Acting on behalf of Canal and River Trust (CRT) we are delighted to confirm that CRT are gearing up to transform Castle Wharf House – the former headquarters of Nottingham Evening Post and most recently the HQ of Land Registry Nottingham into a “best in class” Grade A office scheme.

Proposals have been unveiled which show how the building, which was constructed approximately 20 years ago, can be transformed to provide a modern office building.

Whilst the building could be occupied as a headquarters building, as it has historically been, it is anticipated that it is more likely to be transformed into a multi let building providing two suites of 2,700ft² and 5,300ft² on the ground floor and three further floors of circa 10,000ft² each which can be occupied as whole or combined.

FHP are delighted to complete a second successful sub-letting at Discovery House, situated on the popular Ruddington Fields Business Park . The ground floor suite comprised 2,769 sq. ft of open plan office accommodation that was undergoing a high quality refurbishment during the letting, which allowed the occupier to adapt their preferences alongside the refurbishment. Capita, the sublessor, occupy the whole of Discovery House offering a fully manned concierge area, WC and shower facilities, alongside meeting rooms that can be hired out for client meetings. Ruddington Fields Business Park is located to the south of Nottingham City Centre and houses a variety of occupiers including Vision Express, Experian, EmTech Ltd, Romax Technology amongst others. Capita’s need for office space had significantly reduced since the Government introduced the working from home scheme which led to a reduced office footprint. Given the high levels of costs they were incurring, they reached out to FHP for some further guidance on this. We have previously carried out a successful sub-letting in 2023 for part of the ground floor, to Bentley Project Management Ltd. PremTech Ltd obtained the remaining space on the ground floor securing a successful 8,000 sq. ft of take-up for Capita to further reduce their expenditure.

Following the £7 million redevelopment of EastWest on Maid Marian Way in Nottingham, a further three tenants have leased more than 16,500 sq. ft. of office space.

An international domain registry and web hosting company has taken 5,500 sq ft of bespoke designed workspace within EastWest, signing a five-year lease. The Let Ready by CEG team has created a contemporary office as a full turnkey solution.

Two further deals have been agreed with leading audit, tax and consulting firm RSM UK taking 7,500 sq. ft. and Roythornes Ltd taking 3,291 sq. ft. on 10-year leases.

FHP have witnessed a flurry of deals complete within Nottingham City Centre, proving that the office market is still active and there is a continued level of demand throughout a range of sizes. Office occupiers needs have evolved over time, with the adaptations that followed from Covid-19 such as the working from home scheme that was put into place by the Government. It is evident that not all office occupiers have completely shifted to a full remote approach, which highlighted the importance of keeping some office presence to boost productivity and provide a change of environment for workers, adopting the ‘hybrid approach’.

Landlords more than ever are witnessing the need to listen to office occupier preferences and alter their office space to attract activity back into the market, with the main focus now being on excellent ESG credentials, amenities on-site and breakout areas to provide a relaxing home environment to allow a smooth transition back to the office. All these factors have been a primary focus in office searches, significantly influencing the level of occupancy within the City Centre.

Chartered surveyors, Geo Hallam & Sons and FHP realise CWCS expansion

Following increased demand for managed hosting and data centre services, fast growing CWCS Managed Hosting has acquired a 9,300 sq ft building in Nottingham to increase the company’s data centre footprint.

Headquartered in Nottingham, with locations throughout the UK and USA, CWCS provides 24/7/365 enterprise-grade infrastructure for mission critical data systems, websites and applications through a choice of cloud, bare metal, dedicated servers, and colocation services.

The acquisition of the new site follows extensive research and the data centre is due to be online in 2024.  The announcement forms part of CWCS’s strategy to support growing demand from existing and new customers, as well as supporting the growth for current and future acquisitions.

Karl Mendez, Managing Director of CWCS Managed Hosting, explains why the expansion is so important and timely:

“In the last three years, we have embarked on an ambitious growth strategy to expand our portfolio of services through company acquisitions.

There’s an increasing demand for hosted solutions, especially private cloud and server colocation where customers want their data in a redundant and secure data centre facility with technicians available 24/7, and that’s exactly what we can offer.

Opening a new data centre in Nottingham significantly increases our capacity to offer flexible options comprising of cloud hosting, dedicated server hosting, and colocation services.

Above all, it ensures we can continue to meet the individual needs of our customers and positions us as a partner in mission critical data hosting.”

Final specification details will be announced later in 2024 but the data centre will continue the CWCS strategy to uphold certifications ISO 27001 and 9001 in security and quality management.  The company also aims to be become carbon neutral by 2030.

The 2 storey building, which totals 5,525 sq ft gross (4,028 sq ft net) and benefits from on 8 site parking spaces, was sold Freehold.

David Hargreaves who acted for the Vendor, Kevin Mansworth, said:
