Law firm Potter Clarkson is moving to new offices in the heart of Nottingham city centre. The intellectual property specialist has signed a 10 year lease for 16,000 sq ft at Chapel Quarter.

Potter Clarkson plans to move in next January after refurbishment works have been completed.

The office space will be stripped back to a shell, fully refurbished and fitted out as Grade A offices by Claremont Group Interiors, with an element of the cost being funded by the landlord.

A software development company has snapped up the final available premises at a now fully let business park in the East Midlands, landlord Hortons’ Estate Ltd announced today.

DIGI-Steel has agreed a new five-year lease on Unit 4, a recently refurbished 5,440 sq ft office building at Interchange 25 Business Park, Bostocks Lane in Nottingham.

The company, which delivers cloud based solutions to the steel processing fabrication sectors, is taking further space on the estate where it has been based since 2019.

It is the third letting to be completed at Interchange 25 Business Park in less than six months and follows recent deals with UK house builder, Keepmoat Homes and global packaging solutions provider, GPA Global.

Hortons’ has also agreed a five-year lease renewal with accountants Coleby Associates LLP on Unit 3, a 4,240 sq ft property near the entrance to the business park.

Jeremy Boothroyd of Hortons’ said all eight buildings at Interchange 25 were now let and hailed the recent spate of deals as a positive sign for the out-of-town office market.  He said:

Top 10 UK house builder, Keepmoat Homes has agreed the largest of the two lettings at Interchange 25 Business Park, Bostocks Lane in Nottingham.

The firm has signed a five-year lease on Unit 1, a two-storey standalone office space of 6,094 sq ft and has taken occupancy of the building following completion of an internal fit out.

Unit 2 is a fully refurbished two-storey detached office building of 5,424 sq ft and has been let to global packaging solutions provider, GPA Global on a six-year lease.  They are undertaking a fit out prior to moving into the premises.

Interchange 25 Business Park is a development of eight self-contained office buildings, located off junction 25 of the M1 motorway.

The last remaining property on the business park is Unit 4A, a recently refurbished 2,700 sq ft office space that is currently under offer.

PMW Property have continued to remodel their property investment portfolio confirming that they have completed the acquisition of The Curve, NG2 Business Park in Nottingham – a prime 30,000ft² HQ building occupied by VF Corporation.

Whilst the terms of the transaction have not been publicised it is understood that VF occupy the property on a lease expiring December 2025 with the annual rent being £510,000 per annum.

The move by PMW may come as a surprise to some as PMW have traditionally built their property portfolio with an emphasis on industrial properties, many of which are older in their nature.

In recent years however there has been a significant change of emphasis within the group and they have successfully completed a number of new build schemes including a trade counter scheme and complementary industrial units in Swadlincote, new warehouses at Alfreton and they are embarking on the marketing of a distribution site on the A50 which can accommodate a 130,000ft² distribution unit.

PMW have always been astute in their choices as to which sectors and which locations to invest in, believing that there is an opportunity at the current time to invest within prime offices in solid locations when market sentiment over the office sector has been mixed in certain quarters.

Acting on behalf of Truelove Pension Fund, FHP have completed a number of office lettings within The Atrium, a multi occupied city centre office building following increased deal activity within the sector.

FHP were instructed to market The Atrium at the start of 2021, at which point the building had some 20,000 sq ft of vacancy, with various tenants having decided to vacate spaces as a result of the Coronavirus Pandemic.

Since then, the landlords, Truelove Pension Fund, have undertaken various refurbishments within the building and alongside FHP’s marketing efforts have now concluded the lettings of five suites within the building totalling 18,000 sq ft.
