The industrial and logistics sector continues to thrive as demand far outweighs supply across the East Midlands.  More locally this trend is witnessed between Derby and the neighbouring town of Burton on Trent which is connected via the A38 corridor.  The A38 corridor is a busy north/south connection between the M1 and M6 Motorway thus a popular location for mid to large sheds.  Existing stock levels are low due to unprecedented activity within the sector on both a leasehold and freehold basis.  Whilst new schemes are in motion, we are unlikely to see these delivered within the next 6 – 12 months.  Developers are trying to meet demand but there is an obvious time lag between deciding to speculatively develop and delivering buildings of 100,000ft²

“Despite the pandemic, stock levels have never really risen to anything more than a bare minimum and we are now at an all time low.  The market has since been extremely active.  We have disposed of almost all our existing stock between 1,000ft² and 30,000ft² completing over 30 deals within the last 9 months across the region.  We have seen a pleasing uplift in both rental and capital values.  Whilst we currently have a selection of stock available, we do require more.  We are speaking with occupiers on a day to day basis that require industrial/warehouse premises along the A38 corridor from 10,000ft2 – 100,000ft² plus.”

Activity continues to shine in the industrial/warehouse sector as demand far outweighs current supply. This is evidenced by Unit 8 Prime Industrial Park, Derby which despite having considerably low eaves, has now been let. This clearly shows the confidence that many occupiers have in their business direction particularly given the previous year of lockdowns and economic uncertainty.

I am really happy to have started a new role in the property industry at a time filled with uncertainty. Although I wasn’t sure what to expect, I have really hit the ground running having already carried out numerous viewings and inspections across key sectors in Derby and the wider East Midlands.

With that, I am rather surprised how active the property market is at the moment, with the industrial/warehouse sector continuing to be red hot. So far, I have been involved with the lettings of several industrial units and land opportunities at sites such as West Hallam Industrial Estate, with occupancy there almost completely full which is a fantastic achievement. The industrial market remains strong, and I am seeing enquiries particularly for the small to mid-sized units increase tenfold. This could be for a number of reasons, including new business ventures, smaller occupiers seeking expansion opportunities, and the rise of e-commerce taking the distribution market by storm.

In addition, despite being down on pre-pandemic levels, the office market is slowly beginning to see activity particularly at the low to medium size brackets, with many occupiers evolving their thinking on how to best use their space in anticipation of staff returning to the office.  It has also been interesting to take enquiries from interested parties looking to repurpose empty office space into alternative uses including residential conversions, particularly in areas such as Derby and Alfreton which could help support their local economy.

Furthermore, the notion that the high street is death is far from reality; despite the slump in activity over the last 12 months, I have noticed consumers slowly fall back in love with the high street. Occupiers must find ways to entice consumers back to shops, whether through green practices, adapting technology or becoming a mixed-use destination. Nonetheless, I have taken numerous enquiries from small retailers and individuals looking to continue new business ventures perhaps started during the pandemic, or those who are on their journey to business recovery. Derby has seen a high level of interest in high footfall areas, including St Peters Street, East Street and Albion Street which are all close to the Derbion Shopping Centre and the Riverlights Bus Station. It will undoubtably take time for the retail sector to reinvent itself, but I strongly believe that we will continue to see empty units become occupied again.

Overall, I am excited to progress within my role as part of the agency team at FHP, and likewise continue to see the gradual growth in all sectors as the economy recovers, individuals return back to the office and things return to some form of normality.

The industrial/warehouse sector has been extremely active throughout the first half of 2021 and demand has far outweighed supply across Derbyshire and the wider East Midlands.  FHP Property Consultants are pleased to announce that Amber Business Centre which is situated in Riddings, Alfreton, has achieved full occupancy for the first time in over five years following the recent letting of Unit 5 to Abby Logistics.

Unit D1 totalling 41,301ft² has been let to Galaxy Insultation on a 15-year straight lease term.  The business, which is known as one of the main national providers of insultation, will occupy the premises as their East Midlands branch, which takes their total number of branches to 12.

Unit D2 totalling 21,162ft² has been let to Silicone Altimex Ltd on a new 10-year lease term.  The business provides high quality, integrated elastomeric solutions to medical device and bio-pharmaceutical manufacturers.

The latest deal completed by FHP at Junction 28 of the M1 sees over 40,000ft² of good quality warehouse space in a prime position just off the M1 at its intersection with the A38 let to Sunbelt Rentals.

The deal was concluded by Tim Gilbertson of FHP who acted on behalf of a charitable client with Sam Robinson of Colliers acting on behalf of new tenants, Sunbelt Rentals.

Tim Gilbertson commented:

“It was great to see this deal over the line, this building generated a lot of interest from the start of our marketing and was quickly put under offer to a quality covenant.  Space around Junction 28 of the M1 is hugely sought-after and there will be speculative development coming soon in the region, but at present supply remains painfully poor.

We do have existing space coming to the market in the region in the not too distant future of similar size and larger, but the market is at its weakest in terms of supply I can remember in my 25 years of working in this patch.

Therefore, with this deal its always disappointing to turn down other potential tenants, but an absolute pleasure to deal with Sam Robinson at Colliers who acted on behalf of our eventual high quality tenants, Sunbelt Rentals.

We wish them well in the building and look forward to bringing similar stock to the market in the not too distant future.”

The green light has been given for the speculative development of three warehouse schemes across the East Midlands to commence now that planning approval has been granted.

Investor ‘Urban Logistics REIT’ (ULR) and Developer ‘Wilson Bowden Developments’ have secured full planning consent for 255,000ft² of new industrial / warehouse and distribution space in six units across three sites in Nottingham, Castle Donington and Leicester.

Wilson Bowden Developments, whom have a strong history and track record in the delivery of Grade A warehouse space, will shortly begin construction on all three schemes next month with completion due in Q2 2022.

The three schemes comprise Blenheim Park in Nottingham where four units of 18,000ft², 24,000ft², 43,000ft² and 81,000ft² will be delivered, a single unit of 45,000ft² at Willow Farm, Castle Donington and a further unit of 44,000ft² at Optimus Point, Leicester.

The schemes will be jointly marketed by M1 Agency and FHP.  Toby Wilson of M1 Agency commented:-

“We are in a period of extremely low vacancy rates, combined with high occupier demand, especially in the mid-box market which has seen limited speculative development. We now have planning consent and construction will commence next month which is a real positive and will bring some much needed short term relief to the market.

Property development and investment company, CEG, has secured planning permission to deliver a modern 1,933m² builders merchant facility for Travis Perkins at the Vesuvius development off Sandy Lane, Worksop.

CEG will build out the bespoke unit and lease it to Travis Perkins. The development will create 20 new jobs, deliver a new supply chain facility for existing local business and bring economic benefits to the area.

CEG is currently managing the comprehensive regeneration of the 17.75ha Vesuvius site. With planning permission for more than 200,000ft² of employment space, the multi-million-pound first phase of commercial development is due to complete this summer.

Providing a multi-tenanted 46,000ft² of industrial units, ranging from 1,200 to 5,000ft², and retail space adjacent to the recently opened Asda superstore, the first pre-let has already been agreed with Burger King.

Subsequent phases will also offer larger employment units including speculative as well as pre-let, design and build development for office, light industry, storage and distribution requirements. Nottinghamshire Fire and Rescue Service is also on site constructing a new fire station.

Lawrence Escott, Investment Manager from CEG, said:

“The regeneration of this brownfield site is proving a huge success. Vesuvius is fast becoming a thriving commercial destination and Travis Perkins will be a welcome addition.
