Hines, the global real estate investor, developer and manager, has created the Axis portfolio which comprises eight prime distribution and manufacturing properties in the East Midlands. Totalling just over 1,100,000ft² across eight buildings, six of these have now been let, bringing new investment and job creation to the region. The assets were developed in conjunction with Clowes Developments, who delivered the best in class warehouse units across four prime sites.

Dove Valley Park – Established employment park adjoining the A50, providing a quick link from the M1 over to Stoke on Trent and the West Midlands via the M6, plus being on the doorstep for Derby and Burton.  This site now has the last two units available in the portfolio, each of which offer prime distribution or manufacturing space, and are ready for occupation now. The units extend to approximately 152,000ft² and 196,000ft².

Castlewood Business Park – Located at Junction 28 of the M1 at its intersection with the A38, with 77,000ft² built and let during the construction phase to an expanding local occupier.

East Midlands Distribution Centre – Set at Junction 24 of the M1, hosting the largest single unit constructed of just over 343,000ft², which has been let to an international e-commerce distributor.

Fairham Business Park – Located just outside of Nottingham’s Workplace Parking Levy and within moments of both the city centre and Junction 24 of the M1 via the A453, this site saw three units speculatively constructed of circa 66,000ft², 101,000ft² and 102,000ft². All three have been let to companies keen to take advantage of Fairham’s strategic location.

In February 2024 my client acquired through Auction Estates a 1.828 acre site of hardstanding land in Colwick, Nottingham.

The site was purchased from the Local Authority and was producing a rental income of circa £20,000 per annum across three leases.  The site was located at the end of Little Tennis Street on the White City Trading Estate and was let to Tarmac Trading Limited and Impact Accident Repairs.

My client engaged with me prior to the auction and then instructed FHP once the purchase was completed to renegotiate all of the leases due to them all having to expired.

Acting on behalf of long-established Nottingham based business, Pedigree Wholesale, FHP has represented the company in two important transactions for the expansion of the business.

Pedigree Wholesale was first established as a family run business in 1972 and is now one of the UK’s leading suppliers of food and products to the pet industry.

FHP has advised on the off-market sale of Harrisons Mill in Radcliffe on Trent.  This mill property dating back to the early 1900’s had been producing bird foods and products for the business but was outdated and inefficient.  Production was outsourced to a respected family run supplier and the majority of production staff continued employment within the group.  The property has been sold to Synergy Healthcare for demolition and construction of a modern care home facility.

Plans for the completion of Dove Valley Park (DVP) have been unanimously approved by South Derbyshire District Council.

The consented development will transform an area of land adjacent to Dove Valley Park into a thriving centre of employment, creating local jobs and bringing economic benefits to Derbyshire. It will complete the overall developments of the business park at Dove Valley Park, forming the eastern part of the major 200-acre employment site on the A50 in South Derbyshire that is home to occupiers including JCB, Top Hat, Futaba Ltd and GXO.

The detailed planning consent will allow immediate development with the existing infrastructure of Dove Valley Park is already in place to extend into the site.

Once developed, the 35-acre site will create over 700,000 sq ft of employment space for B2, B8, with ancillary E(g) use. Four units of varying sizes will be created to meet market demand for quality industrial space, along with the necessary associated hard and soft landscaping, car parking and infrastructure.

In addition, a new Innovation Centre will be developed that will serve as a central hub for all businesses in the local vicinity. The Innovation Centre is designed to draw people together and provide space for gatherings, informal meeting space and access to external areas. Clowes Developments’ 20-acre Stud Brook Business Park has taken another important step forward as the units which will be occupied by Sainsbury’s and Starbucks reach practical completion.

The developer received planning permission for the Sainsbury’s convenience store and Starbucks ‘drive-thru’ last July – both units are now ready for the well-known brands to move in and begin their fit-out programme as construction contractor Roe Developments delivers the buildings on time and according to schedule.

Amber Business Centre is a popular, well-established distribution and manufacturing estate in Riddings, Derbyshire.  The industrial estate enjoys a prime location offering easy access and convenience to businesses and visitors.  It can be easily accessed via the A38 linking to the M1 motorway at Junction 28.

Although 2024 has been a tougher year than others with many factors out of our control such as interest rates, a new government, the budget and a new American President, this sector has remained resilient and transactional.  There was a reduction in enquiries compared to other years, however, we found that the parties out there looking tended to be very serious and active in their search.

There is still a lack of supply in the industrial/warehouse sector with very few, if any, speculative developments taking place.  Competition tends to be poor quality which in turn allows us to push capital values and rental figures on any good quality new or second hand stock.

The final quarter of 2024 has been particularly slow with the recent budget and uncertainty of how the market will react to these changes especially in relation to taxation and inheritance tax.  From our conversations with businesses, now we are approaching the end of the year, they have seen sales bounce up and down and be fairly inconsistent and volatile in 2024 and in turn, we have found that they are thinking more strategically about their business decisions.  It is also important to note technological advances and evolving consumer demands and an increased online presence is changing businesses and the way they operate, which again increases the popularity of industrial/warehouse units.  Although tougher economically, the changes stated above have led to strong demand for industrial/distribution units especially due to there simply not being enough stock out there (supply chain inefficiencies).

The majority of enquiries in the 5,000ft² – 40,000ft² size range throughout Nottinghamshire is from local and regional businesses, or businesses looking to start up/relocate in the East Midlands to benefit from the locality of Nottinghamshire to the M1 Motorway which services the whole of the UK, the labour pool and cost efficiency with rental and purchase prices for these units, making them attractive for businesses looking to optimise cost.

The story of 2024 is there has been a shortage of good quality industrial stock, especially new build developments due to high land values and build costs.  This however, has meant FHP pushing the values of good quality secondary units both to let and for sale.  The industrial schemes which have been speculatively built such as Teal Park in Netherfield, Headstocks Business Park in Watnall and Portland Drive in Shirebrook, have all seen huge success with these three estates nearly at full occupation.  Therefore, we are encouraging where viable, parties to consider schemes such as these due to the proven success.  Strategic locations are still in heavy demand and if units are located in close proximity to major roads they prove popular.

Going into 2025 we have exciting schemes coming out of the ground such as Private Road No.2 in Colwick comprising circa 20,000ft² of small to medium sized units and Access 38 in Sutton in Ashfield where units range from circa 5,000ft² – 30,000ft².  Most excitingly on the new Access 38 scheme, we can offer units on a freehold basis which is very much needed in a market where there is very little to buy.
