There has been a flurry of lettings resulting in near full occupancy at Amber Business Centre, reports Tim Richardson at FHP Property Consultants.  During the month of May a further 3 lettings were concluded totaling 26,291ft².

Unit 1.1/1.2 was let to Synergy Car Centre as part of their expansion plans.  Synergy are an established car dealership and the premises ideally suited their requirement providing bright and airy display accommodation, together with generous external parking areas.  A change of use was obtained prior to completing the lease.

Carl Ditta from Synergy Car Centre commented:

“The unit occupies a prominent position at the entrance to the estate and fronting Greenhill Lane and ideally suited our needs.  The site is readily accessible with easy access from the A38 and FHP structured a deal which caters for our expansion plans”.

“The succession of lettings completed at Amber are indicative of the ongoing demand for well-located industrial and warehouse premises from SME’s.  Take up is such that we are now finding it difficult to accommodation requirements and with no new development of units at the smaller end of the scale, there is a distinct supply side shortage.  We have seen rents increase over the last 12 months to the extent that we are now approaching prerecession levels on second hand buildings.  The freehold market is no different with very few industrial properties around for businesses to buy.  Build costs have increased dramatically making new development difficult, except for large distribution units, so we continue to see second hand freehold costs rise”.

Occupier demand and a lack of supply of good quality industrial premises are resulting in rental increases across many of Nottingham’s industrial estates reports Mark Tomlinson of FHP Property Consultants.

Harrimans Court on Lenton Lane Industrial Estate is now full following previous estates such as Morris Court, City Business Park, The Ropewalk Industrial Estate all announcing full occupancy being achieved.

Chettles Trade Park on Midland Way now only has one unit remaining with three parties interested in taking the unit and Blenheim Industrial Estate now has very limited availability.

Mark Tomlinson commented:-

Businesses are now starting to think more progressively about their business plans moving forward in light of the security created by the result in the general election and this progressive thinking, coupled with the lack of availability, has resulted in some competitive negotiations being made by landlords in relation to their vacant stock”.

“We have seen rents increase by 20% in some cases from 12 months ago and should this increase continue we may start to see speculative development. We are already advising on a number of plots around the city where such development is in the pipeline and we hope to see some progress on these in the coming months.”

Mark Tomlinson at FHP Property Consultants has recently concluded a further sale at Drakehouse Court in Sutton in Ashfield close to Junction 28 of the M1 Motorway to Deep Sea Plc. This marks yet further activity at Junction 28 of the M1 where we are seeing increased demand but increasingly short supply of commercial properties for occupiers seeking properties in that area.

The property was marketed on a leasehold basis but such is the freehold demand in the Junction 28 area we were able to achieve a strong freehold price for the client enabling him to re-invest the proceeds into other investment markets.

The property has been on the market with another Agent for 6 months but FHP managed to find a buyer within a fortnight.

There is now a real shortage of available stock in the market generally, and especially at Junction 28. We have healthy numbers of occupiers looking for opportunities in this area.
