Robert Grafton of Wilson Bowden Developments added:-

Fisher Hargreaves Proctor, acting as sole agents, have secured Instant Cash Loans Limited as a tenant on the ground floor suite at Unit 15, Castle Bridge Office Village, Castle Marina, Nottingham.

Instant Cash Loans have taken a 7 year lease on the 1,211ft² office with 6 car parking spaces.

James Hartley, Surveyor of Fisher Hargreaves Proctor commented:

“It was good to see the letting achieved at Castle Bridge Office Village.  I think this letting shows that there are still people out there willing to take space on and in particular we found that there has been a good level of interest in the sub 2,000ft² sector at the moment.

I think that potential tenants are seeing that there are some fantastic offers available in both the rental and freehold market at the moment and this has led to a number of enquires either resurfacing or coming to us fresh.  We are certainly starting to see our enquires and number of viewings increase which is a good sign given all the doom and gloom in the press at the moment.

In terms of Castle Bridge itself we are delighted to have secured a 7 year lease to such a high calibre of tenant with a presence already on the park.  It is especially pleasing when you consider this a company who are able to grow and prosper under the current economic climate.

Office Parks close to Nottingham City Centre such as Castle Bridge can provide excellent savings for occupiers particularly when you account for the generous parking provision that is often on offer with these types of schemes.

This letting comes off the back of a number of recent lettings throughout Nottingham by Fisher Hargreaves Proctor to all different size ranges and it just goes to show that given a flexible and open minded approach from landlords there is the ability to achieve successful lettings at the moment.”

For further information on this deal please contact James Hartley on 0115 9507577.

The deal was concluded after marketing created good levels of interest from day one which, bearing in mind the superb presentation and excellent location close to the centre of West Bridgford was not surprising.

Offering well proportioned, but most importantly excellently presented space, the deal concluded suits both landlord and tenant providing income for three years for our client at a time when any leases are hard to conclude.

Dick Edwards of Rectory Road Properties commented:

“We are delighted to have secured new tenants of our property at 25 Rectory Road.  Throughout the refurbishment and letting programme we have been excellently advised by Tim Gilbertson of Fisher Hargreaves Proctor both as to the nature of the works required and also the rent levels achievable which have been met.”

Tim Gilbertson who dealt with the letting commented:

“Whilst we still have some premises available in West Bridgford, the location still continues to be a very much sought after area with its excellent local facilities and transport links into the centre of Nottingham.

This deal was pleasing to see concluded as it reflects our client’s hard efforts to present the building in the best possible condition which is of paramount importance in this difficult market.

This advice cannot be over emphasised to any clients as presentation really is key in these testing times for any property to be let or sold.”

Acting on behalf of private clients, Fisher Hargreaves Proctor have the pleasure of confirming that they have now successfully filled 23 Regent Street.

You may have noted that only recently Fisher Hargreaves Proctor were able to report three lettings towards the back end of 2008 and we can now confirm a two further lettings within the five storey period office.

James Hartley, Surveyor at Fisher Hargreaves Proctor was pleased to comment:

“We were previously offering this building as whole at 2,069ft² and were finding that both the competition within this size range and the levels of demand within Nottingham in general were making interest in the property hard to come by.  There was no real reason for this as the clients did a fantastic job on the refurbishment.

Due to the cellular nature of the five storey period building we decided to offer the property on a floor by floor basis.  Following that decision we have now been able to fully let the space within 6 months.

The final two floors of this high quality refurbishment were let to SMSK who expanded from their existing space as well as Nottingham and London Estates who relocated from elsewhere within Nottingham City Centre.

I think this development has been so successful due to the high level of refurbishment offered within the building.  This was able to give small companies/occupiers a smart image, at an affordable price, with parking, within a sought after NG1 professional location”

For further information on the lettings for if you are interested in similar space within Nottingham City Centre please contact James Hartley of Fisher Hargreaves Proctor on 0115 9507577.

The Red Cross have taken a 10 year lease on the 1,830ft² self contained office with eight car parking spaces.

James Hartley, Surveyor at Fisher Hargreaves Proctor commented:

“This deal has been extremely pleasing although it did take some time for both sides to agree and finally complete the deal due to the complicated nature of dilapidations and refurbishment within the building.  Securing a tenant of the calibre of The British Red Cross is highly satisfying and great news for both ourselves and the client and is another sign that a good product and flexible approach by a landlord is able to attract a good quality tenant for a long period of time, even within this highly publicised credit crunch.”

This letting comes on the back of a number of recent lettings throughout Nottingham by Fisher Hargreaves Proctor at all different size ranges and just goes to show that there are leads out there that can develop into successful lettings.”

James Thornton of, Mayfair Capital, the landlords, commented:

“It has been excellent for us to secure a 10 year lease to a tenant of the calibre of The Red Cross is fantastic news for us.

The office needed a large level of refurbishment and we were happy to work with The Red Cross in order to achieve exactly what they wanted.  In return for this we have a long guaranteed term within the building.

We had only had this property on the market for a few months when we were able to secure this interest from The Red Cross.  I think being able to offer as many as eight parking spaces within Nottingham City Centre is very attractive for any user.

We are delighted to have completed this lease with a company who had viewed within a month of the property coming to the market.”

This leaves Mayfair Capital with Regent House on Clinton Avenue in Nottingham.  This is a 3,735ft² Grade A, quality office with extensive parking.  This is a rare opportunity to secure a well presented, high specification office on the fringe of Nottingham City Centre.

Fisher Hargreaves Proctor, acting on behalf of Braemore Group, have completed the fourth and final letting at Ashbourne House (winner of Best Regeneration Project at the recent Nottingham Evening Post Commercial Property Awards).

The letting is to GPS Construction and is a 3 year lease on the lower ground floor suite of 1,225ft².

James Hartley of Fisher Hargreaves Proctor commented:

“This is fantastic news particularly given all the bad press at the moment.  To see a building of such high calibre fully let in just the 5 months that Fisher Hargreaves Proctor have been involved really does go to show that given the right marketing and calibre of property there are property deals to be done.”

James Hartley went on to further comment:

“I am sure that the success of this property is in large due to Braemore’s expertise and flair in producing and developing such an award winning building.  Few commercial properties of this scale offer the technological and IT solutions available at Ashbourne House and because the design specification and attention to detail are second to none it is not surprising that the interest in this period property has been outperforming others within the market.

We have spent a good deal of time in the past couple of years with GPS Construction, helping them to find a product that will suit their needs.  It appears that this letting on Ashbourne House is a step in the right direction for them.”

Ashbourne house is a four storey regency building which has been sensitively restored to its former glory.  This high quality office accommodation combines period style with modern efficiency to create outstanding open plan working environments.

All the suites within the building benefit from comfort cooling, keyless access, raised floors, preinstalled cabling, LG7 Lighting and a bespoke fitted kitchen with granite work services.  All this is within a secure gated compound with car parking.

Oliver Wheatcroft at Braemore Group commented:

“Ashbourne House was purchased in 2006 and we felt that given the building had been disused since 1998 it was important to restore and make benefit of its obvious character and standing.  A great deal of time and imagination has gone into retaining the integrity of the building and many original features have been restored to their former splendor whilst at the same time ensuring that the building meets the needs of todays modern office requirements and demands such as double glazing, security shutters and comfort cooling.

We have in fact decided to keep one of the floors as our UK Head Office and as such it was essential for us to ensure that the interior design and finish of the building mirrored the high level of style and quality that we expect and produce within our hotels and residential developments overseas.”

Adam Smith of GPS Construction added:

“We are delighted to have completed this lease, the space is absolutely ideal for us.  The Braemore Group and Fisher Hargreaves Proctor have been very supportive during our latest office search.  Ashbourne House is ideal for us given the high quality of office accommodation and its location to the north of Nottingham City Centre means that we are able to access our key sites and clients quickly and easily.

I truly believe that the interior design and specification is unrivaled, certainly when compared to the other office schemes which we have viewed within Nottingham and now that the lease is signed I can’t wait to get moved it.”

This means that all floors of Ashbourne House have been successfully let following on from the previous letting to the Confederation of British Industry and the Bistro Pierre Restaurant Head Office.

Should you require any further information on Ashbourne House or any of the lettings within the building then please contact James Hartley at Fisher Hargreaves Proctor on 0115 9507577 or their joint agents Innes England.

Edward Hine of FHP comments:

“FHP has always historically been strong in Newark from the Brian Fisher days and it is also gratifying for me to secure this prestige instruction in my home town”.

The site is very prominently located alongside the A1 and we have planning permission in place for a range of buildings from 100,000 ft2 to up to over 750,000 ft2 which means that we are able to satisfy requirements very efficiently and quickly. Our clients, Gazeley have a fast track method of construction which has meant that they have completed similar buildings within a 11 week construction programme once all of the legal documentation has been completed.

Before the advent of the motorway system, Newark used to be called “the key to the north” as it stands at the intersection of the A1, A46, A17 and A617 which provides good trunk road access to all points of the compass.

We have seen the emergence of the A1 as a major transport corridor over the last 10 years which is witnessed to by the fact that Dixons/Mastercare have a National Distribution Centre located opposite our site which extends to over 1,500,000 ft2 and B & Q and Wilkinsons have similar facilities a little further north up the A1. The upgrade, being on the A1 from Peterborough up to the M62, will further enhance its attraction and the area is benefiting from the increased traffic coming through the Humberside ports.

Chek Whyte Industries has sold one of Nottingham’s best known landmark buildings to Global Fire Systems Ltd to help Global in their onward growth.

Global Fire and Security Systems was established in 1999. It has since grown into a multimillion pound specialist fire and security company both Nationally and Internationally with contracts in every part of the British Isles.

Global relocated headquarters to the NG2 Business Park in 2006 and are now moving the specialist Gas and Ansul Fire Suppression Division to Lenton Lodge, allowing further room for expansion within the NG2 offices.

Managing Director Ian Grantham stated “this division has a large discerning client base requiring platinum levels of service and has contracts for Abu Dhabi “The World”, Wembley Stadium, Harrods, Fortnum and Mason, Twickenham, Lords, The Oval, St Pancras, Terminal 5, Tate Museum, 02 Dome, and national contracts with Hilton Hotels, Greene King. J D Wetherspoon and Marriott Hotels.”

The investment in Lenton Lodge facilitates not only offices but also a high level Hospitality suite which will allow prestigious clients to share in part of Nottingham’s fabulous heritage.

Lenton Lodge was historically a Gatehouse to Wollaton Hall and sits proudly in a highly prominent position on Derby Road within the City boundary.

Chek Whyte Industries acquired the property two years ago and have undertaken a high quality refurbishment with the building providing some 3,324ft² of offices and a large amount of on site car parking.

This continues to build on Chek Whyte Industries reputation in completing high quality refurbishments of Listed and Victorian buildings.  Projects within the Nottingham area have included the restoration of properties such as Bunny Hall, Stanford Hall, Lenton Lodge with the group now on site refurbishing the former Trent FM offices on Castlegate, a 10,000ft² Grade II Listed building overlooking St Nicholas Church.

This refurbishment is designed at providing a high quality professional office within this classical four storey Georgian former townhouse.  The refurbishment works have commenced with the building due for completion in the spring of 2009.

John Proctor at FHP confirmed “The Gatehouse is possibly one of the most well known buildings within Nottingham.  Nottingham’s growth in the 20th century detached The Gatehouse from Wollaton Park and Wollaton Hall.  Chek Whyte Industries have completed a sensitive refurbishment project introducing contemporary modern finishes where possible and enhancing the original features of the property.  It is great to see this historic landmark building being brought back to life.”

FHP’s Nottingham Office have confirmed that they have attracted two new occupiers to Waterfront House – McAleer & Rushe’s 74,000 ft² Nottingham City Centre office development.

The latest two occupiers to join Shoosmiths Solicitors and Ultralase are Brewin Dolphin Stockbrokers and East Midlands Trains Limited.

Brewin Dolphin are taking some 4,745 ft² with East Midlands Trains taking 3,852 ft², both firms taking space on the first floor of the scheme.

Waterfront House is a nine storey self contained office building completed in the Autumn of 2007 and comprising the final phase of this 357,000 ft² mixed use scheme which also houses the Jury’s Inn 264 bedroomed hotel and 110 residential apartments.

This now leaves only three of the nine floors available and letting agent John Proctor at FHP confirmed:

“Waterfront House is the only immediately available new build office property within the Nottingham City Centre and we are delighted to attract both Brewin Dolphin and East Midlands Trains Limited to the property.

Brewin Dolphin were seeking to find an open plan Grade A office to relocate their office scheme as were East Midlands Trains Limited albeit the proximity of the rail station was obviously a key component to East Midlands Trains’ decision.

We are continuing to market the last three floors within the property and despite market confidence being dented by the ramifications of the economic uncertainty we are still attracting firm interest in the property and have a number of detailed discussions ongoing which we hope will lead to further announcements shortly.”

Brewin Dolphin were advised by the Nottingham Office of King Sturge whereas East Midlands Trains Limited were advised by their own in house property consultant.

Matt Robertson at King Sturge confirmed on behalf of Brewin Dolphin:

“Our clients were keen to secure new offices with access to the City Centre. This acquisition forms one of two Brewin Dolphin have in the East Midlands.”

Further information upon the availability of space at Waterfront House is available by contacting John Proctor at the Nottingham Office of Fisher Hargreaves Proctor.

Fisher Hargreaves Proctor, acting on behalf of Braemore, has completed its first letting at Ashbourne House; winner of the Best Regeneration Project at the recent Nottingham Evening Post Commercial Property Awards. The letting, to the Confederation of British Industry, is on a 10 year lease which constitutes 1,111ft² for an annual rental of £24,000 per annum.

‘Considering the economic climate, this is an incredible achievement for us,’ says James Hartley of FHP. ‘We began marketing Ashbourne House in July and here we are four weeks later with just one floor left to let. The building is extraordinary and I firmly believe that this is due to Braemore’s expertise and flair in producing award winning developments. Few commercial properties of this scale offer the technological and IT solutions available at Ashbourne House and because the design, specification and attention to detail are second to none, it’s not surprising that interest in this period building has been high.’

He adds, ‘we spent a good deal of time with CBI making sure that we understood their exact needs and business requirements and when Braemore approached us with their unique offices at Ashbourne House, we instantly knew we had a perfect match.’

Ashbourne House is four-storey Regency building that has been sensitively restored to its former glory. High quality office accommodation combines period style with modern efficiency to create stunning open plan working environments. Each suite benefits from comfort cooling, keyless access, raised floors with pre-installed cabling, LG7 lighting as well as a bespoke fitted kitchen with granite work surfaces and secure gated car parking.

Oliver Wheatcroft of Braemore adds, ‘We purchased Ashbourne House in 2006. Although the property had been disused since 1998 we felt that both the area and the building had all the ingredients to satisfy a high quality office demand. A great deal of time and imagination has gone into retaining the integrity of the building. Many of the original features have been restored to their former splendor while concessions have been made to meet the needs of today’s modern office like double glazing, security shutters and comfort cooling. Because we decided to keep one of the floors as our head office in the UK, it was essential that the interior design and finish mirrored the level of style and quality of finish our clients expect to receive when buying into one of our boutique hotels or residential developments overseas.’

Paul Southby, Regional Director for CBI, comments, ‘We are delighted to have completed this lease so quickly. FHP has been very supportive during our search for a new office in Nottingham and together, we undertook numerous viewings in and around the city centre. On our first visit to Ashbourne House we knew we had found the right location for our expanding regional business. We currently employ three members of staff in Nottingham and the floor plate within the building not only allows us to hold private meetings but also provides the right kind of space for business seminars and visiting CBI members. The interior design and specification is unrivalled throughout the other small office schemes we have seen in Nottingham and now that we’ve moved in, I can’t wait to get our regional office up and running.’

Two of the floors at Ashbourne House are now successfully let, with a third secured by the fast growing restaurant operator Le Bistrot Pierre. The remaining unit available (1,225ft²) benefits from floor to ceiling glazing, private access and its own external garden terrace.

There are currently a further three floors available within the development for which interest has been good.  I am sure that once the rest of the suites are finished they will also attract occupiers.”

Property agents Fisher Hargreaves Proctor are delighted to announce that they have successful completed the letting of a 1,086ft² office suite on High Cross Street in Hockley Village, Nottingham City Centre for £10,000 per annum exclusive.  The new tenant will be the National Ice Skating Association of the UK.

James Hartley, Surveyor at Fisher Hargreaves Proctor, commented, “I am absolutely delighted to have completed this lease to the National Ice Skating Association.  We were under some pressure to be able to get them into the new premises on time in order to fit in with the timescales given to them for leaving their current premises.  The High Cross Street premises were attractive to them given its close proximity to the Nottingham Ice Arena as well as its secure underground parking.

This now means that the entire building has been successfully let following our previous letting to NCP Services.  It has been great for Fisher Hargreaves Proctor given that we are marketing and managing the building.  To have filled this office space so soon after putting the property on the market shows that office space in the City is in strong demand.”

John Grain, the landlord was delighted to complete this deal so soon after completing the previous letting to NCP services and commented, “This has been great as we now have a fully let building with G D Models operating out of the ground floor retail space and NCP Services and the National Ice Skating Association sharing the office space over the two floors above.  We recently had another lease on the entire office space fall through due to planning and I was worried that given all the bad press over the credit crunch that the building might remain empty for some time.  However, here I am in July with a fully let building and I am so pleased to have tenants of such a high calibre throughout the building.”

James Hartley, Surveyor at Fisher Hargreaves Proctor commented that, “This deal has been extremely pleasing.  Securing a tenant of the calibre of Badenoch & Clark is highly satisfying and great news for our client and upholds the stature of the tenant that The Atrium has been able to attract.

Badenoch & Clark spent a long time with us viewing a number of City Centre offices and decided that The Atrium was the only place for them to be due to the high specification and unique nature of the landmark professional quarter building.”

James further added, “This letting comes on the back of a number of recent lettings throughout Nottingham and along with the current deals that we have ‘under offer’, just goes to prove that everything is not as dampened by the ‘credit crunch’ as the national press might have us believe.”

Alan Chick of Cubic Property Holdings, the landlord, commented. “This has been an excellent letting for The Atrium and just goes to show what calibre of tenant you can attract in such a unique professional quarter building.  Securing Badenoch & Clark to the office scheme adds to an already impressive tenants list within the building and I believe The Atrium truly is an address to be proud of.  Following the letting of this suite we now have three suites available, one of which is ‘under offer’, ranging from 1,950ft² to 6,500ft².”

Ian Machell of Badenoch & Clark, further added, “This letting has been fantastic for us and we can’t wait to get going in our new premise.  This location and specification is absolutely ideal for our expansion plans.  We put a lot of time an effort in with Fisher Hargreaves Proctor looking at a number of different alternatives throughout Nottingham City Centre but found that The Atrium offered so much that we had to go for it.  The standard of office space is superb and The Atrium itself offers a truly unique environment in which to work.  It really did stand out from the crowd.  These are exciting times for Badenoch & Clark particularly in Nottingham.”

This letting does leave three further offices available within The Atrium ranging from 1,950ft² to approximately 6,500ft² and should anybody require any further information on the offices, do not hesitate to contact James Hartley at Fisher Hargreaves Proctor on 0115 8411148.

Due to the relocation of Michon Design to newly restored premises in Radcliffe on Trent, Alastair Fearn of FHP was instructed to sell the premises now known as The Old Bakery, 2a Fleeman Grove, West Bridgford.

The Old Bakery extends to around 115m² (1,260ft²) and is located in the Lady Bay area of Trent Bridge.  The property had been extensively and tastefully refurbished by Michon Design to create a highly specified and attractive open plan working space.  As soon as the premises were brought to the market a local firm, Williams Architects expressed an immediate interest in the property.

The key to the transaction was not only achieving a fair purchase price for the property but exchanging contracts prior to the 31st April deadline with relation to the changes in capital gains tax.

Clive Williams of Williams Architects commented:-

“We have been looking for a permanent home for some time and we are delighted to have secured The Old Bakery.  Opportunities such as this do not come up that often within West Bridgford and it suits us perfectly”.

Alastair Fearn of FHP commented:-

“To be able to exchange contracts prior to the end of April was key in this transaction so the flexibility of Williams Architects to delay completion was hugely important.

This sale also illustrates that there is still demand for small freehold office premises in the Nottingham fringes.

For further information on this transaction or other available offices in the West Bridgford area please contact Alastair Fearn on 0115 950 7577.

The letting of 5 Phoenix Place, Phoenix Office Park has just been completed to energy provider Eon UK Plc, for a term of 5 years.  The Landlord, Rotherwood Properties was represented by Alastair Fearn of FHP, who was able to agree a deal with James Hall of DTZ, acting on behalf of Eon UK Plc.

A rental of £90,000 per annum is in line with the rental tone at Phoenix Office Park and the break clause agreed after 2 and a half years reflects the need for flexibility from Landlords in today’s market.

Eon are currently fitting out the premises to their exact requirements as the previous Tenants had left the premises in a somewhat dilapidated nature with regard to decorative order.

Adam Archer from Eon Business Services commented:-

”The location and timing was perfect, Eon had a space requirement and this office being opposite existing premises couldn’t have been more convenient for us. The lease we agreed allows us flexibility in our occupation.  Eon have increased their presence on Phoenix Park, and DTZ are acting for us further in acquiring additional premises in Nottinghamshire.”

Alastair Fearn of FHP added:-

“With empty rates just coming into effect we are pleased to have negotiated this letting on behalf of our Client.  Even though there is a break clause halfway through the agreed term, the deal that has been agreed and the covenant that Eon offer meant that it was too good an opportunity for our Client to turn down”.

This is the third letting that FHP have completed at Phoenix Office Park in the last few months with the previous two being the letting in part of Ground Floor, Oak Tree House to CHUBB Electronics Limited and the Ground Floor of Babbington House to Morgan Ashurst Plc.  FHP are also instructed on the Rent Review of the Digica Office Building at Phoenix Park, on behalf of the Landlord.

For further information regarding any of the above transactions or the last remaining suite available at the Phoenix Centre, First Floor Babbington House please contact Alastair Fearn at FHP on 0115 950 7577.
