FHP, along with the joint agent, John Sambrooks of Gerald Eve, were instrumental in getting this property under offer quickly after it was brought to the market. Once under offer, Tim’s expertise, knowledge and input was extremely useful in getting this deal over the line. Ultimately it was a good deal for both parties and one which my client was pleased with. Thank you to the FHP team for their assistance.

The green light has been given for the speculative development of three warehouse schemes across the East Midlands to commence now that planning approval has been granted.

Investor ‘Urban Logistics REIT’ (ULR) and Developer ‘Wilson Bowden Developments’ have secured full planning consent for 255,000ft² of new industrial / warehouse and distribution space in six units across three sites in Nottingham, Castle Donington and Leicester.

Wilson Bowden Developments, whom have a strong history and track record in the delivery of Grade A warehouse space, will shortly begin construction on all three schemes next month with completion due in Q2 2022.

The three schemes comprise Blenheim Park in Nottingham where four units of 18,000ft², 24,000ft², 43,000ft² and 81,000ft² will be delivered, a single unit of 45,000ft² at Willow Farm, Castle Donington and a further unit of 44,000ft² at Optimus Point, Leicester.

The schemes will be jointly marketed by M1 Agency and FHP.  Toby Wilson of M1 Agency commented:-

“We are in a period of extremely low vacancy rates, combined with high occupier demand, especially in the mid-box market which has seen limited speculative development. We now have planning consent and construction will commence next month which is a real positive and will bring some much needed short term relief to the market.

Demand is robust and we are already in dialogue with occupiers on pre-let negotiations, frustrated by the supply constraints we are currently experiencing. This is an exciting time for the sector, and our six units will offer flexible commercial space to suit businesses of all shapes and sizes’.

Richard Moffitt of Urban Logistics REIT added:-

“All units are in excellent locations for logistics, designed to a high specification and situated on high profile and established business parks where there has been a shortage of available buildings in recent years. Subsequently, we expect to see strong demand and take-up creating a significant amount of jobs and bringing a boost to the local economy”.

John Proctor of FHP comments:-

“This is a welcome introduction of speculative space in to the mid-box market, spread across the East Midlands to balance the supply and demand characteristics. As we move into the build phase we are continuing to see significant demand for units in the small / mid industrial box sector and with existing stock in short supply along with many occupiers focusing on the here and now, speculatively building the units is most certainly the correct approach”.

Henry Henson of Wilson Bowden Developments added:-

‘We’re delighted to have secured full planning permission for the speculative development of these three schemes and to now bring forward the development of much needed mid-box warehouse space within the East Midlands market”.

For further information on the units please contact Toby Wilson (toby.wilson@m1agency.co.uk / 01158 960 461) and James Keeton (james.keeton@m1agency.co.uk / 01158 960 461) at M1 Agency or John Proctor (johnp@fhp.co.uk / 07887 787 880), Tim Gilbertson (tim@fhp.co.uk / 07887 787 893) or Chris Proctor (chris@fhp.co.uk / 07747 464770) at FHP.

Property development and investment company, CEG, has secured planning permission to deliver a modern 1,933m² builders merchant facility for Travis Perkins at the Vesuvius development off Sandy Lane, Worksop.

CEG will build out the bespoke unit and lease it to Travis Perkins. The development will create 20 new jobs, deliver a new supply chain facility for existing local business and bring economic benefits to the area.

CEG is currently managing the comprehensive regeneration of the 17.75ha Vesuvius site. With planning permission for more than 200,000ft² of employment space, the multi-million-pound first phase of commercial development is due to complete this summer.

Providing a multi-tenanted 46,000ft² of industrial units, ranging from 1,200 to 5,000ft², and retail space adjacent to the recently opened Asda superstore, the first pre-let has already been agreed with Burger King.

Subsequent phases will also offer larger employment units including speculative as well as pre-let, design and build development for office, light industry, storage and distribution requirements. Nottinghamshire Fire and Rescue Service is also on site constructing a new fire station.

Lawrence Escott, Investment Manager from CEG, said:

“The regeneration of this brownfield site is proving a huge success. Vesuvius is fast becoming a thriving commercial destination and Travis Perkins will be a welcome addition.

“We will soon complete the largest speculative scheme of this scale and quality in Worksop for many years and we continue to see strong interest in the space from well-known national trade and industrial occupiers alongside smaller, local businesses.”

In 2018, supported by D2N2 Local Enterprise Partnership, CEG delivered a £5.5million package of works to create a new roundabout and access road opening up the site and remediating it for redevelopment. This makes the site easily accessible to the A60, A57, Worksop and its surrounds.

D2N2 LEP CEO, Sajeeda Rose, said:

“The Vesuvius site represents a landmark development for Worksop and the wider area. It’s great to see businesses such as Travis Perkins attracted to the site, creating new jobs and supporting our collective ambitions to rebuild and grow our economy.”

Chris Proctor & Anthony Barrowcliffe from FHP and Ben Flint from Fisher German are marketing the site.

Demand for industrial/warehouse units around 5,000ft2 continues to soar and as a result, FHP Property Consultants are pleased to confirm the letting of 2B Aspen Business Park, Spondon, Derby, DE21 7SG.

2B Aspen Business Park comprises an end terrace industrial/warehouse unit which has been extensively fitted out as good quality office space with ancillary storage.  The property has excellent access to the A52 dual carriageway on the east side of Derby and therefore has good access to the M1 motorway.

The property has been let to Mercian Utilities who have taken a new 5 year lease.

Darran Severn of FHP Property Consultants commented:

“This is another example of how fast paced the industrial/warehouse sector is at present.  We placed the property on the market and were able to agree Heads of Terms within a matter of weeks. This is a slightly unusual warehouse unit being comprehensively fitted as offices, but this hasn’t proved to be an issue.

Whilst we have a selection of stock available, we do require more.  We are speaking with occupiers on a day to day basis that require industrial/warehouse accommodation within Derby, Ilkeston, Alfreton, Ashbourne and Swadlincote. If you are having difficulty finding the right premises or are looking to sell or rent your premises, then we would be delighted to chat through and advise you accordingly.”

Acting on behalf of Northwood Urban Logistics, joint agents FHP and JLL are delighted to announce a string of new lettings at the Trent Gateway industrial and warehousing scheme in the Beeston area of Nottingham.  The scheme was developed in 2020 by Chancerygate to provide 18 brand new high specification industrial and warehouse units available with options ranging from 2,500 to 30,000 sq ft.

Recent lettings have been concluded with the letting of Unit 23 to BW Flexible Systems who have taken a 20,620 sq ft unit and Unit 27 and Unit 29 to RSK Group and Europa Disc respectively, with just 8 units left on the scheme.

Mark Tomlinson, Director of FHP Property Consultants commented:-

“We are delighted that the scheme continues to achieve good levels of interest.  We have ongoing discussions on several units and look forward to announcing further activity on the site in due course.  There is a significant lack of availability of good quality industrial premises within the greater Nottingham market and of course the wider region, which is especially apparent for those seeking units sub 20,000 sq ft.  These units do offer a fantastic solution for those growing occupiers, with Landlord funded office fit out options available, 8m eaves height, good sized yard, electric car charging and the train station on site”.

Iain Taylor of Northwood Urban Logistics comments:

“We are very pleased to welcome our first occupiers to the scheme. Trent Gateway is able to cater to a wide range of occupiers who will be able to adapt the units for a variety of uses.”

JLL are joint agents on the scheme.

Schroder Real Estate has completed the sale of Sherwood 80 at Sherwood Business Park, Nottingham to SureScreen Holdings Limited.

The property is an 80,000ft² modern warehouse located near Junction 27 of the M1, and the deal was agreed by Chris Proctor and Tim Gilbertson of FHP Property Consultants on behalf of Schroder Real Estate.  SureScreen Holdings were unrepresented in the transaction.

It is one of the most significant vacant possession sales within the region in recent times.

Chris Leek, Fund Manager at Schroder Real Estate, commented:

“Sherwood 80 offers an established, quality location but had been vacant for some time prior to us becoming responsible for the property in March 2020.

Interest in the building increased following the completion of maintenance and improvement works, and we were happy to work to a tight deadline with SureScreen so they could deliver additional Covid-19 rapid testing.  The sale is ahead of the independent valuation as at 31 March 2021 and effectively reflects leasing stabilisation, whilst selling with vacant possession.”

Alex Campbell, Director of SureScreen Holdings Limited, commented:

“We needed a high-quality manufacture and distribution centre for our Covid tests after a very substantial order from the UK government.  The Sherwood 80 deal has helped us go ahead with our major expansion, and we would like to thank FHP and Schroder for their help which enabled a quick turnaround.”

Chris Proctor and Tim Gilbertson of FHP Property Consultants commented:

“This is a significant industrial sale for the region, which highlights the strength of the current market.  SureScreen required space quickly to fulfil its current contracts and working with our client, we were able to structure a transaction and swift sale.

We are delighted to have concluded this sale for Schroders, which has provided an excellent exit strategy and equally a superb new facility for SureScreen, the purchasers.”

Distribution and manufacturing space in the East Midlands has been at a premium now for some months – strong demand and limited availability has seen rents rise and deals conclude quickly on good quality accommodation.

Therefore, FHP are delighted to bring to the market four buildings at Albert Martin Business Park just off the A38, within a few moments drive of Junction 28 of the M1 motorway, which are immediately available to view, offering cost-effective well specified accommodation on a shared site.

Each of the four buildings to be marketed benefits from its own allocated car parking, delivery access and yard, and a vast range of sizes are available from as little as just over 20,000ft² upwards.

Tim Gilbertson commented:

“It’s great to have this much needed new space come to the market at a time that continues to see remarkable levels of demand.  Each of the buildings we have here are cost-effective and perhaps most importantly benefit from quick access to the local labour forces in Sutton in Ashfield, Kirkby in Ashfield and Mansfield, and are set literally adjoining the A38 and therefore within moments drive of Junction 28 of the M1.

My colleagues Anthony Barrowcliffe, Chris Proctor and myself are launching this scheme in the next couple of days and we are convinced that we will receive strong interest.  Therefore, we hope that any potential tenants will want to view quickly as we can’t imagine this space will be around on the market for long.”

Anthony Barrowcliffe of FHP added:

“What Tim says is quite right, the proximity to the local workforce plus ease of access to the A38 and M1 really should make these buildings sought-after and from our initial discussions with existing enquiries, we already have a couple of viewings lined up and anticipate more in the near future.”

Chris Proctor concluded by commenting:

“The East Midlands industrial and distribution market over the last 12 months or more has been remarkable, demand continues and supply is low, and it’s great that this availability of good quality stock might help some local businesses who have been frustrated in their needs to expand and develop.  Please contact either myself or my colleagues in the Nottingham office of FHP to arrange to view.”

To be marketed by FHP Property Consultants and CPP, coming to the market soon at Garnham Close in Alfreton, a top-quality high bay warehouse in a prime position just off the A38 at Junction 28 of the M1.

To be refurbished completely and ready for occupation in Q1 2022, Tim Gilbertson of FHP and Sean Bremner of CPP are marketing the opportunity, and Tim Gilbertson commented:-

“What a great opportunity this will be for a local occupier to secure high bay storage space in a market where such opportunities are so hard to find.  Our clients are about to embark on a full refurbishment of this building which will see the unit of circa 60,496ft² completely refurbished and immediately available on a new lease.

With the benefit of extensive dock level loading to the front elevation plus level access loading to the side and rear, the building sits on a large site of circa 2.8 acres in a prime position just off the A38 within minutes of Junction 28 of the M1 motorway.

This sector has been starved of stock for so long and we are confident of early interest coming forward for this rare visitor to the market, so if you are looking at expanding and relocating in the coming months, then hopefully this terrific opportunity will be at the top of your list.  We would be delighted to arrange inspections immediately for any potentially interested parties and discuss through the specification of the refurbishment which, if potential occupiers move quickly enough, could be amended to meet their specific requirements.”

Sean Bremner of CPP added:-

“We are delighted our clients are progressing the high-quality refurbishment programme immediately to respond to the current market dynamics with an increasing need for good quality space within proximity to the M1 and major road networks.  We are confident this unit will be very popular and encourage occupiers planning their 2021/2022 strategy to contact us to discuss the opportunity in more detail.  The low site density and high loading provision represent fantastic unique features of the building that occupiers will be attracted to.”

FHP acting on behalf of Panattoni have confirmed that they have negotiated the purchase of a key 31 acre site at Junction 28 of the M1, agreeing terms to purchase the site from Lincoln based Limes Developments.

The site which is now named Panattoni Park, Junction 28, Central M1 is the latest addition to Panattoni’s UK portfolio with Panattoni having recently announced its commitment to build over 3,000,000ft² of speculative space in the UK this year.

The two unit scheme is anticipated as providing 345,000ft² within Unit 1 and 230,000ft² within Unit 2, both of which are due to be completed in Q4 2022.

Panattoni Park, J28 sits adjacent to the existing distribution estates being accessed directly from the A38 less than 1 mile north east of the M1 junction.

The J28 location has grown to be recognised as the largest concentration of distribution space in the northern part of the East Midlands, 16 miles to the north of Nottingham (approx 20 minute HGV journey), 19 miles north east of Derby and some 22 miles to the north of East Midlands Airport and the intersection of the M1, A50 and A42.

J28 is already the home to a number of substantial occupiers including Amazon, XPO, Co-op Food, Eurocell and most notably Alloga UK who have approximately 1 million square feet under roof and who have also recently taken a building from Panattoni at Derby 370.

Both buildings at Panattoni Park, J28 will be built to a BREEAM rating of Very Good and will achieve an EPC A rating, having 15m clear internal height and 50m yards.

Andy Preston, Development Director at Panattoni, confirmed:-

“We are delighted to announce this acquisition in this established location.  J28 has been on our wanted list for a while and we are delighted to have secured a site so close to the motorway junction.

We are seeing strong demand for Grade A accommodation across the whole of the Midlands and see Panattoni Park as the perfect fit within our expanding portfolio to complement our site at Derby where we are building our latest DC of 515,000ft² and our recently completed schemes at Nottingham and East Midlands Distribution Centre, J24, M1”.

The site was acquired from Limes Developments and Marcus Jolly of Limes Developments confirmed:-

“We are delighted to have agreed terms with Panattoni.  This is our first foray into the major logistics sector of the market as we originally conceived the site for retail development.

Panattoni’s proactive approach and open book policy on helping us evolve and deliver the outline planning consent demonstrates why they have rapidly become the leading logistics providers within the UK.

It is anticipated that work on the site will commence in Q1 2022 with the scheme having the ability to create circa 900 jobs”.

John Proctor of FHP advised Panattoni in the negotiations with Limes and FHP have been appointed as Letting Agents on the scheme.  John Proctor confirmed:-

“Panattoni were the ideal partners for Limes as this site needed to be proactively brought forward and delivered.  Limes had originally evolved the scheme as an out of town retail park but the change in market circumstances meant that the key anchor retailers that they had targeted were no longer in a position to be able to commit to the site which gave the opportunity for Panattoni to be able to demonstrate to Marcus that the growth within the logistics sector could provide the appropriate underwriting to enable a viable scheme to be brought forward and delivered through a single phase of speculative development”.

The site complements Panattoni’s existing completed and ongoing portfolio within the region and follows their successful 714,000ft² development at their Nottingham site, the ongoing development at Derby where they are building 515,000ft² following their recent letting of 370,000ft² to Alloga and most recently their announced and confirmed letting to Buy It Direct at the 523,000ft² unit which they developed with AEW at East Midlands Distribution Centre, Junction 24, M1.

Contact either John Proctor (07887 787 880) or Tim Gilbertson (07887 787 893) for more details on the scheme.

Acting on behalf of Clowes Developments (UK) Limited, FHP have confirmed that they have negotiated the sale of six logistics facilities within the East Midlands region in a landmark deal worth circa £100 million with UK insurance giant NFU Mutual.

The six buildings total in excess of one million square feet and are located across three of Clowes Developments’ distribution sites at EMDC, J24, M1, Castlewood, J28, M1 and Centrix Park in Corby.

The smallest of the units is a detached unit of 58,586ft² at Centrix Park, with the largest being a unit of circa 250,000ft² at EMDC.

Included in the package is a new 162,500ft² facility being developed at Centrix Park for Deichmann Shoes and construction has started onsite with Deichmann due to take occupation of their new facility in January 2022.

Clowes have submitted detailed Planning Applications for the remaining five units and are aiming to be onsite in July to enable all five facilities to be completed in the Summer of 2022.

The development of the two units at Corby sees Clowes having fully developed their 39 acre site which has also attracted BakeAway, MKM Building Supplies and several national trade counter retailers.

At Castlewood Business Park, J28, M1 two units are being developed – Plot 1 provides a unit of 176,817ft² with a unit of 134,192ft² being developed on Plot 8.

These sites are the last two remaining large plots on Castlewood Business Park at Junction 28 which has been the most successful distribution site in the area, attracting high profile occupiers including Co-op Food, Alloga and the specialist furniture manufacturer, Parker Knoll.

At East Midlands Distribution Centre (EMDC) Clowes are delivering a unit of 189,573ft² on Plot 3a and a unit of 249,418ft² on Plot 3b.

EMDC is accessed from the A50(T) and J24 of the M1 and has attracted the one million square foot e-commerce M & S distribution centre in addition to the UK HQs of both Moran Logistics and one of the largest e-commerce furniture providers, Birlea Furniture.  These two deals mean that there are two sites remaining at EMDC.

James Richards, Director at Clowes Developments, commented:-

“This deal is of huge significance to the group, for NFU to entrust a significant amount of capital in Clowes Developments is recognition on how far the group has come.  This deal is by far the biggest transaction that we have concluded as a group to date but we have other deals in the pipeline and this is an exciting time for the company.

It is said repeatedly but with little emphasis of its significance that the success of a deal is down to teamwork.  I can wholeheartedly say that our in house teams at Clowes HQ, dedicated legal representatives Heather Dixon and Chris Hawrylak, our Architect Ben Hall at IMA Architects and our Agent, John Proctor at FHP Property Consultants, have all played a vital role in getting this deal over the line”.

Paul Shanley, who handles the site at EMDC, added:-

“The deal with NFU Mutual is a departure from our group’s normal internal funding arrangements, primarily due to the size of the proposal.  The financial strength of our group and reputation for delivery was a major factor in us being approached by NFU Mutual.  It soon became apparent that we share similar values and ideas, resulting in agreement to move forward together.  We set our joint teams a tight timescale to get the deal over the line and thanks to a total commitment from all of the team involved we have made it happen in record time”.

The Planning Applications have been prepared and are submitted to enable us to be onsite this Summer delivering good quality big shed stock into the market for the Summer of 2022”.

Jon Brice at NFU Mutual added:-

“NFU Mutual are delighted to be working with Clowes Developments to bring through the development of these six prime industrial buildings in three prominent locations around the M1.  This project forms a key part of NFU Mutual’s strategy and we are excited to be partnering with Clowes Developments to deliver best in class space into the market.  I too would also like to thank our team which included our Solicitors, Gowlings WLG, Project Managers PSK and our Property Advisors, Burbage Realty”.

FHP and Burbage Realty have been appointed as Joint Agents acting on behalf of NFUM as Joint Letting Agents and more information is available on the buildings by contacting John Proctor or Tim Gilbertson at FHP and Tom Kimbell and Cameron Mitchell at Burbage Realty.

On behalf of clients, PMW Property, we are delighted to announce that Unit D, Salcombe Court in Alfreton has been let to Mert Investments Limited on a new 5 year lease term at the quoting rent.

Victoria Wrigley of PMW Property added:-

“We are glad to have concluded this letting and pleased to have agreed competitive lease terms.  Our portfolio in the Alfreton area is almost back to full occupancy with another site currently under offer and due to complete shortly.”

Chris Proctor and Tim Gilbertson of FHP Property Consultants commented:-

“At the start of 2021, we had a couple of existing warehouses available between 10,000ft² and 40,000ft² around Junction 28 of the M1.  All of these options have either been let or are under offer, which again leaves us in a position actively looking for further stock to market as we remain in conversation with a number of occupiers keen to find more space either to rent or buy in and around Junction 28 of the M1.

Once again, it has been a pleasure working with our clients, PMW Property, and we look forward to working with them again in the near future.”

Caisson Investment Management Limited, working in partnership with Barwood Capital, acquired Swinstead Close Industrial Estate in 2019.  They have subsequently implemented a strategic refurbishment of the estate, which has led to a total of six lettings concluded by FHP Property Consultants working with Joint Agents Commercial Property Partners (CPP). The new tenants include Lighthouse Display, who obtained three units, Gracie Barra Limited, City Fibre Limited and most recently the letting of Unit 7 Swinstead Close to Exact Precision Engineering Limited.  The total space let since Caisson Investment Management acquired the estate extends to over 30,000ft² and the lease lengths extend to over five years certain with the new tenants.

Dan Maynard of Caisson Investment Management commented:-

“This has been a fantastic acquisition with our JV partners, Barwood Capital.  When we acquired Swinstead Close, it was in a sorry state, with vacancy running at 60%.  Today, we have a fantastic mix of tenants and the estate is unrecognisable.  Kudos to both of our agents, who have worked very hard to achieve this.  We now need another estate in Nottinghamshire!”

Chris Proctor of FHP Property Consultants, commented:-

“This has been an excellent news story, having originally taken a call from James Burgess at Caisson Investment Management to provide occupational advice when they were looking to acquire the site, through to working with Dan Maynard and Barwood Capital on the refurbishment of the estate and the re-lettings.  The estate now sits fully occupied with new headline rents, long term leases and an excellent professional looking industrial estate.”

Stuart Waite of CPP commented:-

“The estate has been completely transformed by our client since they acquired it back in 2019, enabling us to promote good quality industrial stock in a market starved of supply.  Reaching full occupancy and setting a new headline rental tone for comparable stock in the process is a real endorsement of our client’s decision to comprehensively refurbish the estate.”

Having acquired this site for Rotherhill Developments, FHP are immensely proud that we proceeded to let the unit and then dispose of the investment.

The site is located on Daniels Way, Hucknall and was purchased from Administrators.  Rotherhill Developments submitted a planning application once purchased to subdivide the existing building into a terrace of three smaller units and to deliver up to six new build business units within the extensive yard area.

Following site clearance and partial demolition, FHP commenced marketing and generated significant interest.  GEOAmey PECs Limited came forward as a single occupier, requiring a full refurbishment of the existing building, the creation of new high-specification first floor office accommodation and a warehouse extension.  Following the works and lease completion, the investment was sold ahead of asking price.

Anthony Barrowcliffe of FHP Property Consultants commented:

“This was a fantastic instruction to work on from the start and shows how a plan can be executed.  It demonstrates the continued demand for high quality industrial units and industrial investments.

There remains significant unfulfilled occupational requirements in Hucknall, Linby, Basford, Bulwell and indeed the Greater Nottingham area.  FHP would be delighted to speak with industrial property owners with vacant space and upcoming vacancies so that we can provide dedicated, site specific advice and deliver a strategy that maximises returns.”

Ed Jeffrey of Rotherhill Developments commented:

“Our thanks go to FHP and Anthony for their assistance in securing GEOAmey as occupier and to Commercial Property Partners who acted jointly with FHP in the disposal of the investment.  This project demonstrates Rotherhill’s flexible approach, establishing a range of development options and then delivering based upon the interest received.  We worked closely with GEOAmey to develop a high-specification building that future proofs their business and created an attractive investment product.”

Yet again the industrial sector shows its strength with 7 viewings conducted, 4 offers received and terms agreed all within 2 weeks of launching the marketing of 53A Carlton Road, Carlton, Nottingham.

The interest received was incredible and continued to come in whilst legals were progressing and after completion. This unit is exceptionally well located on Carlton Road and was fitted out for a car operator to commence trading immediately.

The landlord undertook a full refurbishment as per my advice which enabled us to achieve a rent higher than the marketing figure and proved to be the right strategy in achieving the strongest commercial terms.

Anthony Barrowcliffe of FHP Property Consultants commented:

“The small to medium sized industrial sector in Nottingham is currently on fire with limited stock and the strongest level of demand I have seen in my 4 years at FHP.  Due to this I am letting and selling industrial units within days of launching the marketing on almost every occasion this year and having to let parties down due to numerous offers being received.  Due to this we urge any industrial property owners within Carlton, Mapperley, Gedling, Netherfield, St Anns and Colwick to please contact FHP as we had a number of parties miss out on this opportunity who still remain active in the market alongside a huge database of live requirements.”

Sophia Kershaw, the landlord commented:

“We are really pleased with the outcome of this letting having worked fantastically well with Anthony.  My father worked from this garage for over 45 years so we are pleased to have re-let it so quickly.  Anthony was efficient, personable and did a fantastic job for us communicating excellently and we shall most certainly be using him again in the future.”

Anthony is the best agent I have worked with in a while, he is hungry, young and full of energy which is exactly what I am after from my agents.  Not only does he know how to bring forward interest he knows how to broker deals.  I can’t praise him enough on his performance on my two units in Arnold and his constant success at Quayside Court in Colwick.

Having previously let the adjoining building on behalf of my clients in 2020, when Unit 1 became available at the start of the year, it was great to very quickly find a new occupier so that literally when the former occupier vacated at the end of March, the new one moved in the following day.  Yet again, a positive tale of ‘no void period’ for our landlord client as Tim Gilbertson of FHP Property Consultants who dealt with the letting commented:-

“This is the third deal I’ve completed in the last twelve months for our client here in Loughborough, one sale and two lettings, and I’m delighted with the end result.  This deal shows the strength of the Loughborough market and demand for industrial and distribution space in the area.  We put the property under offer as soon as it was available and the lease completed the day after the former occupier vacated.  No void period for our client, a very happy tenant and landlord client alike and another deal done.

The only disappointing side is having to let down other potential occupiers of the building as we simply need more space in Loughborough to meet demand.  Freehold and leasehold industrial and distribution space is scarce and it would be great to have other opportunities come to the market in the future.  Whilst we do have the likelihood of further space coming available in the coming months in Loughborough, more is certainly needed immediately to meet demand from buyers and tenants alike.”

FHP’s client commented:-

“Once again Tim at FHP delivered a deal which at times looked impossible. Pragmatic and to the point, I trust his judgement and market knowledge.  I cannot fault the level of commitment and support that we have had from the team at FHP over the last year which is why, with another big deal planned for 2021, we continue to work with them.”

For further information on this deal or to discuss potentially marketing your industrial or distribution unit for sale or rent to take advantage of favourable landlord and vendor market conditions, please contact Tim Gilbertson on 07887 787 893 or email tim@fhp.co.uk.

Estée Coulthard-Boardman of FHP Property Consultants is delighted to announce the letting of Unit 18 Victoria Way, Pride Park, Derby to BALLOONBX LIMITED.

The property comprises a semi-detached two-storey hybrid unit, providing a combination of industrial/ warehouse and office accommodation. The unit is situated on Derby’s premier business address, Pride Park, offering excellent accessibility to junction 24 of the M1 motorway and the East Midlands Airport via the A50.

Adam Burdett of Intali Property Strategy acted on behalf of the landlord, and commented:

“We wanted to secure a tenant quickly for our client landlord and, not knowing the local occupier market, wanted to appoint an agent who did.  Their instruction was to maintain the income stream from the property. Having worked with FHP on similar projects in Nottingham and Derby previously, we knew they would not let us down – and they didn’t!  Estée quickly secured a tenant who began their new lease the day after the previous tenant left.  They really could not have done any more than that and our client landlord was delighted – which makes us look good too!”

Thomas Burton of BALLOONBX LIMITED commented:

“BALLOONBX are delighted to be launching its online balloon and party wear delivery services to Pride Park.  We have a huge product range of the most unique supersize original balloons on the market, over 500 different products which will be retailing from this unit nationally – the first of its kind.  We are really happy with the prime location of our new place and look forward to welcoming all of the local people to visit our showroom to see many of the designs, party decorations and backdrops we provide.”

Estée Coulthard-Boardman of FHP Property Consultants commented:

“These hybrid units on Pride Park are very popular and it wasn’t long after putting this property on the market that I received an offer from BALLOONBX. Quoting terms were achieved, and this was an excellent result for all parties involved. BALLOONBX were a pleasure to deal with and I wish them every success in the future.”
