Developer Chancerygate has submitted plans to speculatively build 98,000 sq. ft of trade counter, urban logistics and industrial space in Colwick, Nottingham.

Called Colwick Gateway, the proposed £25m scheme will be on a 6.35-acre site in Colwick Industrial Estate and include 14 Grade A leasehold units ranging from 3,500 sq. ft to 27,200 sq. ft.

The site is situated in a prime industrial area of Nottingham, meaning it is best placed to serve businesses operating within the city as well as across the wider East Midlands region.

Sherwood Park at Junction 27 of the M1 motorway is always a popular location for occupiers and it is not often that substantial buildings come available there.  Hopefully therefore the fact that FHP are pleased to bring to the market a building of nearly 60,000ft² on the site will assist a local occupier in expanding and growing and taking advantage of this great opportunity.

To be marketed by Tim Gilbertson and Amy Howard, they commented:

“It is some time since there has been a decent sized building available on Sherwood Park so we hope that this one goes well.  It’s a great location, just off Junction 27 of the M1 and this building offers simple two bay production or storage space augmented by good quality ground and first floor offices and ancillary plus 80 car parking spaces and secure delivery and access.  We would be delighted to discuss and show any interested parties around.”

FHP Property Consultants are delighted to start marketing a superbly positioned warehouse of just over 33,000ft² with a big yard in a prime location backing onto the A38 at Junction 28 of the M1.

With accessibility to the motorway within a few minutes drive, this building should hopefully fill the void that exists in the region for space of this size in a prime location.

Being dealt with by Tim Gilbertson, he commented:

“With the benefit of a fabulous location, big yard, securely fenced and gated site and near instant access to the motorway, this building should be well received.

These features are augmented by seven dock level loading doors plus level access loading too and a clear span warehouse, all very unusual in a building of this size which shows its excellent specification.

A new lease is available and this will be a welcome visitor to a market which still lacks stock in nearly all size ranges.

At just over 33,000ft², there are very few similar options around, so hopefully this will help a local company to take on additional space and expand and grow.”

Hot on the heels of the letting of 81,000ft² to Cotton On Group at Blenheim Park just off Junction 26 of the M1 by FHP and joint agents M1 Agency on behalf of Urban Logistics REIT comes a further deal with the disposal of prime new build space of 24,000ft² to an undisclosed, pet food manufacturer.

Blenheim 24 was one of four speculatively planned and constructed prime manufacturing/distribution units on Blenheim Park, which sits just off Junction 26 of the M1 on the edge of Nottingham.  This is the third deal on the site following on from the lettings of speculative units of 18,000ft² and 81,000ft², leaving merely the final building available of 43,000ft² which has just completed and is ready for immediate occupation.

The letting of Blenheim 24 was completed by Chris Proctor and Tim Gilbertson of FHP Property Consultants on behalf of Urban Logistics and Chris commented:

“It was a pleasure to deal with our new occupier here and their investment in the building will no doubt create success and new jobs for the region. This is the third letting we have now completed on the site and we only have one unit left available of just over 43,000ft² which is immediately available on a new lease.”

John Barker, Head of Development at Urban Logistics REIT added:

“We have been pleased with the interest shown in the ten unit scheme where we partnered with Wilson Bowden. The six units in the East Midlands have generated strong interest and the four unit scheme at Kingsway in Rochdale, due for practical completion at the beginning of October, which is encouraging.”

Olivia Salisbury, Asset Manager at Urban Logistics REIT added:

“We are delighted to have let the third unit in the scheme so quickly after practical completion. This is testament to the quality of the units built by Wilson Bowden and their contractors, Glencar and the location of the scheme, so close to Junction 26 of the M1 and Nottingham City Centre.”

Toby Wilson at M1 Agency added:

“We are down to the last unit on Blenheim Park, which is a credit to the quality and location of these units. The remaining unit of 43,000ft² is the only immediately available Grade A warehouse within Nottingham of its size range currently, so we would urge occupiers to come forward before it is too late.”

Acting on behalf of private pension fund trustees, Tim Gilbertson, Director of FHP Property Consultants has completed the letting of substantial distribution space off Keys Road in Alfreton, moments from the A38 and Junction 28 of the M1 motorway.

This modern warehouse building was put under offer within days of coming to the market and a lease has subsequently been agreed and completed to an expanding local occupier who wish to remain nameless to enable their further expansion in the region.

The building sees just over 23,000ft² of high calibre warehouse space let, and Tim Gilbertson who dealt with the letting commented:

“This is the second time I have had the pleasure of letting this building for our clients and I am delighted with the outcome.  The ingoing tenants offer a good covenant and a long term lease has been agreed.  Equally, it’s always a pleasure to see a local company expand and to help them with their developing business.”

A spokesperson for the private pension fund landlords commented:

“Alfreton remains a popular location for businesses looking to grow and further strengthen their market positioning. The unit resides within a prime warehouse and logistics hub with excellent links to the wider East Midlands transport network, namely direct access to the M1.  We wish the new tenant all the very best in their new premises.”

Tim Gilbertson concluded by adding:

“Even though we are in the middle of the summer holiday season, we are still experiencing good demand for space on both a leasehold and freehold basis throughout the region with industrial and warehouse spaces from a few hundred sq ft to a few hundred thousand sq ft very much still in demand.

Despite the obvious economic pressures we are all encountering at present and indeed some supply chain issues which occupiers are also having to deal with as a result of Brexit, the market does seem to still be moving strongly and I would be delighted to put forward without cost or commitment marketing thoughts on any buildings which landlords and owners might be looking to bring to the market later in the year.

Traditionally, September and October are very strong months of the year so now is an ideal time to put forward thoughts for those parties looking to dispose of premises at some stage in the remainder of 2022.”

On behalf of Urban Logistics Reit Plc, FHP Property Consultants in conjunction with joint agents M1 Agency have successfully let their speculatively built 81,000ft² unit on Blenheim Industrial Estate at Junction 26 of the M1.

One of four units built on the site, the 81,000ft² prime distribution unit has been let to Cotton On Group, Australia’s largest online retailer.  This deal complements the previous letting of a speculatively constructed 18,000ft² unit on the estate.

The letting was completed by Tim Gilbertson and Chris Proctor of FHP Property Consultants who commented:

“A great result for all parties involved here and a pleasure to act on behalf of Urban Logistics.  They took the sensible option of developing out the final four plots on the established Blenheim Industrial Estate speculatively to provide prime manufacturing/distribution space in a wonderful location just off Junction 26 of the M1 motorway.

Their positive and sensible approach has yielded terrific results and we are delighted to announce the first two lettings on the estate, the larger of which saw 81,000ft² let to Cotton On Group.

We wish the new occupiers well in this pristine Grade A building.

We would also like to thank their agent, Toby Smith of Harper Dennis Hobbs for helping seal this transaction.”

John Barker, Head of Development at Urban Logistics Reit Plc said:

“The funding venture with Wilson Bowden Developments has worked well and they have completed the buildings to a high standard. The East Midlands element of the portfolio was recently completed so early lettings to Cotton On and All Shires Foods is testament to the tenant demand in the market and that we’ve let two of the four Nottingham units so quickly after practical completion, with further interest in the remaining two, is satisfying.”

Olivia Salisbury, Asset Manager at Urban Logistics Reit Plc added:

“We’re pleased to welcome Cotton On and All Shires to the ULR portfolio and look forward to working with them going forward.”

For full details of the final unit remaining on Blenheim Industrial Estate, please contact the agents Tim Gilbertson (07887 787 893 / tim@fhp.co.uk) and Chris Proctor (07747 464 770 / chris@fhp.co.uk) at FHP Property Consultants or Toby Wilson (toby.wilson@m1agency.co.uk  / 07500 926727) at M1 Agency.

“I’m pleased this letting has completed and its been a pleasure dealing with all parties.  We were able to place this property under offer within weeks of going to market and due to the high levels of interest we agreed a deal above the quoting rent.  There is still a shortage of good quality industrial/warehouse units across the region and we could have placed this property with at least four other businesses.”

Demand for logistics real estate in the East Midlands is showing no signs of slowing, according to the leasing agents of Trent Gateway which is now fully let.

Due to the especially high demand for industrial properties, particularly those that possess green credentials, the property’s landlord Northwood Urban Logistics has seen five units let in five months.

The final deals, brokered by JLL and FHP, have included MMC Materials UK Ltd which manufactures sustainable and compositable packaging and has taken 10,488 sq ft, and Upperton Pharma Solutions (Upperton), a UK-based specialist contract development and manufacturing organisation. Confident in the location, Upperton is investing circa. £15m in the design and bespoke build of its new 50,000 sq ft facility on the estate.

MMC Materials UK and Upperton join a range of other established businesses based on the 18-unit industrial site, including BW Flexible Systems, RSK Group and SRL Traffic Systems Ltd.

Northwood’s success is reflective of the high demand for space in the region. JLL’s own research has revealed that prime headline rents have risen by an average of 25.5% across the Midlands. The multi-let and mid box industrial market Spring 2022 report revealed that, in the East Midlands specifically, there remains eight months’ supply of space available, but is seeing comparatively little new speculative development. Regional demand for small units is particularly strong in the 3,000 sq to 5,000 sq ft and 10,000 sq ft to 20,000 sq ft range, with local and regional occupiers driving the majority of demand.

Trent Gateway’s sought-after green credentials include the likes of electric vehicle charging points; low air permeability design; warehouse skylights making up 15% of roof surface area increasing natural lighting; high performance insulated cladding and roof materials; and secure cycle parking all provided as standard.

Iain Taylor, Director at Northwood Urban Logistics said:

‘’We are very pleased to welcome our latest occupiers to the scheme. Trent Gateway has been proven to accommodate a wide range of occupiers who have been able to adapt the units for a variety of uses.”

Gemma Constantinou, industrial director at JLL East Midlands, said:

“Trent Gateway has benefited from having high-quality units in a market that is increasingly calling for more space. Crucially, though, this market also understands that the need to make greener choices, in the push towards Net Zero, is only intensifying.

The speed in which the entirety of Trent Gateway has been snapped up should be a clear, green light for developers to invest further in the East Midlands. We expect take-up to remain at a consistently high level for the next few years while the battle for availability continues at such a pace.”

Mark Tomlinson, Director at FHP commented:

“We are delighted to have delivered fully occupancy and such a strong Tenant lineup at Trent Gateway, which was delivered to service a pent-up demand from occupiers who have been hampered by an undersupply of industrial property in the region.

The East Midlands still has one of the lowest vacancy rates in the country, so we were not surprised to have brought forward such strong demand for the scheme.”

Located within Beeston Business Park and just one mile outside of the town centre, Trent Gateway is a 40-acre hub providing a mix of industrial and office space, all overlooking the Attenborough Nature Reserve.

The demand for hardstanding land has continued to thrive across the Derbyshire region with a collection of leasehold deals completed in June.

FHP Property Consultants are pleased to have completed on 0.5 acres of land at Drakelow Business Park located in Burton on Trent to a UK leading provider of bond coat spraying and grab lorries.  Furthermore, a deal was agreed to let a 0.4 acre yard at Booths Industrial Estate in Ilkeston to a local civil engineering firm.

Dan Mooney of FHP Property Consultants comments:

“There is good demand from all types of businesses for small plots up to 1 acre.  We are almost fully occupied at Booths Industrial Estate with another plot under offer and a 0.2 acre plot remaining.  The lack of availability is also mirrored at Drakelow Business Park.  We are continuing to achieve market rents for our client and have further witnessed a 10-15% increase in rental values in the past 6-12 months across various estates.

In addition to the recent success we are also under offer on two smaller plots comprising 0.25 and 0.33 acres at Drakelow Business Park and a 0.7 acre plot at Booths Industrial Estate.  In terms of other availability we are currently marketing a 1.2 acre plot of land at Cat & Fiddle Lane in Ilkeston.  The site is suitable for a variety of options such as storage and parking and benefits from good access to Junction 25 of the M1.”

Latest News

On behalf of a private client, FHP Property Consultants are pleased to have completed on the letting of Unit 2 Shipley Court located on Manners Industrial Estate in Ilkeston, on undisclosed terms. The latest success follows the letting of Units 4 & 5 Eagle Road on Quarry Hill Industrial Estate in March 2022.

Darran Severn of FHP Property Consultants comments:

“We received a good level of interest which translated into a great deal, and we were able to achieve the quoting rent. It is no surprise that the property was let in a matter of a couple of months from marketing to completion, given its presence on a well-established industrial estate.”

With two further properties, E15 Langham Park off Lows Lane, and Unit C West Hallam Industrial Estate, currently under offer, there are very few options remaining across Ilkeston either to purchase or let, but demand for good quality warehouse space remains particularly strong.
