Kaydian have taken a lease of circa 30,000ft² of warehouse space to relocate their central distribution warehouse facility.  Kaydian is a leading supplier of upholstered bedsteads to the UK contract and retail sector.  The acquisition will facilitate Kaydian Design continued expansion in the UK.

Already the home to more than 15 various office, industrial and distribution company occupiers, Ivanhoe Business Park’s success continues unabated as original occupier DACS Office Solutions signs up to take a further new build warehouse of 11,000ft² on the park.

A remarkable deal as what was intended to be a speculatively constructed warehouse/industrial unit has been snapped up by an existing occupier on the park for expansion prior to developers, Clowes Developments, laying a spade in anger!

In a deal brokered by the agents Phil Randle of Salloway and Tim Gilbertson of FHP, DACS will take just over 11,000ft² of new build space on the park which shows again the strength of demand in this location where seven other deals are currently ‘under offer’ on a range of office, production and warehouse buildings.

Following on from the recent sale of two high calibre warehouse/industrial units in Bardon, just off Junction 22 of the M1 Motorway, Tim Gilbertson of FHP is pleased to confirm the completion of assignment of leasehold premises on the same estate.

Unit 1, Walker Road offered modern high calibre semi detached warehouse space with good quality two storey offices and when asked to jointly market the space with Celt Rowlands of Oswestry, given the lack of options in the market place, the quality location and good specification the building offered, strong interest was anticipated.

Pleasingly this proved to be correct as the property was placed ‘under offer’ within a matter of days of marketing commencing and whilst the legal process has been slightly slower than what would have ideal, both former occupier and new occupier are delighted at the end result.

The lease of the premises has been assigned to Three Point Design who were delighted to take the space given the numerous months they had been looking for accommodation.

Equally, the former occupier on whose behalf Tim Gilbertson acted is delighted at having disposed quickly of what had become surplus space.

Over the last few months the scarcity of good quality warehouse and industrial space has seen capital values and rental values rise as strengthening demand has seen tenants and potential purchasers start to scramble for space with supply so limited.

Good quality units with large sites are very rare to the market and therefore when Tim Gilbertson of FHP put Unit A, Daniels Way to the market strong interest was expected given that the building offered just under 30,000ft² of modern warehouse or production space but on a very large site.  Expectations were quickly proved right and within a week of marketing commencing a 15 year lease had been agreed and solicitors instructed.

Pleasingly, that deal has now completed and Commercial Vehicle Refinishers will shortly be occupying this fantastic building on a long term lease.

“I have let this building a couple of times previously and it always been well received given its modern specification but also the large car park and yard plus expansion land it benefits from.  When instructed to dispose of it this time around Commercial Vehicle Refinishers, who I had spoken to many times, were always a target given their need for a substantial unit with large yard.  Sensibly they acted quickly and terms were swiftly agreed given the paucity of space in the market and the ever increasing demand.  As a result a 15 year unbroken term has been completed which is sensible from their perspective as it gives them a long term home in what has been a difficult market to operate over the last 12/18 months due to the lack of supply, and from my perspective secures a fantastic deal for our client as it guarantees income for the long term.

Whilst we have seen increases in capital and rental values over the last few months as a result of improving demand and lack of stock, we are now also seeing longer term leases being taken by occupiers in complete opposite to the deals that were generally agreed during the dark days of recession.

During recession flexibility was the key word but now, with increased confidence returning to the market occupiers are seeking longer term leases without breaks as they see the need to secure good quality space for the long term with the lack of opportunities to relocate.

Our clients are undertaking minor works to the premises and then the occupiers will be in and operational at the premises within the next couple of months.

For the first time since 1994, the rent for Oaks Industrial Estate, Leicester has been increased, after FHP undertook a rent review, on behalf of the Landlord, Peak Securities.

The 12 unit Estate, which is let to the Local Authority has an unusual rent review clause, yet FHP are adept in carrying out the review process, basing the revised rental value on the market rent at the site.

In a market where stock remains in very limited supply, creative solutions are often the best way forward to try and maximise empty industrial or warehouse space.  This has been the case with the refurbishment and redevelopment of a former substantial industrial unit on Wimsey Way Trading Estate at Alfreton, just off the A38 at Junction 28 of the M1 Motorway.
