Is the economy growing?  Is the economy shrinking, or is it just flatlining?  As a Chartered Surveyor dealing with the sale and letting of manufacturing and distribution space throughout the East Midlands, it’s clear that there is no specific answer to these questions and I have no idea where the world is going over the next week, let alone the next 12 months.

However, what I do know is that the East Midlands manufacturing and distribution property market is still in fine fettle, and the biggest problem that occupiers looking to grow or relocate their businesses are finding at present is the lack of stock.

No one really knows where the economy is going at present, albeit everybody I speak to and meet seems incredibly busy.  Busy doesn’t always mean productive and successful but at a grassroots level, it does seem as if there is a real desire from any number of companies to relocate but it’s the lack of opportunities to relocate, particularly when companies are trying to buy premises as well as rent, that is preventing any number of potential moves from happening.

Dove Valley Park at Foston just off the A50 between Derby and Uttoxeter has seen terrific growth over the last few years, with just under one million sq. ft. built and either sold or let to expanding local and indeed national companies.

It’s also one of the few locations in the East Midlands where bespoke built warehouse or manufacturing space can be offered for sale as well as to rent and it’s possibly the reason why we are seeing increased levels of activity centred on the park in early 2024.

Design and build is very much a ‘posh phrase’ for having something built to an occupiers’ needs and their exact specification, but the message that such buildings can often be delivered within as little as 12 months from initial discussions seems to be permeating the local and regional market, particularly as with Dove Valley Park where freeholds can be offered as well as leasehold opportunities.  Given that buying an existing building can often take many months and even then it might not be ideal for an occupier, if of course a vaguely suitable building can be found, then design and build becomes a more and more keenly followed route when occupiers try and procure new space.

Acting on behalf of private clients, FHP’s Tim Gilbertson has concluded the sale of 25,000ft² of good quality space adjoining the A38 at Junction 28 of the M1 motorway in a sale which was agreed and completed in double quick time.

The sale concluded sees local occupiers CVH-OMFB Limited relocate from their current base on Carter Lane East in South Normanton to enable their continued growth and expansion in a much larger building which benefits from a large, oversized site.

2023 was a particularly successful year for Anthony Barrowcliffe and FHP Property Consultants within the Newark industrial market having undertaken three transactions specifically on Brunel Drive:

The industrial property market has shown notable resilience throughout 2023, with sustained demand for small units and a continued lack of supply due to limited new build stock being brought forwards in the sub 5,000 sq ft market.  Investors continue to be drawn to the sector’s stability, with vacancy rates remaining low and rents remaining robust despite the challenges in the wider economy.

Given the fledgling nature of many of the occupiers in the sub 5,000 sq ft market, we see strong demand for properties which can offer shorter, more flexible leases incorporating tenant break options which allow occupiers to expand or contract should their property needs change.  Landlords who own property in the small industrial sector are well served to offer simple lease agreements to give occupation quickly to tenants who can otherwise become frustrated by delays in prolonged legal negotiations.

Viability of new-build industrial developments offering small units to cater for local demand continues to be challenging given the level of build cost and uncertainty over long term values. As such we expect the mismatch between supply and demand to continue, which will only serve to keep rents at sustainable levels and marketing periods low.  Since the 2030 Agenda for Sustainable Development was announced in 2015, up to date regulations have seen developers take on increased costs as they have needed to incorporate eco-friendly materials and technologies into their practices to construct energy efficient, environmentally friendly properties. These measures, while crucial for long term environmental benefits, pose financial challenges to developers.

There is an increasing demand for owner-occupied industrial units below 5,000 sq ft due to growing interest from small, local businesses seeking designated spaces. Entrepreneurs are increasingly opting to own rather than lease, driven by stability and long term cost benefits.  The market for freehold industrial units continues to be scarce, further provoking copious demand for the units which are being brought to the market.  Furthermore, as the industrial property market is a focal point for investors, it is becoming increasingly difficult for small businesses to secure and occupy these properties against the capital of investors.

FHP are pleased to announce the sale of both the former Nottingham Powder Coating Premises and the Former Dredging Tip Site both located on Private Road No.4, Colwick, Nottingham.
