Acting on behalf of Clowes Developments, we are delighted to see practical completion of the latest three new units to the Castlewood Business Park scheme, Castlewood Court at Junction 28 of the M1/A38.

The units were practically completed in the first week of February and during the early stages of construction, the first deal was struck with CST Industries who relocated from Alfreton taking just under 25,000ft².

During construction there have been plenty of interested parties in both Unit 11B and Unit 11C, respectively 31,000ft² and 11,000ft², each available to buy or rent, with one of the units likely to go under offer in the next couple of days.

Having worked on behalf of our clients on this estate now for well over a decade, Tim Gilbertson commented:-

When acting for landlords it’s obviously key to not only try and obtain long-term tenants and competitive rental figures, but also to minimise void periods between the departure of one tenant and the start of a new lease to another.

In the latest deal completed by Tim Gilbertson of FHP Property Consultants pleasingly all three key criteria have been satisfied and in particular the complete lack of void period was well received by FHP’s client as Tim Gilbertson comments:-

“I put this building on the market in the last quarter of 2020 and was delighted to do so having let it to the current tenant a few years ago who was moving on to bigger and better things but had a lease running until the second quarter of 2021.  With his imminent departure though there was a great opportunity here for us to market the building and try and find a new tenant immediately in the hope that we could then agree an early surrender with the outgoing tenant, allied with simultaneous completion of the lease to a new occupier to ensure no void period or lack of income for our client.

There’s never any guarantee in this scenario that deals will happen this way, but it was great to see that our aims were achieved here as a new long-term lease was concluded to Direct Roofing Systems for their local expansion, providing them with a fantastic new home, and also importantly seeing continuity of occupation and income for our client with the original tenant moving out on the same day that the new tenant took occupation.

A great result all round, and again it’s great to see a locally based company expanding further in modern storage space for which there continues to be a real lack of supply.  We wish Direct Roofing Systems well for the future.”

In this transaction I represented the tenant who had several years remaining on their lease but no longer had a need for this 4,035ft² unit.  I was instructed to assist them and to mitigate their position the best I could.  After a short period of marketing and reviewing live requirements we engaged with P&S Healthcare and managed to agree a surrender and re-grant which suited all parties involved.  Agreeing a surrender with the landlord on behalf of the existing tenant Oshino Lamps (UK) Limited and a new lease on excellent lease terms with P&S Healthcare.

Property development and investment company, CEG, has appointed Harris CM to deliver the next phase of the multi-million pound redevelopment of the Vesuvius site in Worksop.

The Yorkshire-based construction company will move onto site this week to deliver the first phase of 46,000 sq ft of industrial and retail space adjacent to the recently opened Asda superstore.

Providing three flexible food and beverage units and 16 light industrial units ranging from 1,200 to 5,000 sq ft, subsequent phases will offer larger employment units including speculative as well as pre-let, design and build development.

The first pre-let has already been secured to Burger King with a number of other deals well progressed with a variety of occupiers. This first phase will be ready for occupation in summer 2021.

Antonia Martin Wright, head of investment at CEG, said: “This first phase of employment units will establish Vesuvius as the prime industrial and business location in Worksop. It will be the largest speculative scheme of this scale and quality in Worksop for many years and demonstrates CEG’s commitment to the town.

“We are encouraged by the interest in the site and with such a shortage of supply of well located, flexible accommodation we expect it to swiftly let, particularly as improved road networks and new homes are bringing more inward investing businesses into the area.”

In 2018, supported by D2N2, CEG delivered a £5.5million package of works to create a new roundabout and access road opening up the site and remediating it for redevelopment. Asda completed its 70,000 sq ft foodstore and petrol filling station last year creating 200 new retail jobs. CEG has planning permission for more than 200,000 sq ft of employment space on the 47.5 acre site.

D2N2 LEP CEO, Sajeeda Rose said: “The Vesuvius site represents a landmark development for Worksop and the wider area. Clowes Developments is set to bring forward the first phase of a new industrial park in the Derbyshire town of Long Eaton after planning permission was granted for almost 30,000 sq ft of space.

The scheme will consist of seven new trade counter and warehouse units totalling in 28,095 sq ft of speculative development.

Phase 1 will offer units available to buy or rent from 2,734sq ft up to 5,511sq ft with the ability to combine units if required. The units will be jointly marketed by FHP Property Consultants and  NG Chartered Surveyors.

Planning was granted by Erewash District Council in December 2020 and contractor Roe Developments will start on-site this month with a proposed completion date of third quarter of this year.

Clowes Developments says it will be offering further phases of the development on the 5-acre site with the ability to offer units up to 30,000 sq ft in size to buy or rent.

Tim Gilbertson, Director of FHP Property Consultants, concluded 2020 with the sale of substantial premises on Belton Road West in Loughborough to expanding Leicester based company, Fashion UK Limited.

The deal completed sees over 30,000ft² of well-specified space occupying a prime position in Loughborough sold to this expanding Leicester company following the initial expansion and relocation of FHP’s client, Selective Marketplace Limited, to new facilities at a purpose-built site in Loughborough.

The deal was agreed and handled by Tim Gilbertson of FHP who commented:-

“This was a real race against time as both parties wanted the deal done before Christmas with simultaneous exchange and completion being achieved at 3:30pm on Christmas Eve!  A great effort all round and I’m delighted to have achieved a sale of our client’s former premises following their expansion and relocation to new purpose-built facilities in Loughborough.  The sale also helps the expansion of the new occupiers, Fashion UK Limited, who are based in Leicester and we wish them well in their new facility.

We generated lots of interest in this sale, Loughborough is always a strong market with very few freehold buildings being traded each year.  A great result but always disappointing to have to turn away other potential buyers but that’s a reflection of the East Midlands Industrial and Distribution market as a whole, good demand and not enough space.  Our market will hopefully remain strong throughout 2021 despite the ongoing uncertainty in the world.”

FHP Property Consultants acting on behalf of a private pension fund have completed the letting of premises at 195 Glaisdale Drive East in Nottingham to UK Plumbing Supplies Ltd who trade as Willbond,  whose roots go all the way back to 1896.

The building, which sits on a site of 1.72 acres, provides 20,000 sq ft of warehousing with 6,000 sq ft of showroom and offices, has been let on a new 10 year lease, with Willbond now open and trading.

David Hargreaves of FHP Property Consultants said: “Willbond have relocated from their former warehouse at Deakins Place off Ilkeston Road to these new modern facilities at Glaisdale Drive East with vastly improved parking and loading, to facilitate the redevelopment of their site with 703 student bedrooms and have now closed their Ilkeston Road showroom.
