It’s been a positive start to the year, and we have already seen a number of industrial and logistics units above 100,000ft2 go “under offer”, thus reducing stock levels across the A50, A38 and M1 corridors.

While supply reduces, we pleasingly have availability at Dove Valley Park, a major 200 acre industrial/distribution development situated on the A50, 12 miles west of Derby and 23 miles east of Stoke on Trent.  DVP196 and DVP152 provide 152,000ft2 and 196,000ft2 respectively and offer high class new industrial and logistics space benefitting from an impressive specification including 12 metre eaves, dock and level access doors, PV ready frame, EV car parking spaces, 55 metre service yard and a 500-750 KVA electrical supply with the ability to upgrade.

The two units are immediately available on new lease terms.

Darran Severn, Director at FHP Property Consultants comments:

“The units at Dove Valley Park offer best in class accommodation and are immediately available.  It’s safe to say, that there are not many options situated within a 10 – 20 mile radius that offer accommodation in this size bracket, therefore we are well placed to fulfil any requirements of this size.  The units suit both storage/distribution and production/manufacturing uses.

If you are an occupier seeking accommodation along the A50 corridor then please do come and talk to us as we would be delighted to discuss these buildings with you in more detail.  We can offer flexible and long lease terms to suit your individual requirements and would also consider a freehold sale.”

FHP Property Consultants are pleased to announce the successful letting of Unit 22, a 15,000ft² industrial / warehouse unit at the newly completed Headstocks Industrial Park in Watnall. The unit is one of the two larger units on the estate, which totals approximately 103,000ft², across 22 high-specification units.

Headstocks Industrial Park, completed April / May 2025, represents a new-build scheme delivered to an exceptional standard. Constructed with steel portal frame construction and finished to a high specification throughout, the development has attracted strong interest from a diverse range of occupiers since launching the estate in 2023. Its strategic location, just minutes from J26 of the M1 and the A610, provides excellent connectivity to Nottingham city centre situated approximately 5.8 miles.

The estate has demonstrated consistent resilience and demand throughout the marketing period, with sustained levels of enquiries and a board mix of occupiers now in place. Unit 22, positioned prominently to the entrance of the estate, benefited from strong visibility and appeal. While early interest centred around leisure uses, FHP are pleased to have secured an industrial occupier whose requirement aligned perfectly with the space.

Fernwood Property’s significant investment into the scheme is evident in the quality of the units delivered. Each unit benefits from warehouse lighting, WC facilities, a fitted kitchenette and a front office area with vinyl floor finishes, with the larger units also offering data cabling. This high level of turnkey specification has minimised occupier fit-out costs, an influencing factor in the continued take-up across the estate. The two larger units, including Unit 22, also benefit from generous parking provisions of 25 spaces each, level loading yard areas and access to an overspill car park shared by all occupiers on the estate,

Amy Howard, Surveyor at FHP Property Consultants, commented:

“We are delighted to have completed the letting of Unit 22 at Headstocks Industrial Park, especially at the start of the year which sets a positive tone. As the final unit available on the estate, securing the right occupier was a key priority, especially given the quality and potential the unit offered. When GV Property approached us on behalf of their retained client, it was immediately clear that the space was an excellent match. Following a single viewing, the occupier’s interest was confirmed and we were able to agree terms swiftly,

Having worked closely with my client on this project for over 18-months, it is extremely rewarding to see the estate reach near full occupation. We have two further units coming back to the market, and given the strong levels of ongoing interest, we are confident they will be placed under offer swiftly. The estate has attracted a fantastic mix of operators, and it is exciting to see the latest occupier already progressing with their fit-out works on-site. Headstocks continues to establish itself as a high-quality, well-connected industrial location within the Nottinghamshire market, with FHP proud to have played a key role.”

For further information on the units we have coming to the market, please do not hesitate to contact me on 07887 787894 or email me at amy.howard@fhp.co.uk

FHP Birmingham have been appointed to market Warwick House, a prominent industrial unit in Tamworth, with the instruction being led by Caine Gilchrist.

The appointment will see Warwick House brought back to the occupational market for the first time since the mid-1980s, representing a rare opportunity to secure a sizeable industrial building that has remained in long-term use for almost 40 years.  Its return releases a well-known and established asset back into the local industrial market.

Warwick House is positioned on a prominent roundabout and benefits from three separate driveway access points, providing a strong physical presence and clear operational access.  The property borders Morrisons and is situated at the entrance to Tame Valley Industrial Estate, placing it within an established commercial environment alongside a range of recognised occupiers.  Extending to 15,748ft² Warwick House provides practical industrial accommodation suited to light industrial, storage and trade-related uses, subject to requirements. Its prominence, accessibility and relationship to surrounding businesses distinguish it from more discreet or internally positioned industrial stock.

Caine Gilchrist, Associate Director at FHP Birmingham commented:

“Warwick House represents a rare opportunity, offering excellent connectivity to the motorway network and key local A-roads.  The property will be available from April 2026, and we expect strong interest from storage, heavy industrial and manufacturing occupiers to strengthen Tamworth.”

The instruction comes at a time when occupiers continue to favour established industrial buildings that offer scale, clarity of use and a proven track record.  Larger, well-known assets that have remained under consistent occupation are increasingly sought after, particularly where the supply of available industrial stock remains constrained.

For further information on Warwick House or how FHP can help you with your property matters, please contact Caine Gilchrist of FHP on 07538 606 880 / caine.gilchrist@fhp.co.uk.

Latest News

As another year flies by, 2025 has certainly been “a game of two halves”. The first half of the year saw strong activity, lots of significant manufacturing and distribution lettings and a real demand again for space in the industrial/distribution sector throughout the East Midlands. As ever, little or no freehold stock available and those buildings that were for sale went quickly and leasehold activity was strong in all sizes, right through to the prime Grade A boxes we let of over 300,000ft².

The second half of the year – not so good! Ridiculously early budget warnings stymied activity and caused occupiers to sit on their hands with activity reducing as a result and in all honesty it’s been a slog – deals taking forever to conclude and whilst there have been plenty of discussions with occupiers, understandable nervousness in the last quarter has failed to see those materialise into deals.

2026? As I usually say – who knows but it does feel as if confidence may be returning to the economy and hopefully the pent up demand that occupiers paused in the latter half of 2025 will see early activity in the new year.

Regardless, we will give it our best shot to achieve success!

A few of the deals I completed in 2025 below – lettings, sales and acquisitions across our East Midlands core patch.

Opportunities to purchase warehouse space in Nottingham are always thin on the ground and therefore we are pleased to bring to the market a building of over 40,000ft² on Glaisdale Drive Industrial Estate which can be purchased, with the extensive long leasehold interest available.

Set in a prominent position on the corner of Wigman Road and Glaisdale Drive East, the site sits within minutes of Junction 26 of the M1 motorway and very close to Nottingham’s ring road and the A610.

With good access to the city centre, the opportunity offers a rare chance to purchase a building which will benefit from some upgrade and improvement which allows a purchaser to stamp their own style on the space.

Tim Gilbertson Director of FHP commented:

“There are never many if any buildings of circa 40,000ft² available to buy in and around Nottingham so this really is a rare opportunity.

Offering mid-range warehouse space with two storey offices and ancillary, all on a securely fenced and gated site with loading canopy, secure yard and separate car park, opportunities such as this don’t come around very often and we are delighted to be able to offer this with vacant possession as our clients expand and relocate.

The extensive warehouse is in need of some upgrade and improvement but does provide cost-effective secure accommodation in a prominent spot on one of Nottingham’s favoured estates.

With the long leasehold interest available to purchase with 87 years unexpired left, this is a great opportunity for an occupier to secure and purchase their own space.”

Long Eaton Trading Estate is one of the largest industrial estates within Long Eaton sitting equidistant between Nottingham and Derby and within 5 miles of Junction 24 and 25 of the M1 motorway.  Traditionally Long Eaton is a well-recognised industrial location within the East Midlands with industries including the hosiery, textile and upholstery sector.

On behalf of Mileway, Europe’s largest last mile real estate provider, FHP Property Consultants have been instructed alongside Commercial Property Partners to market the available industrial/warehouse units which comprise Unit A and Unit G3.

Unit A comprises 73,001ft2 of industrial/warehouse accommodation with 6.0m eaves and a delivery access yard to the front, side and rear of the property.  The unit is to undergo a comprehensive refurbishment and will be available for occupation around Q2 2026.

“We are delighted to have been instructed by Mileway to market this space.  Whilst historically Long Eaton has been a manufacturing/production area, these units could equally be used for storage and distribution.  There are few units of this size within a 10 mile radius and this should hopefully fill a gap in the market.  I look forward to speaking with interested parties.”

Brodie Faint of Commercial Property Partners comments:-

“We’re pleased to be working alongside Mileway and FHP on Long Eaton Trading Estate. The estate continues to attract strong interest from a wide range of occupiers, and the forthcoming refurbishment of Unit A, together with the quality of accommodation at Unit G3, ensures we can offer flexible solutions to meet current market demand. Over the past 12 months, more than 80,000ft2 has been let across five separate transactions, with a further 60,000ft2 currently under offer. Fairham Business Park in Nottingham continues to go from strength to strength, attracting a wide range of high-quality occupiers and reinforcing its position as one of the East Midlands’ most exciting mixed-use developments.

Home to a mixture of businesses, Fairham Business Park is already proving to be a magnet for major names. The site boasts occupiers ranging from household brands such as Ocado and Vision Express to local and national enterprises such as ABB, MacFarlane Packaging, SLS Medical, Clean Linen and Fathomtree, bringing with them hundreds of new jobs and millions of pounds on inward investment for Rushcliffe Borough Council.

Commenting on the success of the business park, Tim Gilbertson of FHP Property Consultants said:

“There’s no doubt that Fairham Business Park in Nottingham is one of the East Midlands’ finest mixed-use schemes, ultimately offering industrial, distribution, trade counter, roadside and retail uses, plus others as yet to be announced!

The calibre of occupiers is superb, ranging from household names such as Ocado and Vision Express through to blue chip covenants that are perhaps less well known such as Davenham Switchgear, who have already recruited over 100 staff for their new venture in the region.

The prime location is being matched by the quality of occupier and with more deals in the pipeline, I’m sure we will be able to advise of further sales or lettings in the very near future.”

Rob Champion of Fisher German added,

“The commitment shown by these leading businesses is a testament to the location’s quality, the flexibility of tenure, and Clowes’ consistent delivery of exceptional buildings.

Fairham is proving to be an exemplar development, a place where innovative and forward-thinking organisations can grow and thrive, supported by best-in-class workspace and outstanding landscaping that offers significant wellbeing benefits.”

Located within Fairham, the flagship 606-acre new neighbourhood just minutes from Nottingham city centre, Fairham Business Park offers one million square feet of purpose-built commercial space in a highly accessible, levy-free location outside the Nottingham Workplace Parking Levy zone.

With over half of Phase One now either sold, let, or under offer, only a limited number of design and build opportunities remain at this high-profile site, which benefits from a prominent position alongside the A453. Two further buildings are nearing completion, with additional developments in the pipeline.

Clowes, in partnership with agents FHP Property Consultants and Fisher German, are now marketing Phase Two of Fairham Business Park. This next phase offers bespoke design and build opportunities of up to 50,000 sq ft, available on both freehold and leasehold terms.
