Agents for Tunstall Trade Park, Harris Lamb and FHP, have reported high levels of interest for Clowes Developments’ new trade counter scheme in Stoke, with construction of Phase one being well underway and completion scheduled for the end of March.
The speculative development, a trade counter scheme in Stoke on Trent, follows the construction of a brand new, 100,000 sq ft national distribution centre for Tile Mountain which opened last year.
The first phase consists of five trade counter units from 4,000 sq ft, each built to a very high specification.
Only two units remain available. Toolstation agreed a lease on a 4,500 sq ft unit last summer due to the site’s prominent location, access links and build-quality. Two further units have been sold to local businesses in the area while the remaining buildings are attracting strong interest from potential tenants and buyers.
Harris Lamb and FHP were appointed joint agents to identify tenants and owners for the remaining units, which range from 4,000 sq ft to 8,000 sq ft.
The site falls within the Ceramic Valley Enterprise Zone, and is attracting a great deal of interest due to its rates savings of up to £55,000 per annum for the first five years, and the high-speed broadband that sites in the enterprise zone will benefit from.

Tim Gilbertson, acting on behalf of Leeds based property company J Pullan & Sons has completed another deal in Castle Donington, this time disposing of over 20,000ft² of space in Castle Donington. Yet again the strength of the market is told in this deal and whilst any letting of this size is important, the speed at which the new occupier moved in following the former occupier moving out once again showed how sought after good quality stock is in the region.

A number of parties were immediately interested as a result and pleasingly despite one false start a new occupier was found virtually straight away such that from the former tenant moving out to the new tenant taking possession took less than 7 days. A remarkable turn around which minimised void period and kept income coming for our client who was delighted at the outcome.
Yet again this shows the strength of the location with rents still rising and demand continuing unabated. Tim Gilbertson, Director in FHP’s Industrial Agency Team reminisced about 2017 with the following thoughts on the industrial and warehouse market:
“2017 will undoubtedly be remembered as the year of Brexit and the panic, chaos and ‘what does it all mean’ air that it created for businesses the length and breadth of the Country.
The obvious reaction for the property market to the turmoil that has been created, you would imagine, would be that deals were limited and transaction numbers down. However, you would be wrong!
Having transacted personally on 700,000ft², as a team we have dealt with over 1.3 million square feet through sales, lettings and acquisitions.
Personally, this is undoubtedly the strongest year I have ever had which goes to show the resilience of the property market and the occupiers within it.
Having worked through the recession and seen the pain that it caused for companies throughout the country a few years previously, I am delighted with the attitude that I have encountered from business occupiers throughout 2017, one of looking at their own order books and business success rather than being unduly influenced by Brexit scare stories.
During the last recession there was undoubtedly a huge negative media influence on occupier’s thoughts whereas what could have turned into a very difficult year has turned into one of great success as occupiers, be they tenants or purchasers, have taken the view that it is business as normal as, quite rightly, nobody really knows what will happen with the markets in the future once (or should that be if) Brexit actually happens.
As a result across the board through our East Midlands patch, 2017 has been a terrifically successful year and personally my best year yet.
What does 2018 therefore hold for us moving forwards? Well, at present it seems continued demand is the order of the day coupled still with a distinct lack of supply of industrial and warehouse space, be it new build, good quality second hand or even basic ‘wind and watertight’ space. I have a list of occupiers waiting for units from a few thousand square feet up to a few hundred thousand square feet ready to take space if the right property comes along but the lack of supply, the lack of choice and the very limited pipeline of opportunities coming forward will again pose problems for occupiers looking to complete moves this year.
As regards Brexit and the economy in future who really knows where we will be in 12 months time but certainly for the first half of 2018 at least the property diagnosis is very much continued demand, continued lack of supply but a market where deals will be done subject to available stock.

At FHP we always like a challenge, all instructions are given the same care and attention but when other agents have failed to achieve a disposal it is particularly gratifying for us to quickly find a new occupier for a client, as has been the case with this particular disposal at Summit Close, Kirkby-in-Ashfield.

In recent months Castle Donington has become a real hotspot for market activity. Of the few buildings becoming available, generally as a result of the expansion and relocation of existing occupiers, the locality has seen rapid disposals.
