The Nottingham office of Fisher Hargreaves Proctor have confirmed that they have, acting on behalf of Wilson Bowden Developments, secured the sale of 20 acres of the former Demaglass manufacturing complex in Chesterfield to Tesco Stores Limited and Chesterfield Football Club.

These two anchor deals will guarantee the regeneration of the former 25 acre manufacturing complex which fronts the A61 in the heart of Chesterfield.

It has been confirmed that Tesco will relocate from their existing store and that they will develop a 120,000ft² Tesco Extra Store on approximately 9.5 acres of the site.

Neil Hartley, Development Director for Wilson Bowden Developments commented:

“Tesco have had a keen interest in developing a new store on this site for quite some time and they have been working closely with us on the preparation of the development proposals that we submitted to the Council last year as part of the planning application.

The scheme will bring to life one of the largest regeneration sites in Chesterfield and act as a catalyst for further proposed development along the A61 corridor”

A spokesperson for Tesco commented:

The highways network around the store will be undergoing improvements and ensuring easy access for customers.

Fisher Hargreaves Proctor introduced the site which is the former Demaglass factory site to Wilson Bowden Developments in 2005.  Since which time Wilson Bowden Developments have completed substantial demolition and decontamination of the site in preparation for this new development.  As well as the new Tesco Extra the site will provide a home for Chesterfield Football Club’s new stadium and three acres will be developed by Wilson Bowden Development for additional commercial and business premises.

The construction programme has now started commencing with major highways works to Sheffield Road, Lockerford Lane and the A61 roundabout.

It is anticipated that the Tesco store will be open prior to the end of the year and that Chesterfield Football Club’s new stadium will open prior to the start of the 2010/2011 season.

John Proctor of the Nottingham Office of Fisher Hargreaves Proctor acted on behalf of Wilson Bowden Developments with the acquisition of the site and agreeing terms with Tesco and whilst no details of the financial terms of the deal agreed have been disclosed he confirmed.

“This is a great illustration of how a developer and a progressing planning authority can work together to bring forward comprehensive regeneration to an obsolete manufacturing facility which can act as a catalyst for wider regeneration.  The Demaglass factory has been closed for some number of years, was derelict and had been the subject of previous failed redevelopment proposals to implement redevelopment.

By working together with the relevant parties Wilson Bowden Developments have brought forward a major regeneration site which will act a stimulus to the area and provide further job opportunities.

The 16,300 ft² mid-terrace warehouse has been sold to Samuel Grant (Midlands) Limited who have relocated their Castle Donington premises to the new warehouse.

Building 6E (2) is the last of three similar units built in a terrace by Wilson Bowden Developments which were completed in the spring of 2008.

The other two buildings have been sold and let to Windsor Foods and GAC Logistics.

Samuel Grant have been based in Castle Donington since 2004 and have been looking to relocate from their old warehouse on Station Road.

Andrew Grant of Samuel Grant (Midlands) Ltd confirmed:

“This modern high bay warehouse has allowed us to consolidate 14,000sq ft of old warehousing into about 10,000sq ft of the new building. This creates a very efficient operation with room to continue our expansion in the Midlands.

At EMDC they have completed the construction of nearly 300,000 ft² of space, having recently completed an 87,000 ft² unit which is being offered on a sale / lease basis.

The Assignment of Unit 2 Eldon Road, Attenborough has just completed from Palmers of Trent Bridge to KSM Limited.  Alastair Fearn of Fisher Hargreaves Proctor acted on behalf of the Tenant, Palmers of Trent Bridge in securing a suitable Assignee in KSM Limited.  The unit which extends to 5,855ft² has approximately 6 years unexpired on the term and was let at a rental of £25,760 per annum.

Palmers had been wishing to relocate to warehousing premises closer to their main showroom on Radcliffe Road, West Bridgford for some time and instructed FHP to advise them.  The first job for FHP was to settle the outstanding Rent Review with the Landlord and then find a suitable company to assign the lease to.  Once a suitable Assignee was found Palmers were able to relocate.

The new Tenant, KSM Limited are a cable stockists and distributor that supply cables, connectors, cabinets, tools and accessories to the Audio Visual, Data Networking, Security and Telecommunications Industries.  They are relocating from Stapleford and have been trading since 1991.
