Copley Scientific, based on Colwick Quays Business Park (in the Colwick area of Nottingham), has agreed the purchase of a new 10,000 sq. ft. facility to be built close to their existing site.

This marks the first exciting stage of development of a new scheme Quayside Court – one of Nottingham’s first speculative industrial schemes since the recession.

Copley Scientific is the world’s leading manufacturer and supplier of inhaler test equipment and celebrated its 70th anniversary last year, having been founded in Nottingham in 1946. Work will start on the brand new 10,000 sq. ft. facility this month.

Nottingham based RH Developments, a privately-owned investment and development company who own the site are constructing the unit specifically for Copley Scientific on their new site, Quayside Court.

Max Kwan Group Development Manager at RH Developments comments: “We’re very pleased to be able to assist Copley in their next phase of expansion and work with them to create a new facility to house their growing business.

“Overlooking the River Trent Colwick Quays is already a well-established zone not far from the waterside area which is enjoying a huge amount of investment and regeneration.  This new scheme of Quayside Court marks the start of further investment by RH Developments in this exciting and underutilised area of the city.  Quayside Court will service local demand from the industrial sector which is an exciting new scheme for Nottingham. “

Mark Tomlinson of FHP Property Consultants commented: “We are delighted that Copley Scientific has committed their future to Colwick Quays Business Park, they are a fantastic local business achieving great things and will only add to the quality of the business park and the wider area.

“Quayside Court will provide much needed units from 2,500 sq. ft. up to 20,000 sq. ft. totalling some 30,000 sq. ft. to service this local demand which has become frustrated by the lack of good quality stock within the area to service business expansions.”

To welcome in the New Year, developers of Ivanhoe Business Park at Ashby-de-la-Zouch, CWC Group and their agents Tim Gilbertson of FHP and Phil Randle at Salloway are pleased to announce the first three deals completed at Ivanhoe Business Park.

CWC Group took the excellent decision to embark upon speculative construction of seven trade counter units in early 2016 which were completed just before the Christmas break.  All seven built were swiftly put under offer, two on a leasehold basis and five sales and now the first three deals have completed as we enter the New Year.

Development Director of CWC Group, James Richards, commented:

“Since its inception Ivanhoe has been a terrific site for us and has seen a range of deals concluded with both manufacturing and distribution occupiers together with office companies and ancillary uses such as vets and children’s day nursery.

The ongoing success of the park gave us the confidence to speculatively construct these trade counter units in 2017 and our decision to build seven units has been completely vindicated by the deals our agents have brought.

With the units now complete, the first three deals provided an excellent start to 2017 as we have handed over keys to both local and national occupiers in the shape of Toolstation, Screwfix and Agadon.

The four remaining units are under offer and completion of those deals will occur within the next few weeks and we look forward to confirming details of the other occupiers on site shortly.

Our attention has now turned to the speculative construction of various offices on the remaining land within the park and these are due for practical completion later in 2017 and interest is sought from potential occupiers looking to purchase or rent space.”

Agent for the scheme Tim Gilbertson commented:

“It was great seeing these buildings speculatively constructed by our clients and the confidence we had as agents in bringing new occupiers to the scheme has been vindicated by the first three deals completing this month and with the four remaining units due for exchange of contracts shortly.

We have managed to encourage a range of local and national companies to the site and we have no doubt that these trade counters will serve the occupiers well and indeed be a further asset in this flourishing location.

As mentioned earlier, our clients are now embarking upon speculative construction of various offices on the remaining land within the site to meet ongoing demand and I would be delighted to hear from any potential occupiers seeking to buy or rent prime office space at this superb location.

We have seen new occupiers come from all surrounding towns and Cities, plus relocations within Ashby itself, all keen to take advantage of the superb working environment we can offer and excellent transport links whilst remaining within moments access of the centre of Ashby itself.

Hopefully 2017 will continue to be as successful as the previous years on the park.”

For further information on the scheme please contact the agents Tim Gilbertson of FHP or Phil Randle of Salloway.

Tim Gilbertson of FHP is pleased to confirm the acquisition of high calibre business space at Tamworth for expanding company Topcon GB Limited.

Forming part of Topcon Europe, Topcon GB asked Tim Gilbertson of FHP to locate and secure high calibre business premises of their Midlands operation, comprising a mix of storage and office facilities.

After an extensive search which was far from simple given the precise requirements Topcon had, Tim Gilbertson secured premises at Sandy Hill in Tamworth providing an excellent base with quality accommodation secured in a location with terrific road links.

Tim Gilbertson commented:

“It was a pleasure to be recommended to provide acquisition advice for Topcon and it has been an equal pleasure to deal with them throughout this acquisition which has gone smoothly from the word go.

Acquisition services are often overlooked by occupiers but in the same way that any well advised company should take legal advice from their solicitor when entering into a new lease, surely common sense says that an agent’s advice should be sought in order to secure the best terms possible on any acquisition.

As a result from working closely with both our client and their solicitors, we have managed to facilitate a smooth passage thorough what can be difficult negotiations and have found an ideal home for their expansion.

We wish them well for the future.”

In a market starved of good quality warehouse space, Tim Gilbertson has completed the swift disposal of over 35,000ft² of good quality warehouse space at Carlton-on-Trent, just off the A1 north of Newark.

A rare visitor to the market, this building was snapped up by an expanding local company with a deal agreed whilst the former occupier was still in situ and the new occupier now taking occupation literally a couple of weeks post vacation of the former tenant.

Tim Gilbertson commented:

“It is nice to start the new year with a big letting and this is an excellent deal on behalf of our clients with a 5 year lease secured.  The building we hope will serve the new occupier well in their continued expansion locally as it offered a rare chance to secure a substantial and high calibre warehouse with large yard.

Pleasingly though, given the interest we have had in the building we do have another opportunity now available on site which is larger at just over 70,000ft².  Again benefitting from a fantastic location just off the A1 and with a massive yard, interest is already being generated in this building and hopefully other parties potentially interested will act upon seeing this press release given the lack of space available in the market.

I would be delighted to discuss this building with any potentially interested parties or make arrangements for them to view.”

For further information on the availability of the further unit of the 70,000ft² please contact Tim Gilbertson on 0115 9507577 or tim@fhp.co.uk.

The Leicester warehouse and industrial market has seen a distinct lack of supply over the last few years with demand still strong, particularly for freehold opportunities.

Pleasingly Tim Gilbertson of FHP might be able to alleviate some of the demand in the market place as he brings to the market in 2017 two high calibre warehouse opportunities on the Branstone Frith Industrial Estate.

Tim Gilbertson commented:

“As a result of the forthcoming expansion and relocation of our clients, I am pleased to offer two self contained warehouses.  Unit 1, Elland Road on the Braunstone Frith Industrial Estate offers high calibre warehouse space plus two storey immaculate offices with car park and separate yard of just over 44,000ft².

Unit 2, also on the same estate offers simple storage facility with large securely fenced and gated yard again presented in excellent order.

We are hoping for good levels of interest from the start of our marketing campaign with these opportunities and hopefully quick sales can be agreed.”

Construction is due to commence at Hollygate 46 to provide a range of light industrial units to service the requirements of small to medium sized local businesses.  This scheme, backed by Rushcliffe Borough Council will provide light industrial units ranging from 750 sq ft to 1,750 sq ft at the Hollygate 46 development in Cotgrave which is ideally located in the Rushcliffe area of Nottingham with excellent links to both the A52 and A46 carriageways.

We anticipate that the unit will be ready and available for occupation in the third quarter of 2017 so early interest is invited from any parties looking to secure a unit here.

Mark Tomlinson of FHP Property Consultants commented:

“This will be one of the first speculative developments since the pre-recession years and the market has been crying out for small starter units to service fledgling businesses in the area.  Businesses are increasingly looking to make progressive moves and are somewhat hampered by the lack of available units from which to operate their businesses so this is a welcome development for the area”.

There will be flexible lease arrangements on offer at affordable rents and any interested parties are welcome to contact Mark Tomlinson at FHP Property Consultants for further information.

Seeing long term clients expand and grow is always a satisfying moment, particularly when as an individual you can assist in a very small way with their ongoing success.  A case in point being Tim Gilbertson of FHP’s continued involvement with Falcon Panel Products as they continue their expansion on the back of business success.

Having previously helped Falcon acquire space in Nottingham and Birmingham, Tim Gilbertson has now concluded on their behalf the acquisition of a 30,000ft² unit in Haydock to serve the north west as their business and brand continues to grow.

Tim Gilbertson commented:

“I first assisted Falcon with their property requirements some 10 years ago or more initially disposing of an older style warehouse and acquiring a new one, before then re-housing them again within the East Midlands.  Subsequent deals have now seen them take space in Birmingham and most recently Haydock as their business grows and I am delighted to continue my involvement with this successful company.

The latest deal concluded sees Falcon acquire a unit of just under 30,000ft² in Haydock to serve their north west clients.

With hopefully further expansions to come in the near future, I wish Falcon continued success.

Acquisition work is often overlooked as a role that agents can undertake.  In the same way that no wise occupier would take a building without taking legal advice on the conditions of a lease, surely any well advised occupier should equally seek advice to ensure that the best commercial terms have been agreed?  Thankfully Falcon, amongst other clients of mine share my belief that an agent’s role is just as important as a solicitors and as a result we continue to work well together.”

For further information on this deal or to see how Tim Gilbertson can assist you with the acquisition of premises in the future please contact Tim on 0115 9507577 or tim@fhp.co.uk.

The construction allows for the property to be equally used and maintained as a production unit and the unit is highly specified or it can equally be used as a distribution unit.”

It is not often that a landlord takes a completely flexible approach to the length of term and rent, but this is certainly the case with a modern warehouse building of 20,800ft² at Alfreton, Derbyshire.

The building has easy access to the A38 dual carriageway, approximately 4 miles from Junction 28 of the M1 and was built about 10 years ago providing clear span warehouse space with an eaves height of 7.5m.  The building is fully racked and ready to go.

Tim Richardson from FHP Property Consultants comments:

This building offers incredible value with a rent of only £2.63 per sq ft per annum and a flexible approach to the length of lease term.  Whilst ideally suiting those with a requirement for additional space to fulfill a contract, it would also suit longer term arrangements.  Our clients are very accommodating in their approach and we are pleased to have initial discussions with interested parties to see how we can make the property work for them”.

Following a comprehensive marketing campaign by FHP Property Consultants, the sale of the commercial premises and yard at Heanor Road Loscoe in Derbyshire has now completed.  Comprising a former maintenance depot, the premises include offices and staff facilities of some 3,933 sq ft situated on a very large yard and occupying a prominent position on Heanor Road.

The premises have been purchased by Rollstore, as part of their expansion.  Rollstore are situated on the Heanor Gate Industrial Estate and are a leading supplier of materials handling equipment to a growing number of high profile customers serving both the local and European markets.  Russ Brown of Rollstore comments:

Our existing facility was overflowing at the seams and we wanted to buy premises in the nearby area to accommodate our expansion.  This property gives us the option of adding additional buildings in the future”.

Tim Richardson from FHP Property Consultants comments:

It is not often that a large site becomes available with plenty of outside yard space and expansion potential.  We were pleased to be able to agree terms and the site can now accommodate Rollstores continuing expansion.  Freehold industrial properties are hard to come by and we had a good level of interest from companies wanting to buy.  With a shortage of such opportunities we anticipate an ongoing upward squeeze on prices”.

FHP Property Consultants are currently instructed to market the popular Hartley House and Hartley Business Centre, both of which offer business units located in between Nottingham City Centre and the M1.

Hartley House offers workshop and business units for occupiers seeking units between 760 sq ft up to 900 sq ft and their flexible leases make it an ideal place to accommodate small business expansion. The building itself is multi-occupied, made up of self-contained business units, benefiting from a shared reception area, and 24 hour loading access and parking.

There is also a separate cost effective unit available in the neighbouring Hartley Business Centre, suiting those with a larger requirement, of around 4,500 sq ft, which would be ideal for storage or manufacturing purposes.

The units occupy a prominent position on Haydn Road at the intersection with Hucknall Road, benefiting from excellent road and public transport links to Nottingham City Centre, the Ring Road and Junction 26 of the M1 Motorway.

There are only a small number of units remaining that are available for immediate occupation on flexible lease terms.

With an ongoing shortage of warehouse space in the local market, FHP Property Consultants are pleased to be able to offer this mid terraced unit of 2,487ft².

Derby Trading Estate comprises some 26 industrial buildings suitable for either trade counter, workshop or storage uses on a managed estate.

Tim Richardson from FHP Property Consultants comments:

The property occupies an excellent position between the A61 Sir Frank Whittle Road which links the A52 to the A38 dual carriageways and is accessed via Stores Road, which is also a busy arterial road into the City.  It therefore has excellent road communications and provides good quality accommodation including trade counter/office facilities.  The estate has been full for the last few months but we have one unit now available to lease”.

Other occupiers on the estate include the Floor Factory, Brewers Decorating Centre, TT Sports and Prestige, Eurocell, Flooring Republic and GM Treble Pumps.

Summer is a distant memory, Halloween and Bonfire Night have been and gone and Christmas looms large, so perhaps now is the time for a review of the commercial property market and in particular the ‘big shed’ sector post Brexit and now the world has hopefully started to resume business, writes Tim Gilbertson of FHP.

Whilst no one can doubt the initial negative impact of Brexit, the nervousness created in the economy as a whole and in particular within funds in the property market, the passing of Summer seems to have resulted in improved sentiment and a general feeling of ‘let’s get stuck in’ as no business can wait for the impact of Brexit when there are contracts to be chased, clients to be looked after and hopefully business to be done!

Throughout the East Midlands in the big shed market, quirkily dominated by both distribution and manufacturing companies, deals are being done and the general tone remains cautiously optimistic.  Whilst demand is not overwhelming, but then realistically it wasn’t overwhelming prior to the EU exit, supply remains a big issue with most companies who are seeking relocation of say 100,000ft² plus being forced to look at design and build solutions rather than existing buildings in the main.

Tim Gilbertson commented:

“The immediate negative impact of Brexit on the finance markets was certainly felt by the economy and indeed the property market.  Post the end of summer though and after the first couple of months of trading in the autumn of 2016, it does appear that whilst stock remains a key issue there is demand and companies do have confidence to move forward and hopefully the prevailing sentiment is optimism rather than pessimism.

The impact of Brexit is for the majority still unknown, timescales remain grey and pleasingly from the number of businesses I speak to most have simply taken the attitude of rolling up their sleeves and getting on with work.  An attitude that can only be commended and should hopefully be followed by all.

As ever in life many things are out of our control and we can only look to implement and effect our own work and economy not worry over the impact that might be felt by the action of others.”

In a market starved of cost effective storage space, Unit A, Mark Street, Sandiacre, which Tim Gilbertson of FHP has been instructed to market, should hopefully fill a gap and find a home for any storage, or indeed potential manufacturer, seeking space for short or longer term occupation.

The unit itself offers basic accommodation which can be refurbished to an end occupiers specific requirements, subject to length of lease and covenant offered.

Totalling just over 45,000ft², the building sits on a shared extensive site.

Tim Gilbertson commented:

“This basic but cost effective space offers storage accommodation or potentially subject to planning production space in a superb location within moments of Junction 25 of the M1 Motorway at its intersection with the A52.

Our clients are happy to let the space in its current condition or alternatively to undertake full or partial refurbishment, dependent upon the end occupiers specific needs and length of lease offered and therefore this really is flexible space which I believe can be tailored to any number of potential occupiers requirements.

Hopefully we will encourage quick interest and for any parties potentially interested then I would be delighted to hear from them.

Either myself or my colleagues Tom Szymkiw or Chris Proctor will be delighted to assist.”

“This will be a 30,000 sq ft supreme park providing fitness and fun for all ages. This will be the largest facility in the East Midlands which will be set up on the principle of Gravity Trampoline Parks with which we already have strong connections.  We have already begun undertaking our fit out and expect to be open to the public in the next 3 months”.

Mark Tomlinson of FHP Property Consultants who concluded the sale commented:

“I feel this is an ideal concept for this building and in this location, the local authority was forthcoming in their consent for such an operation which I am sure will be a huge success due to its accessibility to the local and wider population. I very much look forward to the centre opening; I may even have a go myself!”
