As we approach the end of March, it gives us a great opportunity to look back at the activity in the Derby office over the first 3 months of the year.  Pleasingly, as we rolled over into the new year, we were hit with an unexpected demand across industrial, office and retail, with high enquiry levels, increased viewing numbers and deals being concluded.   We found that businesses we had been talking to 6 months prior have come back into the frame and are starting to make decisions.  Across all three sectors, we have been extremely busy with 32 deals completing across the first 3 months of 2026.

January and February proved to be very active months, and we are hoping that this will set the precedent for the forthcoming year.  Within March we have still completed on a number of lettings and sales, but the activity across telephone and email enquiries has slowed down which can be linked to the ongoing tensions in the Middle East.  We hope that the current activity within the market continues through, but it is hard to predict the next 3 months.

Within the retail sector, one of the standout transactions for us was the sale of The Royal Buildings, one of Derby city centre’s landmark buildings situated on Victoria Street.  The Royal Buildings comprises 22,062ft2 and marks a major investment sale within the city centre.

After a positive 2025 in Derby’s office market, the trend has continued into 2026 with a number of deals completing.  Notably, Pentagon House, a 30,000ft² office building just off the A61 in Derby has now reached 100% occupancy with an occupier taking a second-floor wing of circa 4,000ft² for a period of 10 years. We are also pleased to launch The Exchange, a new grade office scheme situated on Pride Park where we can offer build to suit opportunities from 10,000ft² to 45,000ft² on either a leasehold or freehold basis.

Finally, the industrial market has seen a variety of deals from 500ft2 to 66,000ft2.  Ascot Drive has proved to be positive with 5,814ft2 of prime trade counter space being recently let to Lincs Electrical Wholesalers Ltd.  Off the back of this we have received two further instructions, one being Unit 6, Newmarket Court comprising 2,895ft2 and the second being the Former Jewson site of roughly 1.63 acres to be sold on a long leasehold basis.

Pleasingly, we are seeing deals complete and businesses looking for their first or even next step.  The majority of the deals are within the sub 5,000ft2 industrial market but we have transacted the letting of 66,000ft2 in Alfreton based on a 6.4 acre site.

As 2025 comes to an end, I thought I’d look back over the last 12 months. I am now halfway through my degree apprenticeship at Nottingham Trent University and the skills that I have learnt are directly linked into my day-to-day role within FHP. It has been a busy year with FHP, and I have primarily been working across all 3 sectors of the market, including the sales and lettings of Office, Industrial and Retail premises. At times, the workload can be tough with some late nights ensuring my coursework is due in on time! But this doesn’t change the fact that I would recommend this route to anybody and when you have a company that supports you well, it really does benefit you in the long run.

The bulk of my work this year has been within the industrial/warehouse sector. I have dealt with the lettings and sales of multiple units across Derbyshire. My highlight of 2025 did fall at Amber Business Centre, Riddings. Within the first six months of 2025, I saw 5 units between 625ft2 to 1,770ft2 being taken at a rapid pace. Off the back of this, Amber Business Centre, a circa 400,000ft2 estate, hit full occupancy for the first time since 2018 when our client, Mileway, acquired it.

Pleasingly, I had exposure within the development sector too this year. DJ Atkinson Construction are developing three new build offices just south of Chesterfield in Grassmoor. These are set to complete in early 2026. The offices consist of a two-storey, high quality development with adequate parking. It has been great experience working on this development to see the property evolve, and pleasingly I am having a number of positive discussions with several businesses, and I hope to agree a deal early in the new year.

As we stepped into the second half of the year, I found myself working within the retail sector where I have been dealing with many properties throughout Derby city centre and Derbyshire. I have seen good demand for small starter units, and a particular example of this would be 1256 London Road, Alvaston. The small takeaway unit received numerous offers, and it was let quickly once we had accepted the best one. I have also worked on the disposal of FarmFood’s lease, in Ripley by way of an assignment recently and that is currently under offer to another national occupier.

Typically, I have found myself meeting clients, showing occupiers properties and inspecting potential new instructions. Over the past two and a half years at FHP I have grown a much better understanding of the property world and I am in a role that I am thoroughly enjoying. Over the last 12 months I have achieved a lot of personal targets with the support from FHP. I have concluded on a couple industrial lettings over 10,000ft2 which was a milestone I wanted to hit. One of these was a new letting in Ilkeston, whilst the other one was a sub-letting in Market Harborough which really tested my knowledge, but I was pleased to see it over the line.

With 2025 coming to an end, it has been an extremely successful year in terms of my personal development. I look forward to the challenges that 2026 brings and I hope we can start to see more deals completing now that we have passed a challenging 6 months.

During the last six months, FHP Property Consultants have seen a positive number of retail units being snapped up and placed under offer.  These lettings include properties on Derby’s High Street and also further afield throughout Derbyshire.

We are seeing a strong appetite from independent operators who are sensing an opportunity to secure city centre premises for a variety of uses.  We have seen 6 Sadler Gate taken on by Flizzone who are a designer clothing retailer, with the deal completing quickly after the initial marketing period.  34 Victoria Street was let to Good Thai whilst 35 Wardwick was taken by a café and bar operator.  Not only are we seeing small shops being taken at a positive rate, Flo Skate Park and Social Sports Society Padel have taken a combined 75,000ft2 within the former Eagle Centre Market. Outside of the city centre, we have placed 24 Oxford Street, Ripley under offer by way of an assignment to another national occupier. Hettie and Sid have opened their doors at Peak Village Shopping Centre in Rowsley to join other high-quality operators within the scheme.

Whilst we feel many operators are somewhat reluctant to commit to new locations before the forthcoming budget, we are seeing that hesitance from one business creates an opportunity for another.  We have placed 14 – 16 St Peters Street under offer to a business with multiple stores throughout the UK.

In the investment market, there are private investors with an appetite for competitively priced retail property in the city centre.  We have seen good levels of interest since the summer holidays ended, and more individuals are starting to look at Derby as a great place to invest in.
