Throughout Leicestershire, the lack of good quality distribution or manufacturing space has becoming chronic.  Occupiers are seeing business expansion plans thwarted, potential occupiers cannot relocate to the area and frustration mounts all round.

A scheme being marketed jointly by Tim Gilbertson at FHP and Mike Allwood and Geoff Gibson of Andrew & Ashwell, Crosslink 646 is hopefully a solution to alleviate the problem!

Set to the north of Leicester close to the intersection of the A6 and A46 south of Loughborough, therefore within easy access of Junction 21A of the M1. Established in 2008, Pentaxia Limited are a world class tooling and composite manufacturing facility with clients including some of the most advanced engineering businesses in the world.  From fast jets to luxury cars, front of grid motorsport teams to bespoke engineering organisations, Pentaxia manufacture for all of these and provide a dynamic reliable end to end approach to project delivery.

Currently operating out of 6 units totalling 27,500ft² at Longbridge Lane off Ascot Drive, the business needed a facility that would accommodate their ongoing expansion.

Pentaxia identified a manufacturing property of some 70,000ft² on 6 acres on Alfreton Road, originally constructed for composites production by Rolls-Royce some 40 years ago and then extended by Key Joinery in more recent times.  A deal was agreed and the focus turned to a disposal of the existing premises.

n behalf of long term clients, Tim Gilbertson of FHP has brokered a deal with DMW Logistics for them to take a lease of excellent warehouse accommodation on a large site adjoining their current base on Oddicroft Lane, just off the A38 at Junction 28 of the M1 Motorway.

This 40,000ft² building attracted substantial interest from the commencement of marketing and a deal was agreed with DMW to facilitate their expansion much to the delight of FHP’s client.

Tim Gilbertson commented:

“We literally turned down two or three other parties for this building to run with DMW, who are well known to our client and who he was pleased to conclude a further deal with.  We wish DMW well in their new base that increases their storage capacity by 25%.”

DMW have recently won substantial amounts of extra business from existing and new clients. The benefits of the site were “too good to miss” said Operations Director, Phil Swindells.
