2018 has been a fantastic year at The Ropewalk Industrial Estate, Station Road, Ilkeston, Derbyshire. A mixture of lettings and lease renewals have been conducted and 100% occupancy achieved. It has proven a great year for the small industrial sector as a whole and I have received strong levels of demand. This coupled with a lack of stock has led to excellent rental levels achieved across the board.

Due to new build space being thin on the ground, we have seen great success with secondary industrial stock this year, small to medium sized units becoming very sought after.

Eguizabal Construction Ltd have completed on the letting of 39 & 40 Trent South Industrial Estate, Little Tennis Street, Colwick.

The old saying goes ‘it’s not what you know it’s who you know’ and in the world of commercial agency this always been the case.

Who needs space, who wants to dispose of space and bringing the two together is the key to success.  If a ‘marriage’ can be quickly agreed and deals are done then happy sellers and buyers ensue!

Never has this been more apt than in a deal completed recently by Tim Gilbertson of FHP with the off-market sale of substantial warehouse space on Cotes Park Industrial Estate at Alfreton, just off the A38 and Junction 28 of the M1 Motorway.

Tim Gilbertson of FHP commented:

“Having been appointed by the vendors Grangers International Limited, in advance of their expansion and relocation to a new purpose-built facility on the M1 Motorway, we were asked to dispose of their current building.

“Having known Grangers for some time and their intentions to relocate, I was delighted by this as their building offered good quality storage or potential production space in a great location. Knowing who is in the market is always key and I was immediately certain that there were any number of parties that should want to buy this building.

Nevermore so than in this case. With just one phone call, I was able to speak with the party I thought would be most suitable to buy it and within a matter of hours a deal was agreed and solicitors instructed.

Not only did this enable me to put together the ideal ‘marriage’ of keen purchaser and seller but also construct a deal whereby Grangers stayed in occupation for a few months post completion whilst their new facility was being finished, enabling them to move at their leisure whilst knowing that a sale of their facility had been concluded and the money was in the bank.

As a business, we at FHP Property Consultants are involved in the local property market on a day to day basis and have continued to see a firm level of demand across the sector from companies with a genuine need to relocate or expand.

If we look at the multi let industrial units that we deal with across Derbyshire, the occupancy level is very high and we generally achieve reletting within a relatively short period of time.  By way of an example, Unit 23 at Derby Trading Estate was re-let and occupied within a month of FHP receiving instructions and we have just placed Unit 2 on the market at a rent of £6.85 per ft² and are receiving requests for viewings on this.

At Ecclesbourne Park in Alfreton we have let two units of 4,300ft² and 6,400ft² in quick succession at new headline rents of £5 per ft².  A further unit has just been placed on the market of 4,300ft² and is now under offer.  This pattern is repeated across the region and it is those units which are well presented and sensibly priced which do best.

Elsewhere within Derbyshire, we let 10 Booths Industrial Estate in Ilkeston comprising 9,500 ft² immediately upon expiry of the existing lease to an excellent covenant, Wards Recycling, securing continued full occupancy.  In Derby itself we have let 2 units on the Prime Industrial Estate, one involving the relocation of RE Farm from the Cattle Market, and another unit to an expanding business within the estate.  At Ascot Drive we have let 3 units to AW Repair Group, and have a further two units under offer at Longbridge Lane.  Also on Ascot Drive we advised on the refurbishment of tired industrial premises to create a new trade counter scheme seeing units let to Ceramic Tile Direct, Grahams and Alert Electrical.

Amber Business Centre at Riddings, Alfreton has enjoyed a high level of occupancy over the last three years with a low turnover of vacant units. FHP are sole agents and have just placed two units of 1,200 and 9,445 ft² under offer which just leaves one starter unit remaining available.

2018 has seen continued rental growth across the sector and with an ongoing supply side shortage and a firm local market this trend is likely to continue.  There are some new build schemes coming forward in Derby and the surrounding area which will be well received locally.  Clearly the rents and sale values for these are notably higher than those for second hand product but in property as with everything else, you get what you pay for.

15 year unbroken lease terms aren’t often completed on new deals these days but when the perfect building comes along it still is possible, with the right market knowledge, for agents to achieve such terms.

Tim Gilbertson of FHP has managed that on this occasion with the disposal of 9 Glaisdale Parkway, a superb warehouse on Glaisdale Industrial Estate close to the A610 and Junction 26 of the M1 Motorway, having let 16,000ft² on a 15 year term to expanding body shop operator, Alton Cars.

Not only was a 15 year lease term agreed but also the new occupiers moved in the day after the former occupiers moved out meaning no void for FHP’s landlord client.

“15 year leases aren’t often agreed these days on existing stock but with high calibre buildings long term leases can still be achieved if you are ‘in the market’ and know potential occupiers who would take such long terms.

Our client here is a long term investor and to bring to them a top quality covenant on a 15 year lease without break is incredibly satisfying as it meets all their investment criteria.

I wish we had more buildings like this available as we could have let this property five times over as it offered good quality warehouse or potential production space with large yard in close proximity to not only Nottingham but also the M1.

This deal shows again that strong terms and lengthy leases can be agreed on good quality space as we continue to receive enquiries on a daily basis therefore our challenge remains, as it has done now for many years, regardless of Brexit concerns, finding the stock available to match up with the demand we have.
