Acting on behalf of Kilmartin Property Group and JP Morgan joint agents Fisher Hargreaves Proctor, M3 and King Sturge have secured the letting of the former TDG Warehouse on Trent Road at Grantham to the Random House Group with the lease completing in early April.

Windsor Food Services have been confirmed as being the latest occupier to be attracted to Wilson Bowden’s 140 acre Distribution Park at Junction 24a of the M1, by their letting agents Fisher Hargreaves Proctor (Nottingham).

Windsor Food Services have taken Building 6E3, a speculatively built building of some 16,300ft², helping the developer be able to boast that more than 100,000ft² of buildings have been occupied on the Park in its first year of trading.

It is understood that in addition the developers are close to being able to confirm the letting of another unit in their development, with solicitors instructed on a unit of a similar size.

Junction 24 has emerged over the past 10 years as one of the strongest distribution areas within the northern East Midlands area and the developer has now developed more than 1million square feet of space in the location at EMDC and their adjacent Willow Farm Business Park, which has recently been completed.

Windsor Food Services are opening their East Midlands Distribution Depot at EMDC, Mike Revitt of Windsor Food Services confirming:

“Windsor Foods were formed in 1989, being originally based in Sheffield.  We aim at providing a one stop shop for the Catering Industry, now supplying more than 2,200 differing lines from leading brands, from both our purpose built distribution and Head Office in Dearne Valley and now this new facility.

Our new unit at Castle Donington enables us to keep up with our onward expansion plans, within the both the north of England and the Midlands.”

After an extensive search, we concluded that EMDC was the correct location, as it is so well connected via the A50 (T), M1, A42 links, which effectively means that the location is a central crossroads at the heart of the UK.”

The developers are continuing to speculatively develop in the Estate and are onsite constructing Building 6F, a building of some 40,000ft² which will be available in December of this year.

In addition, they have submitted a detailed planning application for Buildings 6A & 6B, which total in excess of 100,000ft² and it is understood that there are plans for both of these units to be speculatively developed in early 2008.

EMDC is one of the few locations which can accommodate Regional and National Distribution Centres (in addition to units of the size currently being developed), with the site currently having the capability of accommodating individual units of up to 1.25million square feet in size.

“The substantial improvements in the road network in the Junction 24 area has contributed to the location becoming a strategic distribution location within the UK. 

The gravity and attractiveness is enhanced by the close proximity of East Midlands Airport, which is recognised as the second largest freight airport within the UK and is rapidly expanding its passenger services. 

These factors when combined with its close proximity to both Nottingham and Derby, are the key components and foundations on which the areas success has been based.

Fisher Hargreaves Proctor acting alongside Nattrass Giles on behalf of Claremont Property Holdings have completed on another couple of transactions at Park Court, the popular courtyard industrial park on Park Lane Business Park, Kirkby-in-Ashfield, North Nottinghamshire.

FHP have confirmed that they have been instructed by the Revelan Group to market Derby’s largest speculative industrial/warehouse scheme in living memory.

Victory Park regenerates the former Qualcast Foundary on Victory Road, adjacent to Rolls Royce’s Headquarters in the City.  The first phase of which will provide 11 units ranging in size from 1,600ft² to 52,000ft².

Development has started and the units are due to be completed by the beginning of May 2008.

The units are available on a sale or lease basis, and already they have generated a considerable level of interest.

Fisher Hargreaves Proctor (Derby Office) have confirmed that their clients, Langham Park Developments have received detailed planning consent to redevelop the former National Coal Board Training Site at Temple Normanton in north east Derbyshire to develop 3 new warehouse units totalling approximately 185,000ft², which are due to be completed by the summer of 2008.

The scheme is seen as a significant regeneration project with the developers proposing to start on site over the next 2 months, enabling the units to be completed by the summer of 2008.

The proposals are dominated by Unit 1, which comprises a 15,550m² (167,500ft²) distribution unit, with the scheme having a projected end value of more than £13million.

The developers have confirmed that they will build the units on a speculative basis, with joint Managing Director Fin Mitchell, confirming “The M1 corridor within the East Midlands has become recognised as a major focus for distribution companies who wish to have their regional distribution centres located at the heart of the UK, in a location where there is labour available at reasonable rates.

The site at Temple Normanton is only 3 miles from Junction 29 of the M1 and accessed by the A617(T) dual carriageway, enabling swift and direct access to the M1 and by our calculations, approximately 80% of the working population of the England are potentially in reach within a 2 hour drive of the site.

The site is also only 4 miles distant from the town centre of Chesterfield, and being adjacent to the former Grassmoor Colliery, in a position which can naturally attract local labour.

The scheme is designed to target both national and local occupiers – by virtue of its site Unit 1 is likely to be occupied as a regional distribution centre, by a company of national significance, whereas Units 2 & 3 are targeted at the local market, being available on a sale or lease basis.”

Demolition of the former Training Centre is currently underway and the main contractor is likely to start on site in approximately 2 months time.

FHP are advising Langham Park Developments on their new 14 acre development at Temple Normanton in Chesterfield, where they have submitted a detailed planning application to the North East Derbyshire District Council for a 3 unit scheme.
