Acting on behalf of a private investor client, FHP Property Consultants has secured a letting of a former shoe shop at 16-20 Market Place, Leicester to the City Council to accommodate displaced market traders as a result of the redevelopment of part of the Leicester Covered Market.

The property which contains 2,458ft² together with a further 1,744ft² at first floor has been let on a 20 year lease at a rent of £45,000 per annum subject to 5 yearly break options and rent reviews.

Mark Bradley, Director of FHP who negotiated the deal, commented:-

Southwell based card and gift retailer Cardzone Ltd trading as Paper Kisses continue their 2013 expansion programme with the acquisition of a new store in Hessle, a suburb of Kingston upon Hull.

Following the purchase of Special Occasions Greetings Ltd in 2012, Cardzone now trade from 66 branches and aim to grow by a further 10-15 stores in 2013 by a combination of business acquisitions and new leases.

Mark Bradley, Director of FHP Property Consultants, who are retained by Cardzone and who secured the deal, commented:-

“This opportunity was identified following notification of an impending closure of an existing independent card retailer in the town upon the owner’s retirement and lease expiry.  A deal was quickly secured in order to maintain the goodwill element and the benefit of a fitted out card store. It was also the only card shop in this busy suburban location so the acquisition ticked all the right boxes for our client.”

FHP have been instructed to acquire convenience stores throughout Nottinghamshire, Leicestershire, Derbyshire and Lincolnshire on behalf of a major PLC retailer.

The aim is to acquire 30+ stores during 2013, either on a freehold or leasehold basis.

The sites need to provide a minimum of 2,500 sq ft of sales area with a minimum of 1,000 sq ft back-up storage accommodation.   In addition the sites need car parking for at least 8 cars or the benefit of unlimited on-street parking.

David Hargreaves confirmed that his client would also look at city centre retail outlets in prime locations where car parking was less of an issue.

Ideally the properties will be acquired on a leasehold basis, but if available on a freehold a number of developer clients would step in to purchase the site and develop out the unit for the retailer.

FHP acting on behalf of Walmart owned ASDA have introduced and negotiated the acquisition of a site of 7 acres on Abbey Lane (the A6) in Leicester for a 70,000 sq ft food store and petrol station.

The site, which was owned by Sowden Group Limited, was secured on a “Subject to Planning” basis with Planning Consent now achieved.

David Hargreaves, who acted for ASDA confirmed that completion of the acquisition has now taken place with ASDA to build out a store of 70,000 sq ft which should create up to 325 new jobs as part of a multi-million pound investment in the city.

As part of the Section 106 a new Innovation and Technology Building will be developed which should employ a further 150 people and a new footbridge over the River Soar will be built.

FHP introduced the site to ASDA and represented them throughout the acquisition.

FHP acted for ASDA some 3 years ago in acquiring a site in Langley Mill which has been trading for the past 2 years.

One of the Midlands’ leading retail property consultancies has secured one of the biggest instructions in the industry after being chosen as joint agent for Nottingham’s two major shopping centres.

FHP won a competitive pitch against national and regional rivals to take on the marketing of the Victoria Centre (985,000 sq ft) and Broadmarsh (465,000 sq ft) in Nottingham for Intu Properties plc, working alongside the London office of Jones Lang LaSalle to provide development advice and act as letting agents.

Ben Tebbutt, a Director in FHP’s retail and leisure team, said:  “We’re thrilled to be working with Intu, especially at a time when it has announced its intentions to bring such significant investment to both centres.  Being appointed on both schemes ensures that we can deliver complementary retailers and operators to both centres in Nottingham.”

Intu has been the long term owner of the Victoria Centre, Nottingham’s flagship retail mall.  It acquired Broadmarsh from previous owner Westfield in late 2011, and has since been drawing up detailed plans for the complementary redevelopment of both centres.

FHP already acts as agents to a number of major shopping centres across the East Midlands including Westfield Derby, the St Mark’s Centre at Newark, the Four Seasons Centre in Mansfield and the Idlewells Centre in Sutton-in-Ashfield. It has also played a prominent role in the development of the retail heart of Nottingham city centre for more than 20 years, having been responsible for the delivery of The Cornerhouse leisure destination and the majority of lettings in and around Bridlesmith Gate

Alan Pearson, Associate Director at FHP, says: “Nottingham has continued to perform strongly as a retail destination during the economic downturn, and the announcement by John Lewis that it is to invest more than £1 million improving and expanding its flagship store in the Victoria Centre confirms the city’s continuing strength.  It is one of a number of major retail brands which both of Intu’s centres host, others including House of Fraser, Bhs, Tesco, Monsoon and JD Sports to name but a few.”

Ben Tebbutt added: “There are a number of other major retailers who still want to come to Nottingham and we are currently in discussions with several of them. We hope to be in a position to make some positive announcements about them soon. Intu’s recent announcement of a £35m asset enhancement project at Victoria Centre will support these discussions.

David Hargreaves, founding Partner, of FHP, said: “In a difficult economic climate retail certainly has its challenges, but the doom-laden headlines are misleading. In the midst of a downturn we have seen major retail brands continue to come to Nottingham because it is a great city at the heart of a large, affluent catchment. The John Lewis investment is a significant vote of confidence.

“Not only has the city more than held its own, it is now undergoing a massive investment in transport infrastructure which is going to make it an even more attractive and accessible place to visit. We have £570m being spent on new tram lines, £60m being invested in turning the railway station into a transport interchange, and the A453 being widened into a dual carriageway at a cost of £150m. There is also an exciting plan to develop a new Creative Quarter very close to the city centre, and the kind of businesses this initiative will attract can only be good news for the health of the retail economy.”

While traditional high streets have been put under pressure by the downturn and the growth in online purchasing, Ben Tebbutt says the future for major cities like Nottingham lies in continuing to develop facilities and staging events which underline its status as an all-round retail and leisure destination.

He concluded: “A central part of that lies in developing state-of-the-art retail environments and that is what Intu is committed to.  It is one of the biggest names in large-scale retail investment, development and management, and we will be working with them to bring great brands into the prime locations in a top city. When you put that expertise together with the plans for large-scale investment in improving Nottingham’s economy we have every reason to be bullish about the future for retail here.”

Taking potshots at chain coffee shops isn’t difficult – especially in this climate.  Starbucks is under fire amid claims it hasn’t paid enough UK tax and Costa Coffee is a seemingly unwelcome guest in some towns.

And this despite the fact that Costa’s a British business which had 1500 people chasing after eight jobs in its new Mapperley branch.  That doesn’t sound unwelcome to me.

We have a mixed-up attitude towards coffee shops in this country.  Partly it’s because the whole concept of big business isn’t popular right now, partly it’s because there’s a widespread belief that chains do nothing but destroy independent retailing.

Is that really true, though?  To be sure, supermarkets have made it extremely difficult for the butcher, baker and candlestick maker to make a living out of Ye Olde Corner Shoppe.  But that’s because they are generally better – if you want to go back to the world of corner shops you go back to a world of a limited range of goods which costs more and is only available at certain times of the year.

We live in a busier, more demanding 21st century world and the idea that shoppers would walk from shop to shop when they can pull up in a car park and buy everything in one place – or buy online and enjoy home delivery – is a view of the world seen through rose-tinted specs.

Let’s be clear about this:  the idea that big chains have killed off independent retailing is a hoary old myth and a lazy cliché.  The majority of moans and groans I hear are actually requests for a monopoly within a certain location.   

The fact is, consumers have never been so savvy and retailers have to fight so hard to earn every pound.

Sure, there is no hiding away from the fact that retailing is a hard slog but independent retailers who identify their point of difference can compete in the national retailing arena.  National retailers should be seen as a positive.  They attract custom, increase footfall, invest heavily into their fit out and generally improve the appearance and reputation of the vicinity.  

 

That Starbucks moving into the old Bentinck Hotel near the railway station represents yet more independent decline is rubbish.  Few tears will be shed for the Bentinck’s demise, and Starbuck’s decision to move into this character building tells you not that the station area is down on its luck, but that a £60m investment in turning the railway station into a transport interchange is seen as a major opportunity for growth.  And growth means jobs, remember?

 

There is no hiding the fact that retailing is tough, however, a fall in rental values, an increase in willing landlords, small business rates relief, less onerous leases and a general shift in consumer sentiment toward specialist independents mean the market has never been so good for independent retailers.  The FHP retail and leisure team have let countless units to good independents over the years and never more so than over the past couple of years.

 

There’s Cow, the independent fashion retailer moving out of Hockley and expanding into bigger premises on the corner of Fletcher Gate.

 

There’s the Cheese Shop, another independent deli expanding into bigger premises in Flying Horse Walk.

 

There’s Apalt, the independent clothing alterations service moving into the same location who are now under offer on two other units in the city.

 

There’s Belle & Jerome, Sinatra’s, Homemade, Stick & Ribbon, Tokenhouse, Excel, White Rabbit, Backlash Clothing – the list could go on.

 

Nationals retailers all started somewhere, from humble beginnings to multiple stores.  What do these retailers have in common?  They are very good at what they do.  Retailing is a tough game and it is this that matters rather than whether you’re independent or part of a chain.

Bread & Butter is an international trade show for the fashion retail industry. FHP’s David Richardson, who attended the event, says it holds some lessons for our high streets.

Berlin is an historic city which witnessed many of the 20th century’s defining moments. And Tempelhof, its old airport, was the site of one of them – the airlift which prevented West Berlin being cut off when the Cold War really got underway. Today, Tempelhof is a great exhibition venue. While you wouldn’t call the Bread & Butter Tradeshow historic, you can certainly say that the industry it serves, fashion retailing, is currently experiencing one of its defining moments.

Here in the UK, high streets are feeling the strain like never before. The fall out from the credit crunch and the recession that followed in its wake continues to take its toll on consumer credit and consumer spending. On top of that, the march of technology and the internet has raised questions about why do you need to physically go shopping.

On the face of it, Bread & Butter, which has been running for more than a decade, seems insulated from these doubts. Berlin is an incredibly cosmopolitan city, and the Tempelhof exhibition was a typically loud and proud event. But behind the glitz and the glamour, my conversations told me that the challenge facing fashion retail isn’t confined to the UK. All over the world, retailers are asking what they need to do to their stores to deliver an experience which goes beyond great clothes – and whether current models of property leasing are appropriate to the way we trade now.

Bread & Butter is the place where fashion wholesaling and retailing go to network, trendspot, share ideas and generally see what’s coming next. Big high street chains go (House of Fraser were there), major fashion brands display up-and-coming collections (such as Superdry, Marc O’Polo and Scotch & Soda), and they’re joined by emerging fashion brands. These emerging brands are the ones who might find their way into major retailers, into fashionable independents – and may be go from wholesale to retail themselves one day.

But the economic climate and the disruptive effect of the internet mean that wholesaling to retailing is a big transition to make now. In the past, the aim was to gradually build a big network of stores covering all the major cities and towns. But the high street today, certainly outside of London is seen as high risk, and the view among many is that 9 or 10 major cities together with a strong online platform is as far as they’d extend themselves.

The rise of the internet has obviously had a big impact on this (though it still accounts for only a small proportion of retail turnover). But so has the traditional leasing model: those 10 year leases with upwards only reviews and fixed rents make a major move into high street retail look like a big bet.

There was an overriding desire by retailers for Landlords to bear some of this risk. Leases with base rents and turnover provisions are something which are becoming more prevalent within shopping centre leasing.

 

Is this something that we will see introduced on the high street? What will the implications be? It would certainly make forming an opinion of ERV or capital value a more interesting task and specialist task.   

 

There’s a clear and emerging message: if high street retailing is going to be sustainable it has to be a partnership between retailer and landlord where both understand what they are trying to achieve. Landlords need to understand a retailer’s market proposition, have a feel for its current and future trading performance, and work out how well it might fit in with the shops around them:  adding an up-and-coming fashion retailer to your parade might look great on paper, but what if an anchor tenant is only months away from a break or on the brink of administration – where would that leave their footfall?

 

I’ll bang FHP’s own drum here. Not all landlords will have this kind of market knowledge or a feel for where the high street is heading. This is where a retail consultancy like ours comes in – and it’s the very reason why I went to sniff the air in Berlin.

 

By definition, fashion retail is an innovative trade and it is thinking hard about new ways of keeping customers coming in. At Bread & Butter, I saw some incredibly innovative brands display fashions and accessories which I know will be making headlines months from now. But I also saw and heard some inspiring talk about adding value to the high street experience – the fashion chains who will add male grooming, refreshment and all kinds of other entertainment to their offer.

 

Quite rightly, we talk about the UK as a retail and leisure destination, one where shopping is just part of the experience. Retailers themselves need to be thinking in the same way, and they should be supported by landlords.

Ark, an independent fashion retailer, have taken a new retail unit on Bold Street in Liverpool.

The company, run by Directors Tom Edge, Jo Edge and Rob Tyrell now has 15 stores with plans for further expansion throughout 2013.

Tom Edge commented “We have been keen to secure a store in Liverpool for some time and Bold Street is an obvious choice as it is a busy location particularly popular with the students.”

The deal was secured by Ben Tebbutt, a Director of the Nottingham Property Consultancy FHP, who advise Ark on their retail strategy.  He said “Ark continue their expansion in this difficult retail climate.  They sell a number of fashion brands as well as their own ladies brand Hearts & Bows and the men’s brand Cloak.”

Ark have moved into a retail unit of 9,000ft² which trades over basement, ground and first floors. A new edition to the Liverpool store is “Ark Vintage” which is proving extremely popular.  Ark have taken an assignment of a 15 year lease which expires in 2023 at a rent passing of £135,000 per annum.  Ark received a reverse premium equivalent to 15 months rent free.

Ben Tebbutt concluded “This is an exciting time for Ark and I look forward to working with them over the next 12 months and securing further outlets across the country.”

Linens Direct have taken their first unit in the East Midlands as part of their ongoing expansion programme.  Linens Direct have acquired a unit of 3,001ft² on Albion Walk.

Rebel Clothing, a regional men’s and ladies wear fashion retailer who currently trade from outlets in Chesterfield and Loughborough have acquired their fourth outlet in St Marks Place Shopping Centre, Newark.

The company ran by Rajeev Dhir is expanding within the region, capitalising on the closure of national multiple fashion retailers as they seek to rationalise their portfolio as part of the bricks and clicks strategy.

Card factory, the national cards and gift retailer, have upsized their representation within the Four Seasons Shopping Centre, Mansfield to serve customer demand in Mansfield. 

Card Factory have taken a new ten year lease of their 2,000ft² unit, upsizing from 900ft² at a rent of £80,000 per annum exclusive.  Card Factory are retaining their existing unit on the east mall for the next six months as part of the deal.

A fashion chain which rescued pregnant women from dreary maternity wear is the latest aspirational brand to arrive in Nottingham’s city centre retail zone.

JoJo Maman Bebe, launched 20 years ago by Laura Tenison and inspired by French clothing, has opened a new store in The Poultry, alongside The Exchange Arcade and close to Bridlesmith Gate and Flying Horse Walk.

It is the latest in a series of city centre deals lined up by the retail team at the Nottingham property consultancy FHP, which has brought a number of new names to the city over the past few months.

The deal was secured on behalf of private investor landlords by Ben Tebbutt, a director of FHP’s market-leading retail and leisure team.  JoJo Maman Bebe has moved into a unit formerly occupied by Costa Coffee which has a ground floor trading area of 900 sq ft and a basement of 1250 sq ft.  The lease terms are £58,000 per annum for 10 years.

Since its launch in 1993, JoJo Maman Bebe has grown into one of the most famous names in the market for attractive maternity wear and fashionable clothes for babies and young children.  Today, it is a £30 million turnover business which reaches customers through a website and a chain of more than 45 stores.

Laura Tenison herself has become a nationally renowned woman entrepreneur, appearing on numerous business programmes and winning prestige awards such as the Veuve Clicquot Business Woman of the Year. She was made an MBE for her services to business.

Ben Tebbutt says the JoJo Maman Bebe letting is further evidence that Nottingham has maintained its position as the prime retail destination in the East Midlands despite the challenging high street climate.  He commented: “Even in the past month we have seen some very well-known retail names hit trouble.  But at the same time we see others who are continuing to grow – and JoJo Maman Bebe is one of them.

It is a fashionable brand which has an instinctive understanding of its market, and a business with an inspirational story to tell.  It’s also one of a number of cleverly-run retailers to successfully combine an expanding high street presence with a strong online business.”

Tebbutt added: “That such a prominent brand has chosen to come to Nottingham should be taken as a continuing vote of confidence in the city’s status among major retailers.  Regardless of well-publicised economic difficulties, we have managed to bring Patisserie Valerie, Dr Martens, JoJo Maman Bebe and others to the city over the past few months.

“All have taken space close to the retail core, and it’s good to see some attractive names in locations like The Poultry and The Exchange Arcade, which are close to the existing hotspots like Clumber Street and Bridlesmith Gate.  We know interest is there among other retailers and we expect to be making further announcements about new arrivals soon.”

Betfred Bookmakers continue their strategic relocation and expansion programme within the East Midlands with the acquisition of the former Derbyshire Building Society premises at 75-77 Nottingham Road, Eastwood.

The freehold interest with vacant possession was secured by the bookies in a competitive tender situation with the unit providing a relocation site for their existing branch at 91 Nottingham Road.

It is a heritage footwear brand which has reinvented itself for a new customer base in a new era – and it has now marched into a well-known location in Nottingham which is taking some confident steps of its own down the same route.

Dr Martens, famous for a trademark ‘AirWair’ sole which became a firm favourite of tradesmen and teenagers alike, is the latest arrival in The Exchange, the upmarket arcade inside The Council House – the civic icon which defines the centre of the city.

The deal to bring Dr Martens to The Exchange has been secured by Ben Tebbutt, a director of the retail and leisure team at the Nottingham property consultancy FHP.  He says the deal is one of a series which symbolises the way that one of Nottingham’s most prestigious retail environments is starting to attract brands which could bring in a wider audience.

Dr Martens – whose boots and shoes are known as DMs – can trace its origins back to the early 1960s, when a long-established Northants shoe firm saw potential in an air cushioned sole invented in Germany by Dr Klaus Maertens.  Even in its early days the anglicised Dr Martens workwear boots and shoes tapped into youth culture, with rock star Pete Townsend wearing them on stage during performances by The Who.

DMs have since become design classics, with Dr Martens rolling out its own retail chains, including a flagship store in London’s Covent Garden, and introducing clothes and accessories which have transformed it into a fully fledged fashion brand.

Ben Tebbutt says the arrival of Dr Martens shows that the Exchange Arcade is using its own status as a heritage location to appeal to shoppers in the same way as Covent Garden.  “Exchange Arcade is part of an iconic building which offers a beautiful undercover trading environment,” he said. “For many years, it has been established as an upmarket environment favoured by retailers who appeal to mature and discerning shoppers.  The comparison with Covent Garden makes sense. It is next to the Market Square, a great open space similar to those which surround Covent Garden, and it’s a natural meeting place for people.”

Earlier this year, FHP brought Patisserie Valerie to the Exchange Arcade, giving shoppers a greater incentive to stay in the arcade with an outdoor seating area under the Council House dome.

Ben Tebbutt said: “Exchange Arcade has been seen as a place with a very traditional clientele, and what we’re doing with both Patisserie Valerie and Dr Martens is broadening its appeal to a younger generation which also appreciates heritage brands.

Dr Martens is a brilliant example of a decades-old brand which has reinvented itself with fresh, and sometimes quirky designs which means it is as relevant now as it was 50 years ago. They will be a great asset to the Exchange Arcade and they open the door to a greater range of retailers in a stunning, sophisticated environment.”

Dr Martens, has moved into the unit formerly occupied by Kookai, taking a 10-year lease on a 900ft² ground floor trading space and a 920ft² basement.  Ben Tebbutt acted for CBRE Investors in a deal which sees Dr Martens pay £55,000 per annum.

He added: “The arrival of Dr Martens is not the only high-profile brand we have signed up recently and it demonstrates yet again that Nottingham’s status as the prime retail destination in the east Midlands remains undimmed.”
