Unit B, Camberley Court which is occupied by Nottingham Community Housing Association and has provided their main base since Tim Gilbertson of FHP let the building to them some years ago, has just been sold.  After providing income for FHP’s landlord client, the decision was recently taken to free up assets and sell the investment and FHP were instructed again to undertake this.

Despite the economic turmoil, a sale was quickly agreed, after substantial interest had been stimulated in the local market from private investors but ultimately the current occupiers purchased the building to ensure their long term occupation continued.

Tim Gilbertson commented:

“Having originally sold this building to my client when it was vacant then let it on her behalf to the current occupiers and now ultimately having sold the investment, it was with great pleasure that we saw this sale through to completion strengthening yet again our ongoing relationship with this particular client.

SOS International has become a leader in the development of specialist reclamation and recycling programmes including the reprocessing of metals for future use.  It focuses on the reclamation and recycling of specialist materials.

The expansion of an American specialist reclamation company means a strategic business location on the Derbyshire-Nottinghamshire border is now fully occupied. 

SOS International, which reclaims the advanced materials used in the aerospace industry, originally took 15,000 sq ft of space at the Langham Park development at Berristow lane, South Normanton.

Now it has signed up to a total of 80,000 sq ft at the site, with all the lettings secured by Laura West, the FHP surveyor who has handled a series of deals in business locations around Junction 28, where Langham Park is based.

The deal also marks a milestone for Langham Park, the development company set up by Mike Wrigley and Finn Mitchell, which provides new and comprehensively refurbished sites for the Midlands industrial market.

It took over and extensively refurbished what was a former textile site less than a mile from Junction 28 of the M1 and its investment has paid off with the completion of the final letting at a site which is now home to three businesses.

A £15 million industrial landmark now rising out of the ground at South Normanton looks likely to be the first of a series of developments at a site that could ultimately host around 5,000 jobs on the Derbyshire-Nottinghamshire border.

The new distribution warehouse for High Street giant Co-operative Group is being built by Derbyshire-based Clowes Developments at Castlewood, the strategic office and industrial site which sits alongside the A38 where it joins the M1 at Junction 28.

The structural steel work which will support the giant 477,000 sq ft warehouse has been erected in only four weeks, and when the building is complete it is expected to provide work for around 900 people in its own right. But further deals are now imminent for a site which will ultimately be home to over two million square feet of industrial warehousing, manufacturing production and offices.

The Co-operative Group project follows hot on the heels of Clowes’ construction of a one million square foot ‘mega warehouse’ for Mark & Spencer at the East Midlands Distribution Centre at Castle Donington. James Richards, of Clowes Developments, says the speed with which the latest scheme is progressing is a testament to the company’s growing reputation as a national player in large-scale industrial projects.

He said: “The Marks & Spencer development at EMDC was a real statement of our capacity to deliver major, strategic projects for some of the most prestigious clients in the retail business, and we have hit the ground running again at Castlewood for the Co-operative Group.

“Most of the team that worked with us on the EMDC project have partnered with us again. Their expertise and commitment is written all over the swift progress they have made so far, making a 60-acre site at Castlewood development-ready and then constructing a huge steel frame in a matter of weeks. Major retailers look for high quality delivered to tight timescales and we are on course to achieve that.”

The development team behind the Co-operative Group’s food distribution warehouse is being led by main contractor Winvic Construction and project managers First Industrial Developments, who are working with architects Isherwood McCann, civil engineers Waterman Group, legal advisers Flint Bishop and property consultants FHP. They are due to complete construction in September, when a fit-out programme will pave the way for the warehouse to go live early in 2013.

James Richards says the planning authority, Bolsover District Council, has also played a positive role in helping the development to move forward: “They were keen to see us proceed with this development right from the start and that has been reflected in the professionalism they have shown all the way through. Even though they have a strict set of protocols to follow they have done everything possible to make the journey through planning a smooth one. That has given Clowes and the Co-operative Group the confidence to move swiftly.”

While the Co-operative Group building looks set to dominate Castlewood, other development sites on the park are now being cleared in anticipation of further deals. The marketing of Castlewood has been carried out by a senior team from the FHP, comprising co-founder John Proctor and industrial partner Tim Gilbertson.

Tim Gilbertson said: “The Co-operative Group’s decision to sign up for Castlewood was a major vote of confidence in the site and graphic evidence of the strength of its location. It is less than a mile from Junction 28 and links directly to a road network which gives you near-perfect North-South and East-West coverage. It doesn’t matter whether you are in distribution, manufacturing or business services, you have got access to a vast market right on your doorstep – there’s even an airport just down the motorway!

“Castlewood is about to gain some significant momentum because we firmly believe that the Co-operative Group development will be followed in the near future by some significant announcements about other businesses moving into the site. In the long-term we expect to see the whole spectrum of business on the site, ranging from distribution to production and offices.”

John Proctor added: “Clowes Development’s credentials speak for themselves. They are a long-established Derbyshire business which now operates on a national and international scale. They choose strategic sites, provide very high quality infrastructure and deliver buildings of a standard which satisfy some of the most prestigious clients in the business.

“At the East Midlands Distribution Centre and Castlewood, they have shown that there are clear alternatives to some of the more traditional locations further down the M1. Co-operative Group had a number of options to choose from but it went for Castlewood because it was partnering with a developer who was sure to deliver.”

Doom and gloom headlines about the national economy are missing an important story about growth at the grassroots. FHP Surveyor Mark Tomlinson explains how this is translating into demand at an appropriately-named business park in Nottinghamshire.

The 2012 Budget was one of those rare occasions where there was a positive focus on business – an acknowledgement that it is the UK’s army of entrepreneurs who will drive recovery and one or two measures which might help them achieve it.

It makes a welcome change from some of the headlines we have been living with over the past few months, which have laboured relentlessly on rising unemployment, spiralling inflation and a eurozone crisis that has dragged on so long it seems like a soap opera. Taken together, this negative news knocks confidence.

That is the theory, anyway. But from what I have seen in Nottinghamshire over the past few months, business at the grassroots is desperately trying to get away from this downbeat approach. Start-ups, small firms and growing businesses are all looking to find a way forward. The evidence surfacing in the commercial property market is that the spirit of enterprise is actually alive and well, with healthy demand for both industrial units and small offices on both leasehold and freehold terms.

There is no better place to see it in action than at Enterprise Park at Hucknall, an industrial estate with units from 1,400 sq ft upwards which is well-placed to serve the industrial heartland of the local economy. Since Christmas, we have completed leases on six units and we are now discussing terms with a number of other potential occupiers. All of these businesses are either start-ups or small, local businesses looking to grow – encouraging evidence that the kind of grassroots growth that the UK has been crying out for is there to be found if you look for it.

We are also seeing some of the classic signs of a market which may be approaching some kind of tentative turning point at the grassroots. There is a shortage of supply of units under 2,000 sq ft and this is inevitably pushing up the freehold values of those premises which are available. A case in point is an industrial unit close to Nottingham city centre which we sold only recently. It was well-presented, suitable for a variety of different uses and the price tag of £125,000 reflect the lack of supply.

Just how strong demand is, was illustrated by the fact that the unit became the subject of a best bids process from a number of interested parties. The result? We have just completed a sale not for £125,000 but for £137,000. This is much better than we had anticipated and demonstrates that the demand from business is out there.

While the office market remains more challenging territory at the moment, the lower end of the market is also showing some positive signs with, once again, the demand coming from small and newly-formed companies. Quantum House on College Street in Nottingham, which underwent refurbishment last summer, is now almost full with 11 offices let during the last seven months.

In another encouraging sign, we have also sold and office building on Friar Lane and put another under offer, with the strong demand driven by the limited supply of alternatives. This goes to show that, despite the sentiment, now is not a bad time to sell your property and reinvest the proceeds elsewhere.

The market remains a long way off the boom conditions we enjoyed just a few short years ago. But business has had enough of the negative news. Yes, it’s still challenging but the evidence is that small and medium-sized companies in Nottinghamshire would rather focus on making progress. We’re here to help them do that, and one way to move forward in a cautious climate is to tap into sound market knowledge of the commercial property market. Here’s to a year of enterprise!

A flurry of deals in Nottinghamshire has brought renewed optimism that the commercial property market could be starting to gain some momentum after some years in the doldrums. Property consultancy FHP says they have seen a series of deals in the industrial market, particularly in North Nottinghamshire suggesting that there is a growing demand, from small to medium-sized businesses for expansion space.

FHP Surveyor Laura West, who focuses on the market around the Nottinghamshire-Derbyshire border, commented: “There’s no question that 2012 has started well, much in the same way that it did in 2011. What we’re hoping for this time though, is that the market doesn’t lose momentum in the way that it did last year.”

The steady optimism of the first half of 2011 drained away from the summer onwards as business confidence weakened in the face of poor economic data in the UK and rising concerns about the growing financial tensions in the Eurozone. Laura West said: “What I think people lost sight of, was the fact that even during the second half of last year, when the fears about the Greek economy were at their height, some deals were still being done despite the difficult conditions and a backdrop of bad news.”

“I think the reasons for that were two-fold: there is a breed of conservatively-managed, privately-owned firms who have always been very careful with their cash who decided that now was the time to strike a good deal on a property which would allow them to expand. There seems to be an, appetite among some forward thinking businesses who are now looking to expand after a prolonged period of uncertainty. From what I’ve seen so far this year, the same kind of ambition is emerging from the same kind of businesses. There are certainly some competitive deals out there, particularly with property which is coming out of an insolvency, and I get the feeling that, given the right conditions, these businesses are keen to move forward and expand.”

Laura added: “No one is suggesting that some of the deep-seated problems in the market have miraculously gone away, and we’re not about to see a flurry of speculatively-built new stock rising out of the ground. But there are, some experienced developers and investors out there who understand the way these cycles work and know that the demand is there. We know from our own monitoring of the market that there is a shortage of good-quality stock and I suspect it won’t be long now before they decide that the steadily growing demand and a lack of quality properties out there means they will soon be bringing some new product to the market.”

Whilst some of the deals in North Nottinghamshire may be driven by the end of the tax year and personal financial planning, Laura West says that the deals also illustrate the ambitions of a range of businesses which, while they operate in different sectors, all demonstrate financial strength. She said: “One of the reoccurring themes of the commercial property market has been that it is difficult to put funding together because indebted banks have been reluctant to lend. However in most cases we are talking about financially healthy, carefully-run businesses who have had no difficulty putting a funding package together, either from their own resources or through borrowing. This in turn is giving the market confidence.”

Laura West says she is expecting more deals to emerge in the coming weeks, but warned that businesses looking to expand into new space would need to act fast. She said: “At the moment, we are in a situation where we have taken property on and concluded a deal before the FHP For Sale board has even gone up. That tells us about the level of demand around the Nottinghamshire-Derbyshire border and the limited amount of good quality, well-presented property. When this kind of stock does come to the market it moves very quickly and I don’t see that trend changing any time soon. But we do need more stock – the demand is clearly there and I’m hoping that in 2012 it stays that way.”

Tim Gilbertson at FHP acting as joint auctioneer with Matt Hilton of HEB is pleased to confirm the sale of extensive warehouse premises just off the A38 at Junction 28 of the M1 Motorway at Huthwaite. 

Sold the day before the property was due to go to auction, the buildings offered extensive storage space of over 60,000ft² on a large site in a prime location.

Despite the condition of the opportunity which included a mix of older tired warehouse space, extensive offices plus some good quality newer stock, interest in the opportunity was extensive and competitive bidding was received. 

As a result the property was sold prior to auction at an acceptable figure.

Tim Gilbertson commented:

“We took this property to auction as due to its unusual configuration we had struggled to find the right purchaser initially for the building.  Whilst always receiving extensive interest in the opportunity, concluding a deal proved troublesome and therefore we advised our clients to look to the auction route to secure a quick sale.

Two expanding businesses have chosen to relocate to Abbey Trade Park in Mansfield in deals secured by property agents FHP Property Consultants and Innes England.

Acting on behalf of the landlord Steve Cole of Abbey Field Estates, the property agents let the units to Tru Plastics, a distributor of UPVC products to the building trade and the national franchisee Chipsaway, which operates a mobile vehicle repair operation The latest tenants will join the current occupier Screwfix on the park.

Both companies have seen enormous growth over the last few years despite the economic downturn, and have now chosen the prominent trading park to accommodate their businesses. The park now only has two units remaining.

Russell Skellett, Sales Director at Tru Plastics says:-

“We were previously based across the road from Abbey Trade Park, but because of 30% growth in the last two years, we needed larger premises to accommodate new products, as we are now moving in to roofing as well as taking on two more team members. We have been in Mansfield for 12 years, as we have a large customer base here, so we didn’t really want to relocate elsewhere and are really pleased with the park and what it has to offer. The team at Innes England were very efficient, and found us exactly what we needed and were able to turn around the deal in less than three weeks.”

A giant distribution warehouse which will allow one of Britain’s biggest retailers to service the rapid growth of online customers will bring an enormous jobs boost to the East Midlands.

 

The one million square foot distribution centre which has just been handed over by Clowes Developments to Marks & Spencer is expected to provide jobs for 1,000 people when it goes live in just under a year.

 

Goods will be freighted straight into the Castle Donington site by rail from suppliers in Europe and the Far East. With carbon neutral construction and a BREEAM Excellent rating on completion, it promises to be one of the most efficient and environmentally-friendly distribution operations in the country.

 

But it will also go down as a landmark for the team behind its construction, led by Clowes. The Ashbourne-based developer transformed a site dominated by the concrete foundations of a demolished power station into a state-of-the-art distribution centre in less than 12 months, opening up a rail head at the same time.

 

In the process, it has underlined the growing importance of the M1 corridor through Leicestershire, Derbyshire and Nottinghamshire as a prime location for the distribution warehouse industry, Clowes following up the M&S development with a deal to construct a food distribution centre for fellow high street retailer Co-operative Group only a few miles further north.

 

The M&S distribution centre has been built at the East Midlands Distribution Centre (EMDC). Half-a-mile long and 100ft high, it covers a 60-acre site which was once home to Castle Donington Power Station, and is expected to employ 1,000 people when it goes live in autumn 2012.

 

Paul Shanley, the Clowes director who oversaw the M&S development, says it was a challenging project. “We were absolutely thrilled when Marks & Spencer signed up for this development, and we viewed it as a significant endorsement of our own track record for delivering ambitious projects. This was always going to be more ambitious than most, with a lot of work to complete to tight timescales and the need to make sure that we delivered to some exacting standards.

 

  “We are now handing over a large-scale development which we believe achieves that. It is a standard-setter in terms of its environmental impact and its efficiency, it has been designed to support retail e-fulfilment, and it is going to make a major contribution to local employment. We firmly believe it is part of a wave of similar developments in this area – a wave we intend to be at the forefront of.”

 Though the building has now been handed over, it was only six months ago that structural steelworks began. Before that, a Clowes team comprising Winvic Construction project managers First Industrial Developments had to break up and remove 50,000 cubic tonnes of concrete foundations from the site, which were left behind when the power station was demolished back in 2003.

 

Besides lengthy ground preparation, Clowes’ team also had to construct 1.5 miles of dedicated rail track which connect the distribution centre to the national rail network, opening up the East Midlands Rail Freight Terminal.

 

Mr Shanley continued: “There were additional layers of complication in this project which demanded tight scheduling and strong project management. That is exactly what we are used to delivering and we carried out final construction in three phases, all of which we delivered on time. When you consider that the scale of the groundworks meant that we couldn’t commence work on the steel frame until the first week of May, that is a fantastic achievement – and a magnificent team effort.”

 

Though the distribution centre already covers one million square feet, its usable area will be doubled to two million square feet by Marks & Spencer’s fit-out. Up to four levels of mezzanine floors will be installed, along with an integrated, state-of-the-art racking and distribution system which has been designed to service the retailer’s rapidly growing e-fulfilment needs across the UK.

 

The development is part of a growing trend for major retailers to consolidate distribution in a smaller number of major regional operations. Just a few miles up the M1 at Junction 28, Clowes Developments is working on a 480,000 sq ft food distribution operation for the Co-operative Group, which is bringing two nearby operations under one roof at a facility likely to employ around 900 people.

 

The development is being built at Castlewood, one of a number of strategic distribution locations which Clowes invested in ahead of the industry’s growth. John Proctor, of the Midlands property consultancy FHP, has acted for the developer at both EMDC and Castlewood.

 

He commented: “Clowes Developments has been involved in major industrial and distribution schemes for a long time. One of its defining characteristics is that it has always been a very carefully run business which invests in high-quality locations and has the experience to deliver substantial projects for major clients.

 

  “Having a developer of national standing based in the East Midlands has helped the region to capitalise on its strategic position right at the heart of UK markets. Both EMDC and Castlewood are perfectly positioned for north-south and east-west distribution. Besides the benefit of the rail link at EMDC, both it and Castlewood are alongside a motorway and A-road network which has seen substantial ongoing investment, with the M1 now widened and the prospect of a dual carriageway A453 to Nottingham and beyond now in prospect.

 

“State-of-the-art distribution is a central part of drives to improve retail efficiency in a difficult economy, and I have no doubt we will see further significant investment at both EMDC and Castlewood.”

 

Clowes Developments were advised on the EMDC letting to Marks & Spencer project by FHP’s Nottingham office and the Birmingham office of Savills. Cushman Wakefield advised Marks & Spencer. Flint Bishop were legal advisers to Clowes, the architect on the project was Isherwood McCann of Leicestershire and structural engineering was carried out by BWB Consulting of Nottingham.

A LANDMARK industrial building which languished on the market unsold for a year was disposed of within four weeks after its owner switched marketing to the Nottingham property consultancy FHP. 

Steve Nyland, the head of the post-press equipment business Nyland Graphics, had been trying to sell the 45,000 sq ft property at Grange Close, Alfreton so he could switch to a more suitable location. But after 12 months on the market with another property agent no buyers had come forward.

But when marketing was taken over by Tim Gilbertson, industrial partner at FHP, a deal was secured within the space of a month.

Tim Gilbertson said: “Even if you are not marketing a property you can only get a rounded picture of the market by making yourself familiar with everything that is out there, and I had been aware of the Nyland Graphics site for some time. It is a large, modern building in a well-known strategic location and the apparent lack of interest really surprised me.

“I first got to know Steve Nyland because he contacted FHP to discuss the options for relocating, and I had no hesitation in saying to him that I believed the demand for his site was definitely out there and that we could probably secure a sale relatively quickly. Four weeks later we proved the point! 

“There is no question that the market isn’t easy because of all the negative sentiment out there, but people have become far too quick to dismiss the potential for opportunities. I have been operating in the east Midlands industrial market for years and I know that underneath all the headlines there is a bedrock of demand still out there from specific industry sectors and from those carefully-run privately-owned businesses who have conserved their cash.

“Some of these businesses need to expand and give themselves breathing space and they see this kind of market as the right time to strike a competitive deal. I’m not going to apologise for saying that if there is a deal out there to be had then FHP will find it!”

Gilbertson added: “In the case of Nyland Graphics we not only had a modern, high quality building within yards of the A38 and less than a mile from the M1 at Junction 28, we also had a site which offered substantial room to expand further. The only puzzle was why it hadn’t sold – but we solved that puzzle very quickly!”

FHP secured a sale after relaunching the building with fresh marketing material containing high quality photography. It also focused the marketing on the property’s key selling points – a well-equipped building which was ready to occupy, good secure space with room to expand, and an almost perfect location which puts your business within easy reach of theMidlands’ main arterial route network.

“We found a purchaser literally within a matter of days, agreed terms quickly and instructed solicitors. The total time from first point of contact to finally submitting our invoice was only eight weeks!” said Gilbertson.

Steve Nyland commented: “I became aware of FHP when I started looking for somewhere to relocate to. Tim made every effort to offer what was available, he was straight-talking and he knew what we wanted. So I had every confidence that he was the right man to sell our site in Somercotes. He is now concluding our relocation purchase and I want to say a big ‘well done’ to FHP.”

Tim Gilbertson says that while wider market conditions remain difficult, the bedrock of demand in the industrial sector in theEast Midlandsis now butting up against a dwindling supply.

He added: “We can’t promise we will be able to dispose of everything we see, but it is clearly wrong to dismiss the market out of hand. I have known this market for years, I know there are businesses out there who do need to relocate – and I know a good prospect when I see one!”

A LANDMARK industrial estate in Derbyshire has come back to life in the wake of a £1.5 million investment by one of the county’s most respected property developers.

 

Bradley Park, at Codnorgate Industrial Estate, hit the headlines two years ago after aerospace engineering company Airfoil Technologies International decided to close their operations at the site in the wake of a downturn in the aviation industry.

 

But new businesses have brought vital new jobs to the site after it was transformed into flexible industrial space by PMW Property, the development and investment business run by former textile industry entrepreneur Mike Wrigley.

 

Joint agents FHP and BB&J have secured a series of lettings at Bradley Park which have brought in businesses specialising in activities ranging from high-tech engineering, direct mail and security to vehicle components and contracting.

Jonathan Sayer, of the Derby property consultancy FHP, said the deals illustrated the continuing strength in the market for small-to-medium sized industrial space.

 

He commented:-

 

“There may be concerns in the wider economy at the moment, but all the signs are that there is a bedrock of carefully-run small to medium-sized businesses which have an appetite for growth and expansion. Bradley Park is the perfect place for them, offering high quality space which is close to both the A38 and the A610. It is also heartening to see these businesses growing up in a location previously associated with job losses.”

 

His colleague Laura West, who has been handling a large number of small and mid-market industrial deals across Derbyshire and Nottinghamshire, added:-

 

“The funding issues which continue to hold back the property market have meant that virtually no new buildings are coming to the market, even though the demand is self-evident.

 

“The result is that good quality secondhand accommodation is being snapped up by businesses like those relocating or expanding at Bradley Park. It is an established location, businesses such as these like being in a location where there are other businesses with a similar outlook, and PMW has offered flexible, tailored terms which make it easier to secure deals.”

 

Chris Wright, of BB&J, commented:-

One tenant introduced by BB&J Commercial is Safer Systems (UK) Ltd, who say they have been delighted with the move. Managing Director Steven Bane said:-

“As a global provider of specialist vending security products, Safer Systems required a central location, offering excellent transport network access by road, rail and air. Bradley Park offered all of these, plus access to good local facilities and an experienced workforce.”

Mike Wrigley concluded:-

 

“I have little doubt that we will be announcing further lettings at Bradley Park in the near future. It’s great to see these businesses moving into the site and doing so well. It is a sign that away from all the global economic challenges there is an underlying appetite for growth in the local business community.”

 

There is now only 65,000 sq ft of space remaining at the site, split across seven units ranging in size from 1,000 sq ft to 27,000 sq ft. Laura West added:-

 

“I would urge any businesses currently considering expansion or relocation to get in touch quickly. Space is now at a premium, especially in high quality locations.”
