Providing well presented, office and storage space, FHP have been asked to market jointly with Mather Jamie premises formerly occupied by RICOH at Meadowbank Way at Eastwood.

These high quality offices are interlinked with similarly well presented and practical storage space, all set on an extensive site in a great location.

With the benefit of parking for at least 50 cars or more and a large yard and site area, the building would suit any office or training provider seeking, for example, additional storage space for samples, products for further distribution etc.

Such use makes great sense when you look at the location, with the building set just off the A610 and within a few minutes access of Junction 26 of the M1 motorway.

This unique opportunity is available to purchase or rent and please contact either Tim Gilbertson at Fisher Hargreaves Proctor or our joint agents Alex Reid at Mather Jamie.

The speed of the transaction was continued throughout the conveyancing process with the lease being completed only four weeks after instruction of solicitors.

Tim Gilbertson who dealt with the letting commented:

“Easter Park is still the benchmark of prime industrial or warehouse space close to the City Centre.  Set just off Lenton Lane, the estate has always been received incredibly well since its original construction and units continue to let strongly, even in today’s market, whenever they become available.”

The Nottingham office of Fisher Hargreaves Proctor have confirmed that they have, acting on behalf of Wilson Bowden Developments, secured the sale of 20 acres of the former Demaglass manufacturing complex in Chesterfield to Tesco Stores Limited and Chesterfield Football Club.

These two anchor deals will guarantee the regeneration of the former 25 acre manufacturing complex which fronts the A61 in the heart of Chesterfield.

It has been confirmed that Tesco will relocate from their existing store and that they will develop a 120,000ft² Tesco Extra Store on approximately 9.5 acres of the site.

Neil Hartley, Development Director for Wilson Bowden Developments commented:

“Tesco have had a keen interest in developing a new store on this site for quite some time and they have been working closely with us on the preparation of the development proposals that we submitted to the Council last year as part of the planning application.

The scheme will bring to life one of the largest regeneration sites in Chesterfield and act as a catalyst for further proposed development along the A61 corridor”

A spokesperson for Tesco commented:

“This is an excellent opportunity for us and we are proud to be part of a scheme which will bring much needed redevelopment to this site as well as contributing to the wider regeneration of the Chesterfield area.  Our customers can look forward to a great new store which will offer them an improved range of quality foods and other household products.”

The new store is to have an attractive and contemporary design which will make use of leading edge technology to reduce its carbon footprint.

The store itself will be on stilts at first floor level with 995 car parking spaces provided on site.  An additional 150 full time jobs will be created at the store with flexible working hours and training opportunities available.

The highways network around the store will be undergoing improvements and ensuring easy access for customers.

Fisher Hargreaves Proctor introduced the site which is the former Demaglass factory site to Wilson Bowden Developments in 2005.  Since which time Wilson Bowden Developments have completed substantial demolition and decontamination of the site in preparation for this new development.  As well as the new Tesco Extra the site will provide a home for Chesterfield Football Club’s new stadium and three acres will be developed by Wilson Bowden Development for additional commercial and business premises.

The construction programme has now started commencing with major highways works to Sheffield Road, Lockerford Lane and the A61 roundabout.

It is anticipated that the Tesco store will be open prior to the end of the year and that Chesterfield Football Club’s new stadium will open prior to the start of the 2010/2011 season.

John Proctor of the Nottingham Office of Fisher Hargreaves Proctor acted on behalf of Wilson Bowden Developments with the acquisition of the site and agreeing terms with Tesco and whilst no details of the financial terms of the deal agreed have been disclosed he confirmed.

“This is a great illustration of how a developer and a progressing planning authority can work together to bring forward comprehensive regeneration to an obsolete manufacturing facility which can act as a catalyst for wider regeneration.  The Demaglass factory has been closed for some number of years, was derelict and had been the subject of previous failed redevelopment proposals to implement redevelopment.

By working together with the relevant parties Wilson Bowden Developments have brought forward a major regeneration site which will act a stimulus to the area and provide further job opportunities.

Mark Liell & Son advised Tesco throughout the transaction.

The 16,300 ft² mid-terrace warehouse has been sold to Samuel Grant (Midlands) Limited who have relocated their Castle Donington premises to the new warehouse.

Building 6E (2) is the last of three similar units built in a terrace by Wilson Bowden Developments which were completed in the spring of 2008.

The other two buildings have been sold and let to Windsor Foods and GAC Logistics.

Samuel Grant have been based in Castle Donington since 2004 and have been looking to relocate from their old warehouse on Station Road.

Andrew Grant of Samuel Grant (Midlands) Ltd confirmed:

“This modern high bay warehouse has allowed us to consolidate 14,000sq ft of old warehousing into about 10,000sq ft of the new building. This creates a very efficient operation with room to continue our expansion in the Midlands.
I am pleased that we have managed to re-locate without moving away from Caste Donington because the proximity of the M1 at the heart of the Midlands enables us to distribute packaging materials quickly to our customers.”

The developer has now completed more than 1 million ft² of warehouse and distribution buildings in the Castle Donington area having completed their 50 acre adjacent Willow Farm development.

At EMDC they have completed the construction of nearly 300,000 ft² of space, having recently completed an 87,000 ft² unit which is being offered on a sale / lease basis.

Stephen Pedrick-Moyle at Wilson Bowden Developments confirmed:

“Junction 24 is one of the most strategic locations within the East Midlands area as a result of the road infrastructure which exists with the M1, A42 and A50 converging in close proximity to EMDC.
As a consequence it is easy for companies to serve the East Midlands area and the UK as a whole.”

Knight Frank (Sheffield) advised Samuel Grant Packaging.

Acting on behalf of private clients, the Nottingham Office of Fisher Hargreaves Proctor are pleased to confirm the sale of former production space at The Twitchell, close to the centre of Sutton in Ashfield.  This unusual opportunity provided older style production or potential storage space close to the centre of Sutton which was available to purchase.

Pleasingly, at a time when sales are proving difficult to conclude, this deal has now crossed the line, and sees the expansion of local operators Acorn Garden who will use the building for their base for further expansion.

For further information on the deals FHP could do on your building please contact the team on 0115 950 7577.

To be launched early in 2009, Fisher Hargreaves Proctor have been instructed to let a prime warehouse just off the A38, within a couple of miles of Junction 28 of the M1 motorway which is ready for immediate occupation.

There is little existing space within the market of this size and specification, with the building ready to be occupied now.

Available immediately on flexible leasehold terms from a minimum of three years and upwards, our client may also consider a sale of the building.

Sharing a site with one other building, the detached building has its own large concrete surfaced delivery yard and separate dedicated parking areas.

With an eaves height of 10m and some fitted office content, it is hoped that strong interest will be received following the formal launch of the building to the market in early 2009.

For early enquiries or indeed to arrange a viewing, please contact Tim Gilbertson of Fisher Hargreaves Proctor on 0115 950 7577.

Kenmore Property Group, owners of the Amber Business Centre at Alfreton are pleased to confirm their recent success in obtaining new occupiers for their 400,000ft² Amber Business Centre in Alfreton, Derbyshire.

At a time when many large estates have suffered, Kenmore are delighted at the success of their current letting agents NG Nattrass Giles who have recently been joined by the Nottingham and Derby offices of Fisher Hargreaves Proctor as joint agents in marketing the wide range of space on the site.

Sitting close to the A38 at Alfreton and therefore within quick access of Junction 28 of the M1 Motorway, the site is well positioned to service the  regional centres of Derby and Nottingham but most pertinently within a short drive of both of A38 and M1 Motorway.

Their success during 2008 is a reflection of not only the quality of the buildings and location available but more so the owners desire to create and foster long term relationships with tenants for mutual benefit.

With ‘hands on’ management, and attention to detail throughout not only the letting period but onwardly through attentive management, new tenants are being attracted to the site and relationships with existing ones remain prosperous.

One of the key reasons for the success of the scheme has been the flexible terms available for occupation and the vast size ranges of space which can be accommodated.

With units available from as little as 58m² (624ft²) to 2,342m² (25,200ft²) there is something to suit almost all manufacturing and warehouse companies in the region.

With many of the buildings onsite benefitting from secure yards, and excellent presentation creating space ready for immediate occupation, the many reasons for the success of the site are clear.

To try and build further upon this in 2009, joint agents Fisher Hargreaves Proctor and NG Nattrass Giles are aiming to convey these attractive qualities in order to secure further occupiers.

FHP Partner Tim Gilbertson commented:

“We were delighted to be asked to come on board as NG Nattrass Giles’ joint agent by Kenmore Property Group and having seen at first hand the quality of the buildings available, the vast sizes ranges on offer and the terrific flexibility which can be offered in terms of both lease lengths and styles, it hardly comes as a surprise to see the huge amount of space which has been let during the preceding twelve months.

Whilst no one can deny that the commercial property market is currently difficult, the flexibility of both sizes and lease length which this site offers will, I feel, provide us with a great opportunity to meet the requirements of any expanding, or indeed contracting company who need to move.

With the site sitting close to the border of Derbyshire/Nottinghamshire, and more pertinently the A38 and Junction 28 of the M1 Motorway, we can attack this site from both our Nottingham and Derby offices and I really feel that by working the local market we can encourage further occupation within the next few months.

Both myself and Laura West at NG Nattrass Giles would be delighted to talk to any potential occupiers and convey more clearly the huge range of sizes and letting opportunities we have on offer.”

Laura West of NG Nattrass Giles commented:

“I am delighted with the increase in demand for units at Amber and put this down to being able to offer a good product with flexibility. The arrival of Citipost who now occupy approximately 30,000 sq ft at the beginning of 2008 has brought about a presence and 24 hour operation system to the front of the estate as well as jobs within the local area. In order to promote the continued success on the estate we have just launched a “recommend a friend” promotion where 3 months rent free will be available to existing occupiers when they introduce a friend to the Amber Business Centre.”

Amber Business Centre is owned by Kenmore Property Group, one of the country’s largest property developers and investors.  Asset Manager Fergus Reilly oversees on a daily basis the smooth running of the estate, becoming involved with all aspects of the site from agreeing terms of an initial deal with an occupier through to ongoing management and often expansion and relocation of existing tenants within the site.

Having had a successful 2008, Kenmore are hoping that with the appointment of FHP as joint agents further success can be achieved in 2009:

“I believe our recent successes at Amber revolve around listening to the needs of individual tenants and businesses, whether large or small, and, wherever possible, trying our best to accommodate these.”

For further information on this exciting scheme and to see how a property package can be tailored for your needs please contact either Laura West at NG Nattrass Giles on 0115 9588599 or Tim Gilbertson or Jonathan Sayer of Fisher Hargreaves Proctor on 0115 950 7577 / 01332 343222.

The Assignment of Unit 2 Eldon Road, Attenborough has just completed from Palmers of Trent Bridge to KSM Limited.  Alastair Fearn of Fisher Hargreaves Proctor acted on behalf of the Tenant, Palmers of Trent Bridge in securing a suitable Assignee in KSM Limited.  The unit which extends to 5,855ft² has approximately 6 years unexpired on the term and was let at a rental of £25,760 per annum.

Palmers had been wishing to relocate to warehousing premises closer to their main showroom on Radcliffe Road, West Bridgford for some time and instructed FHP to advise them.  The first job for FHP was to settle the outstanding Rent Review with the Landlord and then find a suitable company to assign the lease to.  Once a suitable Assignee was found Palmers were able to relocate.

The new Tenant, KSM Limited are a cable stockists and distributor that supply cables, connectors, cabinets, tools and accessories to the Audio Visual, Data Networking, Security and Telecommunications Industries.  They are relocating from Stapleford and have been trading since 1991.

Rob King of KSM Limited commented:-

“The move to Eldon Road means that we are now in premises which serve all our needs in relation to size, profile and location.  We are extremely happy with our move and the unit will provide us with the ability to continue to provide our customers with the excellent service to which they have become accustomed”.

Jim Mersh of Palmers of Trent Bridge added:-

“The location of the Eldon Road warehouse was no longer suitable for us in relation to our main showroom on Radcliffe Road next to Trent Bridge Cricket Ground.  We are grateful to FHP for not only settling our Rent Review but also finding a suitable occupier to take on our unit in Eldon Road.  The removal of this liability from our portfolio means that we can work much more efficiently and provide our Clients with an excellent service in relation to their home fit out requirements”.

Alastair Fearn of FHP added:-

“To be able to find such a good Assignee was especially important for our Clients in order to relieve them of any future liability to the Landlord.  Settling the Rent Review prior to placing the property on the market was also crucial and we were pleased to be able to settle this at an agreeable figure without the need to go to arbitration”.

FHP are also marketing, on behalf of Tiger Developments, brand new offices at Eldon Road.  For further information on the availability of offices in this location or for further information on this transaction please contact Alastair Fearn of FHP.   With regard to the parties involved further information can be found at www.palmersoftrentbridge.co.uk and www.madaboutcable.com.

At a time when the commercial property market is perceived as being difficult and deals are few and far between, it is a pleasure to confirm a second deal on the same estate within a matter of a few short weeks.

Acting on behalf of Abbeyfield Estates, Tim Gilbertson of Fisher Hargreaves Proctor has completed the sale of high quality sought after warehouse accommodation on Nottingham South & Wilford Industrial Estate.

This estate continues to outperform many in the region and having recently also let a smaller unit on the estate, it is a pleasure to see this deal concluded on a sale basis to a local occupier.

Nottingham South & Wilford continues to be a sought after location set in the south of Nottingham and offering good quality units with their own easy access and car parking spaces.  These factors combined continue to see deals concluded on both leasehold and freehold terms on the estate.

Indeed, Fisher Hargreaves Proctor are now marketing a smaller unit on the estate on a purchase basis for which offers have been received within 48 hours of the building coming to the market and a strong interest continues.

Tim Gilbertson BSc (Hons) MRICS, partner of Fisher Hargreaves Proctor who dealt with the sale commented:-

“It was a pleasure to act on behalf of Abbeyfield Estates in this disposal and achieve a price which reflects the scarcity of opportunities on this estate.  The purchaser, who is already represented on the estate saw the value in the premises not only in terms of his business but also as a future investment and quickly pounced to agree an appropriate sale figure.  I wish them well in their additional space.

“Having let a few weeks previously a smaller unit on the estate and now having a third unit available to purchase, I very much anticipate that despite the general unease in the commercial property sector at present, this estate will continue to go from strength to strength  and I will be reporting a third deal in the forthcoming weeks.  I will be delighted to discuss this further building which is available with any interested parties.”

For further information on the transaction concluded or to discuss the availability of the remaining unit on the estate and indeed any other property matters, please contact Fisher Hargreaves Proctor on 0115 950 7577.

Acting on behalf of Scottish Widows, Fisher Hargreaves Proctor have completed the rapid letting of a high quality, refurbished, second hand industrial unit on the Centurion Business Park at Blenheim Industrial Estate.

Having dealt with this estate on behalf of the landlords, Scottish Widows, for some time, Tim Gilbertson BSc (Hons) MRICS, Partner of Fisher Hargreaves Proctor was delighted to conclude a further rapid re-letting of Unit 2, a small, well presented and refurbished industrial/warehouse building of approximately 3,683ft².

Tim Gilbertson commented:

“It was a pleasure yet again to act on behalf of our clients, Scottish Widows and even more pleasurable to complete a quick letting of this building.

A deal was agreed within in a matter of weeks of the property coming to the market to Hargreaves Training Services to enable their national expansion.  The deal agreed sees the estate come up to full occupation again although we will have a further unit becoming available on the estate of over 13,000ft² towards the end of the year.

I would be delighted to hear from any interested parties on that building which will equally be refurbished to a high specification throughout.

The deal concluded is a further example of continuing demand for leasehold space provided buildings are presented in pristine condition and certainly the presentation and speed of which the transaction could be completed appealed to our eventual tenants.  We wish them well in their new base.”

For further information on the transaction or to see how Fisher Hargreaves Proctor can help you with a disposal please contact Tim Gilbertson at Fisher Hargreaves Proctor on 0115 9507577.

Acting on behalf of Gala Group Limited, Fisher Hargreaves Proctor have just completed the sale of a substantial development site forming part of the Southglade Business Park off Hucknall Road in Nottingham.

Dealt with by Tim Gilbertson at Fisher Hargreaves Proctor, the deal sees a surplus land holding sold to Nottingham City Council providing capital receipt for the vendors and the ability for the purchasers to extend and further develop the existing food centre owned by Nottingham City Council.

Tim Gilbertson BSc (Hons) MRICS, Partner of Fisher Hargreaves Proctor who dealt with the sale commented:

“After extensive interest in this site I am delighted to confirm that we have concluded a sale of the long leasehold interest of well over 100 years to Nottingham City Council.

Instructed by our clients, Gala Group Limited, to market this surplus site, extensive marketing produced strong interest, to the degree that a sale of the site was taken to an informal best bids conclusion.

An acceptable offer was obtained from Nottingham City Council and subsequently Heads of Terms were agreed and solicitors instructed.

Pleasingly, the deal has now exchanged and completed to the satisfaction of all parties.

The sale of the land will enable the City Council to extend and further develop their food park already set on Gala Way and we wish them well.”

For further information on this sale or to see how Fisher Hargreaves Proctor can help you with your disposal of any commercial land or buildings please contact the team on 0115 9507577.

The sale of the former Plumbing and Heating Supplies building on The Broadway, Mansfield has just been completed to The Heatcare Pension Fund to accommodate the expansion of one of the Heatcare Group’s companies, namely, Coldcare Limited.  Acting on behalf of The Stepnell Group, Alastair Fearn of FHP negotiated the sale of the 650m² (6,985ft²) warehousing unit.

Within days of the marketing board going up interest was received from a number of parties and it was local occupiers Coldcare Limited who emerged as the strongest party in relation to price and funding.

Coldcare Limited are already on The Broadway and currently share premises with their sister company Heatcare Limited.  The Subject Property will provide them with an ideal base to continue their expansion.  Garry Stone of Coldcare commented:-

“Having seen continued growth in recent years the current premises were becoming too small for both Heatcare Limited and Coldcare Limited to operate from.  These new premises will enable Coldcare Limited to continue to provide first class service in relation to all cooling and ventilation requirements”.

Louise Mather of The Stepnell Group added:-

“Our portfolio has changed somewhat from when we built this property for a local occupier in the mid 1970s which meant that there was no logic in retaining this building as it is remotely located from our offices.  We were delighted with the level of interest shown in the property and we were pleased to swiftly agree a deal with Coldcare Limited.  The absence of this unit from our portfolio means that we can now concentrate our efforts around our main offices in Rugby and Grantham also enabling us to invest elsewhere”.

Alastair Fearn of FHP said:-

“The majority of warehouses of this size in Mansfield tend to be new build within a terrace so it is not surprising that a good level of interest was received.  As the freehold market has become harder due to the lack of credit FHP still received a substantial amount of interest in the property mainly because of its secure yard and central position”.

This is the second piece of work that FHP have concluded on The Broadway in recent months with FHP successfully acting for The Plumbers Merchant in their recent rent review.

For further information on either of the transactions at The Broadway or for further availability in the Mansfield area please contact Alastair Fearn at FHP on 0115 950 7577.

Acting on behalf of private investors, Tim Gilbertson is pleased to confirm the letting of this quality light industrial/warehouse unit on the ever popular Nottingham South & Wilford Industrial Estate.

This estate continues to create strong interest whenever buildings become available due to its south Nottingham location and good quality of accommodation.  These factors combined together with extensive marketing have achieved rapid success and again Fisher Hargreaves Proctor have rapidly concluded a deal on this estate on behalf of their client.

Placed on the market in June of this year, the tenant has been found and the lease completed within three months providing a unique and exceptional result in what remains a challenging market.

The deal has been completed with Trent Instruments to enable their expansion and relocation from their current Ruddington base and has ended their long search for their perfect premises.

Tim Gilbertson, who dealt with the letting, commented:

“When looking at placing this property on the market, having let it previously on behalf of our clients some years ago, I was confident that despite the challenging market conditions we could still achieve early success and create an excellent investment for our client.

This proved to be the case as within a matter of days of the unit first being placed on the market, strong interest was encountered and a deal agreed equally swiftly with the eventual occupiers, Trent Instruments.  Trent Instruments have been searching for accommodation for some time and it is a pleasure to see them finally housed in the perfect unit to enable their continued expansion.

We wish them well for the future.

The deal concluded gives our client ensured income for a further four years at a very competitive rent.

This estate is certainly not being overly effected by the difficult trading conditions we are currently encountering in general as we also have a substantially larger unit ‘under offer’ which should see a deal completed in the very near future, again within a very short period of time.

If any occupiers or owners are looking to trade their units on this estate then I would be delighted to speak with them as we have a good level of back up interest as a result of our marketing for the two buildings currently available.

I would be delighted to speak with any parties accordingly.”

For further information on the transaction please contact Tim Gilbertson at Fisher Hargreaves Proctor on 0115 9507577.

The letting of 2 industrial units at Wigwam Lane, Hucknall have completed within a week of each other at Enterprise Park, Hucknall.  Acting on behalf of Lightstone Properties, Alastair Fearn of Fisher Hargreaves Proctor negotiated terms with Michael Castles Motor Body Repairs and Kelly Communications.

Michael Castle was the first Tenant to sign taking on Unit E5 which extends to approximately 1,500ft² and was taken at a rental equating to £5 per ft² for a term of 3 years.  The unit appealed to Michael Castles because of the proximity of the site to Hucknall which is undergoing an exciting regeneration and its ease of access by all surrounding areas, assisted by its closeness to Junction 27 of the M1 Motorway.

Michal Castles commented:-

“I have been looking for a professionally presented unit to expand my motor body repair business for some time, and as a resident of Hucknall Imex Enterprise Park is perfect for me. I am very much looking forward to being a part of the community here and am very proud to be based in Hucknall”

Kelly Communications are relocating from Huthwaite and have taken on Unit C2 which extends to approximately 1,850ft² at a rental of £5 per ft² also for 3 years.  Enterprise Park will be used as a base for their installation teams who operate on behalf of Virgin Media throughout the region.

Alastair Fearn of Fisher Hargreaves Proctor added:-

“The ability to be able to act swiftly and decisively with regard to agreeing terms and enabling Tenants to gain occupation has undoubtedly helped in securing these Tenants.”

The site provides a variety of size units from 2,000ft² – 4,000ft² providing good quality warehousing accommodation with:-

  • ¨ Roller shutter door
  • ¨ 4.5 metre eaves
  • ¨ 3 phase electricity
  • ¨ Excellent access to J27, M1 Motorway

For further information on these transactions or any further availability at Enterprise Park please contact Alastair Fearn on 0115 950 7577.

Palmerston House, once home to Djonogly College has now been let by FHP, on behalf of Liberte Investments to training provider At Your Pace Limited.  The former mill building which extends in total to 3,478m² (37,438ft²) has been let for a term of 10 years.  A unique deal has been agreed whereby At Your Pace Limited will pay for space occupied whilst still having a lease over the whole property.

This unique arrangement means that At Your Pace Limited can bid for contracts knowing that they already have the premises in place to be able to deliver the service.  The benefit for the Landlord, Liberte Investments is that they do not have the liability in respect of business rates or maintenance.

Ted Stanley of At Your Pace Limited commented:-

“Palmerston House will provide a fantastic base for us to be able to serve the need of the young people that we train.  The nature of the lease in place means that we can bid confidently for contracts knowing that we will be able to deliver the services required all on one site.  The property also has the added bonus of already having the D1 planning consent in place which means that we did not have to take the extra time to apply for consent”.

Nazir Asmal of Liberte Investments added:-

“We were keen to see the building used again for educational purposes and this is a sector in the market that we have been targeting.  It is therefore satisfying to be able to let the whole of the building to At Your Pace Limited which not only provides us with income but removes the liability of vacant rates and maintenance from us”.

The flexible approach adopted by the Landlord has meant that all parties have benefitted from the transaction and sees one of the largest buildings in New Basford back in use again.

For further information on this transaction or for information on alternative premises available in New Basford please contact Alastair Fearn on 0115 950 7577.

Fisher Hargreaves Proctor are delighted to announce the availability of good quality industrial accommodation at Willow Road, Trent Lane Industrial Estate, Castle Donington.  Units 17 & 18 Willow Road, Trent Lane Industrial Estate provides in total 1,007m² (10,839ft²) of good quality warehouse/industrial accommodation with ancillary offices forming part of the recognised Trent Lane Industrial Estate. The units are available as a whole or on a unit by unit basis subject to occupier’s requirements.

Jonathan Sayer of property agents Fisher Hargreaves Proctor commented:-

Unit 17 & 18 Willow Road offer good quality warehouse/industrial accommodation with ancillary offices.  The two units available as a whole or separately are well positioned to absorb demand from the local and regional market whilst further adding to the stock availability within the Trent Lane Industrial Estate trading area”.

Equivalent to three football pitches, at least 12 metres high and with enough car parking for 60 cars plus large service yard, not often do properties of this size come to the market built, fitted and ready for immediate occupation.

Add these factors to a prime location off the A38 (T) within two miles of Junction 28 of the M1 and you have a rare and superb opportunity to take on prime high bay warehouse space.

Need any more incentive? Then how about a flexible lease with clients willing to offer occupation from a short term to 25 years or beyond.

Like to know more? Speak to Tim Gilbertson, John Proctor or Edward Hine of Fisher Hargreaves Proctor who are marketing the building on behalf of Quinn Group Plc

Tim Gilbertson explained:

“I am delighted to have the opportunity to let this building on behalf of our clients as it will offer personally a full cycle of development of the site having initially acquired the site for the original land owners, subsequently sold it to Quinn Group and now I have the opportunity to let it on to one lucky occupier!

When our clients built this unit, they were considering whether to amalgamate all their regular operations under a single roof or alternatively speculatively develop one of the finest buildings in the region and hold as a long term investment.

I am delighted to say that the latter strategy has been pursued and we are now tasked with a superb opportunity to provide a prime location for what will, in all likelihood, become a new home to a third party distributor or warehouse and distribution occupier.

My clients have gone over and beyond the normal specification with this building having already fully fitted it to include heating, lighting and sprinkler systems throughout and have provided high quality two storey offices in addition to the front elevation.

Benefitting from a large secure yard, with separate flood lit car park to the front, the building is unique within the region as whilst throughout the East Midlands market there may be one or two comparative units in terms of size, none are fitted and ready for immediate occupation and/or offer a landlord prepared to offer short or long term leasehold occupation.

To be launched properly to the market in the next few weeks, early interest is sought and already, bearing in mind the scarcity of product and the fact that the building is fully fitted, we have expressions of interest which hopefully will crystallise into firm requirements in the near future.

This is an opportunity which for many local companies and distributors may be too good to be missed and I hope that further strong and early interest can be generated.”

Group Development Director at Quinn Group Plc, Kevin Lunney, commented:

“The property has been built with a very definite option in mind to occupy the building for our own use.  In this regard the very highest construction and finish specifications have been applied throughout.  A very recent change in operational strategy means that the property is now available for lease and the perspective tenant will benefit greatly from the high standards deployed.  We believe that the building will be extremely attractive to a large operator seeking efficiency and scale under one roof.  Whether for our own use within the Quinn Group or for lease it is clear that the property represents a very valuable and sought-after addition to our overall property portfolio in the UK and internationally.  In managing the property in the future we will work closely with the tenant and will bring to bear our considerable international commercial property management experience to ensure a positive and long-term mutually beneficial relationship.”

James Hartley, Surveyor at Fisher Hargreaves Proctor, commented, “This has been a hugely popular unit and we are delighted to have completed this sale to Derwent Roofing Limited.  Although we received a number of offers for the property, Derwent Roofing Limited were the company that had the drive and energy to take the property forward to a successful sale.  We are delighted that we have helped a company locate to Manners Industrial Estate whilst also fulfilling their aim of expanding their business and becoming owner occupiers.”

James further commented, “At £149,999 a deal of approximately £85 per sq ft was achieved on the property excluding the attached conservatory.  This represents a fantastic price and has also left us with a number of potential under bidders who still have a requirement to meet and should anyone have a property within this area which they would like to put on the market we would be more than happy to discuss options with them and see if we can put any of the other interested parties their way.”

Simon Byrne of Derwent Roofing Limited further commented, “We are delighted with this move as not only does it allow us to expand our current business to match our company’s growth but we are now able to run out of our own premises.  This is something that we have wanted to achieve for quite some time and Manners Industrial Estate is an ideal location for us.  We have been based in Ilkeston since we first established our business and we have found a location close to both Derby and Nottingham City Centre as well as with proximity to the M1 Motorway extremely beneficial to our company.  We can’t wait to move in to the property.”

Tim Gilbertson commented:

“I am delighted to bring to the market this rare opportunity to secure high quality distribution space set, perhaps most pertinently, on an extremely prominent and popular estate and providing a quality building plus extensive surfaced external storage and delivery access facilities.

Occupied for some years by Ryder Logistics as their regional distribution centre, the building offers three bays of distribution space together with ancillary offices all set on a secure fenced and gated site.

However, potentially the key benefit of the site, which will make the property of interest to both occupiers and developers alike, is the extensive site area with large yard space for car parking, HGV and trailer parking, or alternatively potentially an extension of the current facility for redevelopment.

The property will be fully exposed on the market shortly but already strong interest is anticipated and we look forward to discussing the merits of the building with any interested party shortly.”

James Hartley, Surveyor at Fisher Hargreaves Proctor, commented “This development has been hugely popular which can be evidenced from these two completed lettings. This along with the other units which are currently in legals just goes to show what a successful development this is.  Benefitting as it does from its excellent location on the Lenton Lane Industrial Estate the scheme has close proximity to the Nottingham Ring Road and is only 2.5 miles from Nottingham City Centre.

Carl Roy of Moter Serv Limited added, “We have been looking to come to Nottingham and set up a new branch for quite a while now and once we had seen Harrimans Court it did not take us long to make a decision that this was the right place for us to be.

The location, being close to the Ring Road is fantastic for us and the size and specification of unit is just right,  We will be looking to open in August 2008 and I am looking forward to seeing us up and running in this unit.”

Fisher Hargreaves Proctor acting on behalf of Precious Little Ones have successfully sub-let Units 9 and 10 Long Hedge Lane Industrial Estate in Bottesford, Nottinghamshire until the 1 June 2006 at a rental of £17,505 per annum exclusive to The Class Act Musical Theatre Academy who are a local well established dance school that were desperate for additional accommodation in the area to meet their increasing demands.

James Hartley of Fisher Hargreaves Proctor commented, “I am delighted to have successfully achieved this sub-letting.  The property had received a high level of interest given the good standard of the unit and the lack of available stock within the Bottesford area.  This move not only allowed the expansion of the The Class Act Musical Theatre Academy but also meant that our clients, Precious Little Ones were able to expand their already successful internet baby accessory shop and meant that they could open their own new 30,000ft² nation distribution centre with showroom at Kent Road in Grantham.”

Ian Lloyd of Precious Little Ones commented, “This sub-letting has been fantastic for us as the possibility of paying rent on two buildings would have been a ‘millstone around our neck’.  However, this swift letting achieved by Fisher Hargreaves Proctor has made the move from Bottesford to Grantham an extremely smooth one and really helped us move our company forward at this time.”
