FHP Property Consultants are delighted to be working with MAP Property Investments Ltd on a number of industrial estates across Nottinghamshire and Derbyshire that they have recently purchased. MAP have bought over 100,000ft² of industrial/warehouse space on separate multi-let estates, with most units being sub-5,000ft².

FHP have been instructed as sole agents on three separate sites that MAP have acquired. Milnhay Industrial Park offers 32 newly refurbished industrial/warehouse units and hardstanding storage land.  We are pleased to announce that FHP has found the first tenant for this site who occupy 1,456ft².  In more recent news, we have placed another unit of 1,690ft² under offer to a regional occupier.

Following a successful initial marketing period at Milnhay Industrial Park, FHP were asked to market two units at Shirebrook Small Business Centre, Shirebrook, Nottinghamshire, NG20 8SP. Within two weeks of marketing the property, FHP placed both units under offer, demonstrating the demand for units under 1,000ft². More recently, MAP Property Investments instructed FHP onto their newly acquired scheme at Bridgefield Industrial Estate in Breaston. There was one vacant unit comprising 2,279ft² that FHP marketed for two weeks before placing it under offer.

The small industrial sector sub-5,000ft² has remained popular despite the economic and political factors that are affecting the UK. FHP has seen a positive uptake of units within this sector. Over the past six months, the general market sentiment has been turbulent, but pleasingly, we have seen an increased number of enquiries coming through. This has led to significantly more viewings and therefore more properties being placed under offer. There is also a shortage of availability within close proximity to Junctions 25 and 26 of the M1 Motorway. This is because there is not much being built due to the lack of available land and the current build costs.

Harry Gamble of FHP Property Consultants comments:

“MAP Property Investments has recently acquired a number of sites throughout the East Midlands, and it goes without saying, FHP are delighted to have been instructed as sole agents on the various estates. Across Derbyshire, take-up on smaller industrial schemes has continued to be strong despite the political and economic pressures that the UK is currently facing. There is a shortage of good-quality units within the region, so I am grateful that MAP are providing various options.

It’s been great to work on these estates and agree on the recent lettings with the tenants. Particularly, Shirebrook Small Business Centre, which showed great demand with both properties being placed under offer within two weeks of marketing.”

Shajid Latif of MAP Property Investments comments:

“We are actively buying multi-let industrial estates across the East Midlands and investing in the sites. We purchased Milnhay Industrial Park in 2023 and have spent two years refurbishing it to offer high-quality space. It is great to see that we are now starting to welcome tenants onto the site. Recently, we have acquired Shirebrook Small Business Centre and Bridgefield Industrial Estate and look forward to working with FHP, who are marketing these on our behalf.”

Following the lettings of Unit 1 and Unit 2 at Sawmills Industrial Estate, Longbridge Lane, Heanor, DE75 7GH, FHP Property Consultants are delighted to announce that the brand new industrial estate has reached full occupancy. Following the double deal a few months ago we have recently let Unit 1 and Unit 2 to local occupiers resulting in the new build estate reaching full occupancy.

The entire estate is a new industrial development which offers shell specification with three phase power, electric roller shutter door and an excellent provision of allocated parking. The units are located off Longbridge Lane in Heanor which links to the dual carriage A610 ultimately providing fast access to Junction 26 of the M1 motorway.

The units on offer ranged in sizes from 1,507ft2 to 2,099ft2.

Corbin Archer of FHP Property Consultants comments:

“The estate has become fully let within a matter of months of the site reaching practical completion, once the dividing walls were installed, showing the classic phrase of “if you build it, they will come” has certainly come true at this estate.

The site was developed by St Croix Property Ltd and was constructed to their usual standard offering brand new high quality industrial units all below 2,500ft2, which presented a rare opportunity in the current market as there are few new build schemes that offer units of this size.”

“I am delighted to have sold the former Langton Colliery site on behalf of my client Van Elle.  The purchaser A.K. Bryan Mould Engineers Limited were fantastic to deal with and I am delighted they have managed to secure this site for the future growth of their business.  A.K. Byan Mould Engineers Limited are one of the leading designer and manufacturers of streel moulds in the pre-cast concrete industry.

This transaction was unusual and there were a lot of components to the deal but it shows that with an exceptionally helpful vendor and a motivated purchaser, deals like this can be conducted in a swift and efficient manner. This site will allow A.K. Bryan Mould Engineers to grow and will become their new HQ.”

The Axis Portfolio created by Hines, a global real estate investor, comprises eight new industrial and logistics properties situated across the East Midlands. Six of the eight properties comprising over 800,000ft² are now let, the latest letting being DVP 113, a 113,137ft² at Dove Valley Park, A50, Derby, which completed in June.

Dove Valley Park is a major 200 acre industrial/distribution development at the centre of one of the country’s most important manufacturing areas.  It provides over 1.75 million square foot of accommodation and current occupiers include JCB, GXO, Futaba Industrial, MEG and Truma.  The Axis Portfolio comprises three speculatively built units on Dove Valley Park of 113,000ft², 152,000ft² and 196,000ft².

Mickey Scott, Director at Hines, commented:

“We are delighted to complete the lease on this top quality building to a strong tenant, and we look forward to seeing them operating from the unit.”

The agents are FHP Property Consultants and Cushman & Wakefield and in a deal arranged by the FHP team of Darran Severn, Tim Gilbertson and John Proctor, they commented:

“It has been great working alongside Hines on this scheme.  We initially set out to raise the profile of Dove Valley Park across the region, building on the quality of the existing occupiers and its accessible location between the M1 and M6.  Dove Valley Park appeals to both local and national occupiers given its central location with the North West, West Midlands and East Midlands all within a 1 hour drivetime.  Not only does the location offer cost effective warehousing, but the local towns and cities of Derby, Burton on Trent, Uttoxeter and Stoke on Trent provide a good supply of accessible labour.

With strong take-up across the East Midlands throughout the first quarter of 2025, there remains little stock between 100,000ft² and 200,000ft² within our area.  As a result, the remaining two buildings at Dove Valley Park are receiving good interest from both distribution and manufacturing occupiers.”

For further information on the remaining two building at Dove Valley Park which are 152,000ft² and 196,000ft², please contact Darran Severn on 07917 460031 / darran@fhp.co.uk or Tom Kimbell on 07920 005471 / tom.kimbell@cushwake.com.

On behalf of private clients, FHP Property Consultants are pleased to announce the availability of 22 newly refurbished small industrial/warehouse units at Milnhay Industrial Park, Langley Mill. This high-quality development offers units ranging from 1,023ft² to 2,643ft² available to let at a competitive rent of £10.00 per ft² on quick and easy lease terms offering easy in and easy out flexibility to suit local occupiers.

The entire estate has undergone a comprehensive refurbishment and offers units of steel portal frame construction, with newly clad elevations. Each unit benefits from their own access door and electric roller shutter door with adequate outside loading and car parking.

Internally, occupiers will benefit from:

  • Minimum eaves height of 3.9 metres
  • LED lighting
  • W/C and kitchenette facilities installed
  • Translucent roof lights
  • Incoming BT duct for telecoms/data

This newly improved development is perfectly suited for a wide variety of uses for local/ regional occupiers including industrial, storage and trade uses.

Situated on Milnhay Road, the estate provides fast and convenient access to Junction 26 of the M1 motorway, linking directly to the A603 and A610 and the A38. Langley Mill is positioned equidistant to Nottingham (9.6 miles) and Derby (10.3 miles) making it an ideal base for both local and regional businesses.

The launch of these units comes at a time of resilient demand in the sub-5,000ft² industrial/warehouse sector. Despite all the market uncertainty as a result of recent political and economic and worldwide uncertainties, demand has remained strong for units of this size across Derbyshire and Nottinghamshire.

Smaller industrial schemes continue to outperform expectations. Across the region, there remains a shortage of high-quality new-build/ refurbished stock, particularly in the 1,000–3,000ft² range. As such, Milnhay Industrial Park presents a good opportunity for occupiers to secure high-quality space in a good location at a competitive rent.

Corbin Archer of FHP Property Consultants comments:

“Milnhay Industrial Park delivers exactly what the market needs, well-located, modern industrial units that are cost-effective, offer flexible terms and suit a range of business uses. The response to similarly specified schemes across the East Midlands has been strong, and with the current shortage of small industrial stock, we expect high levels of interest here.”

Clowes Developments together with construction contractor, TanRo, are pleased to announce that all units in phase one at Stud Brook Business Park have now achieved practical completion, and have been officially handed over to their new occupiers.

Industry leaders including Argon Medical, Bucher Municipal, Unilode, and Shawpak are either fully operational or finalising their fit outs, with plans to be fully operational by summer 2025.

Phase one features a range of high-spec industrial and distribution units from 8,500 to 30,000 sq ft. Delivered on time and in line with a tight construction programme, the development overcame several challenges;

Duncan Paterson, Contracts Manager at TanRo added,

Stud Brook was a logistically and technically complex scheme, located adjacent to an ongoing residential development and East Midlands Airport. Working under strict working-at-height restrictions presented significant challenges, but our team rose to the challenge.

None of this would have been possible without the dedication and expertise of our on-site team. We also extend our gratitude to our subcontractors, who overcame every challenge with professionalism and delivered excellent results throughout.

We are proud to have successfully delivered another major project for our client, Clowes Developments, on programme and to the exceptional standards they rightly expect.

The project delivery was supported by a trusted professional team including IMA Architects, Millward Consulting Engineers, Geldards LLP, and Postins Project Services. The completed buildings meet modern sustainability standards, including:

  • BREEAM Excellent
  • EPC Rating A
  • In line with Clowes ESG strategy, all units have been designed and built to deliver ‘Net Zero in Occupation

Meanwhile, Roe Developments has commenced construction of Units 1B to 1F, which will comprise five new trade counter units, ranging from 3,229 to 4,606 sq ft. The units will wrap around the now fully operational Starbucks Drive-Thru, located prominently at the front of the park. Plot 1 also neighbours the newly opened Sainsbury’s Local, offering added convenience and footfall for future occupiers. Several tenants are already lined up, with announcements expected soon.

James Richards, Director, Clowes Developments commented,

“With household names like Starbucks and Sainsbury’s on site and prominent industrial occupiers such as Unilode, Argon Medical, Bucher Municipal, and Shawpak, Stud Brook is quickly becoming a vibrant commercial destination. We’re proud of what’s been achieved and excited about what’s still to come.”

[Stud Brook Business Park – Castle Donington]

Richard Sutton, Director at NG Chartered Surveyors commented,

“Stud Brook Business Park is another great example of what Clowes Developments does best. Its success comes down to a prime location, high-quality sustainable buildings, and a well-thought-out mix of amenities. With only three units remaining at completion, it’s clear the market has responded strongly.

The addition of Sainsbury’s Local and Starbucks has been a real plus, making the park even more attractive for businesses and their staff. Future phases will build on this, adding more retail and trade counter units to serve the growing community.

Old Dalby Business Park is a 39 acre industrial/warehouse site triangulated by the A46, A606 and A607, which offers quick and easy access to the M1 and A1.  The site comprises a series of warehouse opportunities within a secure gated estate with gatehouse security.  Midlands based property company, Hortons, have recently instructed joint agents FHP Property Consultants and TDB Real Estate to market the available accommodation which comprises Unit 2 A-D.

Unit 2 A-D provides 67,289ft2 of warehouse accommodation, split over 4 bays with delivery access to the front and rear.  The unit benefits from a comprehensive refurbishment including a new roof which was fitted within the last six months.  The specification includes, LED warehouse lighting, front and rear electric roller shutter doors, a substantial service yard, and 3 phase power.

The unit can be taken as a whole or split from 32,998ft².  Flexible lease terms are offered along with quick occupation available, all for a rent of £4.50 per ft².

Darran Severn of FHP Property Consultants and Jack Brown of TDB Real Estate jointly commented: –

“We are delighted to have been instructed by Hortons to market the available units at Old Dalby Business Park.  Old Dalby is an established industrial estate and provides economical warehousing on flexible lease terms.  Whilst the majority of tenants are local businesses, Toyota have a large presence occupying several of the larger units and have also committed to a new 175,000 sq ft² purpose-built facility.

The USP at Old Dalby has to be the low all-in occupational costs which come in under £6.50 per ft2 to include rent, business rates and service charge.  That coupled with access to the A46 within 3 miles, makes this a great opportunity for businesses looking for cheap storage space.

We will be looking to raise the awareness of Old Dalby Business Park throughout the region, particularly with nearby occupiers in Melton Mowbray, Loughborough, Leicester and Nottingham.  If any businesses in the local area would be interested in taking a look at the space, then please get in touch as we would be delighted to show you around.”

Jeremy Boothroyd of Hortons commented:-

“We are committed to improving Old Dalby Business Park and have significantly invested in upgrading this unit.  The newly refurbished space delivers good quality, flexible warehouse facilities offering excellent regional connectivity.”

Fairham Business Park, Nottingham, developed and managed by Clowes Developments, is set to welcome a major new occupier: global technology leader ABB.

The 100,000 sq ft state-of-the-art standalone building, designed by IMA Architects, and built by TanRo will accommodate ABB’s growing demand for Furse® earthing and lightning protection solutions. It incorporates advanced technology, flexible automation, R&D and testing capabilities, and digital systems to increase production capacity, improve efficiency, and support sustainable manufacturing.

More than 100 employees will relocate to the new site from ABB’s existing Nottingham premises, continuing the company’s deep local heritage—Furse was founded in Nottingham in 1893, and ABB has operated in the city for over a century.

Situated within Fairham, a 606-acre flagship mixed-use neighbourhood just minutes from Nottingham city centre, Fairham Business Park offers outstanding connectivity. The site is close to Junction 24 of the M1, East Midlands Airport, and is adjacent to the NET Tram Park & Ride. Notably, it lies outside the Nottingham Workplace Parking Levy, making it an attractive option for employers and employees alike.

The business park includes over one million square feet of commercial space, with more than half already developed. ABB’s new facility is built to BREEAM ‘Excellent’ standards, featuring photovoltaic rooftop panels, electric vehicle charging points, energy-efficient systems, and waste-reduction processes. Inside, the building promotes collaboration, training, and advanced research and development.

James Richards, Development Director at Clowes Developments and Fairham Business Park, said:

“We’re thrilled to welcome ABB to Fairham Business Park. Their investment validates the site’s exceptional location, diverse occupier mix, and top-tier industrial units. As we launch the next phase of development, we look forward to delivering even more opportunities.”

He also thanked Tim Gilbertson of FHP Property Consultants, who facilitated the deal:

“Tim’s insight into ABB’s needs proved instrumental in bringing this exciting opportunity to life.”

Tim Gilbertson, FHP Property Consultants, added:

This is a landmark deal for Nottingham. ABB needed a first-class, future-ready facility close to the city but outside the parking levy. Fairham offered the ideal solution. We’re proud to have supported ABB’s continued growth in the region.”

Fairham Business Park has been designed with sustainability and economic growth at its core. Spanning 200 acres of landscaped infrastructure, it offers a vibrant environment that blends commercial and residential development.

With phase one now largely sold or let, phase two is ready to begin. It will offer flexible space for manufacturing, distribution, offices, hotel and leisure facilities, alongside roadside retail and trade counters—creating a dynamic ecosystem for business and community.

Charles Warrack, Fisher German, commented:

The success of Fairham has positioned Phase 2 as a truly unique offering. It can accommodate a wide range of occupiers—including education, health, gym, hotel, and office users—through bespoke, high-specification design and build projects. The integration of industrial and residential spaces will benefit both residents and employees.

With direct access to dedicated cycle routes, pedestrian pathways, and robust public transport links, Fairham Business Park offers an ideal location for forward-thinking businesses to thrive and attract local talent.

Swanwick Park is a new 10 acre industrial/warehouse development offering immediate access to the A38 dual carriageway, just 3.4 miles south of Junction 28 of the M1 motorway.  The site sits adjacent to the well-known A38 road services and a number of established occupiers including Ferrero, Thorntons, Yodel, HL Plastics, UPS, NHS Supply Chain and Eurocell.  It also sits opposite Peveril Homes’ Lily Street Farm Development which once finished will provide 800 new residential homes.

The new development offers build to suit industrial/warehouse opportunities from 30,000ft2 to 100,000ft2.  The new units will offer Grade A accommodation with high sustainability credentials and will be built to an impressive specification including 10/12 metre eaves, dock level and level access doors, PV ready frame, EV car parking spaces and good delivery/service yards.

The units are being developed by March Developments and will be available on either a freehold or leasehold basis.

Darran Severn of FHP Property Consultants and James Keeton of M1 Agency jointly commented: –

“We are delighted to bring this opportunity to market in an area which has seen very little new industrial/warehouse development over the past 5/10 years.  The A38 corridor is an established location for industrial/warehouse occupiers and benefits from a large existing and expanding labour force from nearby areas including Alfreton, Somercotes, Codnor and Ripley.

We are already speaking with a number of local businesses and are discussing build to suit warehouse options on part of the site, and we would be delighted to hear from any other occupiers that may be interested.   The units would be suitable for either storage/distribution or manufacturing/production and will likely appeal to an array of occupiers across the region, particularly because these can be purchased as well as leased.  Please do get in touch with us if you would like discuss this opportunity.”

Unilode will be relocating to Unit 5b at Stud Brook Business Park in Castle Donington which will see the company invest and grow their services to fulfil their customer’s needs at East Midlands Airport, just a stone’s throw away from Stud Brook Business Park.

Janis Balkens, Chief Operating officer at Unilode Aviation Solutions said about on their move,

At Unilode, thanks to our dedicated team and valued customers, we take great pride in the achievements we’ve already made at our East Midlands airport location. Our focus has been on delivering exceptional service, while creating a positive working environment.

The deal was put together by Tim Gilbertson, Director of FHP Property Consultants who added:

“It’s fantastic to announce the letting of a further unit at Stud Brook and again to a globally known company.

The move will help Unilode expand and improve again their services to their clients in the region and from our perspective, it sees yet another deal done at Stud Brook with only a couple of units left available in the first phase.

The final units are due to complete and be ready for occupation at the end of May and with interest still good in the last couple of units, hopefully there will be other deals to announce shortly.

The focus then switches to smaller units which are being developed out speculatively at Stud Brook of up to 5,000ft² which will all be ready for occupation by the end of 2025.

A pleasure to work with Unilode on this deal and I wish them well for the future.”

Whilst available space at Stud Brook Business Park is limited there does remain some opportunity for leasehold agreements. Interested parties are invited to contact agents directly via richards@ng-cs.com and tim@fhp.co.uk.

Latest News

I am really pleased to announce the sale of 15 Northern Court, Basford, Nottingham which comprised a detached industrial/warehouse unit with large yard extending to 4,018ft².

This property was held long leasehold on a term of 125 years from 14 April 1989 with an unexpired lease term of 91 years.

The property was a steel portal framed industrial unit built in the 1990s with ground floor offices, reception and welfare space with the opportunity for the occupier to fit out the first floor offices if required.  The unit was sat on a large plot with the potential to extend the building (subject to planning), to construct a new building or hard surface the land, therefore there was a lot of opportunity/scope with this site.  The general specification of the property included:

  • Clear span warehouse space
  • Circa 5.1 metre eaves rising to 6.5 metres at the apex
  • Ground floor offices with the potential to fit further offices to the first floor
  • Front/side/rear yard
  • Possible expansion of industrial unit/erection of new building (subject to planning)

Anthony Barrowcliffe of FHP commented:

“This was not an easy property to sell being a long leasehold interest held with the Local Authority.  The long leasehold originally had 125 years left remaining from 14 April 1989 with an unexpired lease term of 91 years.  Although there was no ground rent there were certain covenants in place which proved difficult during the process.  However, I am absolutely delighted that we managed to overcome these and sell this property to the neighbouring occupier, David Brewer of DL Mechanical Nottingham Limited.

Although problematic at times and obstacles presented themselves along the path, I am really pleased that as a collective we managed to overcome these.  It shows with the right buyer, the right seller and with the right attitude and teamwork throughout we can all work towards a common goal.  I am pleased that we have managed to sell this property on behalf of my clients and wish David Brewer all the luck going forwards in his expansion and for the future of his business.”
