Already the home to more than 15 various office, industrial and distribution company occupiers, Ivanhoe Business Park’s success continues unabated as original occupier DACS Office Solutions signs up to take a further new build warehouse of 11,000ft² on the park.

A remarkable deal as what was intended to be a speculatively constructed warehouse/industrial unit has been snapped up by an existing occupier on the park for expansion prior to developers, Clowes Developments, laying a spade in anger!

Following on from the recent sale of two high calibre warehouse/industrial units in Bardon, just off Junction 22 of the M1 Motorway, Tim Gilbertson of FHP is pleased to confirm the completion of assignment of leasehold premises on the same estate.

Unit 1, Walker Road offered modern high calibre semi detached warehouse space with good quality two storey offices and when asked to jointly market the space with Celt Rowlands of Oswestry, given the lack of options in the market place, the quality location and good specification the building offered, strong interest was anticipated.

Over the last few months the scarcity of good quality warehouse and industrial space has seen capital values and rental values rise as strengthening demand has seen tenants and potential purchasers start to scramble for space with supply so limited.

Good quality units with large sites are very rare to the market and therefore when Tim Gilbertson of FHP put Unit A, Daniels Way to the market strong interest was expected given that the building offered just under 30,000ft² of modern warehouse or production space but on a very large site.  Expectations were quickly proved right and within a week of marketing commencing a 15 year lease had been agreed and solicitors instructed.

Pleasingly, that deal has now completed and Commercial Vehicle Refinishers will shortly be occupying this fantastic building on a long term lease.

During recession flexibility was the key word but now, with increased confidence returning to the market occupiers are seeking longer term leases without breaks as they see the need to secure good quality space for the long term with the lack of opportunities to relocate.

For the first time since 1994, the rent for Oaks Industrial Estate, Leicester has been increased, after FHP undertook a rent review, on behalf of the Landlord, Peak Securities.

The 12 unit Estate, which is let to the Local Authority has an unusual rent review clause, yet FHP are adept in carrying out the review process, basing the revised rental value on the market rent at the site.

In a market where stock remains in very limited supply, creative solutions are often the best way forward to try and maximise empty industrial or warehouse space.  This has been the case with the refurbishment and redevelopment of a former substantial industrial unit on Wimsey Way Trading Estate at Alfreton, just off the A38 at Junction 28 of the M1 Motorway.

Advised by Tim Gilbertson of FHP the owners have completely gutted the former premises and changed what was a tired industrial unit into what has become a fantastic trade counter location following on from the letting earlier this year to Screwfix of the first part of the building.

The second letting has now completed and will shortly see Eurocell move into part of the premises for again trade counter purposes. Tim Gilbertson who dealt with the letting commented:

In what will undoubtedly be one the largest disposals in the East Midlands during 2015, Tim Gilbertson of FHP is pleased to announce the letting of 150,000ft² of space at Alfreton.

Acting on behalf of Legal & General, in conjunction with joint agent Harris Lamb, the deal concluded sees the leasehold disposal of substantial manufacturing and distribution premises to Sheffield Insulation Group for their continued expansion throughout the region.

Whilst the disposal of any site is gratifying, this was particularly pleasing as the deal was agreed within weeks of the property coming to the market.

“What a great start to 2015!  In a market where the supply of large distribution and manufacturing premises is diminishing on a daily basis, demand is improving in line with what we hope is the continuing improvement in the general economy, properties are now not only moving but they are moving quickly.

Not many buildings of 150,000ft² or more are let in the East Midlands during any year and therefore to see this deal conclude so swiftly at the start of 2015 is a great result.  The biggest problem the market how faces is the lack of supply of good quality space at the top end as there are literally no buildings available over 100,000ft² within the M1 Corridor in Nottinghamshire and Derbyshire.  This situation continues further afield into Leicestershire to the south and north to South Yorkshire and this lack of supply threatens to stymie the growth of many companies who have active requirements.  It is extremely rare that we do not have space available on the market of over 100,000ft² but this is certainly the case at present and as a result frustrations are mounting with many potential purchasers and tenants unable to secure properties of the size they require.

Conversely as a result we are encountering increased demand for design and build property solutions but for some occupiers this can never work due to the speed of delivery.  Therefore I hope that we receive new instructions to fill this gap in the market place soon as I have a lengthening list of potential occupiers, with both freehold and leasehold requirements for units of over 100,000ft² throughout the East Midlands.
