.”

FHP are delighted to confirm the letting of Unit A Bradmore Business Park in Bunny to Geo Green Power Ltd. The property comprised a detached high quality two storey office building situated within a Parkland Campus to the south of Nottingham.

Benefitting from 25 designated car parking spaces falling outside of the Nottingham Workplace Parking Levy, it was certainly an opportunity not to miss out on. Bradmore Business Park comprises three sister buildings that were developed in 2011, all consisting of high quality modern detached office space and has proved to be popular over the years, with their architecturally stimulating design, showcased through timber clad and curtain wall elevations.

Unit A Bradmore Business Park generated a strong level of enquiries with the majority of interest leaning more towards a floor-by-floor option of circa 3,000 sq. ft, which seems to evidentially be in strong demand for ‘out-of-town’ business park floor space requirements. Ideally, we wished for one occupier to take the whole space available to make it more of an attractive option for our client, although they were open to either. We were delighted when GeoGreen Power Ltd came along and expressed their interest in the whole property. After viewing the suite only once, they were already set that this was the office for them as the characteristics of the building appealed to them and their type of occupation.

Amy Howard, surveyor at FHP Property Consultants commented:

“It was a great result in the end for both our client and GeoGreen Power. The demand for ‘out-of-town’ office space especially in this size bracket is not as high as it once was, so it was a great result to secure a deal so quickly and complete on the legals within four weeks of being under offer.

This property is an example that if a landlord maintains their property well and offers high quality modern office space then the demand is still there and prospective tenants are keen to move. GeoGreen Power Ltd had only recently started their office search but had not yet come across one that suited their needs and ultimately fell in love with Bradmore Business Park on their first viewing and I wish them all the best on continuing their journey.

We are witnessing demand increasing for offices situated within business parks, with accessibility being a key requirement alongside ample car parking making it attractive for employees and accessible. I am excited to see what this year brings with the office market as in recent months we have seen a rise in take up.”

The property is located just off Ascot Drive in Derby with easy access to the city centre just 2 miles away.  This is an excellent deal for both FHP Property Consultants and the client as one tenant has taken both an office and an industrial/warehouse unit adding to the mix of occupiers within the business park.

FHP are delighted to confirm that we have now reached full occupancy at Castlebridge Office Village, with the remaining suite secured by Altia Solutions Ltd. The Village is set within Castle Marina and benefits from being situated within 1.25 miles from Central Nottingham with retail and leisure facilities in immediate vicinity. Altia Solutions Ltd secured a high quality self-contained office suite situated on the ground floor and benefited from a generous level of parking set within an ‘in-town’ location. Castlebridge Office Village is occupied by a diverse range of tenants including legal, technological, professional services and more.

Initially the property was available over two floors with a floor area of circa 5,000sq. ft. Although the demand for this type of office size was scarce due to government implements that have been put in place such as the ‘working from home’ / hybrid approaches. With further advice and discussions with the client, it was evident that we needed to reduce the size available to attract further enquiries to achieve occupation. It was a risk, but one that paid off as we now look to welcome Altia onto the estate and achieve full occupancy.

Amy Howard, Surveyor at FHP Property Consultants commented:

“Castlebridge is an estate I have been working on from the start of my FHP journey, so to achieve full occupancy is a great result, having secured 6 new tenants. It portrays the desire for office space is still apparent and that demand is still there within the market. If landlord’s are open to spending capital on their properties and listening to the market to improve overall quality of the office space, the demand is still there and tenants will pursue these spaces.

Altia Solutions Ltd have been in the market for several months and viewed numerous properties over this time frame, so not only was it a good result for my client but also great to see Altia secure their new premises and I wish them all the best in their new premises.”

Sarah Venn, from Altia Intel Ltd commented:

“After diligently searching for alternative office space throughout 2023, we are thrilled to have found the perfect unit to accommodate our needs.  Amy Howard and John Proctor’s support and expertise made the entire transaction seamless and efficient.  Their professionalism ensured that every aspect of the process was handled with the utmost care and attention to detail.

As Landlords, FHP have proven to be a breath of fresh air – their approachable nature, coupled with their commitment to simplifying processes and addressing queries promptly has made our transition into Castlebridge a smooth and enjoyable experience.”

Chartered surveyors, Geo Hallam & Sons and FHP realise CWCS expansion

Following increased demand for managed hosting and data centre services, fast growing CWCS Managed Hosting has acquired a 9,300 sq ft building in Nottingham to increase the company’s data centre footprint.

Headquartered in Nottingham, with locations throughout the UK and USA, CWCS provides 24/7/365 enterprise-grade infrastructure for mission critical data systems, websites and applications through a choice of cloud, bare metal, dedicated servers, and colocation services.

The acquisition of the new site follows extensive research and the data centre is due to be online in 2024.  The announcement forms part of CWCS’s strategy to support growing demand from existing and new customers, as well as supporting the growth for current and future acquisitions.

Karl Mendez, Managing Director of CWCS Managed Hosting, explains why the expansion is so important and timely:

“In the last three years, we have embarked on an ambitious growth strategy to expand our portfolio of services through company acquisitions.

There’s an increasing demand for hosted solutions, especially private cloud and server colocation where customers want their data in a redundant and secure data centre facility with technicians available 24/7, and that’s exactly what we can offer.

Opening a new data centre in Nottingham significantly increases our capacity to offer flexible options comprising of cloud hosting, dedicated server hosting, and colocation services.

Above all, it ensures we can continue to meet the individual needs of our customers and positions us as a partner in mission critical data hosting.”

Final specification details will be announced later in 2024 but the data centre will continue the CWCS strategy to uphold certifications ISO 27001 and 9001 in security and quality management.  The company also aims to be become carbon neutral by 2030.

Giles Davis, Partner at chartered surveyors, Geo Hallam & Sons, acted as the agent to find premises for the state-of-the-art facility.  Giles explains the how they met the tough brief:

“The search to find a suitable facility was a challenging brief, given the nature of the CWCS business.  We looked for premises that were well located and could be stripped back with planning permission.  The building we’ve secured is an ideal canvas for CWCS to fit out with their new data centre and associated offices.  We wish the team every success.”

Mark Tomlinson at Director at FHP, who acted for the sellers in the sale commented:

“The lack of industrial freehold opportunities could have prevented CWCS from achieving its expansion, but by working with Giles Davis at Geo Hallam we’ve been able to solve the problem by putting forward a building they can repurpose, securing a sale for our client, and helping CWCS achieve its vision.  We are delighted to have completed this deal with them and wish CWCS every success with its expansion.”

The new site will be a leader in energy efficiency, as Karl explains:

“This is an energy hungry industry so it’s imperative we take responsibility for the energy our centres consume and help our customers manage their energy overheads and emissions too.

We are committed to becoming a leader in secure, low-emission hosting and our goal to be carbon neutral by 2030 is evidenced by this acquisition.  CWCS data centres are already powered using renewable energy and our new site will be no exception.”

FHP acting on behalf of Bridgford Business Centre have completed the sale of 29 Bridgford Road, West Bridgford which sits next door to Escabeche, just off Central Avenue.

The 2 storey building, which totals 5,525 sq ft gross (4,028 sq ft net) and benefits from on 8 site parking spaces, was sold Freehold.

David Hargreaves who acted for the Vendor, Kevin Mansworth, said:

“When I reported to Kevin I suggested that the property would be of interest to not only Office occupiers but Developers looking at extending and converting the building to Apartments or 1 or 2 additional Bar and Restaurant units bearing in mind the strength of that sector.

We therefore targeted the Office, Residential, Leisure and Developer sectors with our marketing and interest was immediate with 12 viewings in the first week alone.

As such we were able to seek “Best Bids” only 4 weeks after the launch, securing 5 final offers all in excess of the guide price of £975,000.”

Hargreaves said:

“We quoted a relatively low asking price to generate interest as the market back in October last year was still rather uncertain due to the significant increases in Base Rate and the general lack of confidence in the economy.

The strategy worked and we achieved a price in excess of £1,100,000 for the building which breaks back to £280/sq ft net which we are delighted with.

Kevin Mansworth said:

“The strategy and advice from David Hargreaves was absolutely spot on.  He also introduced me to Lisa Poole of Gunner Cooke who was excellent on the legals, with Landsmiths on the other side we managed to get the sale completed within 10 weeks of starting marketing which included the Xmas and New Year break. I am really thrilled with the speed of the sale and price they achieved for me.”

Vik Moothia of Landsmiths acted for the buyer, David Hargreaves of FHP and Lisa Poole of Gunner Cooke for the seller.

Anthony Barrowcliffe of FHP commented:

“I am particularly pleased with this letting as we have managed to complete the occupation of a full floor across five suites at the i2 Centre to a large local occupier.  This was a fantastic deal to complete and entailed lots of moving parts, but I am delighted we could put all the jigsaw pieces together in the end.

This is deal I am very proud of, achieving good terms which both parties were happy with.  From my research and understanding of the market, I believe this to be the largest office transaction in the Mansfield area in 2023.

I look forward to more success at the i2 Centre which I think is an absolutely beautiful building with so much to offer for the Mansfield area with great transport links, great connectivity to the Motorway alongside great parking ratios and a high quality internal specification.  This is a high quality product with a fantastic line up of tenants, a sense of community and a feel of professionalism.

FHP were pleased to handover the keys to SHAPE (Safe Haven Alternative Provision of Excellence) for the premises known as The Exchange Building, Alfreton Road, last week as they start their new project for bringing further teaching support for children within Nottingham. The former CityCare building on Alfreton Road presented a rare opportunity to acquire a prominent office / warehouse property within close proximity to Nottingham City Centre, consisting of a modern detached two storey office building providing a mixture of open plan and cellular office space with an additional clear span warehouse to the rear. The Exchange Building providing excellent accessibility fronting onto the A610 with further access to J26 of the M1 Motorway and good transport links nearby.

It certainly exceeded our expectations with the achieved sale price and was an excellent result for our client who was thrilled with the result.

Amy Howard, Surveyor at FHP Property Consultants commented:

“The Exchange Building was always going to be in popular demand, given the lack of freehold stock within easy access to the City Centre and the hybrid approach the property offered, making it suitable for a variety of uses. The sale reflected a great price and I am delighted to see SHAPE handed the keys to endure their new project. It is a great concept for the property and the area, providing additional support for students and I wish them all the best.”

Shamraiz Younas, CEO at SHAPE commented:

The property occupies an excellent position on Pride Park off Riverside Way and comprises a two storey detached office building with parking.  The accommodation provides a mix of cellular and open plan offices set across two floors comprising 391m2 (4,187ft2).

The property has been let to L.E.A.D. IT Services Ltd on a new lease following a simultaneous lease surrender.

Darran Severn from FHP Property Consultants comments:

“We were initially instructed by the existing tenant to dispose of their unexpired lease.  They had several years remaining and were looking to limit their liability onwardly.  Following a comprehensive marketing campaign, we were pleasingly able to place property with L.E.A.D. IT Services who have taken a new lease releasing our client from their ongoing liability.  This was an excellent result for our client, L.E.A.D. IT Services and the landlord who benefitted by us securing a new long lease.

“At L.E.A.D. IT Services, we’ve long awaited this move, and it’s been an incredibly fulfilling journey for our entire team. In addition, the training room we now have creates avenues for us to engage in hands-on training and development for the schools and businesses we support, which has always been important to us. The next step involves working together on refurbishments, making it our very own, and paving the way for the exciting projects and opportunities that lie ahead in our future.”

It is evident that the occupier’s preference is high quality modern office spaces.  Due to the rise in hybrid working, occupiers are more likely to downsize their operations, but the increased popularity of Grade A office space is anticipated to continue as businesses seek to improve their work environment to attract top talent. Taking into consideration the new sustainability regulations that are coming into effect across Europe, occupier’s attention to quality, environmental standards, wellbeing, and energy performance certificate ratings has increased as they are looking to make conscious decisions and be prepared for the future.

The economic uncertainty is affecting occupiers’ decision making as we are witnessing higher demand for flexibility and a slight reluctance to commit to longer lease terms.  Due to that, there has also been a shift towards serviced offices with all-inclusive rents.  However, we are still witnessing success in the office market as occupiers continue to take on new space.  FHP has so far had multiple small office market completions in the last quarter of 2023 in both the city centre and surrounding areas.  We have successfully completed the sale of 23 Rectory Road, the letting of 2-4 Lister Gate and the letting of Unit 4 Castlebridge to April King Legal which brought the Castlebridge Office Village to full occupancy.  We are also expecting further completions before the end of the year.

The office market has been facing some challenging times in reference to the level of enquiries, but activity has been picking up in the last few weeks with the October enquiries demonstrating a 15% increase compared to the previous month.  The level of viewings also confirms the increase in activity as the number of viewings conducted in October has nearly doubled compared to the previous months.

The property consisted of a semi-detached office building situated across three floors of cellular office accommodation with ample car parking to the rear. Benefiting from being situated within walking distance of West Bridgford Town Centre that provides a plethora of amenities, it was certainly going to be a popular sale.

23 Rectory Road was originally on the market on a leasehold basis in which it managed to achieve a rental of £20.00psf, the decision was then made to explore freehold options that proved to be popular. The level of interested on this property was stronger than anticipated and we received a strong level of offers. The property was well suited to a variety of uses, owner occupier, local investor or for residential redevelopment which was evident within the level of enquiries. We secured an excellent sale price for the subject property and managed to complete the sale within a reasonable time, allowing the purchasers to gain occupation and start their move across the road.

Amy Howard, Surveyor at FHP Property Consultants commented:

“This property is something I have been working on for some months now, given the initial leasehold route and then exploring the freehold option so I am delighted that we have now managed to complete on this sale.

Freehold stock in West Bridgford is a rarity so we always knew it was going to be popular, but it certainly generated a high level of enquiries which was positive to see and proves the freehold office market demand is still strong in the suburb areas of Nottingham.

The sale price achieved was a great result in the end for my client and it has been a pleasure to work alongside them, as well as help Bexon in their process of gaining a new office space.

West Bridgford continues to be a prestigious office location and the nearby town centre amenities continue to grow, with 200 Degrees Coffee and Sexy Mama being the newest member it certainly is a great location for office occupiers who wish to be outside the City Centre but still feel connected.’’

The retained client, commented:

“I was very pleased with the level of service shown by FHP Property Consultants, especially Amy who we worked closely with throughout. We regarded the price obtained as excellent in today’s market and fully approved of the professional way that matters were handled by FHP and brought to a swift and satisfactory conclusion”.

Pentagon House has been at the epicentre for office lettings in Derby over the past 12 months.  Earlier in the year we announced some 21,500ft2 had been let in three separate deals.  We are now pleased to report that a further 8,592ft2 has completed bringing two new tenants into the building which now achieves full occupancy.

Pentagon House is a high profile modern office building located in central Derby.  The offices are situated in a highly prominent position just off the A52 at Pentagon Island, fronting both Sir Frank Whittle Road and Stores Road.  The A52 and A61 provide excellent access around the city, the M1 and Junction 25 and the A38.

The building itself comprises an impressive four storey property extending to approximately 30,000ft2 and provides newly refurbished accommodation with a modern reception and excellent parking.

Darran Severn of FHP Property Consultants comments: –

“Its great that we have achieved full occupancy at Pentagon House and even better, within a 12 month period.  The building offers high quality air conditioned accommodation with an excellent parking ratio of one space per 250ft2.  The ground floor suite has been let for a term of 5 years whilst the suite on the second floor has been let on a short term basis to a company who are currently refurbishing their existing offices.  They will vacate in Q2 2024 and we are already in strong conversations with another Derby business to take this space.

There has been good office activity throughout 2023 with the key drive being that tenants are looking for higher quality space with parking and close to amenities”.

Boundary Real Estate Partners (BREP) has secured a new letting at Granite House, the HQ building at Watermead Business Park, Leicester, marking the largest office letting in the city this year.

The new tenant, who will be relocating within the area, has taken the entire 25,000 sq ft first floor of the newly refurbished HQ building, to support its customer service operation.

Granite House has undergone a substantial transformation following its acquisition by Boundary in December 2021, as part of a wider portfolio in the area.  Over £1million has been invested into the property, delivering a new double height reception with feature staircase, full refurbishment of the welfare facilities and installation of shower facilities, plus other substantial upgrades to improve the EPC rating to B.

Granite House has one of the highest parking provisions provided in the East Midlands.  As part of this provision, Boundary has installed 20 EV charging points, with the infrastructure for 40, far higher than the average across the UK.  The team has also been working closely with Choose How You Move Leicester County Council to provide a grant for E-bikes to serve occupiers at Watermead Business Park.

Totalling 50,000 sq ft over two floors, the ground floor of Granite House is also occupied by Global Payments, housing its UK HQ, employing many people in the area.  The building is set on a large plot in the established business park which is located just off the A46 and A607 in between Thurmaston and Syston.

Rebecca Gregory of Boundary Real Estate Partners comments:

“The team have been working closely with our tenants at Watermead Business Park and wider stakeholders as part of our ongoing repositioning of the park and our plans for the wider area. The high-quality refurbishment of Granite House is part of our strategy to provide ‘best in class’ business space to meet occupier demand in the area, which carry over to our plans for Phase 2 of Watermead Business Park.”

Earlier this year, Boundary submitted plans to develop the land adjacent to Watermead Business Park, across the A406, allocated within the local plan, to provide a high-quality employment park.  The proposals for this former gravel sorting plant will bring the disused land back to life, providing further employment for the region.

Mark Tomlinson, Director at FHP who acted on behalf of landlords, BREP, at Watermead Business Park, comments:

“We have seen a drive towards quality among occupiers with a particular focus on lifestyle and wellbeing alongside the continued focus on energy efficiency, and it is important that the regional office market delivers office buildings to cater for these requirements.

“The landlords, BREP, were quick to recognise the repositioning potential of Granite House to meet occupier demand and we are delighted to have delivered this letting to the new occupier who will have a real standout office space here.”

FHP and CBRE are joint letting agents for Granite House.

Having joined FHP Property Consultants approximately two months ago, I can truly say that I have loved every minute.  After leaving Ratcliffe College, I knew I wanted to pursue a career in commercial property, and I am now starting my degree apprenticeship course in Real Estate at Nottingham Trent University.  This gives me the opportunity to learn and study whilst gaining valuable hands-on experience in the workplace.  I will be working 4 days per week at FHP with 1 day spent at university.

At first, I didn’t know what to expect, but the support and kindness of everyone here has helped me settle in very easily.  Within my first two months, I have been working alongside Darran Severn and Corbin Archer based in our Derby office learning the ins and outs of the commercial property world. I will be working with the Office and industrial team but also assist the Retail team to greater my knowledge.  I will be able to take the skills and information learned from FHP Property Consultants into lectures and vice versa.

No two days are the same. I can be out taking photos, carrying out viewings, inspecting properties, ordering marketing boards or writing press releases.  I’ve already learnt how to measure units on both a GIA and NIA basis which is essential in this job.

The first property I visited was 4 Riverside Court, on Pride Park, where I met potential tenants who had an interest in renting the property. I thoroughly enjoy ringing potential occupiers as I can discuss their needs, offer suggestions on potential units we have to let and meeting them there for a viewing.  So far, I have pleasingly managed to agree a set of heads of terms and place two industrial/warehouse units at Amber Business Centre under offer.

What CEG have completed a letting of 20,000 sq ft in Nottingham

Why Tenant demand for bespoke fitted workspace increasing

What the occupier has inked a 10 year lease

CEG have secured a substantial office letting in Nottingham totalling 20,000 sq ft.  Equifax has taken a 20,000 sq ft bespoke workspace at East West on Maid Marian Way.

The company has agreed a 10 year lease for the space which will include more than 220 workstations including a mix of traditional desks, hot desks and sit-stand desks along with breakout spaces and meeting areas.  The 175,000 sq ft East West building has recently been upgraded with the adjacent Toll House pub now integrated into the development to provide a café and business lounge.  Further upgrades are planned for later in the year including improvements to glazing, lighting and heating as well as amenities including cycle storage and showers.

CEG have also secured Systra as a tenant for its 28 storey Alpha Tower.  Tom Gaynor, head of investment at CEG, said the company expected an increase in demand for its custom fitted service offering as more tenants explore leaner office footprints:

“By the end of the year, I think we will be delivering more than a hundred ‘let ready’ custom design and fit out deals a year, creating bespoke workspace for thousands of people.

“Our in-house team of building and project managers know our buildings better than anyone. This enabling them to design the most efficient space, working in harmony with existing pipework, air/cooling system and fire constraints, often using the same contractor which delivered the Cat A, resulting in time and cost savings, as well as providing the most sustainable options.”

Mark Tomlinson, Director at property agent FHP, added:

“We’ve seen huge progress in the fully fitted office market, with new landlords moving into this space and widening the offer.

“Many businesses, particularly those finding it hard to predict growth or keen to offer flexible working practices, are looking for bespoke, high quality space which will help them attract and retain talent, rather than a traditional serviced office. They also don’t want a big capex outlay or the headache that comes with project managing the fit out.

“While it’s often the norm in the US for a landlord to step in and deliver fully fitted, custom designed and fitted space for a tenant, here we’ve sought a more traditional lease structure for deals. This is starting to change, in some cases this is driven by a US owned business expecting this model in the UK, but post covid, its risen as we’ve seen the office become a tool for recruitment.”

For further information on the current availability within East West please contact Mark Tomlinson on 07917 576 254 or  mark@fhp.co.uk.

Mark Roberts of Loxton Developments who own the building comments:

“Some 24 months ago we were hit by a number of lease expiries which coincided with the pandemic resulting in large voids at Pentagon House.  It was time to invest in the building and we have not only refurbished all the vacant suites to a high level but we have also invested in the building installing new atrium glazing and EV charging points for our tenants.  I am pleased to welcome our new tenants to the building and I wish them every success.”

Darran Severn of FHP Property Consultants comments:

“There has been good office demand in Derby throughout the first half of 2023 which is evident by the success at Pentagon House. The majority of space within in the city is being let to existing Derby businesses who are either downsizing, upsizing or generally looking to improve the quality of their space.”

Nick Hosking of Innes England comments:

“Pentagon House has held a long standing reputation of offering the best quality multi-let office accommodation within Derby and it’s been pleasing to see that the recent capital investment into the building has re-enforced this position.  The recent  lettings have highlighted the continued demand for premium quality office space and we expect to see continued healthy demand for the remaining suites going forward.”

The property provides a mix of open plan and cellular accommodation on all floors and benefits from undergoing  a recent refurbishment.  The property is situated a short walk from the city centre providing local amenities and also benefits from on site car parking for at least 7 vehicles.

The offices have been let on new lease terms to Imbue Ventures Limited.

Darran Severn of FHP Property Consultants comments:
