Construction is due to commence at Hollygate 46 to provide a range of light industrial units to service the requirements of small to medium sized local businesses.  This scheme, backed by Rushcliffe Borough Council will provide light industrial units ranging from 750 sq ft to 1,750 sq ft at the Hollygate 46 development in Cotgrave which is ideally located in the Rushcliffe area of Nottingham with excellent links to both the A52 and A46 carriageways.

We anticipate that the unit will be ready and available for occupation in the third quarter of 2017 so early interest is invited from any parties looking to secure a unit here.

Mark Tomlinson of FHP Property Consultants commented:

“This will be one of the first speculative developments since the pre-recession years and the market has been crying out for small starter units to service fledgling businesses in the area.  Businesses are increasingly looking to make progressive moves and are somewhat hampered by the lack of available units from which to operate their businesses so this is a welcome development for the area”.

There will be flexible lease arrangements on offer at affordable rents and any interested parties are welcome to contact Mark Tomlinson at FHP Property Consultants for further information.

“EMDC is the ideal location from our perspective.  It is close to our original roots in Beeston and Long Eaton, with the site plugging directly into the major road network via the A50 and the M1 at Junction 24.  Our growing online business means that we need to be able to dispatch goods throughout the country within 24 hours and being at the heart of the UK is ideal as we can hit over 80% of the country’s population within a two hour drive time.

Seeing long term clients expand and grow is always a satisfying moment, particularly when as an individual you can assist in a very small way with their ongoing success.  A case in point being Tim Gilbertson of FHP’s continued involvement with Falcon Panel Products as they continue their expansion on the back of business success.

Having previously helped Falcon acquire space in Nottingham and Birmingham, Tim Gilbertson has now concluded on their behalf the acquisition of a 30,000ft² unit in Haydock to serve the north west as their business and brand continues to grow.

Tim Gilbertson commented:

“I first assisted Falcon with their property requirements some 10 years ago or more initially disposing of an older style warehouse and acquiring a new one, before then re-housing them again within the East Midlands.  Subsequent deals have now seen them take space in Birmingham and most recently Haydock as their business grows and I am delighted to continue my involvement with this successful company.

The latest deal concluded sees Falcon acquire a unit of just under 30,000ft² in Haydock to serve their north west clients.

With hopefully further expansions to come in the near future, I wish Falcon continued success.

Acquisition work is often overlooked as a role that agents can undertake.  In the same way that no wise occupier would take a building without taking legal advice on the conditions of a lease, surely any well advised occupier should equally seek advice to ensure that the best commercial terms have been agreed?  Thankfully Falcon, amongst other clients of mine share my belief that an agent’s role is just as important as a solicitors and as a result we continue to work well together.”

For further information on this deal or to see how Tim Gilbertson can assist you with the acquisition of premises in the future please contact Tim on 0115 9507577 or tim@fhp.co.uk.

FHP have now been instructed to bring to the market a superb self contained production/distribution facility on Sherwood Park, J27, M1.

The late 1990s constructed premises of Autofil are available as a consequence of Autofil’s proposals to relocate to the a new premises.

John Proctor at FHP confirmed:-

“It is very rare to find in the current market a unit of this quality brought to the market.  The property provides a high quality production unit which has being occupied by Autofil since it was constructed.

The construction allows for the property to be equally used and maintained as a production unit and the unit is highly specified or it can equally be used as a distribution unit.”

Autofil will also consider shorter term leases as they free up space within the property prior to relocation.

During the summer of 2016, this multi let industrial estate was acquired by Northern Trust, a leading provider of industrial and trade counter units across the country.  The estate comprises 9 units in 4 terraces totaling approximately 66,000ft² occupying a very prominent position on Raynesway on the eastern side of the City.

FHP Property Consultants and Innes England were instructed as joint letting agents in the marketing of the vacant space, which is ideally suited for either trade counter or warehouse use given the excellent access to the outer ring road, A50 and motorway.  Following the purchase of the estate Unit 5 has been let to Alvin Morris, a provider of floor coverings, and Unit 2 has been let to Onepost, who are already on the estate, as part of their expansion. The estate is currently fully occupied.

Richard Suart from Whittle Jones, acting on behalf of Northern Trust says:

“We are pleased to acquire this estate due to its road communications, prominence, mix of tenants and scope to actively manage the estate for the benefit of the occupiers”.

Tim Richardson from FHP Property Consultants adds:

This is one of the best known estates in the City and provides good quality modern space attractive to both warehouse and trade counter operators. Northern Trust are a proactive provider of industrial and distribution space and we are pleased to be working with them to market the scheme”.

It is not often that a landlord takes a completely flexible approach to the length of term and rent, but this is certainly the case with a modern warehouse building of 20,800ft² at Alfreton, Derbyshire.

The building has easy access to the A38 dual carriageway, approximately 4 miles from Junction 28 of the M1 and was built about 10 years ago providing clear span warehouse space with an eaves height of 7.5m.  The building is fully racked and ready to go.

Tim Richardson from FHP Property Consultants comments:

This building offers incredible value with a rent of only £2.63 per sq ft per annum and a flexible approach to the length of lease term.  Whilst ideally suiting those with a requirement for additional space to fulfill a contract, it would also suit longer term arrangements.  Our clients are very accommodating in their approach and we are pleased to have initial discussions with interested parties to see how we can make the property work for them”.

Following a comprehensive marketing campaign by FHP Property Consultants, the sale of the commercial premises and yard at Heanor Road Loscoe in Derbyshire has now completed.  Comprising a former maintenance depot, the premises include offices and staff facilities of some 3,933 sq ft situated on a very large yard and occupying a prominent position on Heanor Road.

The premises have been purchased by Rollstore, as part of their expansion.  Rollstore are situated on the Heanor Gate Industrial Estate and are a leading supplier of materials handling equipment to a growing number of high profile customers serving both the local and European markets.  Russ Brown of Rollstore comments:

Our existing facility was overflowing at the seams and we wanted to buy premises in the nearby area to accommodate our expansion.  This property gives us the option of adding additional buildings in the future”.

Tim Richardson from FHP Property Consultants comments:

It is not often that a large site becomes available with plenty of outside yard space and expansion potential.  We were pleased to be able to agree terms and the site can now accommodate Rollstores continuing expansion.  Freehold industrial properties are hard to come by and we had a good level of interest from companies wanting to buy.  With a shortage of such opportunities we anticipate an ongoing upward squeeze on prices”.

Summer is a distant memory, Halloween and Bonfire Night have been and gone and Christmas looms large, so perhaps now is the time for a review of the commercial property market and in particular the ‘big shed’ sector post Brexit and now the world has hopefully started to resume business, writes Tim Gilbertson of FHP.

Whilst no one can doubt the initial negative impact of Brexit, the nervousness created in the economy as a whole and in particular within funds in the property market, the passing of Summer seems to have resulted in improved sentiment and a general feeling of ‘let’s get stuck in’ as no business can wait for the impact of Brexit when there are contracts to be chased, clients to be looked after and hopefully business to be done!

Throughout the East Midlands in the big shed market, quirkily dominated by both distribution and manufacturing companies, deals are being done and the general tone remains cautiously optimistic.  Whilst demand is not overwhelming, but then realistically it wasn’t overwhelming prior to the EU exit, supply remains a big issue with most companies who are seeking relocation of say 100,000ft² plus being forced to look at design and build solutions rather than existing buildings in the main.

Tim Gilbertson commented:

“The immediate negative impact of Brexit on the finance markets was certainly felt by the economy and indeed the property market.  Post the end of summer though and after the first couple of months of trading in the autumn of 2016, it does appear that whilst stock remains a key issue there is demand and companies do have confidence to move forward and hopefully the prevailing sentiment is optimism rather than pessimism.

The impact of Brexit is for the majority still unknown, timescales remain grey and pleasingly from the number of businesses I speak to most have simply taken the attitude of rolling up their sleeves and getting on with work.  An attitude that can only be commended and should hopefully be followed by all.

As ever in life many things are out of our control and we can only look to implement and effect our own work and economy not worry over the impact that might be felt by the action of others.”

In a market starved of cost effective storage space, Unit A, Mark Street, Sandiacre, which Tim Gilbertson of FHP has been instructed to market, should hopefully fill a gap and find a home for any storage, or indeed potential manufacturer, seeking space for short or longer term occupation.

The unit itself offers basic accommodation which can be refurbished to an end occupiers specific requirements, subject to length of lease and covenant offered.

Totalling just over 45,000ft², the building sits on a shared extensive site.

Tim Gilbertson commented:

“This basic but cost effective space offers storage accommodation or potentially subject to planning production space in a superb location within moments of Junction 25 of the M1 Motorway at its intersection with the A52.

Our clients are happy to let the space in its current condition or alternatively to undertake full or partial refurbishment, dependent upon the end occupiers specific needs and length of lease offered and therefore this really is flexible space which I believe can be tailored to any number of potential occupiers requirements.

Hopefully we will encourage quick interest and for any parties potentially interested then I would be delighted to hear from them.

Either myself or my colleagues Tom Szymkiw or Chris Proctor will be delighted to assist.”

FHP Property Consultants are pleased to report on a recent run of lettings at Amber Business Centre, Riddings, Alfreton.

Three units in Block 17 have been let to new tenants, including Sampal Disposable Supplies, Traks and Elite Material Handling, two of which have signed five year leases.  The units vary in size from 1,050ft² to 1,450ft².

Unit 4 has been let to Gliderobes, an existing tenant, who have taken this in addition to their current unit.  The ground floor will provide a showroom and the first will provide administration offices.

Darran Severn of FHP Property Consultants comments:

“Amber Business Centre continues to attract new businesses and vacancy rates remain low.  There is continued demand on the estate from local occupiers given the close proximity of the M1.

With a shortage of good quality warehouse accommodation available, we were able to secure longer leases and higher rents than in recent years.  On the whole, rents within the region are continuing to rise due to high demand.  In fact we currently have a waiting list at Amber Business Centre which gets longer each week.”

Any property to the south of Nottingham available to purchase always sells well due to ongoing demand and very little supply.

Therefore this sale of good quality storage and office space on Moorbridge Road, Bingham should come as no surprise in a deal concluded by Tim Gilbertson at FHP.

A rare visitor to the market, options to purchase in Bingham and surrounding areas are always sought after and this proved to be the case in this particular instance with the buildings selling quickly with delayed completion.

Tim Gilbertson commented:

“Since the end of the holiday period our industrial and warehouse market seems to have picked up with reasonable levels of demand but still a significant lack of supply, particularly for opportunities to purchase throughout Nottinghamshire and indeed the East Midlands as a whole.

Having let or sold a number of properties on Moobridge Industrial Estate over the years and given the overriding market conditions I was confident of a quick sale and pleasingly this was achieved.

We wish the new occupiers Midland Filtration well in their expansion and relocation to the site.

Owner of Midland Filtration, Richard Johnson commented:

“Having traded from West Bridgford for over 32 years Midland Filtration had outgrown its current base and was keen to move whilst staying as local as possible to its place of origin The prospect of a large facility with plenty of offices, warehousing and car parking was an immediate attraction and with its excellent road links Bingham offered everything we were looking for.

This move is undoubtedly the right one for our staff, for our clients and for our suppliers alike.  We look forward to growing our business from our new home for many years to come, and should like to thank FHP for their diligence and professionalism in helping to get this deal done.”

CWC Group aided by agents Tim Gilbertson and Phil Randle of Salloway plus solicitor Heather Dixon of Geldards are pleased to announce the practical completion of a bespoke 36,000ft² warehouse with both dock and level access loading tailor made for expanding occupier Mies International.  Delivered four weeks ahead of schedule, this building sets a standard within the region for construction, built to an exacting specification and offering a superb distribution centre.

Development Director of CWC Group, James Richards commented:

“We take great pride in the product we create as our reputation is reflected by the quality of buildings created.  Tim Gilbertson of FHP brought us this deal with Mies International and we have had a fantastic working relationship with them throughout the build period enabling us to construct the perfect building built to, as I suggest, the best standards possible.

We are delighted with the end result, particularly with delivery being four weeks early and we wish Mies International well in what we know will be a fantastic new base for them.”

Tim Gilbertson who put the deal together commented:

“It was a delight to work with CWC Group and Philip Eaton, Managing Director of Mies International throughout.  Here we had the fantastic example of an experienced developer working hand in hand with a client with exacting and appropriate specification requirements and that made for a seamless deal and equally superb construction period resulting in the early delivery of this fantastic new facility.

We still have plenty of land left at Ivanhoe for new development for any office, manufacturing or distribution occupier on a sale or rental basis and the site has been such a success that we also plan to further speculatively develop on the site.  This can be seen in the seven trade counter units which are currently being built, of which three have already been sold or let but four remain available despite those not being complete until the end of the year.

Plans are then afoot to speculatively build office space on the site as well to meet the strong demand this location attracts.”

For further information on this deal or to enquire about the availability of future production, distribution or office space then please contact Tim Gilbertson on 0115 9507577 or tim@fhp.co.uk.

“This most recent sale follows a string of sales on these properties on Freeth Street.  In 2015 we completed on five units to a range of local occupiers.  Such, was the interest received in Units N & O Freeth Street we brought the marketing to a competitive bidding process with a number of parties, eventually achieving the full asking price for the property.  There remains a squeeze on the supply of industrial properties generally, especially on a freehold basis in locations such as this and as a result, we are seeking a continued improvement in values being achieved.  We remain hopeful that capital and rental values will continue to improve in this sector in order that we can see the return of speculative development which would undoubtedly alleviate this squeeze on available stock and allow businesses to expand”.
