Chancerygate has been granted planning permission for 98,000 sq ft of Grade A trade counter and urban logistics space in Colwick, Nottingham.

Called Colwick Gateway, the scheme will comprise 13 units ranging from 3,600 sq ft to 27,600 sq ft. The projected gross development value is around £25m.

Units on the 6.35-acre site will be available on a leasehold basis and construction work is expected to commence in early Q2 2023.

All properties at the development will benefit from electric vehicle charging points and solar cells on their roofs which provide up to 35 per cent of the units’ energy needs. In addition, the units will be constructed from high-performance building materials to reduce CO2 emissions.

Located off Colwick Loop Road approximately five miles east of Nottingham city centre, the Colwick Gateway site benefits from excellent access to the M1.

The scheme forms part of a wider regeneration scheme, encompassing a range of new developments and occupiers aimed at transforming the area.

Neighbouring occupiers include leading high-street brands such as Sainsburys, Argos, Habitat, Specsavers and Starbucks. Nearby trade suppliers include Jewson, Nottingham Steel Supplies, Tile Tec Fireplaces, Biffa Waste Services and MKM Builders Merchant, which is currently under construction.

Clowes Developments’ Forbes Park Scheme in Long Eaton, where agents Tim Gilbertson of FHP Property Consultants and Richard Sutton of NG Chartered Surveyors have acted on their behalf, can be considered nothing but an unmitigated success.

As we approach the New Year, I thought it would be an opportune time to take a quick look back at the past 12 months.  Overall its been a busy year and activity throughout 2022 has very much mirrored the previous 24/36 months.  That said, we have started to see a slight easing across some sectors of the market during Q4 due to economic and political circumstances.

Across the East Midlands, the industrial and logistics sector has continued to be driven by a general lack of supply, particularly of good quality units available for immediate occupation.  To overcome this lack of supply we have been working with a number of clients who have speculatively built units in key locations along the M1, A38 and A50 corridors.

Enquiry levels have remained high for the majority of the year particularly from third party logistic companies, but also from both local and regional occupiers.  This has led to us receiving multiple offers on units resulting in many businesses not being able to find a suitable property.  As a result, we have spent more time this year speaking directly with businesses who are genuinely struggling to find suitable premises across the region.  Whilst it has been difficult, we have been able to successfully work with these businesses to acquire premises on their behalf to take away the stress of a property move from their day to day business duties.

Whilst we are beginning to see more units come back to the market, there is still a lack of good quality industrial/warehouse space available today to both rent and buy.  I suspect and very much hope this slight easing will return us to a more “normal” market where supply and demand is relatively balanced.  I also expect rents and capital values to remain strong albeit I see these stabilising across the next 12 months.  Over the last 12 months we have seen rents and capital values increase by 10% – 20%.

The office market has been surprisingly active this year and we have pleasingly disposed of some 50,000ft² on Pride Park alone.  Generally, the trend in the office market has continued on from 2021 and whilst many occupiers maybe downsizing, they are spending more money on their fitout to create a better working environment.  It is all about creating collaborative working zones where employees can be more creative and share ideas.  Working from home has created a more flexible week, but there is a drive to lure employees back to the office and many businesses are investing heavily in their office design to achieve this.  I believe the office market will continue this trend through 2023.

Whilst we do not know what the New Year will present us with, we are positive as always and it will very much be work as usual.  We are pleasingly working with a number of clients who are bringing some interesting schemes to market next year across, Derby, Ashbourne and Castle Donington and I very much look forward to launching these in the New Year.

Blenheim Park sits adjoining Junction 26 of the M1 motorway, a prime location to the north of Nottingham City Centre where over the years millions of square feet of industrial and distribution space have been developed out to meet the demands of the Nottingham economy.

The final development of the scheme, funded by Urban Logistics REIT Plc, where four prime warehouse/industrial units were built resulting in three fantastic deals to growing local and indeed overseas companies at a time when the imbalance between supply and demand in this sector of the market has never been more clear.

A leading investor in UK urban logistics has acquired all the trade and employment units at a mixed-use development at Teal Park in Nottingham.

Northwood Urban Logistics has bought the third and final phase from joint-developers Warwickshire-based AC Lloyd Commercial (ACL) and Nottingham-based Henry Davidson Developments (HDD) for an undisclosed sum.

Selling the six large employment units totalling 116,835 sq ft is the final part of the deal, meaning the specialist investor in UK logistics sites now owns the entire park with the exception of Storage Giant.

Northwood Urban Logistics had already acquired phase one and two of the 56,511 sq ft trade park which includes Toolstation, Screwfix, Howdens, Trent Valley Windows, Trent Vehicle Charging, Karcher UK and Paintwell.

Mark Edwards, managing director at AC Lloyd Commercial, said: “This was our first major development in the East Midlands and the Teal Park site has proved to be a fantastic success.

 “The final piece of the jigsaw has been the legal work on selling the final phase of the employment and trade units to Northwood Urban Logistics which has been completed, and Teal Park is certainly thriving.”

Richard Croft, director at HDD, added: “The final six employment units which range from 9,606 sq ft to 31,553 sq ft are now under the ownership of Northwood Urban Logistics who will have responsibility for marketing the site. FHP are delighted to secure the final two lettings on Whyburn Business Park, the new build scheme of small sized industrial units situated on an established and popular industrial location in Hucknall. Phase 1 was completed in late Q1 / early Q2 2022, with phase 2 in discussions to provide further stock for small to medium sized units. The rental tones achieved throughout the site were £8.00 per sq. ft, a promising figure for a new build scheme in Hucknall.

FHP have sold a mixed office and industrial property on Abbeyfield Road on Lenton Lane Industrial Estate to one of the largest garden machinery distributors in the UK.  Henton & Chattell have acquired three buildings on the Lenton Lane Industrial Estate from FHP intending to utilise the 40,000ft² warehouse for their own purposes to expand their additional growth.

The property was sold on a long leasehold interest with an average unexpired term of circa 43 years from Nottingham City Council and was income producing, producing a rent of £287,500 per annum with the sale price agreed understood to be in excess of £3 million.
