As with lease renewals, it is important to appraise the rental review valuation well in advance of the review date to decide tactics and determine how best to proceed. Our extensive database of comparable transactional evidence enables us to advise clients of the estimated rental value prior to the review negotiations commencing. In accordance with this, we can then advise upon the most appropriate course of action.

It is not solely the market evidence from comparable transactions that determines the rent on review. At FHP, we understand that the detailed wording of the review clause needs to be carefully considered. We keep abreast of current case law and market practice relating to the rent review provisions within the lease, for example, the hypothetical lease term in the rent review clause which might have an impact upon rental valuation.
