A software development company has snapped up the final available premises at a now fully let business park in the East Midlands, landlord Hortons’ Estate Ltd announced today.

DIGI-Steel has agreed a new five-year lease on Unit 4, a recently refurbished 5,440 sq ft office building at Interchange 25 Business Park, Bostocks Lane in Nottingham.

The company, which delivers cloud based solutions to the steel processing fabrication sectors, is taking further space on the estate where it has been based since 2019.

It is the third letting to be completed at Interchange 25 Business Park in less than six months and follows recent deals with UK house builder, Keepmoat Homes and global packaging solutions provider, GPA Global.

Hortons’ has also agreed a five-year lease renewal with accountants Coleby Associates LLP on Unit 3, a 4,240 sq ft property near the entrance to the business park.

Jeremy Boothroyd of Hortons’ said all eight buildings at Interchange 25 were now let and hailed the recent spate of deals as a positive sign for the out-of-town office market.  He said:

“We’re very pleased that DIGI-Steel has chosen to expand its business at Interchange 25. The letting demonstrates the company’s commitment to the location and is indicative of the excellent working relationship we have with our tenants.

We undertook a programme of building refurbishments on the estate which has been an important factor in letting the remaining properties in quick succession and in securing good rents. The business park benefits from a superb location and good facilities, with a high quality of established occupiers.”

Mark Tomlinson, Director at property consultants FHP, who marketed the estate, said:

“Occupier sentiment continues to move towards securing the best quality office spaces and those landlords who have invested in their buildings to present good quality specifications, finishes and eco credentials are reaping the rewards. We are seeing continued rental growth in the sector for the prime end of the market and increased deal activity and I am delighted that we have now secured full occupancy at Interchange 25.”

Interchange 25 Business Park is a development of eight self-contained office buildings, located at the intersection between Junction 25 of the M1 and the A52 (Brian Clough Way) which connects Nottingham and Derby.

Latest News

We are delighted to have witnessed continued office market activity in early 2022, with 45 deals already agreed by FHP this year – representing circa 145,000 sq ft of office space transacted.

It is evident that this is a result of improving confidence – with occupiers now seizing the opportunity to make key decisions regards their office strategy going forward. Safe in the knowledge of how they are to operate post-pandemic, many occupiers are now more than ever considering different locations – with a big emphasis to downsize and up-spec their operations. This, coupled with the new ways of working has therefore fueled increased uptake in both the city centre and the out-of-town business parks.

There also appears to have been a culture shift regarding office lay-outs – whereby there is much less emphasis on a traditional fixed desk environment to one that now supports a more flexible, hybrid working approach promoting better social interaction and collaboration between colleagues.

Additionally, the power of the office as an important sales tool is becoming increasingly evident with companies understanding that a high specification office fit-out can be key to both enticing their employees back to the office and attracting the highest calibre of personnel. We are currently marketing some great opportunities that are suitable for a wide range of requirements. Therefore, if you are considering your office strategy going forward, please do not hesitate to get in touch with us to discuss.

FHP are delighted to have recently completed on the sale of Unit 1 Park Lane, a self-contained office building acquired by a rapidly growing care company, Nationwide Care.

The property is situated on a prominent position on an established business park known as Park Lane Business Park in Basford which has a wide variety of occupiers. The unit comprises approximately 1,700 sq ft of modern office accommodation situated over two floors with a generous amount of car parking also provided.

Amy Howard, of FHP’s office and industrial team who agreed the sale, commented:

“Unit 1 Park Lane is situated in an excellent location and provides high quality office space, for which we expected a high level of interest.  It was the perfect opportunity for both owner occupier and also for investment purposes, resulting in a high level of interest on the property within the first month alone.  We managed to generate several competitive offers from the interest we received resulting in an excellent outcome for our client which saw the property under offer in under a month of it being on the market.

The office market may not be in as high demand as other sectors, but the level of interest received on this unit alone shows that the demand is still there.  That being said, interest is still high for freehold units and demand is certainly outweighing supply.

It has been a delight to work alongside both our client and Nationwide Care in securing this deal and I wish them all the best in the future.”

For further information on this sale or if you are looking to dispose of a freehold or leasehold office or industrial unit, please do not hesitate to contact Amy Howard on 07887 787894 or amy.howard@fhp.co.uk.

2NB Property Investments Limited, a Derby based investment company has recently acquired Prospect House which is situated on Pride Park, Derby.  Prospect House was one of the first HQ office buildings built on Pride Park and must be one of the most well-known buildings in Derby.  The property occupies a highly visible position directly opposite Pride Park Stadium and the accommodation spans over three floors offering modern open plan space.

The property was sold on behalf of private clients by joint agents FHP Property Consultants and Andrew Butcher & Associates.

Darran Severn of FHP Property Consultants commented:

“I am pleased this sale has completed and I wish the new owners every future success with their investment which I understand will be occupied later this year after a comprehensive refurbishment.  There is a continued demand for office premises across Derby with a significant focus on Pride Park at present.  Occupiers are seeking to increase the quality of their working environments and to create more of a collaborative lifestyle choice to boost collaboration, mental health and wellbeing, team building and to support the upskilling of junior members of the workforce.  With a general lack of stock in market particularly on Pride Park we are starting to see capital values rise”.

David Nelson from 2NB Property Investments Limited commented:

“We’re delighted to complete the purchase of Prospect House and wish to thank all the professionals that assisted with the transaction.  We look forward to turning the building into high specification grade A office accommodation that will be occupied later this year”.

Andrew Butcher of Andrew Butcher & Associates also commented:

I am delighted to have concluded the sale of this property on behalf of our private clients, following a relatively short marketing period. The demand for freehold properties and the short supply saw competition for this property and it is good to see that after a refurbishment, this will be home to a growing professional occupier, further extending the occupational life of the building”.

ADC Infrastructure, a Nottingham based consultancy service to the property development sector in Transport Planning, Infrastructure Design, and Water Management, have expanded their offices within the city by taking the final floor available within the City Buildings on Carrington Street close to Nottingham Train Station.

The property was substantially refurbished by Shoby Properties following their acquisition of property to provide some of the very best quality offices which Nottingham has to offer retaining many of the property’s original features while making the space suitable for the requirements of modern day office occupiers with high quality finishes, full air conditioning as well as on site bicycle storage and repair facilities, showers and changing rooms.

Mark Tomlinson of FHP who acted on behalf of the landlords, Shoby Properties, in securing the deal commented:

“We are seeing a continued trend amongst office occupiers seeking to increase the quality of their working environments and secure premium office spaces within the city and City Buildings delivers just that.  We are seeing strong uptake of prime offices across the city and ADC Infrastructure are a fantastic tenant to have secured for the final floor within this building.  I’m sure that they will enjoy the quality of the space and the facilities”.

David Cummins, Director of ADC Infrastructure commented:

“Our current offices are to be redeveloped, so the opportunity arose to find new offices.  We wanted to remain in the city centre, as our staff travel by bike, bus, tram and train.  We wanted more space for growth, as we seek to double our numbers to around 60 in the coming years.  And importantly, we wanted a quality environment that would encourage everyone to work in the office.  The area around Carrington Street is an exciting place to be and the City Buildings felt right from our first visit.  This is our fourth move since the company began in 2013, and FHP have again been very helpful at showing us the options.  We look forward to working with them for many years to come as they are also the managing agents.”

I am pleased to announce the sale of Clarence Street in Sneinton to Nottingham Mencap.  The property comprised two buildings which had been combined and were set over three floors.

The premises is located just off Carlton Road in Sneinton, approximately 1 mile north east of Nottingham City Centre close to the Motorpoint Arena, measuring 539.37m² (5,806ft²).

The building was used by the 3D Group UK for storage, manufacturing and distribution on the ground floor and offices/meeting rooms on the first and second floors alongside staff welfare facilities throughout.  The property was in two distinct parts following extensive renovation and upgrading works in 2014/2015 when the property was merged seamlessly to provide attractive storage and office space.  The specification was superb in every way with custom made staircases, air conditioning, roof terraces, full commercial canteen, changing rooms, bi-folding doors, I could go on . . .

Nottingham Mencap, the purchasers, are a self-funded Nottinghamshire charity which was founded in 1950 by a small group of parents who united to establish the right for their disabled children to live independent lives and have the same opportunities as everyone else.  Helping those living with learning difficulties and autism Nottingham Mencap provide a supportive and welcoming space within their community to enable them to develop and maintain relationships and develop skills needed to live healthy, safe and fulfilling lives.

Anthony Barrowcliffe of FHP commented:

“When I first met the 3D Group UK and they showed me around the property it blew me away in terms of internal fit out, specification, quality and the high standard of finishings throughout.  No expense was spared in what they thought was their forever home.  Every inch of the building was utilised and bursting at the seams and reluctantly the 3D Group UK were having to relocate due to their incredible expansion and outgrowing this space.

Nottingham Mencap is a wonderful charity and I was so pleased that terms could be agreed to allow the 3D Group UK to move into their much bigger new unit, and for Nottingham Mencap to move into Clarence Street which met their needs and support their expansion.

This was a great transaction to be involved with, in an area I am very active in and believe is up and coming for industrial, office and residential property.”

Latest News

Over the last 12 months, the majority of us will have seen a change in the relationship we have with the office.  By far the most important driver from occupiers considering office moves has been a focus on the quality of office environments.  Many occupiers are looking to improve their space to make the office more of a collaborative “lifestyle choice” to boost collaboration, mental health and wellbeing, team building and to support the upskilling of more junior members of the workforce.  There has also been an increase in demand for freehold office space, particularly on Pride Park where FHP currently have some 30,000ft2 of office space under offer on a freehold basis, the majority to local businesses who are already based in Derby.

Darran Severn of FHP Property Consultants commented:

“We’ve had a lot of success during the last couple of months placing five buildings under offer.  It feels like businesses are ready to make decisions in regard to their office space and there seems to be a preference to buy.  As an example, we placed 3 Prospect Place on the market earlier in January and after several viewings this went under offer very quickly.  Again, we received an offer on 10 Royal Scot Road within a day of marketing.  Whilst these deals are yet to complete, I am confident they will progress to completion having carried out the required due diligence on each buyer.

We continue to speak with local and regional businesses on a daily basis who are still seeking space on a freehold basis and I would be delighted to speak with anyone who may be looking to sell their property.  Whilst capital values have remained relatively unchanged over the past 5 – 10 years, I expect with a shortage of opportunities we will start to see values rise.  I would add that we are also speaking to occupiers who require space on a leasehold basis, but again there are limited options currently on Pride Park, particularly for space larger than 6,000ft2.”

PMW Property have continued to remodel their property investment portfolio confirming that they have completed the acquisition of The Curve, NG2 Business Park in Nottingham – a prime 30,000ft² HQ building occupied by VF Corporation.

Whilst the terms of the transaction have not been publicised it is understood that VF occupy the property on a lease expiring December 2025 with the annual rent being £510,000 per annum.

The move by PMW may come as a surprise to some as PMW have traditionally built their property portfolio with an emphasis on industrial properties, many of which are older in their nature.

In recent years however there has been a significant change of emphasis within the group and they have successfully completed a number of new build schemes including a trade counter scheme and complementary industrial units in Swadlincote, new warehouses at Alfreton and they are embarking on the marketing of a distribution site on the A50 which can accommodate a 130,000ft² distribution unit.

PMW have always been astute in their choices as to which sectors and which locations to invest in, believing that there is an opportunity at the current time to invest within prime offices in solid locations when market sentiment over the office sector has been mixed in certain quarters.

Mike Wrigley, Managing Director of PMW, confirmed:-

“We work closely with a number of agents including FHP.  When John Proctor offered me the opportunity at The Curve it resonated very nicely in a complementary way with our own thinking as to how we should look to acquire properties as the economy and property sector seeks to continue to evolve as we come out of the depths of the pandemic period.

We have traditionally looked at the industrial and logistics sector as our default sector to invest in but during the pandemic the exponential growth of e-commerce and the need for businesses to reach out directly to their customers has meant that pricing in this sector and sourcing opportunities which we feel have value has been a challenge.

We do see that the office sector is one where there will be emergence of rental and capital growth as the market regains and retains its confidence.

The Curve attracted us as it is located on Nottingham’s best Business Park and it is let to a high quality Tenant who are best in class within their own fields with brands such as North Face and Timberland.

We recognise that there will be changes in occupational requirements.  The Curve attracted us because the internal configuration allows the building to potentially subdivide floor by floor and if necessary on a wing by wing basis and the passing rent of £17 per ft² represents good value compared with the values of new build sectors and those rents being achieved elsewhere within the city.

We are looking forward to working with John and his team, and with VF Corporation onwardly, as working with our Tenants has always been a key component of our business model and we continue to look for more opportunities in all sectors”.

John Proctor confirmed:-

“This has been a rewarding acquisition to work on as we have worked with Mike Wrigley and PMW Property for more than 20 years now and not only do we value them as Clients but we feel they are very much part of the family and we hope equally they feel the same about us.  Knowing your Clients is a vital component in advising properly and when I saw The Curve come on to the market I thought of Mike because he is always one to spot value and essentially the market price of this asset class is under priced because of the detrimental effect of the pandemic and the fear factor attached to the “future of the office” and there is therefore hypothetically greater risk but you cannot escape the fact that this building is prime and it sits within Nottingham’s best Business Park.  The Nottingham office market continues to transact and with there being no prospect of speculative development for the foreseeable future we believe that The Curve will remain one of the best buildings within the city for some time to come”.

M1 Agency acted on behalf of the Vendor.

Flint Bishop (Derby) advised PMW Property on all legal aspects with Addleshaw Goddard LLP advising the Vendor.

Since then, the landlords, Truelove Pension Fund, have undertaken various refurbishments within the building and alongside FHP’s marketing efforts have now concluded the lettings of five suites within the building totalling 18,000 sq ft.

Mark Tomlinson of FHP who acted on behalf of the landlords commented:

“Much has been made of the changes within the office sector, but these lettings prove that the office market is still very much alive and kicking for the right quality of spaces.  We have seen many occupiers reconsider their requirements and adopting a more flexible working strategy and seeking to improve the overall quality of their office accommodation to enhance working environments going forwards.  There remains a lack of supply of good quality spaces within the sector and we expect to see deal activity to improve during 2022, once occupiers put their new office strategies into place”.

Kate Truelove of Truelove Pension Fund commented:

“We are delighted to have secured a number of lettings in The Atrium in a short space of time during the middle of a pandemic. It shows office-based working is here to stay going forward and we would like to thank FHP for their hard work in securing a strong set of tenants throughout the building on long term leases”.
