As another year flies by, 2025 has certainly been “a game of two halves”. The first half of the year saw strong activity, lots of significant manufacturing and distribution lettings and a real demand again for space in the industrial/distribution sector throughout the East Midlands. As ever, little or no freehold stock available and those buildings that were for sale went quickly and leasehold activity was strong in all sizes, right through to the prime Grade A boxes we let of over 300,000ft².
The second half of the year – not so good! Ridiculously early budget warnings stymied activity and caused occupiers to sit on their hands with activity reducing as a result and in all honesty it’s been a slog – deals taking forever to conclude and whilst there have been plenty of discussions with occupiers, understandable nervousness in the last quarter has failed to see those materialise into deals.
2026? As I usually say – who knows but it does feel as if confidence may be returning to the economy and hopefully the pent up demand that occupiers paused in the latter half of 2025 will see early activity in the new year.
Regardless, we will give it our best shot to achieve success!
