Two expanding businesses have chosen to relocate to Abbey Trade Park in Mansfield in deals secured by property agents FHP Property Consultants and Innes England.

Acting on behalf of the landlord Steve Cole of Abbey Field Estates, the property agents let the units to Tru Plastics, a distributor of UPVC products to the building trade and the national franchisee Chipsaway, which operates a mobile vehicle repair operation The latest tenants will join the current occupier Screwfix on the park.

Both companies have seen enormous growth over the last few years despite the economic downturn, and have now chosen the prominent trading park to accommodate their businesses. The park now only has two units remaining.

Russell Skellett, Sales Director at Tru Plastics says:-

“We were previously based across the road from Abbey Trade Park, but because of 30% growth in the last two years, we needed larger premises to accommodate new products, as we are now moving in to roofing as well as taking on two more team members. We have been in Mansfield for 12 years, as we have a large customer base here, so we didn’t really want to relocate elsewhere and are really pleased with the park and what it has to offer. The team at Innes England were very efficient, and found us exactly what we needed and were able to turn around the deal in less than three weeks.”

Chipsaway is a franchise which is owned by Rob Marshall. The company previously operated from two mobile units, but due to an increasing number of enquiries, has now set up a fixed base at the park, to be used alongside its mobile unit.

 Rob said:-

“Abbey Trade Park serves our customers well, providing direct access to Mansfield, the A38 and J27 and J28 of the M1. Laura at FHP Property Consultants successfully helped us to change the use on the scheme to include B2 (General Industrial) which resulted in Chipsaway agreeing to relocate to the Park.

“With works under way to the unit, I am hopeful that the doors will be open and business up and running by the end of this month.”

Scott Osborne, Associate Director at Innes England, said:-

“Abbey Trade Park is an excellent trading location which is recognised in Mansfield as being the home of Screwfix.

“Unsurprisingly these trade counter units attract interest from people wishing to benefit from a household name and set up in close proximity to Screwfix and the units are ideal for this.  I am pleased to confirm that Tru Plastics and Chipsaway are the latest tenants to the estate and I wish them all the success in future.”

 Laura West of FHP said:-

“With limited supply of good quality units available within the area it is not surprising that new occupiers are eager to join the likes of Screwfix at Abbey Trade Park. With only two units remaining on this popular and well located scheme we are confident that all of these units will be occupied very soon.”

Kris Berry of Cordtape commented:-

“The acquisition of these premises was paramount to the future expansion plans of Cordtape as a whole and needed to be completed to a very tight deadline, which I am pleased to say all parties including FHP played a part in. It is great when an agent can act as a meaningful third party between the vendor and purchaser, whilst ensuring that both parties are delighted with the outcome. I was very happy in all my dealings with FHP and in particular Mark Tomlinson, who was a great help not only to us, but I am sure the vendor in this matter.”

Mark Tomlinson of FHP Property Consultants commented:-

“Given the lack of freehold opportunities on the market at this time, we received good levels of demand once the property was offered for sale. Cash purchasers such as Cordtape are also finding that they are in a strong position in the market at this time considering the lack of bank funding for many would be purchasers.”

An opportunity has arisen for someone to let a whole terminal building of one of the UK’s busiest air freight hubs.

Cargo Terminal Three has come on the market at East Midlands Airport, offering more than 35,000 sq ft of warehouse space plus extensive external yard areas right next to the Cargo East Apron.

The large warehouse facility is on the market with Nottingham and Derby-based Fisher Hargreaves Proctor (FHP) and the Nottingham office of global real estate advisor Savills.

Jason King, commercial contracts manager for the airport, said:

“East Midlands Airport is a key business location in the region, playing a critical role in the global cargo network, with 90 per cent of England and Wales within a four-hour drive.

It is fairly rare for a whole terminal building to come on the market and we anticipate high levels of interest due to the connectivity of the airport location.”

Ian Muxlow, director of Savills in Nottingham, said:

“Warehouse space at East Midlands Airport rarely becomes available, so we anticipate strong interest from logistics companies looking for a central UK location and excellent road links.

When you also consider the international air links and the supplementary facilities available on-site, the airport as a location stands out as being more than just your average out-of-town business park.”

Tim Gilbertson, Director at FHP, said:

“As well as access to the global marketplace, a big benefit of an on-airport location is the high level of security, which is especially important for distribution or logistics companies.

This is a rare opportunity to secure a well-configured building – the particularly extensive yard space will be attractive to businesses with a requirement for vehicle parking or additional external storage. We hope that interest will be received quickly”.

The unit is available for immediate occupation and offers dock level and ground level access doors and an eaves height of 15ft 9ins.

East Midlands Airport is the busiest pure freight airport in the UK and is the second largest cargo airport after London Heathrow.

It is home to the UK’s largest express freight operation and is a major air hub for the Royal Mail, DHL, TNT and UPS.

In last 12 months we have achieved lettings of 6 units increasing occupancy on the estate substantially.”

Forming part of the Glaisdale Point development on the estate, the building will be refurbished to the highest standard to offer fully fitted warehouse or production space together with two storey fitted offices and good levels of on-site parking and excellent delivery access.

Glaisdale Drive estate sits within moments access of the A610 and Junction 26 of the M1 and similarly within quick access of Junction 25 and the A52 whilst remaining within a short drive of the centre of Nottingham.

With public transport to the estate, access is excellent and historically this estate has always let well and in particular Glaisdale Point where good quality units benefit from extensive delivery forecourts and excellent car parking.

This opportunity is no different and we are pleased to be marketing this unit especially as it will be refurbished throughout to offer accommodation of the highest order.

Once the refurbishment is complete, which is anticipated for early Spring 2012, the building will extend to approximately 998m² (10,738ft²).

With all other units on the Glaisdale Point development occupied, we hope to encourage interest swiftly in this building which is a rare high quality opportunity to come the market when supply of good quality space remains thin.

A giant distribution warehouse which will allow one of Britain’s biggest retailers to service the rapid growth of online customers will bring an enormous jobs boost to the East Midlands.

The one million square foot distribution centre which has just been handed over by Clowes Developments to Marks & Spencer is expected to provide jobs for 1,000 people when it goes live in just under a year.

Goods will be freighted straight into the Castle Donington site by rail from suppliers in Europe and the Far East. With carbon neutral construction and a BREEAM Excellent rating on completion, it promises to be one of the most efficient and environmentally-friendly distribution operations in the country.

But it will also go down as a landmark for the team behind its construction, led by Clowes. The Ashbourne-based developer transformed a site dominated by the concrete foundations of a demolished power station into a state-of-the-art distribution centre in less than 12 months, opening up a rail head at the same time.

In the process, it has underlined the growing importance of the M1 corridor through Leicestershire, Derbyshire and Nottinghamshire as a prime location for the distribution warehouse industry, Clowes following up the M&S development with a deal to construct a food distribution centre for fellow high street retailer Co-operative Group only a few miles further north.

The M&S distribution centre has been built at the East Midlands Distribution Centre (EMDC). Half-a-mile long and 100ft high, it covers a 60-acre site which was once home to Castle Donington Power Station, and is expected to employ 1,000 people when it goes live in autumn 2012.

Paul Shanley, the Clowes director who oversaw the M&S development, says it was a challenging project. “We were absolutely thrilled when Marks & Spencer signed up for this development, and we viewed it as a significant endorsement of our own track record for delivering ambitious projects. This was always going to be more ambitious than most, with a lot of work to complete to tight timescales and the need to make sure that we delivered to some exacting standards.

“We are now handing over a large-scale development which we believe achieves that. It is a standard-setter in terms of its environmental impact and its efficiency, it has been designed to support retail e-fulfilment, and it is going to make a major contribution to local employment. We firmly believe it is part of a wave of similar developments in this area – a wave we intend to be at the forefront of.”

Though the building has now been handed over, it was only six months ago that structural steelworks began. Before that, a Clowes team comprising Winvic Construction project managers First Industrial Developments had to break up and remove 50,000 cubic tonnes of concrete foundations from the site, which were left behind when the power station was demolished back in 2003.

Besides lengthy ground preparation, Clowes’ team also had to construct 1.5 miles of dedicated rail track which connect the distribution centre to the national rail network, opening up the East Midlands Rail Freight Terminal.

Mr Shanley continued: “There were additional layers of complication in this project which demanded tight scheduling and strong project management. That is exactly what we are used to delivering and we carried out final construction in three phases, all of which we delivered on time. When you consider that the scale of the groundworks meant that we couldn’t commence work on the steel frame until the first week of May, that is a fantastic achievement – and a magnificent team effort.”

Though the distribution centre already covers one million square feet, its usable area will be doubled to two million square feet by Marks & Spencer’s fit-out. Up to four levels of mezzanine floors will be installed, along with an integrated, state-of-the-art racking and distribution system which has been designed to service the retailer’s rapidly growing e-fulfilment needs across the UK.

The development is part of a growing trend for major retailers to consolidate distribution in a smaller number of major regional operations. Just a few miles up the M1 at Junction 28, Clowes Developments is working on a 480,000 sq ft food distribution operation for the Co-operative Group, which is bringing two nearby operations under one roof at a facility likely to employ around 900 people.

The development is being built at Castlewood, one of a number of strategic distribution locations which Clowes invested in ahead of the industry’s growth. John Proctor, of the Midlands property consultancy FHP, has acted for the developer at both EMDC and Castlewood.

He commented: “Clowes Developments has been involved in major industrial and distribution schemes for a long time. One of its defining characteristics is that it has always been a very carefully run business which invests in high-quality locations and has the experience to deliver substantial projects for major clients.

“Having a developer of national standing based in the East Midlands has helped the region to capitalise on its strategic position right at the heart of UK markets. Both EMDC and Castlewood are perfectly positioned for north-south and east-west distribution. Besides the benefit of the rail link at EMDC, both it and Castlewood are alongside a motorway and A-road network which has seen substantial ongoing investment, with the M1 now widened and the prospect of a dual carriageway A453 to Nottingham and beyond now in prospect.

“State-of-the-art distribution is a central part of drives to improve retail efficiency in a difficult economy, and I have no doubt we will see further significant investment at both EMDC and Castlewood.”

Clowes Developments were advised on the EMDC letting to Marks & Spencer project by FHP’s Nottingham office and the Birmingham office of Savills. Cushman Wakefield advised Marks & Spencer. Flint Bishop were legal advisers to Clowes, the architect on the project was Isherwood McCann of Leicestershire and structural engineering was carried out by BWB Consulting of Nottingham.

Paul Shanley added: “I can’t applaud enough the collective effort that has gone into this project from a first-rate team of professionals. They have helped Clowes Developments to deliver a facility of truly national significance. It has been tremendously satisfying to put both the East Midlands Distribution Centre and this part of the M1 corridor in the East Midlands firmly on the national distribution map.”

A LANDMARK industrial building which languished on the market unsold for a year was disposed of within four weeks after its owner switched marketing to the Nottingham property consultancy FHP.

Steve Nyland, the head of the post-press equipment business Nyland Graphics, had been trying to sell the 45,000 sq ft property at Grange Close, Alfreton so he could switch to a more suitable location. But after 12 months on the market with another property agent no buyers had come forward.

But when marketing was taken over by Tim Gilbertson, industrial partner at FHP, a deal was secured within the space of a month.

Tim Gilbertson said: “Even if you are not marketing a property you can only get a rounded picture of the market by making yourself familiar with everything that is out there, and I had been aware of the Nyland Graphics site for some time. It is a large, modern building in a well-known strategic location and the apparent lack of interest really surprised me.

“I first got to know Steve Nyland because he contacted FHP to discuss the options for relocating, and I had no hesitation in saying to him that I believed the demand for his site was definitely out there and that we could probably secure a sale relatively quickly. Four weeks later we proved the point!

“There is no question that the market isn’t easy because of all the negative sentiment out there, but people have become far too quick to dismiss the potential for opportunities. I have been operating in the east Midlands industrial market for years and I know that underneath all the headlines there is a bedrock of demand still out there from specific industry sectors and from those carefully-run privately-owned businesses who have conserved their cash.

“Some of these businesses need to expand and give themselves breathing space and they see this kind of market as the right time to strike a competitive deal. I’m not going to apologise for saying that if there is a deal out there to be had then FHP will find it!”

Gilbertson added: “In the case of Nyland Graphics we not only had a modern, high quality building within yards of the A38 and less than a mile from the M1 at Junction 28, we also had a site which offered substantial room to expand further. The only puzzle was why it hadn’t sold – but we solved that puzzle very quickly!”

FHP secured a sale after relaunching the building with fresh marketing material containing high quality photography. It also focused the marketing on the property’s key selling points – a well-equipped building which was ready to occupy, good secure space with room to expand, and an almost perfect location which puts your business within easy reach of theMidlands’ main arterial route network.

“We found a purchaser literally within a matter of days, agreed terms quickly and instructed solicitors. The total time from first point of contact to finally submitting our invoice was only eight weeks!” said Gilbertson.

Steve Nyland commented: “I became aware of FHP when I started looking for somewhere to relocate to. Tim made every effort to offer what was available, he was straight-talking and he knew what we wanted. So I had every confidence that he was the right man to sell our site in Somercotes. He is now concluding our relocation purchase and I want to say a big ‘well done’ to FHP.”

Tim Gilbertson says that while wider market conditions remain difficult, the bedrock of demand in the industrial sector in theEast Midlandsis now butting up against a dwindling supply.

He added: “We can’t promise we will be able to dispose of everything we see, but it is clearly wrong to dismiss the market out of hand. I have known this market for years, I know there are businesses out there who do need to relocate – and I know a good prospect when I see one!”

Tim Gilbertson, Partner of FHP has been appointed by Scottish Widows Investment Partnership to market their prime distribution unit at Firth Way, Blenheim Industrial Estate, Nottingham, which sits just off the M1 Motorway at Junction 26 and extends to approximately 96,084ft².

With the benefit of quick access to the Motorway plus excellent road links to the centre of Nottingham via the A610, the building is one of the best in the region and sits in an unrivalled location.

Comprising fitted warehouse space with 10 metre eaves, two storey fitted offices and large secure yard, it is anticipated that the building will fill a gap in the Nottinghamshire market as little or no high quality stock of this size has been available for some time.

Tim Gilbertson commented:

“High quality stock of this size in Nottingham has been in short supply in recent years.

The availability of this building will be an interesting test case as I believe there are any number of ‘unknown’ requirements that will emerge from the marketing of this building as parties have not previously come to the fore due to the lack of supply, as in this sector they are generally well informed and know the availability of opportunities.

No opportunities equals no demand but I feel this building will quickly create interest in the market place.  The location it benefits from is unrivalled, being just 2 miles from Junction 26 of the M1 and for any distribution company this is an ideal building.  The building is fully fitted, has a large secure yard and its ease of access to both Nottingham and the Motorway really should make it an attractive proposition.

Full marketing will commence shortly but early expressions of interest are sought and a new lease is available”.

A LANDMARK industrial estate in Derbyshire has come back to life in the wake of a £1.5 million investment by one of the county’s most respected property developers.

Bradley Park, at Codnorgate Industrial Estate, hit the headlines two years ago after aerospace engineering company Airfoil Technologies International decided to close their operations at the site in the wake of a downturn in the aviation industry.

But new businesses have brought vital new jobs to the site after it was transformed into flexible industrial space by PMW Property, the development and investment business run by former textile industry entrepreneur Mike Wrigley.

Joint agents FHP and BB&J have secured a series of lettings at Bradley Park which have brought in businesses specialising in activities ranging from high-tech engineering, direct mail and security to vehicle components and contracting.

Mike Wrigley, of PMW Property, said:-

“There were obvious concerns in the area after Airfoil Technologies decided to review their operations, but the redevelopment of Bradley Park shows that the end of one activity can open up new opportunities. We had no doubt that Bradley Park could still be a strong and growing business location, hence the decision to engage in a comprehensive refurbishment of the site. It is in an established industrial area where there is a regular flow of expanding small enterprises, and Codnorgate is within easy reach of good road networks.”

In the space of less than nine months, six new businesses have taken nearly 40,000 sq ft of space on the site. They include:-

¨       Direct Mailing, who specialise in third party contract mailing, have taken a lease on a 15,000 sq ft unit, enabling their expansion from Little Eaton.

¨       Technique Composites who specialise in composite material design and manufacturing services, have purchased 6,000 sq ft.

¨       SB Wrought Iron have taken a new lease of 3,000 sq ft, relocating from Ripley.

¨       Safer Systems, who provide vending machine security services, have purchased 5,000 sq ft to enable their relocation from Darley Dale.

¨       Pit Stop have relocated their motorcycle and car component business from Alfreton taking a lease on 5,000 sq ft.

¨       B & M contractors have taken a lease of 2,000 sq ft.

Jonathan Sayer, of the Derby property consultancy FHP, said the deals illustrated the continuing strength in the market for small-to-medium sized industrial space.

He commented:-

“There may be concerns in the wider economy at the moment, but all the signs are that there is a bedrock of carefully-run small to medium-sized businesses which have an appetite for growth and expansion. Bradley Park is the perfect place for them, offering high quality space which is close to both the A38 and the A610. It is also heartening to see these businesses growing up in a location previously associated with job losses.”

His colleague Laura West, who has been handling a large number of small and mid-market industrial deals across Derbyshire and Nottinghamshire, added:-

“The funding issues which continue to hold back the property market have meant that virtually no new buildings are coming to the market, even though the demand is self-evident.

“The result is that good quality secondhand accommodation is being snapped up by businesses like those relocating or expanding at Bradley Park. It is an established location, businesses such as these like being in a location where there are other businesses with a similar outlook, and PMW has offered flexible, tailored terms which make it easier to secure deals.”

Chris Wright, of BB&J, commented:-

“Bradley Park provides such a diverse range of quality storage, warehouse and manufacturing accommodation that we are finding that once a prospective tenant visits Bradley Park they seldom have reason to look elsewhere.”

One tenant introduced by BB&J Commercial is Safer Systems (UK) Ltd, who say they have been delighted with the move. Managing Director Steven Bane said:-

“As a global provider of specialist vending security products, Safer Systems required a central location, offering excellent transport network access by road, rail and air. Bradley Park offered all of these, plus access to good local facilities and an experienced workforce.”

“As with many businesses in this current climate, Safer Systems is continuously seeking to improve its services to its global customer base, whilst also keeping its costs down to a minimum. This move to Bradley Park has enabled us to do just that: improved transportation links, coupled with affordable facilities will help maintain a healthy profit margin, without compromising on the quality of service our customers expect. ‘’

Mike Wrigley concluded:-

“I have little doubt that we will be announcing further lettings at Bradley Park in the near future. It’s great to see these businesses moving into the site and doing so well. It is a sign that away from all the global economic challenges there is an underlying appetite for growth in the local business community.”

There is now only 65,000 sq ft of space remaining at the site, split across seven units ranging in size from 1,000 sq ft to 27,000 sq ft. Laura West added:-

“I would urge any businesses currently considering expansion or relocation to get in touch quickly. Space is now at a premium, especially in high quality locations.”

Where other competing industrial estates remain vacant, Amber bucks the trend. 2011 has brought about 13 new occupiers and a take up of 70,000 sq ft. The estate has gone from 60% to 80% occupied within just 9 months.

The latest lettings which were brokered by Laura West, Surveyor at FHP Property Consultants include an indoor cricket and 5 aside football business, Treetops. Local entrepreneur Mark Armstrong has been searching for a long time to find the ideal unit for this popular and lucrative business venture. The 15,000 sq ft detached unit at Amber suited the business, with a healthy demand from local clubs, schools and individuals in the area and a limited supply of suitably qualified training centres. The unit at Amber which is due to open for business in October will help to promote further activity to the estate.

Bow Distribution and Warehousing Limited, who have for many years occupied premises behind the estate, have recently signed up to 25,000 sq ft at Amber. Bow Distribution and Warehousing Limited is an independent transport company which has extensive UK and international networks to meet the needs of their customers.

The local business has gone from strength to strength over recent years and as such the need for further space became apparent. Bow’s new unit benefits from a large secure yard and a prominent position on the estate. The unit offers this local business further room for growth and expansion.

Laura West, FHP Property Consultants explains:-

“The success story at Amber is down to the ability to offer a wide range of fully fitted units that are ready for immediate occupation. Commercial Estates Group, owners of the Amber Business Centre have a hands on proactive approach to estate management. The team at Amber Business Centre carefully listen to the demands of local occupiers and pride themselves on delivering a first class service.”

Antonia Martin-Wright commented:-

Amber Business Centre is a flagship estate in a fantastic location with good access to the M1 and local amenities. The estate offers a range of accommodation to suit every occupier and through proactive and pragmatic management, many of our tenants are continually expanding on the park. I am confident that through attracting high quality occupiers to Amber Business Centre it will play a crucial role in boosting the local area’s economy.”

The Amber Business Centre is situated within easy reach of the A38 and A610 Dual Carriageway whilst being within striking distance of Junctions 26, 27 & 28 of the M1 Motorway. The Industrial Estate is home to a wide range of occupiers including ETS, Derwent Upholstery and Rockwood Electronics. The estate can accommodate virtually any size requirements ranging from 58m² (624ft²) to 389m² (47,240ft²) and the agents welcome the opportunity to speak with occupiers to discuss their requirements and how they can also be part of the huge success story at the Amber Business Centre.

Tim Gilbertson of FHP and Richard Sutton of NG Chartered Surveyors have been appointed as agents on Clowes Developments latest exciting scheme in the East Midlands, the proposed redevelopment of former industrial premises on Fields Farm Road in Long Eaton, now titled Forbes Park.

Formerly the home to a substantial manufacturing complex, the site has been launched with occupiers in the warehousing and manufacturing sector targeted as well as trade counter operators.

With the benefit of terrific prominence, the site fronts onto Fields Farm Road, effectively the eastern loop road for Long Eaton.  The site should appeal to any occupier seeking a visible base, ideal for production or warehouse operators with showroom elements.

Equally, the site should appeal to trade counter users and an exciting scheme has been drawn up to maximise this road frontage and provide terrific signage and visibility options.

Tim Gilbertson, Partner of FHP commented:

“We are delighted to bring this scheme forward for Clowes Developments who continue their strategy of offering high quality design and build solutions on prominent sites throughout the East Midlands.

Forbes Park is no different to Clowes other options as it provides a terrific opportunity for any warehouse or industrial occupier to secure built to suit space on either a leasehold or freehold basis.

Forbes Park aims to build on the success that Clowes Developments have had at East Midlands Distribution Centre (EMDC) which sits approximately 4 miles to the south near Castle Donington and where construction is nearly complete on a new facility of approximately 1,000,000ft² for Marks & Spencer.

Whilst Forbes Park is obviously a smaller option, aimed at occupiers of space from 30,000ft² to 150,000ft², this location is again superb and within easy access to an excellent labour pool.

This site is particularly attractive in my eyes as it is so close to the centre of Long Eaton with the availability of an extensive labour pool, augmented by the proximity of the site to both the M1 at Junctions 25 and 24.

Prominently sited fronting Fields Farm Road, and in a traditional employment area of the town, the opportunity should be ideal for any operator seeking prominence with the potential to maximise upon trade counter or showroom use.

The site can accommodate built to suit units from as little as 30,000ft² up to 150,000ft² and we already have initial discussions with local and indeed regional occupiers.”

Andrew Bock, of Clowes Developments commented:

“From the enquiries we’ve had to date it is apparent that a number of Long Eaton based businesses have outgrown their units and are looking to relocate within the vicinity in order to retain their workforce.  There are no sites of this size within the vicinity so we hope to make a start on site soon.”

Richard Sutton, joint agent at NG Chartered Surveyors added:

“I think we are in a unique position with Forbes Park due to its location, it differentiates itself by its proximity to a massive labour supply and is ideally placed to focus on the demand in the manufacturing sector as opposed to distribution companies. Even at this early stage of our marketing, collectively we have been encouraged by the volume of interest from local companies and we are working hard to finalise terms.”

The site is cleared and ready for development and the joint agents would be delighted to hear of initial expressions of interest from occupiers who want to take advantage of this superb location.

Web-based fashion house, Meemi Limited relocates to Property Alliance Group’s Nottingham building.

One of the biggest property lettings in Nottingham this year has been secured at Property Alliance Group’s building on Dabell Avenue on Blenheim Industrial Estate.

Tim Gilbertson of FHP Property Consultants (FHP) has brokered with Sean Bremner of Lambert Smith Hampton a substantial deal on behalf of its north west-based property developer client.

Meemi Limited, one of the UK’s fastest growing web based fashion houses, has taken 46,000 sq ft to enable them to continue their planned growth for the future.

Tim Gilbertson of FHP, commented:

“It was great tosee this deal agreed and over the line as this is a quality building now let to a quality tenant.”

“Occupying a prime position on Dabell Avenue on Blenheim Industrial Estate, and therefore easy for staff to reach but also remaining within quick access of the city centre and perhaps most pertinently of all Junction 26 of the M1 Motorway, the location, design and high specification of this building appealed to Meemi and enabled us to quickly agree terms once they had identified the building.”

“The deal was brokered between Sean Bremner and I and, as ever, common sense negotiations prevailed, enabling us to agree terms quickly and instruct solicitors.”

“The building has been well maintained by our client and this proved key, as did their flexible approach, when confirming and agreeing the lease.  This is a Nottingham based success story which is good news for all parties concerned and we wish the new occupiers well in their base.”

Ian Hunter of Property Alliance Group added:

“We’re delighted to accommodate another fast-growing business at one of our Nottingham premises.  The building at Dabell Avenue suits Meemi’s requirements, being of high office content and in a good location on an active industrial estate.”

One of the biggest names in carpet and upholstery cleaning has swept into new premises in Nottingham to assist its expansion.

Chem-Dry Central, which carries out specialist cleaning for domestic and corporate clients across the East Midlands, has signed up to take two units totalling 8,628 sq ft at Harrimans Lane in Lenton, one of the city’s most popular and well-located industrial and warehouse locations.
Chem-Dry Central, which last year won the company’s regional and national franchise of the year awards, already has premises in Clifton and Cotgrave. It will use the new site at Harrimans Court off Harrimans Lane for cleaning and storage.

The five-year lease was brokered by Laura West, of the Nottingham property consultancy FHP, working alongside Sean Bremner, head of industrial and logistics agency at the Nottingham office of Lambert Smith Hampton.

Laura West commented:-

“Chem-Dry is a major player in domestic and commercial cleaning and they looked very carefully for a new location which would assist their expansion. The quality of the units was important, but so was a well-connected location and the two units at Harrimans Cout clearly met both criteria.

“The Lenton Lane area is one of the most popular industrial and warehouse locations in the city because it is close to both the A52 and the A453, which puts it within easy reach of both the city and the regional road network.

“This was a deal which happened very quickly and I’m not surprised. Chem-Dry Central knew what it was looking for, and in Harrimans Court they found a well-presented site which reflects their own outlook and ambitions.”

Sean Bremner, of Lambert Smith Hampton, added:-

“Chem-Dry Central were very keen to secure premises of a quality and specification which matched their own corporate profile. They wanted excellent, clean accommodation in a modern environment and Harrimans Court provided just that.

“It is great to see a locally-based business growing and committing to expansion in Nottingham.”
Chem-Dry Central was founded in 1993, and has become established as the authority in carpet and upholstery cleaning, using a patented ‘carbonating’ process which does not harm materials or leave sticky residues.

Besides conventional domestic and commercial work, the company is also an expert in post-fire and flood cleaning and restoration and disaster recovery work, working for all the major insurance companies.
Its teams of technicians are certified to British Damage Management Association standards, offering services which range from dry cleaning and furniture restoration to building reinstatement works.

Richard Harris, Director at Chem-Dry Central, commented:-

“We are very pleased to have secured the two units at Harrimans Court, which will provide us with state-of-the-art cleaning and storage facilities for our clients.

“We had contemplated and made our decision to commit to these units after deliberations based on their quality and location in relation to our other premises.”

A specialist recycling business which set up its European headquarters at Junction 28 has significantly expanded its operations just over a year after moving in.

SOS Metals, which recycles specialist metals used in the aerospace industry, originally took 15,000 sq ft of space at Langham Park Developments’ site at Berristow Lane, South Normanton. Less than 18 months later, the American-owned business is expanding its operations up to 60,000 sq ft.

The deal has once again been secured by Laura West of the Nottingham commercial property consultancy FHP, who also signed the firm up when it first agreed to move into Unit 5 at Langham Park.

She has hailed the deal as another example of the thriving market for industrial space in and around the Derbyshire-North Nottinghamshire border. “It was a real coup for my clients when SOS Metals agreed to make the move to Langham Park at Berristow Lane,” she said. “SOS Metals is a high-respected industry leader in a specialist field of recycling, and the calibre of its clients speaks volumes about the calibre of its work.”

Through a highly specialised, secure process, SOS has become a leader in the development of custom tailored scrap metals reclamation and recycling programmes including the reprocessing of materials for future use. It focuses on on aerospace grade aluminum, titanium and all so-called super alloys, a process vital to recovering materials from aero engines at the end of their useful life.

Langham Park Berristow Lane is one of a series of sites owned by Langham park Developments, run by property entrepreneur Mike Wrigley and former Wilson Bowden development executive Fin Mitchell. It comprises a 10-acre site with 144,000 sq ft of industrial/warehouse premises originally constructed in the 1970s. The building has been re-clad, refurbished and sub-divided to provide five self-contained units.

Laura West says the site is one of a number to have benefited from the steady demand for premises in the industrial hinterland criss-crossed by the M1, the A38 and the Mansfield-Ashfield Regeneration Route (MARR).

She said: “This is often seen as a very local market because of consistent healthy demand from the small to medium-sized businesses which seem to thrive in the Mansfield-Ashfield area. There is a breed of businesses in North Nottinghamshire and Derbyshire which are carefully-run, cash-conscious and sometimes family-owned and they have been behind the demand on business parks and industrial developments across the area.

“While SOS is obviously an international business, its decision to move to Langham Park Berristow Lane demonstrates another side of the area’s enduring appeal and sheer, business logic – it is extremely well-connected, with a road network which puts you in easy reach of most parts of the commercial heart of the country.”

West has been busy completing deals at a number of industrial locations in the area, with burgeoning demand at sites like the Amber Business Centre, which has seen a flurry of deals involving new enterprises and expanding, established firms.

“There is one other consistent theme in many of these deals,” she added. “That is committed landlords who understand the value of well-presented, sensibly specified buildings and flexible terms which are appreciated by tenants.”

West says that the steady stream of deals looks likely to continue into the immediate future. The only hurdle is likely to be a diminishing level of stock. She added: “This is a consistently solid market where demand will always be there. But there will come a point when supply struggles to meet demand and that will have to be addressed. Potential sites are certainly available.

Acting on behalf of private clients, Tim Gilbertson of FHP is pleased to confirm the completion of a significant deal on Bull Close Road, just off Lenton Lane, Nottingham’s Ring Road.

The deal agreed has bucked the trend in today’s market as both parties were delighted to agree a long term lease for 15 years due to the quality of space and location available.

Tim Gilbertson commented:

“Having previously let this building a few years ago our clients contacted me to progress marketing and I was delighted as even given the ongoing difficulties in the commercial property market, the quality of this building and its unrivalled location meant that interest would always be strong.

Even more pleasing though was that without even needing to market the premises actively, from our existing market knowledge and contacts we were able to quickly put the opportunity in front of  the eventual occupier via their agent Sean Bremner of LSH, who jumped at the chance to take such a rare opportunity of warehouse, high quality offices and large yard in a prime location.

Terms were quickly agreed in a deal which is fair to all parties and the long term letting which followed subsequently reflects the quality of space and our clients flexible attitude.”

Tim Gilbertson commented further:

“This deal vindicates my long held belief that any building which is presented well and has the benefit of a large yard will always be a sought after commodity in Nottingham as yard space is at such a premium and there are a number of unfulfilled requirements for accommodation such as the subject building where good quality warehouse space benefits from secure external areas.  I hope to bring to the market later in the year similar opportunities which will no doubt again be well received and hopefully stimulate further the local economy.”
