I am pleased to announce the completion of this leasehold transaction.  P&S Healthcare had been looking to relocate for years and I had personally shown and discussed several options with them over the months/years, with none of these options fulfilling their needs, prior to being instructed on 2 Robey Close.  P&S Healthcare were previously based in Hucknall so Linby suited in terms of location and the building specification worked perfectly.

In this transaction I represented the tenant who had several years remaining on their lease but no longer had a need for this 4,035ft² unit.  I was instructed to assist them and to mitigate their position the best I could.  After a short period of marketing and reviewing live requirements we engaged with P&S Healthcare and managed to agree a surrender and re-grant which suited all parties involved.  Agreeing a surrender with the landlord on behalf of the existing tenant Oshino Lamps (UK) Limited and a new lease on excellent lease terms with P&S Healthcare.

FHP and JLL are delighted to announce that we have completed on the leasehold transactions for Unit 3B, Unit 11 and Unit 28 at Roseland Business Park, Newark.  This flurry of lettings demonstrates that the A1 region remains a strong market, proven by the fact that these recent lettings mean we only have one unit remaining at the estate up for grabs before full occupancy is achieved.

In what has been a challenging year for everyone, the expectation was that people’s thoughts for new commercial property would be low on their list of priorities. However, FHP’s in-house statistics have been incredibly positive and has proven that this has not been the case, experiencing strong commercial property demand throughout the last several months.

To keep the economy going it is key to ensure the health and welfare of the business market for generations to come.  Therefore, we wanted to bring a little sunshine and optimism to employers and employees alike by highlighting how certain sectors of the commercial property market have been resilient throughout Covid-19 and how we continue to see businesses grow and, in some cases, even flourish.

The effects of the first lockdown at the end of March and early April had a huge impact on everyone, however the market has bounced back strongly and we saw more enquiries over the months of July and August than we had in the previous three years at similar times.  These also translated into more viewings over the same period than in previous years and those enquiries and viewings are now translating into “done deals” which is great to report.

The summer increase in enquiries has continued throughout the remainder of 2020 and ultimately this has led to us having a strong year in the Industrial and Office Agency Team, surpassing expectations when the world seemed in a dire position in early 2020.

No business can rest on its laurels and forecasting for the future is incredibly difficult, but certainly the market sentiment remains the same now as it has done throughout the last few years, strong demand for freehold and leasehold opportunities across all sizes of the industrial and distribution market, with signs of increased activity across the office sector too.

Therefore, our message to clients old and new, landlords and property owners remains the same as it has been for the last few years, demand is outstripping supply and as a result we continue to see rental and capital growth in the vast majority of sectors certainly geographically throughout our region and hopefully, despite everyone’s ongoing fears over Covid-19, we can look forward to 2021 with a little more optimism.

I am pleased to announce that I have now completed on an off market industrial investment property on Pintail Close in Netherfield, located behind the Victoria Retail park.  The units totalled 8,103ft² and had a 5-year lease in place to an excellent tenant on attractive terms.  The investment included two steel portal frame mid-terrace industrial units with 5.5 metre eaves on an excellent service yard benefiting from quick access to Nottingham City Centre via the Colwick Loop Road.

FHP are very pleased to announce yet another warehouse/industrial deal has completed throughout the lockdown period and Covid.  This sale along with many more industrial transactions being conducted by FHP demonstrates the appetite within this sector and market activity.

The unit was located within the well established industrial location of Calverton Business Park located 8 miles north of Nottingham City Centre and 10 miles from Mansfield town centre.   The unit consisted of a simple steel framed construction with an eaves height of 4.3 metres offering simple warehouse space with two large roller shutter doors, internal offices alongside a gated rear yard.
