Nottingham based Churchill Specialist Contracting have just purchased through Tim Gilbertson at FHP a high quality industrial unit with yard at The Midway, just off Lenton Lane in Nottingham.

The deal agreed will see Churchill move from their current base in Ruddington as they continue their expansion through relocation.

The unit was marketed and sold by Tim Gilbertson, Partner of FHP on behalf of pension fund clients and Churchill will benefit from one of the best locations the City has to offer for their new base.

Tim Gilbertson commented:

“Despite the difficult market conditions it was always clear in my mind that this unit would generate good interest.  It had been presented in superb order, had the benefit of car parking to the front and had the key additional benefit of a secure yard adjoining.

More and more these days parties are keen to acquire space which benefits from secure external yards for storage, vehicle parking etc and as a result this building was always likely to be well received.

I am pleased to say that after a very swift negotiation a deal was quickly agreed to enable Churchill to continue with their expansion plans including the establishment of the UK’s first independent training centre for both steeplejack & lightning protection engineers.

It is always pleasing to report positive stories regarding a company’s expansion, especially when they remain close to their Nottingham roots and this is certainly the case here.  We wish Wayne Murry and his team at Churchill continued success in their new home.”

Managing Director of Churchill Specialist Contracting, Wayne Murry, commented:

“To find premises of this quality and also keep the business established here in Nottingham is exactly the result we were seeking when we first approached FHP Property consultants.  A big thank you to Tim Gilbertson and his team at FHP for their assistance with the purchase and in so doing providing a Nottingham based employer the opportunity to continue the growth of their business to the benefit of others in the city.”

The supply of units continues to be good and demand is hopefully starting to rise.  We are as ever though keen to put forward, without commitment or cost, initial marketing thoughts on any property which owners may be looking to sell or let, and to do so please contact Tim Gilbertson at FHP on 0115 9507577.

Clowes Developments (UK) Limited have confirmed that the latest occupier to commit to their 200 acre East Midlands Distribution Centre, Castle Donington is the Roof Specialists Klober UK Limited.

Klober will take occupation of Unit 6f, a 40,000ft² distribution unit, in March 2011, relocating from their existing premises at Shepshed at Junction 23 of the M1.

David Arendell, UK Managing Director for Klober, confirmed:-

“Our existing premises at Junction 23 are somewhat dated and their age, height and accessibility were restricting the efficiency of our business.  We chose EMDC as it provides a new distribution warehouse with clear span space internally, separate car parking and loading space in a highly accessible location.  Its proximity to the M1, A50 and A42 enable us to be able to distribute throughout the UK and retain our existing workforce who will relocate from our Shepshed premises”.

EMDC has had a remarkable year over the past 12 months attracting Birlea Furniture who have taken occupation of their unit of some 36,000ft², but most impressively it is to be the home of Marks and Spencer plc who are leasing a new state of the art 1,000,000ft² distribution unit which is due to be handed over at the end of 2011.

Paul Shanley, Director of CWC, confirmed:-

“Our Group purchased EMDC at the beginning of 2009 at the height of the financial crisis – this was a strategic and conscious move by the Group to purchase a site of huge strategic regional importance.

The Group’s policy is to purchase sites in prime locations and the quality of the location has been demonstrated by the fact that we have managed to continue to let both regional and national scale distribution units on the site during these challenging times.

John Proctor of FHP, who acted on behalf of Clowes Developments, confirmed:-

“Whilst 2010 has continued to be an extremely challenging time for most associated with the property market there have been brighter spots and areas where we have seen continued demand.  EMDC is a quality Distribution Park, well served by road, rail, air and public transport infrastructure.  This has enabled EMDC to continue to attract demand with Klober, Birlea and M & S all committing to the Park over the course of the year”.

It is understood that the Developers are now seeking to master plan the remainder of the site with their being some 150 acres still ready for immediate development, capable of accommodating unit sizes from 40,000ft² up to 450,000ft² in size.

Savills Birmingham acted jointly with FHP on the letting with BNP Paribas Birmingham acting on behalf of Klober.

Tim Gilbertson, Partner of FHP is delighted to confirm that he has been appointed as joint agent along with the Nottingham office of Innes England to market Abbeyfield Estate’s prime trade counter scheme Abbey Trade Park at Mansfield.

Offering brand new accommodation this site offers a terrific opportunity for any trade counter operator to benefit from high quality space with extensive parking and delivery yard access.

Perhaps key though in attracting occupiers to the remaining units is the presence of Screwfix Direct who trade exceptionally well from this location.  Also, we have the likelihood of a further household name occupier being added to the scheme in the next few weeks which will again increase the prominence and attractiveness of the site.

Assuming that deal progresses then we have three units, available individually or combined, from as little as 308m² (3,310ft²) to 1,031m² (11,098ft²).

Tim Gilbertson commented:

“I was delighted to be appointed by Abbeyfield Estates as we have worked on their behalf before and will now work in conjunction with Chris Sinclair and Scott Osborne of Innes England to ensure that we quickly let the final couple of units in this scheme.

The main occupier on this scheme is Screwfix Direct who are, to coin a phrase, ‘trading their socks off’ and I cannot believe that local occupiers would not wish to benefit from the footfall and prominence their presence has created on the site and quickly take occupation of the remaining units.

We also hope to be able to unveil in the next couple of weeks a further household name occupier for one of the other units and that will leave us with merely three units left available in the scheme.

Easily accessible from the centre of Mansfield, the A38, Sutton-in-Ashfield or Kirkby-in-Ashfield, the site sits prominently on Hermitage Way and should be a ‘must see’ destination for any trade counter operator on either a national or local scale.”

For further information on the scheme or to discuss or arrange a viewing please contact either Tim Gilbertson at FHP on 0115 9507577 or Chris Sinclair/Scott Osborne at Innes England on 0115 9243243.

Acting on behalf of Rushcliffe Estates, FHP are pleased to announce the recent letting of Unit 2C Trent Park Industrial Estate in Nottingham.  The property comprises an open span steel portal frame industrial unit extending to 2,470 sq ft in an established commercial location off Daleside Road.  The unit has recently been refurbished to a good standard and benefits from a good sized yard and parking area to the front.

The property has been taken by Trentside Textiles Limited, a local textiles company who specialise in the design and manufacture of curtains and soft furnishings who have been established in Nottingham for many years.

Jon Higham of Rushcliffe Estates commented:

“We are delighted to welcome Trentside Textiles Ltd to Trent Park and to have secured such an early letting of this unit.  We are confident that our one remaining unit, which has recently returned to the market, will also be occupied very soon. “

Mark Tomlinson, surveyor at FHP added:

“We have always received good demand for this property as it is a good size for the local market.  The refurbishment of the unit was an important factor in getting the premises let given the budget sensitivity of many small businesses at this time.  Trentside Textiles were able to be in and up and running with relatively low set up costs as a result.”

For further information on this letting or for details of the other unit available on the estate please contact Mark Tomlinson on 0115 841 1134.

On behalf of private clients, Tim Gilbertson of FHP has secured the letting of substantial warehouse space on The Midway, which runs parallel to Lenton Lane, Nottingham’s favoured industrial destination, to Chinook Sciences.

The deal concluded sees Chinook take warehouse accommodation to complement their recently occupied office accommodation at Nottingham Science Park.

The deal was brokered by Tim Gilbertson at FHP and Jonathon Seddon at NG Chartered Surveyors and sees Chinook move into a top quality refurbished building in a prime position just off Nottingham’s Ring Road.

Tim Gilbertson commented:

“I have let this building a few times before and it has always been well received in the market.  Primarily, it benefits from an excellent location being set just off Nottingham’s Ring Road but more pertinently it has good car parking and yard facilities and our clients sensibly always present it in the best possible order.

Their faith in the building and willingness to spend money on the presentation has again yielded favourable results with the swift letting to Chinook Sciences.  We wish the new occupiers well in their new base.”

Jonathon Seddon, Partner of NG Chartered Surveyors, acted on behalf of the ingoing tenant and commented:

“Following on from our having secured flagship offices on Nottingham Science Park for Chinook late last year, renting the premises on the Midway was the final piece of the puzzle for my client.  The rapid growth of the Company meant they needed larger premises to house additional testing equipment in connection with their energy recovery business.”

With substantial good quality space being taken up in the New Year, it is hoped that the property market is starting to come back to life and whilst confidence remains fragile deals are certainly still being done and stock levels are starting to dwindle.

FHP are delighted to confirm the letting of high quality premises on Traffic Street, close to the centre of Nottingham, just off Wilford Street, which may have been let on behalf of Wildwood Estates to Enterprise Rent A Car.

Acting jointly with Jonathan Bishop of HEB, Tim Gilbertson, Partner of FHP has concluded the letting on a deal which sees further expansion in Nottingham for Enterprise in a base which should serve them well.

The deal concluded satisfies Enterprise’s search for premises close to the City Centre with this building being ideal as it was formerly used for car vehicle repairs and has the benefit of extensive car parking in a modern and high calibre building.

Tim Gilbertson who agreed the deal commented:

“Being set so close to the centre of Nottingham and readily accessible by foot and car, the building was an ideal base for Enterprise to focus in upon.

With their specific requirement for a building close to the City Centre but with extensive car parking, this opportunity proved ideal and we were delighted to agree a 10 year lease for our clients to this high calibre covenant.

The deal should certainly suit both parties and serve them well for the future and we wish Enterprise well with their continued planned expansion.”

FHP acted on behalf of long term clients Wildwood Estates and Andrew Pike from the landlords commented:

“We are very pleased to have let the building to such a strong covenant and have been impressed with the speed the joint agents have managed to secure the tenant in what still remains a challenging market.”

Dominant East Midlands Developer, Sladen Estates, have asked Tim Gilbertson at FHP to join their marketing team for the disposal of their top quality Hamilton Place scheme at Mansfield.

Joining existing agents Innes England, Tim Gilbertson of FHP is confident that success can be achieved and with the early 2011 industrial/warehouse market showing signs of life, hopefully now is the time to capitalise upon this seemingly increased confidence in the market place.

Tim Gilbertson commented:

“As a practice we are involved heavily with Sladen Estates on other schemes that they have throughout the East Midlands in both the industrial and office sectors.  The addition of this further instruction is another opportunity for us to encourage interest in this excellent building which has been constructed to the highest standards.

Occupying a prime site on Oakham Business Park, one of Mansfield’s favoured industrial and warehouse locations which benefits from quick access to the A38, Mansfield and Ashfield Regeneration Route (MARR) and Junction 28 of the M1, we are sure that with the market now showing some signs of activity and this building being constructed to the highest standards that we will quickly encourage and unearth new interest.

The building is available to both purchase or rent and our clients have great flexibility.  Whilst competing space does exist this is starting to dwindle after a number of pre-Christmas deals completed in the area and therefore interested parties will be encouraged to progress their interest sooner rather than later so as not to miss out on this terrific option.

The building has been fitted out with high quality two storey offices but also has the distinct benefit of extensive on-site parking and large secure delivery yard.

Myself and my colleagues will be delighted to show any interested parties around the building and look forward to continuing the positive thoughts of the early part of January with the successful disposal of this building.”

For further information on the building please contact Tim Gilbertson on 0115 9507577.

The deal concluded sees the expansion of local firm Wanzl who already have representation on the estate and we wish them well with their continued success and expansion.

The deal was concluded by joint agents Tim Gilbertson of FHP and Sean Bremner of Lambert Smith Hampton.

After positive negotiations with the eventual tenants, we are delighted to see the deal concluded and wish them well in their expansion which will hopefully also create more jobs in the region.

Despite the ongoing market difficulties, there have been substantial warehouse and industrial sales and lettings throughout the year and with the amount of space now starting to dwindle, hopefully this is a good sign as we move into 2011.

Crystal ball gazing is never a precise science but with some significant enquiries still in the market place and stock levels now falling, we do hope that conditions will improve as 2011 progresses.”

Rani is an unusual name for a Business Park, but it comes from the name of the mother of Jack, Steve and Gary Digva who trade as Chartwell Properties.  The three brothers believe it brings them luck, however they’ve not needed luck as far as letting success has gone on the scheme as occupiers have been drawn to the superb quality of the units which include innovative features such as photovoltaic panels on the roof and full height, electric security shutters to the fenestration.

Over half the scheme has already been let to include Jones & Co, who have been providing buttons, zips and ribbons to the clothing industry for over 100 years.  They have moved into a 7,164ft² unit.

Tim Gilbertson of joint agents Fisher Hargreaves Proctor commented:

“There is no doubt that over the last couple of weeks we have seen an increase in activity in this sector of the market.

Whilst no one can doubt that nervousness remains throughout the economy, it does appear that local companies are now seeing the run up to Christmas as a time to agree and complete deals and take advantage of the availability of fantastic stock on competitive terms.

The strange reality of the property market over the last few years is that whilst demand has been limited also supply has been strangled and there remains a limited pool of high quality space available.

This is very much the case with Rani Business Park where from the original five units constructed, only two now remain and with existing initial interest in one of the remaining units as well, we do anticipate being able to report further deals shortly and would urge any potentially interested parties, who want modern, high quality and very secure accommodation to contact us as soon as possible”

Jack Digva of Chartwell Properties commented:

“We are thrilled that we’ve been able to secure some excellent tenants on to the Rani Business Park and I would like to wish them all the very best for the future”.

Property agents Fisher Hargreaves Proctor are delighted to announce that they have successfully completed the letting of the former Regency Garage on Station Road in Carlton.

The former car sales and MOT garage is 2,690ft² and given its current use as an MOT garage it was absolutely ideal for the new tenants, MOT Max.  The acquisition of Station Road, Carlton will help their rapid and aggressive expansion plans.  MOT Max, as their name suggests, are an MOT testing facility and they have committed to the site on a 10 year lease.

James Hartley, Surveyor at Fisher Hargreaves Proctor commented:

“We are delighted to have completed this letting to MOT Max so quickly after placing the property on the market.  The property had only been available since the end of January and with MOT Max viewing at the end of February, here we are mid May with the letting completed.

This sort of timescale for marketing is fantastic particularly at the moment given the general consensus in the media is that people are not willing to commit to a new premises but this just goes to show that deals are achievable and that given the right approach from all sides a quick letting can be achieved.”

A spokesman from the landlords further commented:

“We are delighted to have completed this letting so soon and to achieve a 10 year lease to a company such as MOT Max is absolutely fantastic for us.

Given much of the press we were reading we were unsure as to whether we would be able to achieve a letting on this property at all let alone so quickly.  We are very thankful to FHP for their committed and thorough approach to the marketing of this property.

The unit itself was almost ready made for MOT use and means that MOT Max have been able to move straight in and almost start operating from day one.”

A spokesman from MOT Max further commented:

“It was great to come across this property and to be able to move in so quickly was fantastic for us.  The fact that this garage already had good road frontage, an MOT bay and a sized yard meant that this was perfect for us.  We currently have an aggressive expansion plan and this is the first of many MOT stations we will be opening which will allow us to offer our unbiased and specialised MOT service.

All of our MOT testers operate strictly within the VOSA Testing Guidelines and we feel very confident that we will be extremely successful from this site.  Our cars actually have an 89% pass rate on their MOT’s against a national pass rate of 67.5% and I am sure it will be the same at this testing station.”

If you would like any further information on this letting then please do not hesitate to contact James Hartley of Fisher Hargreaves Proctor on 0115 9507577.

Property agents Fisher Hargreaves Proctor are delighted to announce that they have successfully completed the sale of 18,0019ft² on Greasley Street in Bulwell for £475,000.

The purchaser, A N Wallis, have purchased the freehold in order to facilitate their firms growth from an adjoining unit.

James Hartley, Surveyor of Fisher Hargreaves Proctor commented:

“I have been involved with this unit for a while now and everyone at Fisher Hargreaves Proctor is delighted to have completed the sale to A N Wallis.

Since placing the property on the market we have had a large degree of interest in it.  However until now we have not been able to complete any deals.

The client was more than willing to readjust the pricing in line with the change in conditions with the market and as such this meant that we were able to get the price just right for an expanding company such as A N Wallis.

To see a company like A N Wallis grow so well and have such ambitious plans within this current economic market is great to see and we are pleased to have been a part of it with this sale.”

Paul Ludlow of A N Wallis commented:

“A N Wallis was established in 1946 and in recent times we have seen a huge increase in our workload including areas such as the Middle and Far East to name a few places and we see the acquisition of Unit A, Greasley Street as a key part of our aggressive expansion plans over the next few years.

As the property is next door to our current unit we have been able to monitor the comings and goings at the unit whilst it has been on the market.  Whilst we are aware there has been great interest in the unit, our ability to perform and a proactive Bank meant that we were able to secure an excellent price to enable our much needed growth”

For further information on this deal please contact James Hartley on 0115 9507577.
