We have seen strong enquiry levels across the year on existing modern units up to 100,000ft2 not only at motorway junctions but across industrial/manufacturing areas and whilst there is a mix of freehold and leasehold enquiries, freehold units are in very low supply driving strong interest in this sector.

As a result we are pleased to confirm the sale of Lucinda House, a 80,000ft

industrial/warehouse unit situated on Sherwood Business Park, Nottinghamshire, just 5 minutes’ drive from Junction 27 of the M1 motorway.

The premises comprise a modern detached industrial/warehouse unit providing a mixture of storage, production, packing and mezzanine space with high quality offices, canteen and staff welfare facilities.

The property is being sold to a nearby owner occupier as part of their expansion.

Darran Severn of FHP Property Consultants comments:

“I am pleased the sale of Lucinda House has completed in what has been a great outcome for both our client and the purchaser.  After an initial marketing period, we were pleased to agree a sale within a matter of months.  The sale was not without its complications, but pleasingly we were able to work with all parties to resolve these and complete the sale.

There’s not much availability between 30,000ft2 and 80,0000ft 2 across the region on both a leasehold and freehold basis, therefore I would be delighted to hear from any property owners who have a unit of this size, as we are speaking with a number of businesses who wish to locate to a premises such as this one.”

Danielle Upton of Smith Partnership who acted on behalf of the vendor commented:

“I am delighted to have represented our client in the successful sale of this significant industrial property, and I look forward to supporting them again on their future ventures. I am grateful to Darran Severn at FHP for his collaborative and supportive approach to the deal, which enabled the sale to progress as smoothly and efficiently as possible for our mutual client.”

38 Brookhill Road, Pinxton is a detached fully refurbished industrial unit on the established Brookhill Industrial Estate within close proximity to Junction 28 of the M1.

I am delighted to have worked with my client after they acquired this site from Savills working with them throughout the full refurbishment programme to then finding them a tenant.  It is excellent to work with clients once they have acquired something to discuss a refurbishment programme viable enough to achieve a good rent and ultimately the desired investment return/yield.  I particularly enjoyed working with my client on every aspect of the refurbishment and then strategically finding them a tenant on strong terms which provided my client with the desired outcome.

The refurbishment programme included a brand new roof, full strip out providing clear span warehouse space, strip out of some office space with light refurbishment of the remaining and fully gating the site which was all completed in a very quick timeframe.  Throughout the whole refurbishment the property was marketed and subsequently we managed to find a new tenant on excellent terms with both parties extremely happy with the outcome.

The property is of steel portal frame construction comprising two bays of warehouse/manufacturing space fronted by single storey offices.  The general specification of the building included:

  • Complete landlord refurbishment including brand new roof
  • Clear span warehouse space
  • Internal office and welfare accommodation
  • Fully gated and secure site
  • Excellent yard/car parking
  • Under 1 mile from the A38 and Junction 28 of the M1 Motorway

Anthony Barrowcliffe of FHP commented:

“I always find it particularly exiting to work with a client who has just purchased a site, throughout the refurbishment programme and to then find a new tenant and provide a level of return on that investment to meet my client’s requirement.”

When my client purchased this building it was highly dilapidated but after a full refurbishment programme it presented excellently and is wonderful asset within my client’s portfolio.

Great terms were achieved and I am very pleased with the outcome”

The larger end of the manufacturing and distribution commercial property market over the last few months has seen an interesting trend developing where more and more demand it seems is coming forward from manufacturing companies (B2 use) with those companies also looking to buy rather than rent purpose built and existing space.

With existing space throughout the East Midlands at such a premium, sites such as Clowes Developments’ Dove Valley Park, just off the A50 and therefore in a prime position for access to Stoke and the M6 to the north, M1 to the south and Derby and West Midlands on the A38, is offering an ideal combination of bespoke built space for both warehouse and manufacturing occupiers alike where the end product can be purchased.

The agents on the scheme are Darran Severn and Tim Gilbertson of FHP and Nick Waddington and Adam McGuinness of Carter Jonas.

Tim Gilbertson commented:

“There is no doubt that whilst the last few months in the run up to the budget have been quieter than we would have liked, there has been a definite trend of occupiers coming forward who are more manufacturing rather than distribution based who are looking to have premises purpose built for them and are only interested in buying rather than renting accommodation.

It’s an interesting trend and whilst distribution occupiers still dominate the bespoke built sector, there’s no doubt that manufacturers seem to be seeking more space currently which is good news to my ears.

Dove Valley Park is one of the few sites in the East Midlands where a bespoke built factory or warehouse can be constructed and then sold on a freehold basis as many developers are only interested in letting rather than selling the end product but our clients here, Clowes Developments, are happy to construct manufacturing or distribution space and equally just as happy to let or sell the finished product.

Dove Valley Park does have fantastic transport links and a very willing and knowledgeable developer so we can meet this latest trend of manufacturing demand for owner occupier space and offer on a bespoke built basis factories from as little as circa 25,000ft² upwards.

It will be interesting to see if this trend continues into the new year but certainly it’s an encouraging sign.”

For further information on Dove Valley Park and how it could perhaps become your business’ next home then please speak to either Tim Gilbertson (tim@fhp.co.uk / 07887 787 893) or Darran Severn (darran@fhp.co.uk / 07917 460 031) at FHP.

Just a stones’ throw from the A50, these two new industrial/warehouse units developed by PMW Property, are nearing completion at Dove Way, Uttoxeter, ST14 5AU.

Dove Way is positioned between Burton on Trent and Stoke on Trent.  The M6 (Junction 16) is within 20 miles and the M1 (Junction 24) is within 26 miles, opening up access to the nations motorway system.  Major sea ports and airports, along with 48 million people are within a 4 hour drive.

The units extend to 33,843ft2 and 109,345ft2 and can be taken individually or as a whole.  They boast an impressive specification with 10/12 metre eaves, euro/standard dock level and level access doors, 50kn/m2 floor loading, 15% roof lights, glazed entrance and external car parking with yard space.  The site also has capacity to provide up to 2MVA power supply if required.

The units are available on a freehold or leasehold basis.

Darran Severn of FHP Property Consultants commented:

“Its great to see these units taking shape and its only a matter of weeks now until practical completion.  We anticipate the larger of the two units being available for occupation in January, with the smaller one following shortly after.  The units benefit from excellent connectivity to the motorway network, and also offer prominence to the A50.  Whilst they are suitable for storage and distribution with the large power supply, they would also suit a manufacturing business.

These new units can also futureproof your business from a sustainability point of view.  Whether that’s reducing your carbon footprint by becoming more energy efficient or reducing waste, or by improving employee’s wellbeing.

I look forward to speaking with any interested parties and please do let me know if any businesses would like to take a look.”

Latest News

The industrial/warehouse market across Derby, Derbyshire and the wider Midlands continues to be underpinned by a lack of good quality units, available on either a leasehold or freehold basis.  Whilst there is no doubt that market conditions this year have been more challenging, the last 4-6 weeks have felt more positive despite uncertainty from the Autumn Budget. With Christmas on the horizon, we very much hope market sentiment continues to improve as we move into 2025.

We have seen strong enquiry levels across the year on existing modern units up to 100,000ft2 not only at key motorway junctions but across industrial/manufacturing areas, such as, Alfreton, Ilkeston, Heanor, Castle Donington, Derby and Clay Cross.  Whilst there is a mix of freehold and leasehold enquiries, freehold units are in very low supply driving strong interest in this sector.

Whilst the larger end of the market has been quieter this year, there has pleasingly been a recent spike in enquiries on units over 100,000ft2 situated along the M1, A50 and A38 corridors. In addition, there has been a sharp reduction in the delivery of speculative warehouses this year, and prime availability is forecasted to reduce over the next 12 to 15 months.

Pleasingly our in-house statistics show higher enquiry levels overall across September and October than in previous years. We hope in turn, this leads to more viewings, with units being placed under offer and deals completing. Rental and capital values remain strong and have marginally increased over the past 12 months. Deals are continuing to complete, albeit they are taking longer to push over the line and document.

There are high quality new industrial/warehouse units available in key locations along the A50 and M1 corridors bolstered by a number of excellent build to suit opportunities offering units up to 690,000ft2. Key locations include Castle Donington, Derby, Dove Valley Park and Uttoxeter.

For further information please contact Darran Severn on 07917 460031 or email darran@fhp.co.uk or Corbin Archer on 07929 716330 or corbin.archer@fhp.co.uk.

Marketing of this industrial/warehouse unit on Moorbridge Road East in Bingham commenced on 20 August 2024 and the letting completed on 1 October 2024, taking just 6 weeks from launching the marketing to handing over keys to the new tenant.

The unit is located on the established Moorbridge Industrial Estate in Bingham with easy access to the A46 road and in close proximity to Newark, Leicester, Nottingham and Grantham.

The property comprised a detached gated industrial unit which was built in the 1990’s constructed of steel portal frame with single storey offices to the front elevation leading to a clear span warehouse space with LED lighting, 5.5m eaves rising to 10m at the apex and a large front gated yard/car park.

Anthony Barrowcliffe of FHP commented:

“What a result!!  The speed of this transaction being the most impressive component of this letting.  The unit had all the right fundamentals and with an excellent marketing campaign and the correct pricing we found the right tenant exceptionally quickly.

Both parties were motivated to do the deal quickly and both sets of solicitors acted promptly and efficiently to push this transaction through.

The message remains the same from my perspective being there is still a shortage of industrial space throughout the market of good specification in strong industrial locations and if these types of units are brought to market either to let or for sale they do very well.”

For further information on this transaction completed in Bingham, Nottingham or other available units on the market, please contact Anthony Barrowcliffe of FHP on 07557 972008 / anthony@fhp.co.uk

Latest News

Following the sale of 1 & 2 St Andrews Court, Manners Industrial Estate, Ilkeston, DE7 8EF which comprises 12,718ft² of industrial warehouse space this month, FHP have seen firsthand the strong demand for freehold premises in Ilkeston and its surrounds.

This property was originally placed on the market to rent for which we had strong interest including three offers, we were then instructed to sell the premises which resulted in even greater interest, and we placed it under offer within the first week of marketing to a local business occupier and were pleased to announce its completion last week. We achieved an excellent price for our client with the property selling for £980,000.

Manners Industrial Estate is a very well-established industrial estate in Ilkeston with few units coming available and such strong demand from local occupiers. This was further shown last year when FHP sold Units 1&2 Midland Court which comprised 13,273 ft² and achieved a sale price of £1,050,000 which was sold to another local occupier from the region.

Early in the year, FHP sold a 2,257 sq. ft hybrid industrial unit on the other well established industrial estate in Ilkeston, Quarry Hill Industrial Estate. It was a similar story with regards to demand of this property having placed the property under offer within a two-week period of marketing further showing the demand for freehold industrial units in the region. The price achieved for this property was £235,000.

At West Hallam Industrial Estate we have had great success letting the ‘Romney’ style World War 2 Ordnance Depot units offering flexible terms seeing six units let within 2024.  The new build units on the scheme also became fully let this year proving the location is popular for start up occupiers all the way to established large businesses.

The current market conditions in Ilkeston are strong despite the current economic and political climate of the wider country due to the lack of supply of warehouse premises available in the area and the high demand from local occupiers looking to remain in the region. The area has proven to be somewhat market proof with enquiries remaining constant and deals being done throughout a turbulent economic period within the UK.

The UK wider economy has struggled in recent years following the pandemic leading into the war in Ukraine, the conflict in the Middle East, high interest rates and the general election and most recently the budget.  All of this has a large effect on the commercial property market as occupiers are more cautious on moving or purchasing premises with such large uncertainty.

That being said, in Ilkeston demand has remained strong throughout this period largely in part due to the lack of available premises especially those of good quality.  There remain few new build schemes in the area, a key scheme currently under construction is at New Stanton Park but the smallest units available are 11,015ft2, further afield is the best option at Headstock Industrial Estate in Watnall, where they have satisfied the much needed demand for small-mid range new build units.

Ultimately, we are therefore seeking more stock in the area and if you are looking to sell or rent your premises then please do get in touch with us and we would be happy to advise you accordingly as I am sure we are already speaking to the potential purchaser or occupier.

Latest News

On behalf of private clients, FHP Property Consultants are delighted to have recently completed the sale of 1 & 2 St Andrews Court, Manners Industrial Estate, Ilkeston, DE7 8EF which comprises 12,718ft² of industrial warehouse space.

The property is located on Manners Industrial Estate, a well-established industrial estate in Ilkeston offering great access to the regional city centres of Nottingham and Derby and the wider UK via the M1 motorway, approximately 4 miles to the south.

The property comprises a steel portal frame building split into two units. Unit 1 comprises 6,877 sq. ft of open plan warehouse accommodation with offices and staff welfare facilities and was vacant. Unit 2 comprises 4,594 sq. ft of open plan warehouse accommodation and is let to Adams Engineering (Ilkeston) Limited at a rent of £27,000 per annum for a term expiring October 2029.

The price achieved was £981,755 which breaks down to £90.00 per sq. ft vacant possession of Unit 1 and £380,000 reflecting a net initial yield of 6.85% for the investment of Unit 2.

Corbin Archer from FHP Property Consultants comments;

‘’I am pleased to have sold this property on behalf of a longstanding client of FHP, achieving an excellent result having only been marketing the investment for two weeks prior to placing it under offer showing the strong demand for freehold warehouse properties in Ilkeston. Even after placing the property under offer, I was still getting constant calls from owner occupiers/ investors wanting to purchase the property as there is such little available in the area for sale.

Despite the difficult market conditions, due to the shortage of supply, demand is very strong for industrial units in the area and if you are wanting to dispose of your property please do contact me on the information below.’’

For any further information on the sale of this property, or if you would like us to market a property, please do not hesitate to contact Corbin Archer on 07929 716330 / corbin.archer@fhp.co.uk.

FHP Property Consultants and Savills are pleased to announce the successful letting of Units 3-6, Portland Drive, Shirebrook on behalf of clients.

We have successfully let Units 3-6 which totals 13,480ft².  This scheme was delivered with no dividing walls or WC facilities to ensure it was a flexible as possible to meet all size requirements and this advice has proven correct.

These units were part of Phase 1 of the development with Devonshire Court being Phase 2 all being build out speculatively.  We currently have Units 1-2, Portland Drive still available with space between 2,538ft² to 8,404ft² which can be combined or let/sold individually.  The quoting prices are:

  • Unit 1 – £44,000 per annum / £790,000
  • Unit 2 – £21,500 per annum / £355,000
  • Units 1 & 2 (combined) – £65,000 per annum / £1,145,000

The general specifications of these brand new industrial units includes:

  • Eaves height of 6 metres
  • 3 Phase power
  • Solid concrete load bearing floors
  • Electric roller shutter door
  • Excellent parking ratios and turning circles
  • Privately gated and secure
  • Excellent location adjacent to Sports Direct depot
  • Excellent EPC Rating

Anthony Barrowcliffe and Jamie Gilbertson of FHP commented:

“A fantastic 21,884ft² speculative industrial scheme built out by the Broughton Family and delivered to a high specification in a market starved of stock.  This scheme has all the right fundamentals and we look forward to getting Units 1 and 2 either let or sold.

Our industrial and distribution market continues to see deals completed across all sizes and specifications of buildings.  With a quieter summer which we have seen as a result of the General Election, we will hopefully see a very positive final quarter to 2024.  In general there is still a shortage of space, particularly to buy but also to rent in certain sectors across our East Midlands patch.”

Our joint agent Luke Epps of Savills commented:

“We are very pleased to have secured the letting on behalf of the client; the units are built to an excellent specification, incorporating a superb eaves height, which was quickly identified by the tenant to house their new HQ. The combined units offered the ability to bring their manufacturing in-house, which is an integral part of their future. Both parties worked to tight timeframes to ensure minimal disruption to the business was caused.

There continues to be a constrained supply of top quality stock within Shirebrook and the local geographical area, with little new developments in the pipeline. We are offering the two remaining units in Phase 1 and encourage interested parties to contact myself or the joint agents before they are gone. ”

For further information on the transactions completed in Shirebrook on this scheme or the other available units on either Portland Drive or Devonshire Court, please contact Anthony Barrowcliffe of FHP on 07557 972008 / anthony@fhp.co.uk or Jamie Gilbertson on 07747 665941 / Jamie.gilbertson@fhp.co.uk or Luke Epps of Savills on 07811 073302 / luke.epps@savills.com.

Industrial/warehouse occupiers are increasingly seeking to improve their buildings performance and are progressively adhering to Environmental, Social and governance credentials.  New buildings are one way in which these occupiers can future proof their business from a compliance and ESG position.

Dove Valley Park is a major 200 acre industrial/distribution development located just off the A50 and M1/M6 link, only 12 miles from Derby, 23 miles from Stoke and 31 miles from Nottingham.  The park currently offers three new industrial/warehouse units of 113,000ft², 152,000ft² and 196,000ft², all of which were speculatively funded by international real estate firm Hines.

The three units provide high class new industrial and logistics space benefitting from an impressive specification including 12m eaves, dock and level access doors, PV ready frame, EV car parking spaces, 55m service yard and a 500 -750 kVA electrical supply with the ability to upgrade.

In addition, all three units have an A EPC rating and have been built to a BREEAM Excellent standard, which is the worlds leading science based suite of validation and certification systems for the sustainable built environment and is used to specify and measure the sustainability performance of buildings. BREEAM supports ESG solutions in net zero carbon, whole life performance, health and social impact, circularity and resilience, biodiversity and disclosures and reporting.

The units are available to let on new lease terms or alternatively the freehold can be purchased.

Darran Severn, Director at FHP Property Consultants comments:-

These units are second to none and not only boast an impressive specification, but can also future proof your business from a sustainability point of view.  Whether that’s reducing your carbon footprint by becoming more energy efficient and reducing waste or by improving employees’ wellbeing.

Dove Valley Park itself is a proven location and home to a number of household names such as JCB, Lidl and GXO.  The location is excellent providing connectivity to the M1 and M6 via the A50, opening up access to the nation’s motorway system.

I can see the units being suitable for either storage/distribution or manufacturing/production and will likely appeal to an array of occupiers across the region, particularly because these can be purchased as well as leased.   These are one of a few sets of buildings within the Midlands that can be purchased.   Please do get in touch with us if you would like to take a look at any one of these opportunities.

Without doubt, opportunities to purchase industrial or distribution space in the East Midlands of any size remain hard to source.  Demand for such space continues as supply dwindles seeing deals continue to be completed and capital values rise.

The latest deal completed by Tim Gilbertson of FHP further exemplifies this as he commented:

“A pleasure again to see another substantial building at Junction 28 of the M1 sold and sold very quickly.  This time a good quality unit on the ever popular Cotes Park Industrial Estate has changed hands, the opportunity was just under 25,000ft² on a large site and it was a pleasure to act on behalf of longstanding clients here having previously let the building for them and indeed sold it to them originally many, many years ago!

This latest deal continues our recent strong run of freehold sales in the mid-range market and means stock continues to reduce.  Normally, August is a quiet month of the year but we are still seeing deals complete and good levels of enquiries for freehold opportunities continue to come through.

The building has been sold to expanding company Presentation Design Services Limited and we wish them well in their new accommodation which will undoubtedly help their business grow.”

Tim Gilbertson concluded by adding:

“We put this property under offer within a couple of weeks of marketing commencing and having had to turn down subsequent enquiries for it, we remain keen to source other stock in the market to try and meet that ongoing demand.  Whilst new build space continues to be sought-after, the market for second-hand space continues to be equally strong with weak supply and plenty good enough demand and hopefully this situation will see further deals concluded before the end of the year, albeit as ever more stock is required!”

These are exiting times in the Mansfield secondary industrial market and in particular on the Albert Martin Business Park where further investment is being put into the business park by the landlords (Ivygrove Developments Limited) due to the great success we have had with lettings.

Our client (Ivygrove) purchased the Albert Martin Business Park as a distressed secondary industrial asset and have pumped serious capital into this estate already since their ownership with more investment to come.  This confidence coming from over 10 lettings completed on the estate by FHP and the high occupancy rates achieved.  We currently have on the market Unit 5 (27,138ft²) and Unit 6 (25,052ft²) available individually or combined (52,190ft²), which the landlord has been refurbishing alongside demolition, strip out works, upgrade works to the offices internally and the removal of all registered asbestos.  We are close to completion of these works at Units 5 and 6 and we are very excited about the product we will have at the end of this refurbishment programme and round of capital expenditure, with all other units let on the estate.

Talking more generally about the secondary Mansfield industrial market, in 2024 I personally have let the following secondary industrial properties in Mansfield which shows the demand for secondary accommodation:

  • Unit 2, Albert Martin Business Park – 13,702ft²
  • Unit 5A, Albert Martin Business Park – 11,663ft²
  • Unit 3, Langham Park – 26,024ft²
  • Unit 4, Langham Park – 13,937ft²
  • Unit 5, Langham Park – 13,998ft²
  • Units 1-3, Windsor Court – 40,133ft²
  • 38 Brookhill Road – 10,020ft²

This space totals 129,477ft² (for more information on these transactions please get in touch).

Anthony Barrowcliffe of FHP commented:

“So far in 2024 I have personally let 129,477ft² of secondary industrial stock in Mansfield with demonstrates that the secondary industrial market in this area is performing very well with huge amounts of interest for space within the locality priced between £4.00-£6.50 per sq ft.

I am already in deep negotiations/conversations with occupiers for Units 5 and 6 Albert Martin Business Park and have great space still available on the market including Portland Drive and Devonshire Court in Shirebrook, Bestwood Road in Pinxton and Queens Court on the Crown Farm Industrial Estate, to name but a few.

I am excited to keep pushing this side of the market especially in the Mansfield area with more really exciting properties to come such as Unit A, Millennium Business Park, Concorde Way, Mansfield which extends to 40,325ft².

I look forward to engaging with interested parties with the new stock coming as well as the existing stock on the market.”

For further information on the lettings completed in the Mansfield area, any properties we have on the market, the new properties I have coming, or for a general conversation on the secondary industrial market in Mansfield please contact Anthony Barrowcliffe of FHP on 07557 972008 or anthony@fhp.co.uk.

Following on from the agreement of the sale for a bespoke building of just over 100,000ft² for ABB at Fairham Business Park, Nottingham, steelwork is now up and the development is racing forward.

Due for completion in July 2025, the building will provide state of the art facilities for ABB, enabling their relocation from the centre of Nottingham to Fairham, which is probably the most accessible site by car, tram, bus and train in the region.

Sitting outside of Nottingham’s Workplace Parking Levy, the site provides quick access to the centre of Nottingham which sits a few minutes’ drive away and equally the M1 motorway at Junction 24.

To be constructed to a BREEAM ‘excellent’ standard and an EPC rating of ‘A’, this bespoke facility provides a mix of extensive office and laboratory space with manufacturing and storage facility combined, all on a self-contained site adjoining the dual carriageway A453.

The sale to ABB was agreed by Tim Gilbertson of FHP and the latest deal will see over 500,000ft² built at Fairham Business Park.  As a result, plots for manufacturing and distribution space are now running low and any parties interested in buying or renting a bespoke built facility at Fairham Business Park in Nottingham are encouraged to speak to Tim Gilbertson (07887 787 893 / tim@fhp.co.uk) at FHP Property Consultants or Rob Champion (07530259915 / Rob.Champion@fishergerman.co.uk) at joint agents Fisher German before it’s too late!

I am pleased to announce three individual industrial lettings in South Normanton, just off Junction 28 of the M1 Motorway.

The three lettings totalled 53,929ft² and all were transacted at £5 per sq ft.

These lettings clearly show the demand within the industrial market/sector for stock and that the secondary stock side of the market is still very popular and suitable for many occupiers.

FHP currently have a good amount of stock of this nature in this area and we would be glad to discuss these opportunities within any local occupiers, especially those not looking for new build stock.

Anthony Barrowcliffe of FHP commented:

“South Normanton/Mansfield in particular is an area FHP have had great success in and continue to do so.  We have transacted on some great deals in the Junction 28 area over the last 12 months and we have some exciting property opportunities to come.

Enquiries are still very strong, we are undertaking a good amount of viewings and we are transacting on deals of this nature throughout the whole area. This market remains resilient and the message is still good and positive on any well presented, priced correctly, secondary industrial stock”

Latest News

Development Director at Clowes Developments, James Richards, is delighted to formally announce that contracts have been exchanged with ABB Group for the bespoke development of a new 100,000ft² facility at Fairham Business Park, just on the edge of Nottingham adjoining the A453.

In a deal agreed by Tim Gilbertson of retained agents FHP Property Consultants, work has already started on site with the property due to be constructed at speed and ready for occupation by ABB in July 2025.  James and Tim are shown proudly in front of the rapidly rising new facility where construction is racing forward.

The new facility will replace ABB’s current Nottingham base closer to the City Centre and will provide state of the art accommodation for their market leading electrification and automation businesses.  As a world leader with over 140 years of excellence, and employing over one hundred thousand employees worldwide, ABB recognised the fantastic location that Fairham Business Park offered and following extensive discussions with James Richards of Clowes Developments and his agent Tim Gilbertson of FHP, a deal was quickly struck to construct a bespoke facility which will be sold to ABB upon completion.

ABB will be a further welcome addition to Fairham Business Park becoming the fourth occupier on the site, with further deals at Fairham to be announced shortly.

James Richards, Development Director at Clowes Developments, commented:

“We are delighted to welcome ABB to Fairham Business Park, their arrival is a great step for the business park and hopefully for ABB as well as we continue to capitalise on Fairham’s unique location, which adjoins the A453 providing quick access to the centre of Nottingham and Junction 24 of the M1 whilst also abutting a tram stop, park and ride and having the benefit of Parkway Station on the other side of the A453 and a location which still sits within minutes access of East Midlands Airport as well as the M1 motorway.

We have further deals to announce shortly at Fairham and once completed, the ABB building will take us to well over half a million square feet built and hopefully we will be in a position to formally announce further deals shortly.

We have the further fabulous opportunity at Fairham of being able to sell as well as rent space constructed and this, combined with the wonderful location we have, really is creating a lot of interest in the scheme.

The next phase of development will offer not only warehouse and industrial solutions but also gym, hotel, trade counter and retail opportunities and we look forward to providing more details on these elements in due course.

Many thanks to Tim Gilbertson at FHP Property Consultants who introduced us to ABB and agreed the deal on our behalf and thank you as well to our joint agents Fisher German.”

Tim Gilbertson, Director at FHP Property Consultants, commented:

“It is a pleasure to work on Fairham Business Park, we have a very capable client and a fabulous location and when combined, these factors are leading us to complete a number of deals on the site with this latest one seeing a further one hundred thousand square feet built bespoke for ABB who will purchase the building upon completion.

The ability to sell as well as rent space on the park really is a massive advantage and in a market where there is still a real lack of stock, we are seeing more and more interest on design and build opportunities so that we can provide bespoke property solutions for occupiers.

I am sure Fairham will continue to go from strength to strength and together with our joint agent, we look forward to announcing further deals shortly.”
